Very cozy cottage to stay in, even though it's outdated. Heat was working great, could feel draft near the window, but still was warm during the sleep. Few things to improve: to have stainfree bed cover, as it seemed someone either spilled something or who knows what else. Bathroom sink had pieces of hair, seemed like after shave it wasn't rinsed. We were also asked to leave before 11am because worker was traveling. If it was mentioned on our day of arrival, I wouldn't mind, and would be very considering. But just knocking on a door on a day of the departure and rushing us to leave right the way was not pleasant.

It is conveniently located near many area attractions. I will stay here again when I am in the area.

People should not stay here! We stayed in a cottage. It looked nice initially, even with the dated furniture but then we realized the couch was really junk, and it sagged terribly. We saw a space heater was heating the cottage. That's awful because it didn't keep the place warm. We tried turning it up but it wouldn't go higher. We froze all night and in the morning. Then when I used a hair dryer, the circuit tripped and we had no power, so no heat. Nobody was available to fix anything. Stay at your own risk!

The room wasn't very clean. There was a spiderweb in the corner, and the room was overall very dusty. Some hair in the tub, and the sink took forever to drain.
The water pressure was great, and the beds were fine. Thin comforters that looks like they haven't been washed in a while.

When we entered the room, it had an almost suffocating odor similar to the odor of other low-cost motels. This odor, however, would not go away, even with three windows open. The day after we left, I put on a short that I had worn in that room. It still stank of that room. The bed was comfortable, the water was hot and plentiful, but I will never go there again.

Not sure how this property can charge the amount they do - perhaps taking advantage of the season. This is a necessity stop hotel, not a vacation hotel.
This is a brush your teeth go to bed get up go back to work stop. Very disappointed. Staff very nice but not what we were looking forward to.

The room was relatively quiet, I could walk to dinner at two restaurants, the tv had lots of channels and the WiFi was relatively strong (89/20) for being in a rural area. There was a fridge if you wanted it and plenty of hot water.

The downsides were the furniture and bed were a little dated, and the tub seemed to have a lot of wear and tear on it (but seemed clean).

Convenient to Franconia Notch SP, especially Flume Gorge, the Basin, and Canon Mountain.

It's an older property but appropriately priced. Accommodation in general is expensive in the area and this is one of the more affordable options. The hot water and AC work well, the rooms are clean. I have stayed here several times when I drive up to do day hikes in the area.

The staff member in the office was friendly and immediately available. There were clean towels provided each day and the shower was hot. Apart from that I cannot say anything positive. The building is in a state of disrepair. The room was damp - I awoke with tight lungs. This place needs fixing up. I'm shocked that Expedia have this motel available - I always trust Expedia, but will be using another website from now on.

The motel was filthy and there was no service. My friend and myself reported the motel
To Franconia Board of health due to both of use being exposed to Scabies which is a highly contagious condition. I would like to be reimbursed for this stay in full. You should remove this motel from your site so no one else experiences what we have!!!!

This was a very comfortable stay. Clean, quiet, and easily accessible as well. The TV didn't have volume when I turned it on but after I told the office the manager came right away, did a restart of the device, and it worked again. I was able to park right next to my room and I liked how the motel looked on the outside, too. It's a short, simple drive into town while being removed from any distractions. The price is right, too, and the manager friendly. I would gladly stay again.

This is a very dirty and old property. It has really been run down and needs to be updated and cleaned. The staff did not speak fluent English so it was difficult to get answers to many questions but they were kind. While adjusting the shower head, it broke in my hands. The staff replaced it the same day. The room smelled strongly of mildew and mold. I will not stay here again.

A perfectly fine if old and a bit dingy. Fine for a place to crash between hikes. Can walk to a decent restaurant, just 5 minutes down the road.

On a branch of the Pemi River, kids could play in it. Water low so would be very safe. I spent a half hour fly fishing, caught several small native brook trout.

Shower could have been cleaner, bed was clean and comfortable.

This place is disgustingly dirty. The furniture was original a long, long time ago. Coming in the door to the cottage was like a guillotine and there solution was use a cinder block to hold it open which of course would let in mosquitos. Never addressed. The walls, floors and furniture were filthy, worn down and the cushions collapsed. The beds folded into the middle and we're disgusting. He walked the dog through our yard as the cottage was behind his house. Very intrusive, the kitchen window which faces the cottage was always open and it felt like being spied on. Joined us in the water asked if we wanted privacy but didn't leave. He jovially said \"You're wealthy\" when we arrived, which I found insulting. 2690 is 4 miles in on Stinson Lake Rd highly inconvenient as only one way out. This place should be delisted from any service, no respect for their property or guests. Great for a frat party.

When we used the AC, it was blowing warm air and filled the room with burning electricity smell. We made it one night before we had to leave.

Friends room had many things wrong upon arrival. Location is nice and if you want to have a spot where nobody bothers you. Changed towels daily which was nice but came into room when you were gone.

It is one of the least expensive options , rooms are of reasonable size, with operational appliances ( Tv, coffee machine, microwave) internet is good. Convenient location for hikes in Franconia notch, walking distance to Indian head trail, 5 min drive to Lincoln and Kancamagus scenic highway. Stayed in other properties in the past but this lodging quality/ price is excellent.

We have always loved our little getaway’s here and for the price you can’t beat it directly on the Pemi River! However, this stay the bed was outrageously uncomfortable, so much that we woke up with back pain. The satellite TV was problematic, and every time the refrigerator kicked on the tv turned off. The shower had pink mold and around the toilet was disgusting. We made it work but jeeze, some cleaning and upkeep is needed desperately.

Adorable motel with recently renovated cabins. New bed and bedding, bathroom was recently painted and had a new toilet. Cabins are older but the owners have taken the time to keep them fresh. An excellent location for hikers, such as myself, wanting a warm bed for a good nights rest and be near trailhead but not have to pay an arm and a leg. Will definitely be back.

Our room was nice and the bed was comfortable. It’s a motel with older furnishing, but for the price, that is to be expected. My only complaint is that our bathroom had hair in the shower and around the sink, and that grossed me out. The rest of the room was clean and I had no complaints. This property is about five miles from the main street of Lincoln NH. It is a quiet road, with several other hotels along the road. What was cool about this motel was it was right next to the Pemigewasset River, so I could hear the water flowing down the river when I had the window open. It was a quiet water flow and helped lure me to sleep. : ) The only drawback to the motel was the wi-fi dropped out a few times during my one night stay. I would recommend this location for short (1 or 2 nights) stay.

The property owners were very nice and accommodating to our needs, like checking in past midnight they left the key for us to find. And when it was time to check out we had plans and needed to leave our trailer behind, they let us park their the whole day til we were ready with no complaints. The thing is as nice as they were, the motel was very outdated and dingy. Cracks in the sink and tub. Smelly refrigerator. And it was not clean at all. As a housekeeper myself I might have looked a little too hard. But when u can wipe around the faucet and get the grime up, that means they barely clean. There was dust on all surfaces, it takes time for dust to build this means they don't clean surfaces often. I literally had to deep clean this place before I could go to sleep, u could tell the tip envelope was very old meaning no one has left them a tip which is sad but very justified. I understand u get what u pay for, but the least I would expect is for it to be clean.

Nice cabin in the mountains

A cute cabin in the mountains, right by the river! Very nice place, the wifi worked great for both of us working remotely for a day. You can walk down to the river right behind the cabins. The office staff was very friendly and understanding when we were arriving late - he called to let me know he left a key for us. The location is also very good and an easy drive into town (and we always felt very safe).

All things considered, for being a little motel mountain cabin we were very impressed and would absolutely stay here again next time we visit the White Mountains.
