This area has bears. When checking in we were warned to take all the food out of our car and to lock it up. We were not warned about bears getting into our cabin. So we were surprised when we came home late to find that a bear had climbed into the open window of our cabin, tearing off the screen and smashing the blinds, and had a snack from our refrigerator. The motel needs to do a much better job warning guests. (Apparently this bear has visited the property several times.) And the motel needs to respond to emergency calls. The staff were friendly but the front office closes at 5:30, so there was no one on site to help us. We called the emergency telephone number but it simply routed us to the unstaffed front desk. Because our room had minimal damage and the bear didn't feel threatening we spent the night in our room. But not everyone would be comfortable doing so. And if the bear had broken the window we wouldn't have stayed. With no staff available we'd have been left on our own to figure it out.
This hotel is conveniently located, but be sure to stay at one of the cabins on the lake side of the street. Some cabins are located across the street, closer to the pool. But the easy access to the lake and the private beach from the lake-side cabins can't be beat.

Several maintenance issues were also noticeable. One window was missing blinds entirely, while another had broken blinds with missing sections. The bathroom lacked an exhaust fan, which made the space feel even more dated. The plumbing also appeared to be very old, as the toilet was slow to flush and seemed affected by aging pipes.
Noise was another issue. There was noticeable street noise beginning around 5:00 AM, making it difficult to sleep and enjoy a restful stay.
The only positive aspect was the check-in process, which was straightforward and convenient with after-hours key pickup.
Overall, the property did not meet expectations for cleanliness, comfort, upkeep, or comfort. I would not stay here again.

We stayed at the Franciscan for our honeymoon many years ago and were therefore pretty disappointed in changes made at the front desk as well as with the groundskeeping. Office hours are now quite limited and my many messages to get keys and instructions for checking in after hours were answered irregularly and not helpful. On the day we arrived, I was not sure they would even send me the instructions in time. We did not find the staff helpful when we told them that the pool was locked and we wanted to use it while we were there - there was some issue with the keycard, so we could not access it. We were also not happy with the management of the substantial population of geese that have long taken up residence on the green space that juts out into the lake and features a few seating areas. The geese have pooped all over the green space as well as the private beach access, making them completely unusable for guests. Even after the lawn crew came to mow and blow, all the geese poop remained intact. The room prices are too high if guests don't really have access to the lake or the pool. The rooms have also not been upgraded at all since we were there so long ago. I am sad to say that we will look for different accommodations next time.

We had a great stay at Franciscan Lakeside Lodge! The room was clean and comfortable, the staff was friendly, and the private beach with beautiful Lake Tahoe views was a huge plus. We also loved that Kings Beach was just a short walk away, making it easy to enjoy the restaurants, shops, and lake activities. A wonderful place for a relaxing family getaway—we would definitely stay here again!

My stay was excellent. It was better than I expected. The cottage was perfect size, right by the water. It had a full bed and sofa bed. The kitchen was fully stocked with kitchen utensils, cups, plates and pots. It had an electric fireplace that kept the room at the perfect temperature. I would book here again every time.

Based on a couple of reviews that were less than optimal, we were not sure what to expect. However we were delighted with the property! The check in was efficient and staff very friendly. We had reserved a studio, which was clean, delightfully decorated with all amenities needed! The bathroom door wouldn’t close properly but that was the only detraction. The location was really great…only a few steps to the lake! The property is close to a grocery store and several nice restaurants. An added benefit is that is away from the crowds of King’s Beach! We will certainly rent at this property on our next visit.

The private pier at Franciscan was so relaxing. I took the portable umbrella in my cabin closet and set it up at the end of the pier and had a great afternoon picnic watching the paddleboarders and kayakers go by. Restaurants and other amenities so close by.

Used the room for two nights, Friday and Saturday, parking was easy and right in front of our room. Was able to check in after hours with lockbox option, room was clean, cozy, and small kitchen was perfect for us getting in late so that we could warm up our dinner and get the bed. Area was quiet, bathroom was clean and had everything we needed. Important things were stocked in the kitchen, bulls played silverware, soap, sponge, salt and pepper. Toaster microwave, all which was helpful and table available to eat at. Appreciated communication with the staff the following day to check in on how we were. Definitely will use again as last ng as rates don't raise.

Likeside unit does not mean beach front unit. So manage your expectations. The room was a bit worn but I understand each unit has a different owner so I don't think the condition is the same in each room. They do not provide daily housekeeping.

Excellent facility for the price. Plenty of space for me and my daughter. Cable tv worked a dream when snow conditions were too heavy to be outside. Kitchen was great. Only issue was the stove top needed a lighter to use and given we arrived after checkin we couldn’t grab from reception. Would definitely stay here again.

Location was great! Comfy bed and amenities. Love the steakhouse across the street. It’s snowed a ton and they plowed the parking lot but we shoveled our own path to unit 28 twice. It’s Perfect if 267 is open up to Northstar. We will definitely be back without a winter storm, lol. I would imagine summer is perfect here in the lake! Highly recommend.

The room was neat and clean. The Lodge room was the least expensive at the time. It's January and cold and the heater was very loud, 5 feet from us in bed. It woke us up every 30 min. for 4 hours until we just turned it off and slept in the cold. They did have extra blankets in the closet and we were not uncomfortable. The mattress sagged in the middle. When we first showed up around 8 pm, in which their late after hours check in when just fine, we found another couple in our room. They thought their room was 19 not 14 because they mis red the 4. However, the fact their card key opened our door quite disconcerting. The next day we went to the office and explained what happened. The help was polite and gave us two new keys. But, there was trouble getting the key card to process correctly and after some time, she handed over two new keys. Upon return to the room I tried one key to make sure it worked, and it did. We went to dinner and came back late to find the key card (the second one I didn't try) didn't work and we were locked out of the room. The office is only open and there is only staff on site from 10am to 5pm. So, we called the management office and the after hours answering service answered. They put us on hold, called the management, got back to us telling us to use the emergency card key in a lock box on site. It worked and we were back in the room. So if cheep is your goal, this place is adequate.

As advertised, no surprises. We did the after-hours check-in, which was a little unusual, but worked well enough. (Arrive at main office, call number on the door, live person answers and provides you with a lockbox number and the code to get into that box. Walk around to the side of the main office building to find a cupboard full of a dozen or so lock-boxes. Would stay again.

Room was spacious for a family of 4. Kids got their own bed/ area that doubled as a couch. King size bed was comfortable. Overall a clean place. It could use a good deep cleaning and washing of the curtains but it was fine. The view of the mountains and water was beautiful. The walk to the water was super easy and getting to the snow was a convenient 20-30 min drive. The staff was nice and attentive. We easily got extra towels, blankets and pillows. I would stay here again and recommend for an affordable stay.

Our very quaint little one bedroom cabin that sleeps 4 was fully equipped with linens, towels, and basic toiletries. The kitchenette was well equipped with coffee pot and supplies, toaster, microwave, dishwasher, and stove. Dining table for 4. Beach towels were available too. Our cabin was among the big trees and across the street from their private beach with lounge chairs and dock. Heated pool was a "refreshing" temperature and needed some skimming. Staff was very friendly and helpful. Private beach was equipped with lounge chairs.It felt very homey. I would definitely stay there again.

When I saw this hotel and their photo's I was so excited to stay there. I booked a room with a queen bed and 2 twins. We were supposed to have access to a private beach, Voleyball court, a pool, and picnic area. When we checked in we had to drive down the road further to actually get to our room. The pool was located across the street from the main check in office. The private beach was 2 feet worth of rocks and water. The room we got was a King bed with 2 couches that were supposedly the 2 twin beds. When I called the office about all of thise we were told that was the only rooms they offered. So, very disappointed in the false advertisement of this hotel. Room was clean at least. Will not be staying here again. Not worth the money for what was advertised vs what we got.

The cabins are comfortable and cozy. We can do light cooking and the best part- we are right at the beach! The cabin #15 needs to have the bathroom fan changed out. The motor sound was awful- so much so that we kept it and the bathroom light attached to it off and just showered in the dark.

The staff is out by a certain time. We tried dropped off the key card before 11am and there was no one in the office and no sign how to check out.. We didnt know that there was no AC in the room but there was a small fan attached to the wall and a fan in the closet. We were able to open windows for fresh air but the windows DID NOT lock. It is very easy to open from the outside.

We were pleasantly surprised when we walked into the studio cottage. It was very clean, kitchen was well stocked with nice quality dishwater & cookware. You can tell the care that was put into everything in the space, nothing was old or outdated. We will definitely be staying here again.

Terrible Start, Amazing End!
I have stayed her 5-6 times. It took us 45 minutes to get into our room as we did a late check in and the key card wouldn’t work. I was able to get a hold of their after hours line and they were out in 10 minutes. We thought the room was warm because we had been outside. Unfortunately our heater was broken and would only stay on 2-15 minutes before the pilot would go out if I could get it on. There was a sign on the thermostat that said to turn off and wait a minute and turn back on. I barely slept. There was no space heater so we just had to tough it out as I eventually fell asleep not being able to get up every 10-20 minutes.
I reached out to the staff and they apologized and told us they would let the owner know and upgraded us to an amazing place by the lake. What an amazing view!!! We were pleasantly surprised and were so grateful to Brian and Justin for turning the terrible start of our trip around!!! Now I only want lakeside!!!

Read the fine print though and make sure if you book it expecting beach front that you be careful to select it…we almost didn’t get a beach front we were expecting because of expedias description but staff was awesome and worked with us. Great little place. Had everything I needed, and was clean! Would definitely stay again. My only two issues: stove wasn’t working so they provided a small hot plate, which was fine. And I went to the front desk at 5PM, but they were closed already (said hours were until 5:30PM). Overall would definitely recommend.

The property is in a nice location. The room was very clean and had relatively updated furniture, but still had a cute cabin feel. The room also has everything you’ll need with a full kitchen set up. However the room is a little tight for a studio and was pretty crowded with what furniture they had and there was little to no storage space for bags and gear, which was a little tough being there for a ski trip. The entry way to our unit was also horribly iced over and actually extremely dangerous. It seemed like most of the units entry ways were cleared but our was very hazardous. Literally solid ice between our parking spot and steps to our unit. The heating in the unit appeared to be broken, but they did have a space heater in the room, but it was pretty difficult to regulate the temp with it, without being able to set a particular temperature. It took quite a bit of trial and error and finess to set it without it being too hot or too cold. But we did get it for a fair price compared to other stuff in the area. There was also alot of conflicting office info on their office hours between what expedia had, what their automated phone system said and what they actually told us over the phone in person. Also, their after hours checkin procdedures were not clear. Online it said we had to call them over 24 hours in adavnce to arrange a late checkin, but they actually have a normal lock box procesure without advanced notice. Had to talk to a person to get all the correct info.

The unit was in very poor condition. The first unit they offered they told us the heater wasn’t working. So they did move us to a larger unit at no additional cost. The shower in our unit had a broken and cracked shower pan. The crack could pinch your feet if not careful. The pan also had holes that the shower water was running into, going under the unit. There was no where comfortable to sit. After all it was a one bedroom with a living room and kitchen. Living space had two twin beds. Many other small issues. It was clear the owners haven’t seen the unit maybe in years. Very old and outdated. We’ve been staying at the Franciscan on and off for years. This was truly a disappointment. Hopefully someone will address these issues. The lake and scenery where beautiful.

This place is beautiful but choose lakeview side but not all of them have the view because if not you’ll be sent Cross the road to mountain way , is clean , comfortable beds the only issue is the few dishes and pants to cook literally for two people only but it’s rent for more so be aware , great location and polite staff

It was so BEAUTIFUL! the area is very kid friendly, have space to play in the snow. Bryan the property manager was so accommodating. we would definitely come back, considering it for summer time already also.
