We were quite disappointed in our stay after reading such good reviews. We tried to use the tub and turned on the jets and very nasty gunk came out and we didn’t feel it was safe or sanitary to use. The “mini bar” in our room was a can of beer and a can of coke. No one could tell us how to use either safe in our room. The towel heater didn’t work. The wifi was basically nonexistent, it was incredibly slow. The bed was quite short, maybe this is normal for Italy. If these are things you don’t care about, it is a nice enough area that is very walkable to most of the major sites. Also the staff member who checked us in was nice and helpful.

Had issues with booking/check in mix up between communication of hotel and Hotels .com and we were harassed about paying for a 3rd night we weren’t staying. Rooms smelled and were tiny. Marking/ ease of finding was terrible. No real amenities.

We loved our stay at this property! It was the perfect base location to walk to all the major attractions like Colosseum, Pantheon, etc. the made to order breakfast was wonderful! The hosts were incredible, kind & spoke perfect English. We had the best time in Rome & a big part was this location and nice home base. ❤️

False/Misleading Advertisement and Careless

The hotel marketing is misleading. The pictures don't reflect the actual state of the hotel. It is definitely less glamorous than the pictures show. Simply \"ok\" setting. They offer \"free parking\" according to the advertisement however, NO parking was available. Street parking I as extremely difficult to find and restricted in many areas nearby. Hotel staff is not always available and difficult to contact outside of the reception times. They are careless with documents and as a result, a passport switch was made. Unfortunately, this resulted in grievances and unnecessary complications. Overall a less than optimal experience.

The location and cleanliness was of the room was great. The staff was very nice although not very knowledgeable about the parking situation.

THERE IS NO FREE PARKING OR PARKING AVAILABLE SPECIFICALLY FOR FIVE ROOMS ROME. THE LISTING IS MISLEADING.

This is the biggest reason I gave it an OK rating. There is very minimal free parking on the street where the guest house is located, but this is parking for the general public. Otherwise, there is paid parking on the streets nearby, but in many cases it is not overnight parking.

This place is great if you are taking a train or flying into town and then taking a bus or taxi to the guest house. Not that ideal for driving here though. Additionally, be warned that you can’t drive in certain areas of Rome without a special pass due to it being zoned as historic areas.

We stayed two years ago and loved the room and location. Probably freshly remolded at that time. Great stay this time other than the shower drain cover was not screwed to the drain. As it turns out the drain is very sharp and stabbed my foot causing it to bleed. Their was some dirt/mold around the portion of the drain as well as above the shower on the wall. We had to check out early to catch a flight so we were not able to relay this to the reception staff. Other than that annoyance, the rooms are clean (but maybe needed more on going cleaning/maintenance) and the staff was very helpful making dinner reservations and helping coordinate transportation.

The room was exactly like the photos, very stylish. It's right off the main drag and blocks away from the Forum and eateries in Monti. Very quiet building with a doorman. The manager Kimberly was very nice and helped us book a ride to the airport.

Good location, near Trevi fountain and Colosseum. A little hard to find, not easily accessible by car (ZTL, parking). Beds were comfortable, wifi was good, new big tv in room. Overall cleanliness could have been better; especially the bathroom, and the water reservoir of the coffee maker looked like it had never been cleaned before. Would probably not stay there again.

Staff were so helpful prior to arrival, and Gelo was adorable and so professional. He made sure we had a wonderful stay. A gorgeous snack pack/ breakfast was provided in the room which was very welcoming (we arrived late due to my luggage being lost at the airport). The location is perfect, so close to lovely restaurants, cafe's and bars. We only had a short stay but can't wait to come back to Five Rooms Rome.

Great location on the Via Nazionale and very close to many very good and inexpensive local restaurants. We were able to walk everywhere from this central point near the train station (the Vatican was the furthest [45 minutes] that we went though). Rooms were modern and the enmities were good. It was also \"interesting\" to ride to the 3rd floor on an Otis Elevator from the early 1900s!

This is a cozy place with friendly and nice staff. the places had 5 rooms located at 3rd floor of a nice building with elevator. We were behind on our schedule and they waited for us until our arrival.... everything expect the minibar and wine was included and they refill it everyday during room cleaning. That included, Espresso coffee, biscuit, nutella , fruit juice, and pastry. It was more than enough for us for every morning to head out of the room. The place is close to public transportation and within walking distance to everything. Rooms were generally smaller than expected but worked out for us

Don't stay here!

Arrived at the hotel to find that there was an error on their behalf and that they didn't have our booking and they had no rooms available. They claim they didn't have our booking yet I received confirmation from Hotels.com and an email from them directly confirming my booking. Very disappointmented in their service. They offered to ring a hotel nearby of a much lesser quality and see if they had a room available. We declined and found another hotel ourselves. This was the only help they offered us. We had travelled over 50mins to get to the hotel and when I asked could I use the toilet while trying to book another hotel I was told 'No'. I would never book this hotel again and wouldn't recommend it to anyone.

Kimberley at the front desk was outstanding. It is situated in a lovely historic building in Municipio I, very central. The room itself is incredibly modern and comfortable. Wifi was great. Shower was great. I am absolutely trying to book into here first the next time I am in Rome!

Great quaint hotel

We had a Great stay at this small quaint hotel. The location was Perfect. Loved the bathtub in the room. The front desk was SOOO helpful, my phone was taken from my bag at the terminal , did not realize until I was checking in, Ibra at the front desk left his job to escort me back to the terminal to help get my phone back. He went well above his job in helping us. I would highly recommend this this hotel and would stay there again if back in Rome.

Convenient boutique hotel in great location!

Small boutique style hotel with 5 rooms on the 3rd floor of an apartment complex. Location was awesome! Super close to piazza Venecia (which is pretty much the center of rome). And at an intersection with a major street. The receptionist/ managers are super friendly and attentive. The hotel overall feels more like you have your own studio apartment (minus the kitchen) in the heart of rome. The room is a good size, great lighting, big window. Bathroom is a good size and everything is modern. Large closet with safe for your stuff. No breakfast provided, but free coffee. Tea and snacks provided. You get a key to hotel front door and front door of building, to use when receptionist leaves for the night. The only negative point I could think of is that the walls are thin and you can here your neighbors pretty clearly. Also that there is no one \"staffing\" the front desk at night. So if u need anything, it will have to wait till morning. But they provide you with a cell number to call if there are any emergencies. This is why it feels like your own apartment rather than a hotel. I would definetly stay here again and recommend it to friends.

Location was easy to find. It is near lots of shops and the tourist attractions which is a plus point. We got the room with the jacuzzi! The jacuzzi was perfect for a relaxing stay there. The room was big too! The staff there were very friendly and helpful! They even emailed us to confirm our arrival time prior to our check in day, great initiative! The only negative point is that the room does get a little bit noisy from the sound of the creaking of the cupboard (which is caused by walking or the room next door). I think the flooring is not stable and the kettle was quite dirty. Nonetheless, a highly recommended place to stay!

Had the superior room with a jacuzzi in the room. It was light spacious and very clean. Staff were more than helpful all the time. 10 mins from colluseum and trevi fountain lots of great local restaurants and only a short walk from termini the main train station. Avoid using the roads for transfers the Italian way of driving leaves alot to be desired.

Great central location for hotel

We had a great holiday in Rome. Staff were excellent, friendly and very helpful. Room was spotless and kept that way during our week there. Appreciated the continental breakfast and coffee supplied every morning. Lovely coming back at night, after walking all day, to spa bath in room. Excellent location for all major tourist attractions. Wouldn't hesitate in recommending hotel when visiting Rome.

Newly renovated modern hotel in the heart of Rome

Five Rooms Rome was by far the best hotel we stayed in during our 2-week tour of Italy. The staff was extremely pleasant and was kind enough to accommodate our late check-in without fuss. The room was spacious and clean and the WiFi signal fast and reliable - a rarity in Rome. A small breakfast consisting of coffee/tea, toast, croissants was also provided free of cost.

We booked 5 Rooms Rome for a two night stay in Rome for sightseeing. We didn't want a hotel in the centre due to room prices but didn't want to be on the outskirts of the city either. We found 5 Rooms Room and can only describe it as a little gem! The hotel was clean, quiet and very welcoming. Fantastic rooms, all refurbished and very modern (even had a Nespresso machine in the room!). The hotel has very good free WiFi and although breakfast is not available we did get a selection of croissant and melba toast & jams for the morning. There and dozens of little cafes etc nearby if you want a sit down breakfast. The room price was perfect for the location/distance from the main landmarks, turn out the hotel and in front of you down 1 road is the Colosseum and what a site it was. The hotel is perfectly located to reach all landmarks to the north west and south, all in walking distance.

All in all a fantastic hotel, and will happily recommend to friends and family.

Best getting a taxi from bus/train station to the hotel as a little hard to find. Once there the hotel is on 3rd floor, lovely old style lift to take you up, a real feature. 10 min walk to Trevi fountain and 12 to the collesseum, bus or taxi 12Euro to Vatican City. Staying in the deluxe room with spa bath was lovely & great after a full day wandering around Rome. The room was kept exceptionally clean, staff were very pleasant and helpful when required. Room was very quiet with no traffic noise as at the back of the property. The Only disappointing thing was the bed, although comfortable it was two singles pushed together. The inevitable Falling through the middle, paying extra for deluxe room I would have thought the stated kingsize bed would have been just that.

Coliseum is straight down the road. Great location. just off a main street so close to centre but quiet enough not to overhear traffic! We stayed at the Five Rooms Rome for 3 nights between a tour and a visit to friends. It was a delightful, comfortable place to stay. We felt like we had our own little apartment in the middle of Rome. It was close to many of the historic sites including the Spanish Steps and the Trevi Fountain. There was great affordable shopping on the Via Nationale and fantastic restaurants in the area. It was close to the train station as well. The staff were so friendly and helpful we really felt at home. We would be happy to go back and stay at the Five Rooms again. It is different from any other place we have ever stayed. Breakfast was not included but there was something to eat like a croissant and some espresso in the room. We would eat that for breakfast and enjoy a full lunch later. They had a stocked bar fridge as well. You might have trouble locating the hotel because there is no posted sign due to its heritage status but look for the big brown door beside the mens clothing store. The old vintage elevator will bring a smile to you face. We do recommend this hotel highly ... It was a delight!

Tucked on a side street and an easy walk to almost everything including the Pantheon, Piazza Navona, Coliseum, Forum, Termini Station, Trevi Fountain, buses, and hidden gems Giolitti Gelato and Fontana di Venere. Brand new property in what appears to be a private residence building, very secure. Front desk is not 24 hours and when we needed service on the Friday evening/Saturday morning for checkout and airport transportation, there was none available, and desk hours are not posted. However, this seems to be a result of only a couple of employees due to only 5 rooms, and those employees are fantastic at helping you out when there. There is no phone or clock in the room and furnishings are basic. Queens Chips is on the main street side of the building and provides a great snack and cheap soda and beer. IMPORTANT: If you book here, read the instructions they send. There is no indicator that there is a hotel in this building in signage or on the intercom system.

Lovely small hotel in great location

The hotel room was extremely pleasant, the room was cleaned and tidied up everyday and the staff were very friendly and spoke excellent English. For the price of the hotel compared to others in Rome, it is extremely good value for money and with their only being 5 rooms, it is mainly quiet. I would definitely recommend this hotel to people coming to visit the city for a few days as it is close to all the main places to visit and the room itself is extremely comfortable and modern.

Jätte bra boende, super trevlig personal, mycket service minded och hjälpsamma. Hotellet låg väldigt centralt och gångavstånd till i princip alla sevärdheter. Frukost på rummet varje morgon med det vi beställde, så trevligt. Kan varmt rekommendera detta då det känns familjärt. Kommer vi tillbaka till Rom så kommer vi absolut att bo här

Die Unterkunft ist super gelegen und man kann von dort in einem Umkreis von 15 Minuten sowohl den Bahnhof, das Kolosseum oder den Trevi-Brunnen erreichen. Wir waren zu dritt 3 Tage in Rom und haben fussläufig alle gängigen Highlights der Stadt erkundet.
Unser Anspruch an die Unterkunft war überschaubar. Preis/Leistung hat unterm Strich gepasst, zumal wir das Zimmer von 9-21:30 nur als Abstellraum für unser Gepäck genutzt haben.
Das Personal war sehr nett. Gerne wieder

Hôtel très propre et bien situé, proche de nombreux points d'intérêts. Accueil très agréable et personnel au service de vos besoins. Chambre décorée avec goût, et avec des équipements de qualité (sèche-cheveux, douche, télévision). Pas de petit-déjeuner mais machine Nespresso et quelques gourmandises chaque jour dans la chambre.

Enige minpunt: geen ontbijt
Heel fijn en aangenaam personeel, hebben ons uitstekend geholpen. Kamer steeds kraaknet, niet al te veel lawaai ondanks de Via Nationale achter de hoek.
Centraal gelegen, op wandelafstand van winkelstraten en bezienswaardigheden.
Heel leuk verblijf gehad!

Sehr gute Lage in Mitten der Stadt. Die meisten Sehenswürdigkeiten sind in Gehdistanz. Zimmer war nicht gross, jedoch ausreichend. Etwas geringhörig, jedoch sauber und sehr freundlich.

Plus chambre d'hôte que hôtel \"five rooms\" est idéalement situé tout peut se faire à pied depuis l'hôtel (Colise Trevi Panthéon à moins de 10 mn). Le personnel est très sympathique et de bon conseil. L'hôtel ne sert pas le petit déjeuner mais les chambres sont bien équipées: mini bar machine à café à capsule tout y est prévu pour y prendre son petit déjeuner.
