Dingy carpet in room, with spill stains. Uncomfortable bed. Crack under the door, so you can hear everything in the hallway, and walls so thin I could hear my neighbor snoring. Fireplace - didn't work. Tv remote - batteries dead. Restaurant - not open. Very appropriate for a two star motel, but not something that claims to be four stars. We left a night early.

Based on the previous responses that share the common theme of \"you should've brought it up to our attention\", I'll preemptively say \"I'm bringing it to your/others attention now\".

Very nice place, the room was nice and clean. The only issue we had was we had no idea how to turn the ac on. Idk if it was broken or it was preset but it did get a bit warm in the room. I texted them about but never got a response back. But overall I’m pleased with the stay.

The room felt neglected...the Master suite not so much. I booked this an anniversary get away. My husband who has mobility issues and was not stable on feet walking in our room with all the hills and waves in the floors due to the old building settling. We slept apart as the bed was not comfortable for him. He ended up on the floor with the sofa bed mattress in the living room. From the, number lock losing battery power and the front desk # / after hours text was not responding at 8pm, so we gave it a minute and it had enough juice left that we got back in our room, tattered rugs with a tattered throw rug on top of the tattered and worn, stained carpets to the kitchen sink that didn't drain. We had a huge balcony but with no access because it wasn't shoveled. Check out was at 11am but my husband couldn't wait to get home to get some sleep, we left at 7am. So disappointed p.s. I still have no response from the texts I sent to the office.

Booked it with an upgraded room with a fire place. The fireplace was not working, and to make matters worse, the heat in our room did not work. We woke up to 63degrees in the room and were told that the thermostats in the room did not work, the were controlled centrally and the heat was not turned on.

We had the room with a sunrise porch. We were able to see sunrise on one morning, so all kudos to that room. The area in itself is kind of isolated from the main street and we almost freaked out while driving to the hotel the first evening.

The best part of this property is it’s location and scenery. There continues to be a fly and ladybug problem . Housekeeping is basic with cleaning up dead bugs not on the list of tasks to be done. The shower sucks and barely warm enough. I still would consider going there again for the location mostly.

The bathroom was split between two different areas. Shower was so small ypu could barely fit in it. The sink and toilet were in their own area but wasn't any room to put your toiletries.
The room was clean but the hallway and steps were dirty. Because it turned warm, there was flies, ladybugs which isn't a problem but they didn't remove the dead ones from our room when cleaning.

The view and grounds are very pretty, but amenities are pretty scarce. Drinking water is not even available and I would have loved some conditioner with the shampoo. We couldn't work the temperature regulator so the room was chilly. It was okay for one night but I would not have been inclined to stay longer. We were ready to leave at close to 11am the next day but housekeeping came in without even knocking.

Beautiful property with a tranquil surrounding, the room has a view of the White mountains and the trees in the huge yard are in peak fall color. A good place for romantic escape.

The down side is that the room does not have a table/desk, it has only one small chair for double occupancy. Room is clean with nice bedding.

Favorite location, disappointed experience.

I absolutely LOVE staying at Sunset Hill House any time im in the area. The only thing this time is i booked the premium sunrise, while the view was great, the room left some to be desired. I always look forward to the oversized tubs and being currently 8mo pregnant i was looking forward to the jet massage. However when i turned the jets on, the tub was immediately filled with grime and dirty flakes which looked like clumped dead skin. I ended up opting for a shower. The bed as well was more uncomfortable for my partner and myself as the mattress topper pad would not stay on straight and kept sliping and sliding causing bunching, which made it difficult for myself to get out of bed at times. I dont think ive ever had a complain about this location but i was definitely slightly disappointed this time around and hope house keeping can address the dirty jets and give them more attention.

Historic building is missing the convenience of an elevator. The location is very pleasing. Not nice that with a nearly empty hotel, they sent us (senior citizens) up three flights of stairs with our luggage to the farthest room possible. No assistance offered.

Stayed in small house adjacent to main inn. Comfortable bed, spacious room with 2 comfy chairs, plus a private balcony. Suitcases had to go on floor, no bench or rack. No available water except faucet. Common fridge at entrance. Shower was small old tub with plastic surround hung on circular shower rod. Curved tub made standing a bit shaky but tub had no slip on bottom. Restaurant was closed so had to go to Franconia or Littleton for dinner. Breakfast was small pastries and coffee only. Our conclusion was inn had great potential, but missed the mark. Amenities needed to be upgraded from 2nd class to 1st, and details matter.

It’s like a bed and breakfast. I unfortunately struggle with stairs and we had to go up a full flight of stairs with our luggage. I was unaware of this when booking. We have not seen any staff, just talked through text. Other than those two things it is very nice.

At best, this place resembles a 1.5-star outdated motel (or an old house/office converted into motel) rather than a 4-star hotel. The carpet was dusty, the room was extremely small—barely enough space for our belongings—and there was no elevator, which made it difficult to manage heavy luggage. Parking was limited to the street, the bed squeaked constantly, and there was no air conditioning and poor heating. The shower was so cramped it was hard to stand comfortably, and there was no refrigerator or microwave in the room. They didn’t even offer breakfast, supposedly because we were the only guests. Overall, a very underwhelming and disappointing stay.

I really did like staying at the Sunset Hill. It is a beautiful area. We were in the small property next door to the main house. There were just a few minor issues. The room we were staying in was cold. They had a space heater but it really didn't do much. It was a cold few days outside and it is an old house, but upon speaking to a staff person on check-out she mentioned that the heat was probably not turned up enough. It is one heating unit for the entire building and while it may be warm in other rooms, it is was not warm at all in our front facing room. In fact, I don't think the heat was on at all the last night.

When we arrived, we were given our room, but it was not the room we saw in the listing. The staff said they only photographed one room for the website, not all rooms, so we were understandably disappointed as it looked nothing like we expected. The furnishings were clean but sparse. No instructions how to use the TV or heat. It was highly recommended but we found it to be just average.

Last minute trip with my partner and dogs
Never stayed over in an inn/hotel before with my dogs but had a great first experience with Sunset Hill House. Judy was super helpful before booking, during and at the end of our stay. The room was comfortable and cozy. Plenty of room for my two large dogs to relax comfortably without us stepping on them.
Never stayed in an inn before but would definitely stay at SHH again.

The room we stayed in needs to be updated. The bathroom was extremely small. The bathroom could not have possibly met safety standards. The bedroom floor was extremely slanted to the right of the room and also toward the entry of the room. We moved the bed in an attempt to make it level without much success. There was not an adjustment to the heat system making this room quite warm. We were led to believe that breakfast was inculded in our stay which it was not.

Positives-Comfortable bed, nice area & view. Negatives-receptionist at check in not friendly, I asked for an extra blanket & she repeatedly asked me why I needed one. Thermostat in room does not go above 65 degrees, cannot watch tv unless you use your own logins. Went to the bar to get a drink at 8:15 on a Saturday night but they were closing. Won't stay here again.

Every now and then you stumble across a gem and you wish you had more days to stay. That is the Sunset Hill House. This place has historical charm, breathtaking views, and has managed to keep itself updated. over 9 days in New England and this was the best place we stayed. I cannot say enough about it. You will not regret it!

Good location with good views. But...room was almost uninhabitable at 78+ degrees and no way to lower temp. If it weren't for removing the window that was screwed shut (as it then fell out) and the cold temps outside, would've had to vacate. Staff was largely disinterested in helping. Also - shower head made it tough to shower and there were ~10 flies in the room when we arrived,

The property is divided into 2 buildings, Sunset House and Sunset Hill House. This reservation is for not the main hotel (Sunset House), but the other building (Hill House).

We reserved two rooms, each with its own set of issues. One had 2 wasps and 2 horse flys flying within the room. The second room had 10 ladybugs crawling throughout the ceiling and room throughout the night. This room also had no heat and had to be warmed up with a heater.
Overall, the facade of the hotel building is beautiful and has beautiful views, but the building inside is run down. There are either no blinds in the bathroom, or there are see through blinds that show your shadow at night while using the bathroom or showering (giving anyone outside your shadow and a show).

The Staff was friendly and helpful, no issues there. There are no nearby restaurants or food, but the hotel has a restaurant called Boo's. They has great burgers.

We didn’t end up staying at the property because the room was atrocious. The photos online show a quaint inn, but when we checked in we were told to go to the house next door. It ended up being more like a boarding house or hostel. The bathroom shower was the size you’d find in an RV. The wallpaper in the hallway was peeling at every seam, and there was a general musty smell to the house. The bed mattress was terrible. There was an air conditioner and a plug in heater on the floor of the closet which had no door. There was a mini fridge and microwave in the front door vestibule of the house, I assume for guests to use, but no coffee machine or any other amenity in the room. For coffee you’d need to go next door. When we let the manager know of our disappointment with the room, she had nothing to offer us. She said the mattress was brand new which is a joke unless it was a newly purchased “used” mattress. We couldn’t get out of there fast enough. We found a room at a sub-par Best Western which was preferable to the room at Sunset Hill House.

Staff was curt and short upon checking in, offering no information about the layout, room etc. The bathroom had water on the floor and we weren’t sure if it had been cleaned? The attendant said that “ someone didn’t put the shower curtain properly in its place. “ She acted as if the dripping shower head was news to her, and mentioned that “ it’s an old home “.
Continental breakfast was very sparse and poorly laid out. Notes were everywhere explaining, excusing the condition of the property.

Very disappointed as I noticed this highly rated in a travel guide. The room was sparse.. the bathroom was a closet and the mirror above the sink would work if you were 6 ft tall…

The really horrible part was the mattress. When we entered the room #304… was sunken in…hard as a rock to sit on as there was only a tiny chair w sucken seat…sleep was almost impossible!

I actually used 2 pillows to sleep on. Both of us woke w backaches.

I would like to challenge staff to take a nap!

The scenery and mountain views from the property were beautiful.
The room was disappointing; it was a basic king bed room. A $300 per night room should not have a stained carpet that smelled like a wet dog. There were no amenities: No coffee maker, no complimentary water, no mini frig.
I wasn't made aware that the Pub and bar would be closed for a private function until several weeks after making the reservation. We definitely felt ignored since we weren't part of the private function.
The room price should have been adjusted by at least $100 considering the lack of an open restaurant and bar.
