This is a VERY bare-boned place to stay - I was at the very top = many narrow stairs! Centrally located and quiet; but that was sheer luck, because the two other sparse rooms on either side of me happened to have quiet people in them thank goodness! ...not a lot to say; nice couple owns it...my bathroom was across the hall and I had to use a key each time to use it...VERY bare bones...heat was good...no real place to settle into the room, so stayed out most of the evening...

A warm welcome was followed by a warm and cosy room. The kippers for breakfast were piping hot and the egg poached to perfection. Breakfast was included in room price, and served to you table. The location is very central to the town, and the host was most helpful.

I stayed at this hotel the room was nice it said English breakfast included I was told it was only continental so that was fine I went down to have breakfast there was no milk in the fridge or any bread only fruit and cereals but no milk or fruit juices this was disappointing I would definitely stay again but would ask they would leave milk and breakfast items out

Bedrooms & decor of good quality, (though mattress had seen better days) but peripherals could benefit from attention -just one eg waste bin outside entrance full of butt ends & planters would benefit from sprucing up, breakfast area uninspiring & a bit tatty around the edges

Breakfast wasn't available, I think she overslept

I was greeted by a nice bloke who said breakfast was from 7:30am. I thought that was great as I had to leave at 8:00am.

I went to the resturant at 7:30am and the lights were off and no food was available, there wasn't even milk or juice in the fridge! I finished chemo 2 months ago so it's so important that I eat to keep my energy/strength up. At 8:00am, I rung the bell on reception and 3 minutes later, a woman came to me and told me I was lying about being told what time breakfast starts! She didn't apologise. She was actually quite angry and flustered so I got the impression she'd overslept.

I would recommend staying down the road at Dumfries Villa - I have only ever had good experiences with the host called Colin who is really welcoming (unfortunately, he was fully booked!)

She said that she would ring me to refund it but never did!

Amanda, the hotel owner was friendly, kind, helpful and understanding. She searched for more taxi numbers online for me as the numbers I had called earlier stated no taxi was available due to being on Sunday. She even went on to say if no taxi (taxis on Sundays are difficult to get) she would drive me to my destination from 9:30am when the breakfast time would be over. This is a good act of kindness.

Fortunately, I was able to get a taxi at 9am who took me to my destination.

Room was shabby and very dusty - probably not been stayed in for a bit and not cleaned? The bed sheets were clean though.
The staff were very friendly and quite helpful, but the downstairs including reception and several other visible areas were extremely messy with piles of clothes everywhere.
It was ok for the price but needs some attention.

Needs an update

The good points - easy to find, parking right out side the door, the lady who greeted us was very friendly.

Unfortunately the room was very dated and in need of some TLC, there was a hole in the wall (and lampshade!?), handles missing off wardrobe doors, stains under the glass on the bedside tables. The paper on the ceiling was badly watermarked and starting to peel off. A good lick of paint and a few hours with a screwdriver would fix a lot of it though.

The bathroom had some mould growing on the ceiling and overall was poor. The shower doors stuck and the cold tap was very difficult to turn off!

Cleanliness: the main bits that matter - the bedding and towels were spotless and the carpet clean. A deep clean of the rest of the room is needed.

The room isn't the quietest and you can hear conversations from next door room.

We should have read some of the other reviews before booking and no doubt will receive a similarly curt response. None of the above would be too difficult to remedy in which case this would be a really nice place to stay.

I was up here on business, I had a very comfortable stay, bed was very comfy, be honest best nights sleep ive had for a while.

Staff were very accomodating, even a small issue was no problem at all. They have a lovely dog that was very soft and friendly. I love animals so made a new friend with him.

I would recommend to stay here very central, great price. Very clean.

Great stay. It was a very quiet, cozy room. They also held my luggage for about 6 hours while I explored Dumfries until my ride arrived. Definitely recommend. I would have paid twice as much for a hostel in Edinburgh, and this was so much better.

Well located property near the town centre. The bathroom was separate to our room which was not a problem, but the door locks were stiff and noisy so we were aware that we may have been disturbing other residents when going in and out of the bathroom! There were no toiletries provided (only handwash) but the tea making facilities were great.
