Rooms were clean. Indian food in restaurant was delicious. The young man at the bar was not familiar with how to make drinks so we instructed him what to mix.
Shuttle to and from airport was flawless.
Only instant coffee is available. Flies were a nuisance while dining so we turned the fan(s)) towards our table to keep them away.

The manager and staf are exceptionally friendly and helpful. They tried within their ability to make life very comfortable. They even provided transportation at no cost to transport my group of 9 from the hotel to Royale Livingstone Lodge and back to the hotel. However, New Fairmount will benefit from little investment i.e. there was No functional DSTV, no connecting Internet, too many mosquitoes. Old and worn out towels. These feedback were provided to the manager and she recived it happily with promise to address. We saw sogns of marginal improvement before we left and hope to see these addressed in the long term. Ram at the hotel entrance to the reception will enhance accessible to be inclusive.

It was a nice room and a great staff. The biggest drawback was a nearby pub that kept music going until 2 AM. Wifi was weak and intermittent during my stay, but they seemed responsive to my pleas for repair.

Outstanding Stay at Fairmount Hotel – Truly Felt Like Home!

I had an exceptional experience staying at the Fairmount Hotel in Zambia. From the moment we arrived, the service was top-notch. The staff were incredibly courteous, warm, and professional—special thanks to Esta and Allen who went above and beyond to ensure our comfort, along with the rest of the amazing team.

Our room was very clean and well-maintained, and to our surprise and delight, we were even upgraded at no extra cost. The hotel arranged smooth pick-up and drop-off service to and from the airport, which was a huge convenience. Even though our flight was at 6 PM, we were generously offered a complimentary late check-out and a complimentary lunch—something you don’t find everywhere.

The food was consistently delicious, and the location is perfect—safe and within walking distance to great restaurants, museums, local craft markets, and only about 10 minutes from the airport and the breathtaking Victoria Falls.

To top it all off, the hotel has a vibrant nightclub with VIP access and a complimentary first drink, which made our nights fun and memorable.

I highly recommend the Fairmount Hotel to anyone visiting Livigstone, Zambia. I’ll definitely be staying here again on my next trip. Thanks again to the entire team for making us feel right at home!

This hotel has world-class service. All the staff, from the front desk, to maintenance and housekeeping, work to ensure you have the best experience. There's a fantastic breakfast buffet, with every sort of food. The hotel is in town, so you can walk to everything. If you want to plan a tour there are reps to assist near the lobby. I would definately stay here again.

I thoroughly enjoyed my stay at the Fairmont. The hotel has world-class service. The staff are all so friendly and accomodating. Everyone from the front desk to maintenance and housekeeping are there to make sure you have the best visit. The breakfast buffet is amazing... just about every type of food is there, eggs and bacon, beans, tomoatoes for a full english. If you want to plan activities there is a tour company right next to the lobby. The best thing was being in town. You can walk to everything, or get a taxi right outside.

The staff at the Hotel were wonderful. The greeted me with a smile and quickly checked me in and assisted me. The property is clean a little outdated but its a older property. The breakfast was complimentary and good. The bar/restaurant was good as well. The property is abiut 15 min from Victoria falls and other places to do excursions. I would definitely recommend the property to friends its safe and great locstion.

I travel for work and spend over 150 nights a year in hotels. I've been a Diamond Elite member with both Hilton Honors and Holiday Inn IHG every year since 2019. When I travel for vacations, I also always try to book Hiltons and Holiday Inns to be treated like a Diamond member. So when I saw there were no Hilton's or Holiday Inn's in Livingstone/Victoria Falls, I was a little worried about booking this hotel through Expedia.

However, the level of service I received at New Fairmount Hotel and Casino in Livingstone, Zambia exceeded all Diamond Elite treatment I receive from Hilton Honors and Holiday Inn IHG.

I was so warmly greeted at the front desk by Mwiche, Allan, and Dwayne. They upgraded our room to a family suite. They provided great tips about where to go shopping. When internet wasn't strong in the room, they brought us a router to the room. They offered us a wonderful dining experience at their onsite restaurant for dinner.

At dinner, they introduced us to Chef Rehman, who moved to Zambia from India 20 years ago and specializes in Indian cuisine. We thoroughly enjoyed the warm tandoori naans and dishes Chef Rehman recommended.

The rooms were very spacious and beds comfortable. The hotel is conveniently located within walking distance of nearby local market. And is a short drive from the Falls. The hotel's wonderful front desk team of Mwiche, Allan, and Dwayne can also connect you with their driver Gregory, who can take you around Zambia.

The property is classic and being welcomed by Allan was a great experience and his hospitality alongside Butemwe was very gracious!

The front desk staff “Mwichee” and others were very helpful during my stay and the driver to and from the airport was helpful too! Overall great stay and friendly staff all around!

Allan reached out before our arrival to ensure that the shuttle would be at the airport when we arrived- this was greatly appreciated after a long journey. When we arrived, the backup generator hadn’t started working, so there was minimal electricity (so no air conditioning) but that didn’t last long, the generator kicked in, and we had air conditioning the rest of our stay. We utilized the laundry service and even with the electricity challenges, Esther was able to do a great job with our laundry for a reasonable fee. We ordered food to be delivered to our room and this took quite some time, but it was very good. We ate at the restaurant and there was a wide variety of foods on the menu. The breakfast is included and was very good each morning.

Rosa and Allan always made us feel welcome, calling my kids by name each time we passed the reception desk, asking them about their day, and just making them feel special. The building is older and could use some updates, but it is kept very clean. There is a nightclub attached, so it’s a little loud on the weekend evenings. Breakfast had a wide variety and they would also cook to order eggs and different sandwiches. The family room with two bedrooms was very spacious and the air conditioning worked well, but we didn’t have hot water for showers. My kids LOVE this place and we will stay here again (this is the 3rd time).

This property is dated. It was clean but old, weathered and really in need of an update. Bed was uncomfortable, tiles chipped and towels dry.

The trip was incredible and our 2 nights in the Fairmount led us to reserve an additional night on the return from Botswana. Our room was fabulous and I can honestly say that I’ve never been treated so kindly by staff in all of my hotel stays in the past 58 years I’ve stayed in hotels.
We had a wonderful time.

Had to preserve with the conditions. Disappointing as we had to change rooms because there was only one bathroom yet 4 adults staying there and the sitting room was bigger than the rooms themselves. A big jacuzzi for no reason which we didn’t ask for. We downgraded and the bathroom shower taps did not work. Limited hot water for only 15minutes in the day. Everyday we asked for maintenance to fix it and no one helped or turned up. The taps were annoying- separate hot and cold taps and you had to press down on them like public toilets and they dispensed water for 5 seconds before having to press it again. The towels had stains on them. As soon as you opened the bathroom window you would have lots of mosquitoes coming in. The fridge didn’t work- turning the water in bottles into ice? Good location on the main road but food was further down 15/20 minutes walk. Only good thing was the chef was accommodating to our dietary requirements-managed to cook halal meals for us. Free transport to/fro airport (7minute drive). Wifi was a struggle- barely worked on/off and had to sign in ever so often with papers from reception- which is a walk from your room. Poor Wifi. Housekeeping had a tendency to move all your things in the room and didn’t put it back where it was after cleaning. Would not recommend esp. for the price we paid.

We really enjoyed our stay here. The staff were super friendly and helpful. The area is safe, and it was easy to walk to some shops if you needed anything.

You can see that it is an older hotel but also that they are working hard to update the hotel.

I would definitely recommend staying ar this hotel.

Great Hotel where my family was truly cared for

The Hotel was amazing. I was fortunate to see the Owner and Manager which were both such lovely people and went beyond to make my families stay the best it can be. The staff were very efficient. Our accomodation was comfortable and clean. It was great that they have a nice swimming pool and a great restaurant. The hotel is also located in a great area and is convenient to get to most attractions and shops. I truly will always recommend this place to anyone and have not stopped talking about it to friends and family. Definitely if I am in Livingstone again then this is where I will seek to stay first. I have stayed at many of the big lodges that look amazing on paper but this is the place for me.

Lovely family stay at Livingstone

Amazing hospitality with ever friendly staff that go out of the way at all times. The hotel is at a good location which works well, conveniently located next to the curio market, and you can get some really good things to take back at a bargain.
The hotel also helps organise the various day trips incl the game drives, Victoria falls trips, and other adventure activities which adds to the comfort.

First time in Livingston, checked into the new fairmount hotel and I was really impressed by the way I was received. The receptionist ( Beatrix) was excellent. Perfect lady for the job. She welcomed me, made arrangements for my food, and although I didn’t request an early check in when I booked online but she arranged my room quickly and allowed me to check in 1 hour before normal check in time. The room was big and nice.I would definitely come back to this hotel and I would recommend it to anyone visiting Livingston. Thanks Beatrix for being so professional.

Clean and big bed/bathroom. Comfortable bed. But amenities is not so much. Just old towels and soap, nothing else. Also no complimentary drinking water inside. Staff were friendly, the property was run down. The air con leaked, the taps in the bathroom were not fixed to the sink correctly, the kettle was unsafe. These things were rectified, after complaining. These should have fixed before guest were given the room. The bathroom was very dated, it said there was toiletries, which was a couple of bars of soap!!
It said there was two bathroom, there was only one. We could not sleep due to the night club bass, we complained, it was turn down slightly for 1 hour, it went on until 5am every day. Even though the room was sound proof! With 1/2 inch gaps in the windows! All we heard was the bass all night long.

Property was central to Livingston and the staff were extremely friendly. There is nothing \"new\" about this hotel and it is quite dated. Water was not made available in the rooms and the music was quite load at night.
