Did not feel welcome. Banging doors disturbed sleep. Bed very soft. Shower poor. Water hot one minute cold next. Power in shower started off ok but lessened during shower.
Breakfast self serve was hot and tasty. \"Sit where you want and help yourselves ' then walked away was the only communication we had. Too busy talking to each other. Had to ask who we had to give key too on checking out. Waitress just took it.

The hotel was good value conmpared with other Dumfries properties but this is probably becasue the rooms are extrmely 'tired', so don't expect too much/ The staff and breakfast in the Caledonian hotel next door were very good.

The check in for this property is next door at the Caledonian Hotel. The Guest House has been updated, however the rooms are small, only a bed. Ensuite bathroom was updated and clean. I only stayed 1 night.

So many issues during our two night stay.
The key is not available at the property itself, but at the hotel next door - a walk in the rain.
I had asked for a room with disabled accessibility. It was certainly on the ground floor, but immediately beside the front door, which slammed closed every time someone entered (especially noisy at 3.30am!)
The double bed was pushed against the wall, which meant one of us had to either climb over the other, or slide to the bottom of the bed to get out? Not very accessible! I mentioned it to the manager, who was not at all helpful, and he said he'd \"look into it\".
The condition of the house and the room was shocking. Perhaps the worst thing was the bathroom. The light and fan was motion sensored, with no option to turn it off. When going into the bathroom, the light lit up the bedroom and the noise of the fan was dreadful! Like a helicopter taking off. When taking a shower the light would go off plunging the bathroom into darkness, and the person in the shower would have to put an arm etc out from behind the curtain to turn the light on again. Very difficult for a disabled person.
We asked the manager for a change of room for our second night, but all his \"5 properties were full\"!
Breakfast was poor. Again, we had to go next door to eat.
So many problems with this guesthouse,, my advice - stay away!

Won't be rushing back!

The bedroom had a chunk of plaster missing from the ceiling. The room was poorly laid out with not enough room for rwo people to move around and lacked a proper wardrobe.just had a cupboard for luggage and hanging clothes. The room was very hot even though the radiators were off. On the plus side, the bedding, towels and bathroom were clean. Staff were lovely too.

In need of a little tlc

A bit disappointed with my stay, the building had a damp smell to it and my single room was smaller than expected. The corner bedroom was in need of a freshen up, water marks on an unevenly painted wall and the en suite showing signs of wear and tear. Rust on the radiators and mould all round the shower. Breakfast in the adjoining hotel was good with a nice fresh fruit salad a nice surprise.

I was allocated room 9, straight right from the front door so I heard every coming and going.
Also the room did not have a curtain but had a curtain pole and fixings, only a blind, so light steamed through the side of blind.
The shower head attachment was also broken and the bathroom floods when you have a shower.
The TV is situated on top of a wardrobe, which means you have to watch at an unnatural position.
You hear every car the passes as the room faces a busy road and lack of curtains does not help managing the noise.
Overall, I wasn’t expecting 5 star accommodation given what I paid, £55, however it was the worst nights sleep I have had in a long time. Mattress was like a board and not congrats or at all, my joints were sore when I got up in the morning.
If booking here tell them you want a room at the back and avoid if only room 9 is available. Lesson learned for myself and I won’t be back.

Was once a family run B and B, but these days it's just an offshoot of the hotel next door. It's like a 3rd rate military transit mess, really. On last night was woken by shrieking and arguing among guests. Also alot of young lads staying, a Ned's convention?

Shambles from start to finish

We’re from York, My mum has Vascular Dementia and uses a wheeled trolley to walk, she is blind in 1 eye, I’d booked 3 nights to use the B and B as a base to take her on a memory trip visiting where she grew up. On arrival, you had to go to the hotel next door to collect your key which was not on their website, we were given a room that was down a flight of steep stairs with no lights, I had to use the torch on my phone and my mum was in absolute agony and petrified as she was in darkness. The smell of damp was overwhelming, room was freezing, the beds were damp to touch and the shared shower was black with mould hanging off. I left mum in the room and went back to main hotel to ask to change rooms, I was told there was nowhere for 3 nights but we could have 3 different rooms having to leave the rooms by 11 the next morning and not being able to check in to another until after 4 next day, I was also charged another £20 to do this but had no choice. We didn’t even unpack, my mum was so confused and upset at all the changes it made the whole situation very very difficult. At breakfast which you had to walk to another hotel, I stood waiting behind staff as they took the last of the breakfast themselves to eat and left me with little choice. Family also booked into another room for 2 nights, they were moved from room to room too.. last orders at the bar was 11pm, took our money at 10.55pm then said we had to leave the premises at 11 and not allowed to take our drinks to our rooms

A lovely hotel for booking late at night

My stay was last minute due to the rain, the room was lovely with nice touching of tea and coffee, with biscuits and sweets.
Parking next door was free, with breakfast buffet which also included gluten free bread, which i didn't expect after booking late at night.

For the price we were extremely pleased with both the accommodation and the breakfast. Very handy location good parking and would definitely stay again. Bottled water, hot chocolate and biscuits in room and a fresh and ample breakfast- no complaints at all!!

Lovely guest house. Staff very pleasant. Rooms very clean and comfortable. Breakfast was really nice with a good selection. Around 12 minute walk into the centre of town. My only disappointment was, someone had left dirty cups outside the main front door to the property. They were there when we arrived and when we left. I thought housekeeping should have cleared this up. It didn’t look very nice. We would return though for it’s good value, clean rooms and nice breakfast.

We we kept awake half the night by noise from a 'flat' next to our room, number 14, which was let out by the hotel to a group of workmen who shouted, sang, and laughed despite being asked to quieten down by the the hotel staff member we complained to. Cigarette smoke from their room spread into our room and the corridor stank. Eventually we were offered the chance to move rooms but only to a room eith no en-suite facilities. A very poor night and as yet no offer of any compensation.
