No staff on site at either check in or check out. Website links and WhatsApp communications is no substitute for personalized customer service. The answer to any question regarding access to the hotel or to parking was \"I sent you that already\". Then after we left, she wanted travel documentation sent over potentially unsecure networks. Should have been at the property to take care of business. I dont recommend this property and will not stay there again

Check-in period is short but they allow self check-in with very clear instructions. Staff is quick to respond through whatsapp regarding any questions. Location is convenient, very close to the train station. Abundant dining options available nearby. Parking is also available and quite close.

the room was very comfortable and clean. it is located conveniently near the train station (a little noise but nothing too bad to not get a good night sleep) and near the main street with a lot of restaurants.

What a wonderful stay! This guest house is absolutely charming—the decoration is tasteful and cozy, creating a warm, welcoming atmosphere from the moment you arrive. It’s also very well located, making it easy to explore the area. The attention to detail is truly impressive. They provide plenty of helpful information for tourists, which really enhanced our visit. The only small suggestion I’d make is to update the check-in time in their policies to avoid any confusion. Aside from that, everything was perfect. Highly recommend

Room was gorgeous and close to the train station, staff was friendly. Unfortunately, the room is semi below ground and damp. Even with heating my clothes were damp upon waking and there was that light basement smell. Further the room is right next to a street where cars and motorcycles pass all night and people were talking outside well past midnight. If you are a light sleeper with respiratory issues, this may not be for you. Otherwise a great option.

It was a bit of a challenge to locate the parking but I chalk that up to us being Americans and not the directions. But having reserve parking in a private parking garage was HUGE!! (Especially in the middle of town). We were greeted by the nicest Italian we have yet met here and she provided a lot of helpful information and recommendations for our stay! The room was cold, clean and very comfortable. I was just sad our stay was not longer. Food was close. Boat to Cinque Terre was only a 20 min walk. Will definitely stay here again the next time we are in the area.

This hotel has only five rooms and the reception staff is only available for limited periods.

They send you the instructions for parking and self check in via text messages, including videos. It went well but it took us some time to figure it all out.

The room was very nice and comfortable. The old town is a ten minute walk away.

Very nice hotel but terrible check-in experience

The hotel itself is very nice. Room was a good size and had a quirky feel to it. Close to the train station too which was perfect for us visiting Cinque Terre.

However, the check-in experience was atrocious. We knew we'd be arriving late (around 22:30) and had advised the hotel this in advance. Received a message a few days before arrival advising we'd be sent instructions for check-in - these never came. Chased up on the day of arrival, and the only messages I received were to say how the room key works (same as every other hotel). We get to the hotel and the main entrance is closed/locked. Tried calling the numbers the sign on the outside wall says, no answer. If it wasn't for a resident who lives above the hotel getting home and opening the front door with her key, we'd have been outside all night (the front door has a code but we'd not been advised of it by this stage).
Whether the lack of message was an issue with the hotel, or the hotels.com messaging service, I'm not sure.

Also, when the staff weren't in reception (only there from 9:00-12:00 and 15:30-18:00 every day), we notice the laptop in reception was left on. Whilst only people staying in the hotel would have access to this, it's not particularly secure, as anybody could hop on the laptop and potentially access other guests personal information etc.

Very nice hotel, but a couple of major issues hugely let it down.

We had a little difficulty in finding the property on foot. I wish there had been a little hand drawn map on the website, it would be so easy, Google maps makes it hard. She sends a video which is great, but you're so trying to pay attention to codes, you fail to see/hear other pertinent info.. like it's in the first floor. The place was DARK and I guess we never tripped the lights to come on and had to use flashlights on our phones to find the door. All this could have been so much easier with very well thought out instructions written as well as the video. I had to re-watch the video for the code to get in, as the info brochure wasn't in the room at check in, but she made the room available early so we could stow our luggage, so she very accommodating!! It's a GREAT room with a GREAT location and a GREAT balcony. We thoroughly enjoyed it once we figured out how to heat the room during this cold snap! We would stay here again, it's so cute and inviting! Great caretaker!! Easy to work with!!

The hotel was within 10 minutes walk to the La Spezia station and a few minutes walk to the Main Street with many restaurants which was very convenient.

The staff was so helpful and friendly. They gave us clear instructions how to get to the hotel and many recommendations on how we can travel to the Cinque Terre.

The room was spacious and clean. The bed, the shower, everything is so comfy and made us felt like home. I personally think the actual room looked even nicer than the photo we saw online.

Considering the price, we chose to stay in La Spezia instead of Cinque Terre. We all agreed we made the right choice and would definitely recommend this place to our friends .

This property has been updated inside and is gorgeous. Each private room has everything you need and the mattresses were the most comfortable we had in Italy. The owners are very nice and willing to help with an early check-in and luggage storage. Definitely would come back.

Because it’s a apartment style (which we didn’t know until we were there) you are basically sharing the building with other people that actually live there and if anything happened (noise and etc), the hotel can’t really do anything. There are locks everywhere, it made you feel safe but it’s so unnecessary and really annoying when you have stuffs.

Il nostro soggiorno di lavoro alle 5terre la spezia è stato problematico in quanto solo 2 di 4 persone sono riuscite ad accedere all’hotel, questo poichè non c’era nessuno ad aprirci nè a rispondere al teléfono al nostro arrivo. Abbiamo dovuto quindi soggiornare in un’altra struttura per due notti e le 5terre non ci hanno rimborsato nonostante fosse colpa loro. Perdipiu la seconda e terza notte le 2 camere che avevamo prenotato (e pagato!) sono state assegnate ad altri clienti! Hanno dunque guadagnato a spese nostre! Il ragazzo con cui abbiamo parlato al teléfono non è stato di alcun aiuto e non si è mai fatto vedere di persona. In conclusione pessimo customer service e mussing serietà, non torneremo di sicuro.

I felt safe at the property. We had adjoining rooms with family and not only could you lock the door to your room but you could lock a second door that went out to the reception area. I did not like the fact that you could not reach anyone after hours. Both phone numbers did not work. We even had local people try to contact property with out success. Do not book this property on short notice.

Checking in confusing and we almost did not get into our room at all because no one available to answer phone or help us get inside. 3 hours later, finally inside because other travelers/residents let us inside the building. Very frustrating and a little scary. However, after getting inside, the place was very nice and beautiful. We did book the same day we wanted to stay, which the hotel asks to allow 3 days for confirmation, so I'm sure that was part of the problem. I believe that if you booked early and did make contact before coming to the hotel, things would go better for anyone else. We booked late because Venice was flooded and we had to change trip plans at last minute. It was disappointing though because even Italians that lived/worked int the neighborhood could not get through to the hotel with their phones which the phone numbers provided. Expedia did not get through either. But it did work out after all, thankfully. .

Excellent service and location - 3-4min walk to La Spezia with trains to Cinque Terra taking only 7mins.

We were driving and needed somewhere to leave the car - the apartment location is excellent with secured car parking next door for €20 per day which is reasonable.

The communication was excellent and the hosts sent across all passcodes in advance.

The rooms are large, very modern and very clean. Highly recommend.

This room could have easily been a top rating but the service was a let down.

The bed was comfortable, the room was clearly recently decorated, the bathroom was really nice and it is well situated.

The cons were:

The TV didn't work and wasn't repaired throughout our stay.
Soundproofing isn't great you can hear the trains tooting horns as early as 5am.

There was no reception on site (which is fine) but we were treated as secondary customers, when the receptionist stopped by it was always to see someone else. I would be asked via message if we were awake when she visited but no effort was made to see us neither when we arrived or left.

When we left we were simply asked via message to leave the tax money in the room. No thank you have a nice flight or any farewell even via message.

I messaged before check out to ask if there was a facility to print plane tickets and my message was completely ignored. By chance we ran into the receptionist less than 30mins after at a local cafe and although we were the only people there and we didn't get any acknowledgement from her at all (it felt like we were being avoided).

I would recommend the room but I think they should review how they treat their customers.

Our room was a bit noisy. The high windows were at street level outside where we heard kids and others talking loudly well into the evening. Otherwise, a great place to stay. Only a few blocks from the train station for a trip to the Cinque Terre towns and close to a main street with many dining options. Ferry dock was about a fifteen minute walk. Easy drive to Porto Venere (train does not go to PV, but can take ferry or bus).

Le 5 Terre was amazing. The photos on Hotels.com is exactly how the room was. It was updated with all modern fixtures needed for a comfortable stay. The building might look old from outside, but is all renovated for all the guest rooms part. Even though there is no person at reception for 24 hrs, the instructions are very well laid out in emails and well explained. We needed a late checkout, and the owner/staff were happy to accommodate for few extra hours. There is plenty to do around Cinque Terre and will keep you busy and this is a perfect place to crash. Although we took train, parking can be expensive here. They don't have their own breakfast but they provide free coupons with four cafeteria in walking distance.

First the young man who checked us in, Yuri ( hope I have spelled it correctly) was wonderful. He was waiting outside when we got there, to make sure we got to the right place. After helping us park and carry our bags, he made a suggestion to our plan for the Cinque Terre which made a tremendous difference in our level of enjoyment. He was nothing less than outstanding throughout. The room was lovely, with many small touches you don’t always see. The bed was wonderful as were as the pillows. The location is excellent, convenient to walk to everything you would want to see, including the train station and boats to Cinque Terre. It felt very safe, even when we returned after dark. Quiet. A truly excellent experience.

Delighted with our stay here. A very warm welcome from the girls with coffee on arrival. Lovely room, bed was sooooo comfy. Nothing to not like. Spotless.Very accessible to the Railway Station, only minutes, and the restaurants and facilities of town. No noise from the trains at all. Perfect base for The Cinque Terra. Clean lovely room

The room was beautifully done up with great deco. Toilet was also clean and warm (during winter). The hotel even provided earplugs which we did not use in the end but that was a very nice thought. Staff was hospitable and allowed us to check in early which was usually not permitted in other hotels. Best of all, the hotel is only 5 mins walk from the train station. Highly recommend for the friendly staff, great location and clean pretty room!

Best Nights Stay in the Cinque Terre

My husband and I stayed here for only one night for our Anniversary in July and it was amazing. The hotel staff was excellent allowing us access to the underground secure parking before check in and even gave us our room key so that we could go check out the Cinque Terre and come back later in the evening. Our room was immaculate and so beautifully decorated. It was a pleasure having air conditioning after our hot adventures around the coastal villages. The shower and bathroom are clean and beautifully decorated as well. It truly was a relaxing night away for us on our Italian holiday. Next time I will definitely be booking more nights...

Comfort Stay

Staffs are friendly; and the room is very good, modern, clean and tidy. Besides, the breakfast service is good also. The only thing not good enough is the check-in time, can only do so from 3pm to 7pm, I arrive at 12:30, but I must come back again before 7pm, that restricted my trip to Cinque Terre, and it really affected much, I forced to skip one of the village because of this. Other than this, all things were good.

Beautiful but noisy hotel

The hotel is new, clean and beautiful rooms but very noisy. You can listen the train all night long. The walls are made of drywall which is very uncomfortable as you can hear clearly voices from other rooms. There is no front desk 24/7. You must ring the bell but, if you do after 7:00 p.m. the lady does not open the door no matter the weather conditions. We had to get a place to make a call and, despite we said: Hello, we need to check in, we sent an email noticing we would be arriving after 8:00 pm, she did not open the door. Thanks God a guy from other room could open the main door and after a while the lady sent us the code to enter the room.

Convenient and beautiful place

The staff was really nice and accommodating to us. Asia, the person that helped us through our stay was very attentive, friendly, and very helpful with local knowledge and recommendations. The place is located near the train station which made it extremely convenient for our commute to Cinque Terre.

Nice hotel close to train station

Everything was very nice and modern. The only downside was the check in. You need to have a phone to call their local number and that was a little problem.

Be Aware of :
1 Luggage storage at train stn. - 3 Euros/ bag if arriving early. Hotel has no space.
2 Contacting a hotel without an onsite receptionist can be very difficult. After 45 minutes we called Hotels .com and they could not reach them either. We got lucky and took our luggage out of storage and walked frustrated over to the Hotel .A young lady happened to be on site and apologized, as if she knew why we could not reach her earlier !!!
3 Breakfast is very basic and put out at 8:00 a.m. only, which is late for hikers and sightseers wanting to catch a train and get an early start.
4 Backside rooms away from the street and front door noise are best.
