Accessibility to facility was not that easy but once we got the code to get on, room was clean and comfortable there was no staff on the premises.

No mention on hotels .com that it’s a converted flat. 2 bathrooms are not enough for the number of guests that can stay. One shower was either far too hot or clap cold, the other only did cold. The heating was in full with no way of turning it down. Thus had to have the window open on a sketchy homemade bracket. But you could shut the curtains as the net curtain was on the same pole. And if you closed the shutter the window may as well not be open. No information was ever sent in regards to entering the building and the address on hotels.com has you on the other side of the road. Not that there are any signs or anything outside to locate it by.
That being said, the rooms were clean and well presented and the beds were comfy

More could have been done by the property owners before our arrival to clarify how to get in to the property as it doesn’t have a reception desk - we didn’t receive any correspondence before arrival in relation to this, and only managed to gain access to the property as someone else was leaving

No tv, shared shower rooms, so loud with people coming in and out of their rooms early in the morning to use the bathroom. Could not sleep. Would not recommend.

The room was okay once you get there, but getting there was the worse. Late and unclear communication, I looked for the place going up and down Bernard Terrace for more than 30 minutes. I finally got in touch with the facility, and was given instruction on how to enter the building, between the entry of the building and the room, it did not appear as if it was residential. Dark and dingy hallway and stairs, it was unbelievable!

Read carefully! Shared bathrooms. There are 2 but only one shower works. The drains are clogged and are slow to drain leaving you standing in a pool of water. The entrance is dark and dirty and climb up stairs.

The room looked nothing like the photo, there were no photos of the building that the rooms are in (which I can see why now after I stayed here), and effectively I paid over £330 for a hostel. Worst part is I cancelled a room that was £45 in a hostel to stay here as I thought it would be a lot better. Turns out it was worse. Also, there were no windows.

Not much of a hotel as it was more like a dormitory in a (slightly run down) apartment block. There's a central communal room with bedrooms around it. Shared shower rooms and toilets. Good condition rooms and clean facilities.

Great location! The place was clean and comfortable once we arrived though the entrance and stairs look a bit sketchy the room is actually quite lovely and comes with some tea and coffee packets. The bed was also comfortable though the walls are a bit thin so be aware when you are checking in to be mindful.

Noisy room - paper thin walls and EVERYTHING can be heard from other rooms, especially next door! The shower was freezing cold - no hot water in the morning whatsoever. Room was clean enough but I would not recommend this guest house to anyone

Enjoyed my stay. Room clean and very comfortable. Lovely and warm. Nice clean bedding. Slept well. Bathrooms clean, due to sharing at times bathrooms unavailable at peak times and had to queue.Booked due to location. Would highly recommend staying and will use this accommodation again.

Lovely place!

Upon arrival at the hotel, we were disgusted as the property entrance was gloomy and uninviting. We are seniors, there was no lift to the second floor and we have to carry our 20 kg each suitcases on a 50 steps of stairs. But on entering the apartment, our room in particular, we were relieved of the anxiety and loved the place after all. The room is very clean, it is warm and most of all, it is very accessible to the city centre. Over all rating us 8/10. I recommend this place to the able-bodied people.❤️

The room itself was fine -- clean and comfortable. The bathtooms were OK, but I hadn't realised they weren't en suite; they were good otherwise. Excellent location for my purposes and a good price. However, the keys I was given did not work on the front door; I had to barge in using my shoulder, and luckily the lock gave way.

Once you get past the tricky Self-Check-In lock box system outside #4 BT, next door to Sainsbury's useful corner shop, don't be put off by the usual drab inner city tenement entrance hall up to this second floor apartment #7, which you will find to be in fact very clean and well fitted out budget accommodation in a good location..
The seven bedrooms off the very social inner hall give communal access to two shower rooms, plus a useful central table with chairs and a guest micro wave + fridge freezer, which reminded us of our student days.
The only down side was that any 'Free Parking' is on street and just limited to over night if you're lucky?

The rooms were great at this property and the staff really friendly. The shared bathrooms were fine and no huge wait for them in the morning. 2 main downsides for me were that we had to carry out suitcase up 2 flights of a curved staircase as there was no lift. So if you'll have a lot of luggage this is a bit of an issue. Also when i booked it said there was free parking at the property but it wasn't and there was only street parking at additional cost. I think the advert has been updated since so hopefully nobody else will be confused

Sort of a hostel/private room setup

Quite a strange setup with maybe 4 rooms around a central communal area with microwave & fridge. Toilets/showers also branched off the communal area meaning you could be disturbed at night if you are a light sleeper with people popping off to the toilets or making midnight snacks.

The location was good. The lady who greeted us was friendly. However, I didn’t like the fact that it was a shared bathroom, I admit I didn’t read that detail; a couple with 2-3 families meant that we had to wait to use the bathroom on several occasions. We had to park in the street, this was not advertised. We originally had trouble finding the place because it was a black door that looked residential. We couldn’t take our luggage up because of the dark, narrow and windy stairwell. No T.V. Or any entertainment, spasmodic internet reception. In fact I don’t think this kind of property should be advertised via Expedia. It should be privately advertised. I also don’t think check in should be at 4 pm (for any place). We were allowed in earlier due to our bedroom being ready. It was a great disappointment overall becuase it wasn’t what I expected. We couldn’t wait to leave it. And to top it off we got a parking ticket, because you can only park in the street for 4 hours at a time!

Slight confusion about gaining access as first email from owners stated someone would meet me to let me in at an agreed time, later email gave instructions for getting key from keybox rather than being met. Worked out in the end but a bit confusing. Room was adequate for the price, comfortable bed, tea and coffee, clean towels and internet connection. Shared bathroom was clean. My night was unfortunately ruined by an extremely noisy party in the next room who returned at 4 am and despite being asked to keep noise down by myself did not keep at all quiet. They also seem to have invited additional people to the room and there was verbal evidence of drugs being consumed - I could hear pretty much all the conversations taking place as the walls are not well insulated. Because there are no staff on site I think this may be a potential problem and I probably would not stay here again although it is very good value for a night in Edinburgh.

It's clean!

It was by far the cheapest bed in edinburgh during the Oasis show in 2025. Me and my wife were a bit nervous, partly because she had seen a review regarding bed bugs.

But we were surprised! It was very clean, check in sent smooth (you'll get an email with details) and the manager was friendly. The bed was a bit squeeky and the facilities was as expected, but I'm not complaining! If you're aware of what you're booking, you'll be pleased!

It was all in all great. Walking distance to the old town, clean and comfortable. There was a bit of waiting and phone calls for getting in as we had not received the mail with entry code and instructions, but no more than 15 min. A really good, budet stay of you are travelling with friends

Trots att hotellet var rökfritt rökte folk inte vilket gjorde att hotellet stank. Vi ringde till personalen om detta (och att vi trodde vi skulle få eget badrum, vilket inte var fallet), men de verkade inte så intresserade. Rummen har inte blivit ordentligt städade på länge, inte heller de två toaletterna. Två toaletter på de antal sängar hostelet erbjuder gör att toaletterna ofta är upptagna med långa köer. Läget är dock centralt med gångavstånd till gamla stan.

Innenliegendes Zimmer, überall waren Heizungen hat. Für eine Nacht ok, aber generell sehr, sehr schlechte Luft und sehr heiß.

Dafür kann das Hostel nix, aber die zwei Gäste rechts von uns waren extrem laut und haben die komplette Nacht das ganze Hostel belustigt und mit dem Feuerlöscher gespielt. Super nett!

Chambre très spacieuse et très propre a 30 min a pied de la gare comprenant 2 salles de bain communes.
Appartement intégralement aménagé pour la location (6 chambres), il est dommage de ne pas avoir un véritable lieu de vie commun a tous les locataires, qui finalement restent dans leur chambre.
Malgré tout bon rapport qualité/prix
