A good location BUT, not one member of staff managed a smile - all of them very surly. Anything you asked appeared to incur an effort & reluctance to respond. Had to change rooms, twice, first one for rotten bed with springs poking through & 2nd room had extremely noisy air con. Breakfast was just about ok but if not having eggs, which were totally plain, everything else was cold. Coffee & tea grim. Wouldn't recommend & would not use again.

Reception not available after 11pm, although security guard worked it out. Air con broken and without reception didn't have any way to try to find another room, etc. Prices inflated for Loy Kraton festival affected my perception because I'm used to better value in Thailand. Morning staff was helpful with taxi to a different hotel and breakfast staff friendly and eager.

The hotel was close to many places like Thai massage parlors, travel agencies, transportation(bus) and local restaurants. It was a very nice area and a walking distance from night life. The housekeeping was well done and they were very eco friendly and green.

Average room - Need to clean more.

The room was not so clean. There was dusty under the desk after sat there with my socks on. It was noisy. A dog barked at 6 am in the morning and 7 am on the second day. The guest house I stayed last year was much better compare to the hotel for the same price.

Good - situated walking distance (about 15 to 20 mins) to night markets.
Bad - bathroom light (above shower) not working, slanted and loose bathroom soap tray, loose toilet roll holder, bathroom soap dispenser spoilt, drain hole cover in bathroom sunken and dirty, sliding door to bathroom held in place by screw in floor, a few wall sockets no electricity, one room light not working, air conditioner is loud even at lowest fan.

I stayed for 4 nights and i got the room in the second building facing covered balcony. It felt like there was not a window in the room.

The hotel room was clean and the staff was really sweet. The biggest issue was the internet. It just would not stay connected in in the older building. We had to go down stairs to the lobby every time we needed to use the WiFi. Also... a pipe burst in our room, flooding the whole bathroom. We moved rooms and all was good.

We originally booked a room in the old wing without the elevator. Boy was that a mistake. We arrived to a room (quite a large room) in the lounge room there was a noisy air conditioner which didn’t cool the area at all. The lounge was ripped and the leather was pealing. The bed felt like a brick covered with a sheet. The hotel was dirty with finger prints and marks all over the walls. My partner refused for us to stay in there and we upgraded to a more pricey but smaller room. Upon arrival of the new room half the power points were not working as well as the lights. Construction work so you couldn’t sleep in. Breakfast buffet was average. Not much to choose from. Good location and good staff but that’s the only positive about staying in this hotel.

Maybe it was me, but it wasn't clear that I wasn't supposed to stay at the main hotel. There is a separate building, Building B, behind the main hotel, which is the older suites it seems. The overall condition is okay, but don't expect luxury. There were 3 rooms, which consisted of a living room, bathroom and bedroom. All necessities were readily available. Warning: there is no elevator! I really appreciated the hotel sending help with my large suitcase. The staff was super friendly and very helpful. The area is walkable, especially to the night market, with plenty of shops and restaurants nearby! I would recommend this hotel to travellers in Chiang Mai!

Arrived very thirsty, received vouchers for drinks, however were not allowed to use them, as they were dated for the following day. Leaving the elevator into the hallway, there was quite a bad smell. Opening the door to our room, we were greeted by a bad smell again. Several items in the room were worn out. Aircon was very loud, even on low fan speed. And aircon temperature could not be adjusted, there was only one default temperature (about 24°). Breakfast was good.

Good Location & Value for Money.

Based on the \"Star Rating\" & Pricing the hotel, on an overall basis is good & value for money.
The only downside is that the Hotel Rooms at the \"wings\" have no lift. We had to drag our bags up to the 3rd floor.
Our proposal is to allot those who booked early, the Rooms located at level 1, etc.
Better still to install a lift.

Fantastic location, staff unwilling to help

You won't find a better location! It's very close to the night bazaar, 15-minute walk from the Sunday market, and lots of things in close proximity such as tour booking, laundry, restaurants, massage, etc. The lobby was nice and very clean and spacious rooms. My only complaint is that the staff was pretty unwilling to help the couple of times we needed them. It was partly due to language barrier but also partly due to them simply saying no and not willing to try. We left an important bag in the car on a tour and the driver came back to drop it off. We asked the front desk if they had seen it and they kept saying no. When we noted that it was sitting right in front of us behind the desk and insisted that was it, they finally relented and checked the bag. The driver had just dropped it off not even an hour prior.

Disgusting guesthouse should be demolished!

The self awarded “4 stars” doesn’t apply to the outer buildings (WingB) which are so old, dirty, unmaintained, filthy and damaged they are a health hazard. Not even hostel quality and triple the price. NO WIFI, free or otherwise. My first room felt disease ridden with human stains on the walls and was uninhabitable, the second a bit better and housekeeping did try. Had to sit in the lobby for very slow WiFi as did the $120 a night guests. What a joke. Reception staff were adequate, breakfast (250 baht) comparable to other cafe prices. The hotel trades on its fictitious 4 stars for the outer wings, which should have a minus rating. Will never stay again and highly recommend against booking. There are other places in Chiang Mai making a real effort and much more worthy of your money.

We wanted 2 twin beds, that’s why the option was the new building with elevator, however, my friend they needed double bed, and booked the old building!!! They had no hot water!!! Only warm, we mentioned to the staff, they told us that it’s normal???end it up our friend needed to take a shower in our room.!!! Be careful

The AC was very temperamental, the place just felt very cheap and the mattress was not comfortable at all. The worst part might have been the shower which never got hot and was mildly lukewarm. The staff at the front desk didn’t really speak English and were borderline rude. Also I think I was promised breakfast and I never got it. Overall a very disappointing stay.

best place to stay in Chiang Mai

I stayed in the suite residences, which doesn't have an elevator, so if you're on the fourth floor like I was and don't mind the trek up stairs, it's totally worth it. You get your own master bedroom, living room, and bathroom, all very spacious. The place was clean, and cleaned and replenished everyday which was nice. The lobby, swimming pool, and fitness centre were clean and useful as well. Hanging out in the lobby was cozy and leisurely in itself because of the comfy couches you could recline on. I would definitely stay here again if back in Chiang Mai.

We were in the old building for the hotel (our choice as was much cheaper) and found our stay really pleasant. The rooms were old fashioned/slightly shabby, however they were clean and so spacious it felt more like an apartment than a hotel room.

My Favorite Budget Hotel If your in the New Building! The Old Building has no elevator! Parking is very LIMITED with very few places to park! The Hotel gives you a Free I’ve Coffee or a Coke in the Lobby. The Lonby has some Beautiful wood carvings!!! The Bed Matress is cheap and Old semi comfortable! Pillows are Old and need to be replaced. Over All you get what you pay for. I normally stay in the biggest 5 Star Hotel in Chiang Rai. For the Money this place is just OK but not great!

In a good position not far from the night bazaar area - the old building, which is where I stayed, has amazingly large rooms, more like a suite with a decent size bedroom, hallway with bathroom off, and a separate living room with TV, microwave and fridge. The main hotel has a pool and gym, and these can be used by people staying in the old building. Perfect for people who like space.

The hotel is surprisingly good. I stayed in the new wing with lift so everything is quite pleasing to me, especially (1) the partition with a long bench facing a huge window; and (2) the daily complementary set. Shower is good. Breakfast is good. They even provide daily welcome drink! I think if the money I paid, these are much better than expected.

We stayed in the main hotel building ( the one with a lift). The room is a good size with a comfortable bed and pillows. However, the lighting is very poor and surprisingly for a hotel of this class there is no safe in the room. The shower pressure was weak and the water was either too hot or too cold. I tried to tell the reception staff about this but their level of understanding of English was too poor. The breakfast was very disappointing for Western food at least. There is a small swimming pool but no umbrellas to provide shade from the tropical sun. The pool water was cloudy. All in all, a nice hotel which could offer so much more customer satisfaction with just a minor upgrade in the rooms and the staff doing a customer care course and learning to smile.

They also offer vouchers to get one daily free drink per adult from their cafe downstairs

Gave it 3 stars for hotel facilities due to two things

1-the shower head sprays all over the place so you can barely get water to spray on you while you wash up...

2- the hotel key card has to stay in the slot by the door to keep the air conditioning on so it wont be so hot, but if you do that there are 2 main lights that stay on at all times making it difficult to sleep because they are the lights right in front of the bed..

Very comfortable, however I was in older section which meant there is no elevator, just stairs, so when booking make sure you are in the newer section if you require assistance going up and down. I am fairly able but after doing four flights of stairs a couple times is hard work - I forgot my wallet a few times!

I got to know a few walking short cuts to the old city via the lane ways which usually meant taking a tuk tuk otherwise.

We stayed in the old part of the hotel without an elevator. There was very narrow staircase and hard to bring luggage up. Lots of places to eat around hotel in the evening but not many in the morning, so I do recommend included breakfast. The pool was very cold and only 8 reclining pool chairs. Pool area only sunny in the first part of the day.

Nice hotel. Wasn't impressed with the pool. Deceptive photography to make it look better and larger.
No drinks facilities around the pool and no alcohol allowed around be the pool. I'm on holiday, the no alcohol rule is disappointing.
Breakfast was ok, but favoured Asian guests. Little more than toast and eggs for us English who don't do salad and noodles for breakfast lol.

The hotel was pretty good. Near the old town, very clean and the staff was very friendly. Some minor details at out dated, likrme the room keys and elevators, but that was not really an issue for us since they both worked perfectly fine when needed.

It is walking distance from the Chiang Mai biggest street market (3 blocks) and you can't beat that.

Recommended for this destination for sure.

A short walk into the moated centre of town, the Maninarakorn has lovely staff and a relaxed vibe. I didn't use the restaurant or facilities so can't comment on them but I was very happy with my stay.

My friend used a hotel just around the corner for a little bit less a night and said it was nowhere near as nice as my room. It was the size of a medium sized apartment in London!

It took less than 10 minutes to walk into the moated central square of Chiang Mai where all the bustling is happening so that was perfectly convenient for me. There's some of the cheapest food in town available on the same road as the hotel so again that's a bonus. Recommend.

All great apart from some staff

As a solo traveller I felt very out of place as I rocked up at reception with my rather large backpack. Maybe one member of staff was friendly.. the others just looked at me like ones stupid if I asked for general tourist information or about using the computers / printer for my next flight documentation. I was in the old building and didn't feel very safe as anyone can walk past the passive security guard. You do need a key card to get to the old buildings but the again anyone can slip through if someonse else has entered first. Room was amazing! Huge with lots of free refreshments daily. Very clean and comfy bed. Just a couple of unwelcoming, unhelpful female receptionists spoilt the experience. All in all, great location and you can grab a tuk tuk, red truck or taxi anywhere any time. Awesome.

Dont expect a lot from the room

Dont expect a lot from the room, the room is quite old and furniture is not clean, bedsheet is rough and i got lots of bites at night, the bed was not comfy at all perhaps the mattress is just too old. You need some patience for steady hot water apply in the bathroom, shower head was kind of broken too. Location is good though, close to old city, staff are generally friendly. If you look for budget stay, you can pick for something else better with this price.

Great location

2 free drinks at lobby bar per day and free minibar promo were nice touches. WAll sconce, curtain warmers on 24/7 so room never dark. That was a bit annoying. Not luxurious, but comfortable and quiet. Staff was friendly and helpful.
