the room was big enough for our family. the carpet in the room needs a serious cleaning. my kids feet were black w I dont know what from the inside the room carpet. it was filthy.

we were on the 2nd floor w little kids. no elevator and no rooms available on the 1st floor. their photos showed food/breakfast and there is absolutely no food offered.

staff was nice and professional. we only paid for 2nites and we spent the majority of our time at knotts berry farm so just to sleep and a quick swim was ok.
will not be booking at this hotel in the future because of the filthy room carpeted floor.

Rooms not as shown on pictures for website, old property and the room was clean but we got a very old room with cracked bath tile, freezer door was off from inside fridge, door that didn’t complete seal so light shun through early in the morning and there are so many people smoking on the property and vaping that the smell just lingered everywhere. Parking was a mess if you get there at night, it was beyond packed and we didn’t find parking. I really tried to have a positive spin so that my kids could enjoy the little time we spent there but I just couldn’t .

This is a good place to stay for the prices just down the street from Knott’s and about 15-20 minutes from Disney. Rooms have a little funky smell and are a outdated. Wish they would bring back the free shuttle and breakfast that they offered pre covid. Stayed here multiple times

LIES!! The Sign says \"new rooms\", nope!! We booked 2 rooms stayed in 310 & 311. Carpet and tile floors were dirty. Walls had smear stains. Bathroom had mold in the shower and behind the door with rusty hinges. The hairdryer was melted/stained. I did complain and was offered to be moved. I declined because I knew the other rooms would be the same, and we wanted to be next to our family. Occupancy for the room is 4, yet only 2 washcloths were provided. I asked for more, and was given bath towels because there were no washcloths available. I asked again the next evening and was told housekeeping staff had the key and they had no access to the laundry. About a 1/2 hr later I finally received washcloths, suddenly there's access? A couple of the towels had gross stains on them. Microwave was gross. The A/C unit was dirty and old, it did work however. The fridge was clean and worked well. The bed and pillows were ok, the sheets were worn. Cleanliness is not a priority, a quick turnover and taking shortcuts are. I feel cheated paying the price we did, I should be refunded for one of the rooms. I don't believe they will do anything to update this place no matter what their ChatGPT response says. This place is a bad reflection on those who own it. No pride in the property or care about customer service. No matter what response you send me, I won't believe it. You should be ashamed for taking people's money saying you have new rooms when this place is run down. Pictures were a lie!

Bathroom - shower handle was almost coming off, toilet was tiny, faucet would drip unless you closed it just right.
A/C - worked great
TV - worked great
Mini fridge - worked great
Room security - door locked properly and secured good
Lighting - adequate
Power - one plug on each bedside lamp, but 2 would be better for people to be able to charge their devices on each side of the bed.

Very dated, needs major updates. Also the outside stairwell is very shaky it needs to be reinforced.

First off, the rooms are not new as the sign says, that should be removed from the advertising. We arrived at midnight to find no parking which is expected across from a theme park, the guy at the front desk immediately helped us park in a very small spot. Our room had an overwhelming smell of cleaner so at least we knew it had been cleaned. But the room was very very worn and dingy. I would think the amount of use this hotel gets based on location it needs updating much more than a normal motel of this quality. We just stayed one night and just really needed a place to sleep otherwise wouldn’t personally pick this place. When unpacking at home my clothes and bag still smell of the cleaner.

My leg was injured on the property and my do not feel as tho it was handled in the best way or at all for that matter. I have a big hole in my leg from unmaintained landscaping that has now become infected and I not heard one thing back from the property. I was told the manager was on vacation and could not be reached at first. Then as I was leaving I was told that the manager checked in and would be told what happened. I have heard nothing from the property So I will be in touch with them on Monday when the manager supposedly returns from his vacation.. I have also contacted an attorney

The hotel staff were amazing. Gave me an early check in and a later check out. Ran to my room to turn the disney channel on and set the AC for us. The pool was so spectacular, pretty blue water. It was fun to hear soak city people laughing and playing from the pool. My only issue was the chairs at the pool were wobbly and our pillows were awful. I was surprised by the comfy mattresses. I'll definitely stay here again because you absolutely can not beat that price or the location.

The hotel says it has newer rooms but it was dingy overall. Worst pillows ever (hard and lumpy) and the mattresses weren’t soft. I didn’t get a whole lot of sleep. Probably worst sleep ever in a hotel room. No comforter just two bed sheets with a thin brown blanket in between. Pros- location to Knott’s and free parking. The hotel had a dish drain with plates and bowls, but the sponge was used. Cons- Laundry was out of soap and we had to go to Walmart for some.

The room had a funky smell the moment we walked in. We had to walk across the street to Walgreens to buy some air freshener and spray. The carpet was filthy as well. We also found several hairs in the kitchen area that we refused to use. Blow dryer didn't work and there was no ironing board. The location to knotts berry farm was the only good thing. We wouldn't stay again.

I recommend staying at Best Inn & Suites but be prepared... you will have to get used to:
Friendly, helpful staff.
Always a warm greeting.
Quick, check-in/check-out.
Beds and pillows like butter.
Impeccable housekeeping.
White, fluffy towels and linen.
Elevator.
On site laundry, etc., etc., etc.
I only wish I could have stayed longer. A breath of fresh air compared to the \"uppity\" lackluster O.C. competitors. At B.I.&S, Customer service is never in short supply.

Lovely trip! We stayed in a 2 queen room with our two children while we visited Knottsberry Farm and Soak City. It’s super close! Room was clean, pretty well maintained and a great deal! It is not a high class hotel but definitely a steal for the price. Pool was heated and my kids loved being able to swim til 10pm! No breakfast but our room had a small fridge a microwave which proved useful! Will definitely stay again!

I stayed at Best Inn & Suites, 8530 Beach Blvd, Buena Park, CA 90620, for two nights. Unfortunately, my experience was very disappointing.

The cleanliness of the hotel was poor, and there was an unpleasant odor throughout the property. During checkout, a staff member entered my room and inspected everything before I left. He noticed a small red stain on the bedsheet, which was caused by red-colored Cheetos that my children had eaten.

The staff informed me that I would be charged for the bedsheet, and later I found that an additional $65 had been charged to my account.

I feel that this charge was excessive, especially considering the overall condition of the hotel. Based on my experience, I would not recommend this hotel to others. Please be cautious and carefully review any additional charges before checking out.

It was clean. AC works well but the plastic button to push ON was missing. I had to put my finger in the open hole and hope for the best. Unfortunately there was also no shampoo in the bathroom. There were 2 bottles of body wash, 3 bottles of body cream, 2 conditioners but no shampoo. I found this out at 4am when I had to wash my hair before I go to the airport. Other than that, the price was good and the room is spacious.

My husband stayed at this hotel over the weekend and when he went into the room, he felt that it was kind of disgusting the chair that was at the table. He had to put towels on because it had so many stains and rips that he didn’t know if he should sit on it or not. He just didn’t feel like it was a very clean room. It definitely wasn’t an 8.2 rating. I don’t know who rates these rooms but he was very dissatisfied. He tried to call somebody to do a wake up call for him. Nobody answered the phone at the office. He went to check out nobody in the office for him to check out. He definitely said that we would never ever stay at that hotel ever again. He said it was a dump.

La huvicacion muy buena ya que está muy cerca de knotts solo que el edificio está en arreglos. El elevador en una ocacion no quiso cerrar la puerta y me dio miedo asi que preferí usar la escalera. La habitación ya dentro había mucho ruido alrededor y si le falta trabajo a los cuartos. Si tiene agua caliente, a/c tarda en enfriar pero si funciona. Las camas si estaban bien tendidas y limpias. La Pool se pudo usar la temperatura pues aceptable. Dentro de todo pues fue bien para el propósito.

My boyfriend and I stayed here to be close to Knotts Berry Farm. It was a 1/2 mile walk, which saved us from paying the $40 parking fee at Knotts!! The hotel was just fine. The room was a little bit older, mismatched tile in the bathroom, peeling paint, but everything worked just fine. The bed was comfortable. It fit our needs and we were pleased with our stay. 😊

Stayed here again for our trip to Knott’s Berry Farm and had another great experience. This is actually the second time we stay here after visiting Knott’s, and it’s definitely become one of our go-to spots. The hotel is super close to the park which makes everything so convenient. Check-in was quick and easy, the rooms were clean, and the neighborhood was nice and quiet so we were able to relax after a long day. I also loved that the room had a mini fridge and microwave — definitely came in handy for snacks and leftovers. Would definitely stay here again!

I had to call the staff which I heard he did respond to my request to check what’s going on coz someone kept shouting and banging the walls and door on the other side of our room.
