A glorious location across the road from Victoria Falls, but the finishings and decor are dated, the grounds are full of animal droppings (zebras, giraffes, antelope, and baboons are roaming the grounds). The staff and service are great. The proximity to the Falls makes it worthwhile.

Great location and that it’s right on the border of the entrance to Victoria Falls. I went to the Falls almost every day. The sister property, which is Royal Livingston had additional restaurants, a bar and a spa, which was right on the Zambezi river and a relaxing experience. On all of the attributes I rated excellent. The only reason I gave it four and not five stars is because the Avani hosts conference is quite regularly. With all the conference hours, it just was a bit more overpopulated in the hotel facilities than I was hoping. But the staff the grounds in the wildlife that walk around like zebras, giraffes, antelope, monkeys, are all amazing. I would stay here again and planning to return in 2 years.

Great hotel near the falls with charming staff and comfortable rooms. The gardens abound with animals (zebra by the pool) and it’s just next to the falls entrance. They provide free shuttkes to the Royal Livingsone hotel so easy to go there for dinner.

The resort location (right next to the Falls), the beautiful gardens and surrounding forest deserves 5 stars. The buffet breakfast was great with a huge variety of foods and service was great. Used the swimming pool once but got blue dye all over our feet so didn’t use again - this needs urgent attention. We were extremely disappointed that Theatre Of Food Restaurant was closed every night during our stay and we were refused entry into the restaurant twice at the sister hotel next door. The food at the pool bar was very poor and the service was slow. I ordered bbq ribs one evening. It was inedible - just 2 huge chucks of gristle in a sauce (see photo). We ended up getting a taxi to Livingstone for dinner. If the dinner situation could be resolved we would highly recommend this resort due to the location and the fact that giraffe, zebra, monkeys and baboons feel free to wander around the grounds.

The welcome was amazing which my children loved and appreciated a lot. I am a Zambian who has lived and given birth to my children abroad. This was the first time I brought my children (24, 22 and 8 years old) to Zambia to fully embrace the culture and Avani gave us that. From the welcome to the night entertainment, and all the in-between surrounding activities were just phenomenal.
We could sit having a meal and the Zebras or impalas are also grazing just a few meters away from us without any fear as the animals mind their own business- this was a beautiful experience. All the staff were super friendly.
The planned activities were not too far away from the hotel too and transport was very easy to access- so another positive.
Overall- a very positive 4-day stay and the children have asked that we go back! 5**

Without a question the best value for money if you are visiting the Victoria Falls area. The hotel is within the national park so you have free access to the falls which are a 5 minute walk from your room. In addition, there are zebras, giraffes, impalas and monkeys roaming free within the grounds which makes for an unforgettable experience. The staff is incredibly well trained and accommodate all of our needs, always with a smile and good attitude.

This is a great experience for those travelling with very small children. Not only were there plenty of facilities and activities for them and the staff child friendly it's only a short walk to the Victoria Falls! perfect for the kids. Cannot Beat the Location

We loved Avani at Victoria Falls! There yould not have been a better experience. We were worried that our stay would not be as good as it could have been due to covid-19, but we were very impressed. The staff were all wearing masks. They made us feel welcome from moment one and quickly responded to any concern we had. You CANNOT beat the location! It is a five minute walk to the falls. You can see the falls and then return to your room for a hot bath. There are zebra right next to you constantly. There are also monkeys and elk nearby. We really enjoyed our stay and will definitely be back.

For hotel of this size the restaurant for most nights was the pool bar which had a limited menu and was outside seating in the rainy season. Also some nights there was local drumming entertainment in the pool bar which was very load and went on far to long.

A little bit of Africa right outside your room

Amazing hotel right in the center of a national park with direct access to the falls. If you want to experience a little bit of Africa right outside your hotel room, you must stay here. Where on earth could you stay. In a 1st class hotel that has giraffe, zebras, monkey & springboks strolling around. 5 minutes walk from the complex & you are in the Zambia side of the falls. Your hotel stay includes admission to this side of the falls, as many times as you want to visit. The Zimbabwe side is about a 30 minute walk....not the greatest with lots of trucks & local people trying to sell something & yo.u have to transit boarder & passport check. The service at the hotel is 1st rate, everybody is so nice. Breakfast is god with lots of the usual choices, they also have a small section for glutton free. Dinner at the hotel was good also. You can book tours in the lobby & the staff is knowledgeable.

FYI in one time I need a Taxi to the bridge between Zambia to Zimbabwe it was raining the hotel told me $20.00. We got are transport from different company to Airport for $30. And the 25 minutes.

Decent hotel in a great location. Property was fairly well kept. Some staff was very helpful and pleasant, some Not as much, it might just be the culture. Dinner and show at the Bowma was awesome, the dancers unbelievably fun. I would recommend this hotel but one on the Zimbabwe side may be a bit more convenient depending on the activities you are planning.

Avani is a lovely oasis with a casual luxury vibe. Can't get over how zebra, impala, giraffes, and other animals casually roam the grounds. Was amazing and the staff made sure the cohabitation was safe. It's nice you can visit the Livingston sister property to view the sunset from their viewing deck or dine for variety if you like. And there is a on demand shuttle between the two where you are likely to see animals on the way. Conveniently located near the Zimbabwe border so walking to the falls on the other side is feasible.

The best part is that the Avani is on the grounds of Victoria Falls. The hotel is decorated in African motif. Real animals, e.g., zebra, giraffe, monkeys, and baboon wander around the grounds. It is easy to get a very close-up photo.

This hotel is great because it is close to the Victoria Falls (Zambia side), and has animals roaming the grounds (zebra, impala, etc.) Everything was very clean.
The service at the pool bar can be extremely slow (I waited 45 minutes just for some ice cream!) As well, sometimes when asking questions at the front desk, it seemed like I was being a big inconvenience even though I was asking some basic questions. Most of the restaurants were closed since the hotel wasn't \"busy\".

The property is ideally located within five minutes walk to Victoria Falls. There is an activities desk that can arrange many other activities of which there are plenty. The evening buffet is not inexpensive but the variety and quality of the food is excellent. The service is very nice overall, but as a developing nation, service like we’re accustomed to in the US is also developing. We had trouble with our keys throughout our stay. The front desk staff almost seemed annoyed when we kept going back to have our keys reprogrammed. It was a bit annoying to us as well. This is a great place and the location cannot be beat. We loved seeing Impala, Zebra, and Giraffe on the property.

Pricey as you would imagine for this popular location but our one night stay was well worthwhile. In short walking distance of the Falls and we managed to do different areas at different times. Resident Zebras and Giraffes that can been seen being fed at close quarters a bonus. Monkeys and baboons about and many birds.
Staff very helpful. Highly recommend that you spend that bit extra and stay here, rather than in Livingstone.

Great location right next to the Falls! $30 taxi ride from Victoria Falls airport to the Zambia border, then you have to switch taxis and it’s another $20 from the border to the hotel. You can walk this portion if you like (if you don’t have much luggage with you). The airport transfer was $32pp if you want to coordinate with the hotel. You don’t have to pay to enter the park through the hotel grounds, so that’s great as you can go as many times as you want. Make sure your mosquito repellent auto sprayer is on, ours wasn’t working and the room was filled with flying bugs as they get in through the gap at the bottom of the entry door. Breakfast buffet was good along with the room service food. The pool & animals roaming around was great too!

The hotel staff are absolutely lovely and a real credit to the hotel. The hotel itself has lovely local artwork scattered around. The rooms are small and ours had no main light so was very dark. The room and communal areas were very clean The rooms are quite tight - ours had a painted concrete floor, two uncomfortable queen beds and none of the extras you would expect for over £250 per night. Not much info on arrival about what’s at the hotel (small craft shops for example tucked away out of sight) - the pool was great - we had a fantastic stay but you do pay a lot. I suspect for the excellent location 5 minutes from the falls!

Best place to stay for seeing Victoria Falls - a 5 min walk to the trails along the Falls and 10-15 min walk to the bridge. Food at the restaurant was very good and breakfasts offered many selections. Loved having the zebras, impalas and giraffes wandering around the grounds (hotel is in the National Park so you don’t even have to pay the park fee). Everything was well done, only one small flaw - my ordered box breakfast to go was missed one morning. Rooms are spacious and clean, good service.

The hotel is close to the Victoria Falls and the \"sound that thunders\" could be heard from the little patio area outside my room. Sitting here I could also watch the zebras grazing and a cheeky baboon checking patio doors! The room was nicely decorated, well equipped and very comfortable. The communal areas were also beautifully decorated and appointed. The spacious grounds/gardens were lovely and we really enjoyed sitting in the pool bar listening to an excellent African band. The staff were uniformly friendly and helpful. Service was, at times, a little slow but, hey, this is Africa. We only ate breakfast at the hotel and it was good, lots of choice.
I have only two minor criticisms/suggestions; for someone of advancing years the lack of support rails to the shower and bath in the very beautiful bathroom was a concern. And the lovely walk to the Falls could have been so much better and easier if some benches were provided (perhaps by the wonderfully quirky statues along the path)
Overall we had an excellent short break and would happily recommend this hotel.

Air traffic very high with choppers and micro lights running from 07:30 until sunset every day, this is no fault of the hotel however it is the proximity of the hotel with the falls which is what we paid for. The staff went out of their way to accommodate all requests we had. Family enjoyed the stay and did say we should come back.

Was very close to the Falls and you could easily get to them whenever you wanted. Inside the park so animals were all around (no predators). Zebra on the front lawn, giraffes crossing the road, mongooses scattering as you walked by — amazing experience! The architecture reminded us of the American Southwest and the layout of the property made it easy to navigate.

We ended up moving to the Avani on the advice from a friend after a bad experience in another hotel. We were amazed at the location which is inside the park and a very short walk to Victoria Falls. The hotel is upscale and in great condition. The rooms were clean and very nice. Wifi was strong even in the rooms. Best plug and charging setup of any hotel I have stayed in. Food was very good. Only negative was the service at the pool bar/restaurant. Had enough people but very disorganized.

Brilliant hotel particularly the services. The assistant manager Evelyn is exceptionally helpful. We forgot to bring kids’ birth certificate with us at our one day safari tour. I rung hotel to help. Evelyn spent hours communicating with our travel agent, looking for the documents and scan them through. We’re very grateful and happy customer of this hotel. We would love to come back and would definitely recommend to any friends and family.

Wonderful property located adjacent to VF Park.

Great location to The Falls. Visited with two kids age 6 & 12 who enjoyed all the amenities of the property, including movie night. The natural setting of the property affords you lots of wildlife viewing; monkeys, zebra, Impala, crocodile, birds. Rooms were nice and clean. Definitely recommend this property!

Very pleasant stay, only let down by food

Lovely setting with fantastic kid-friendly pool and easy walking access to the falls with minimal hassle. I was really pleasantly surprised by the friendliness and professionalism of the staff, which rivals some 5 star places. But besides the decent buffet breakfast, the food was what really let the place down. I ate there for 3 meals outside breakfast. One of those was ok (a chicken wrap), the other two things were gristley kudu burger with stale cheese on top, and a tasteless hard and disgusting chocolate brownie. Both times I felt physically ill after consuming it. Such a shame given the rest of the qualities that the hotel has. I'd go back, but wouldn't eat there again!

Wonderful Hotel With Great Access to Victoria Fall

Avani was a great place to stay near Victoria Falls, walkable to get to the bridge and across to Zimbabwe if you like. We got upgraded to a suite which was very nice. The atmosphere was also incredible with zebras hanging around right near the pool and a shuttle to go to Royal Livingstone for a cocktail or dinner if you wish. Food was solid here as well. Highly recommend.

Ok but overpriced!

The room was clean and the hotel staff was excellent. However, the room was not quite as described by Orbitz and is NOT worth the cost. It is WAY overpriced!

Nice Stay

Hotel advertises a shuttle pick up and drop off at the airport but this is not the case, prepare to spend $40 each way for your journey. Evening carvery when available is average st best, wide selection but not good. The food in general is average and over priced.

Service all round is very good and very friendly.
African Queen river is a must!

Positives, only a 2 min walk from the falls, be aware though, because of this there are helicopters flying over 7am-7pm. Avani shares its grounds with the Royal Livingstone which is a nice change of scenery and has a great deck on the river.

Nice family resort. Very close to Zambia falls.

Enjoyed poolside meals. Service slow at busy times- need extra waiting staff. Waiting staff lovely and friendly. Room good but small for family. Shower tiles need clean. Air con nice and quiet. Very nice environment. Shuttle to Royal Livingstone good. Livingstone side of falls low on water but close to other activities. Border crossing a pain.

Awesome hotel

We stayed in a family room which had 2 king beds. Everything from the room to the staff was great and close to the pool and reception. the falls were a 4 minute walk which was free entry if you were staying at the hotel.

Good location

We loved our stay in August 2017. The hotel amenities were great and the staff were very attentive. It was in a great location walking distance to the falls with free entry.
The breakfast was great.

The rooms need refurbishement.
So I do recommend this hotel.

Tips.
Request quite rooms away from the live music/singing at the pool side restaurant
The excursions are pretty expensive so be prepared

Lovely hotel with on-site wild life :)

Lovely hotel right by the Victoria Falls.

Rooms were in very good condition - fresh linen, comfortable beds, good hot shower.

Hotel facilities were very good - we had the buffet dinner, which was good - nicely cooked without being too overly cooked. The Crocodile Tail was really nice.

Great resort. Best proximity to the falls.

We were at the Avani for 2 1/2 days, 3 nights. We enjoyed most meals by the pool and a terrific breakfast buffet in the main dining area. The grounds and wildlife are amazing. The first night we walked to Victoria Falls on the Zambian side. The following day we shopped in town, visited the History museum, and walked over the bridge to partake of the falls from the Zimbabwe side. (Long walk, $30 at border, another $30 for the park entrance). Spectacular! On Friday we were taken (Bushtracks tours) on an all day safari to Chobe National Park in Botswana. This included a land portion, grand lunch buffet, and an afternoon of viewing by boat. It was unforgettably fun and exciting. We got back just in time to watch the sunset over the water at the Royal Livingstone Motel, partner and neighbor to Avani.

Okay stay

The hotel was nice and cool to have the zebra's and other animals wandering around. The rooms were clean, but weren't anything special and were particularly small considering the cost of them.
Location was great, being so close to the falls.
Food wasn't anything to shout about, especially as we'd just come over from South Africa where the food was incredible.
Overall, the hotel was very overpriced for what you get.

The location was amazing. The first room we went and had little bugs on the dresser. We switch to another room. The second room had no bugs But the shower stall looked to be worn out giving the overall store a nasty look. Staff was very accommodating. We broke a glass at about 10 o'clock at night and they came and vacuumed. Breakfast was good, dinner was average.Saw zebras
, giraffes, and monkeys on the grounds. It was a lot of fun.

The staff was very helpful. The shuttle drivers were excellent! The public facilities are beautiful and very well maintained. The hotel's greatest strength is that it is located right next to Victoria Falls. On the other hand, the rooms are in need of updating and repair--inadequate lighting, doors that have to be slammed to close, patio doors that are difficult to lock, and ill-fitting shower door. The problem is at the Avani you pay for a 4 or 5 Star hotel but you get a 2 Star room. Just be aware of this.

Very ordinary room ( value for money ) on an excellent property.Less said about the food , the better.Hardly any choice. Most of the activities are outsourced to other companies whose prices are steep.Only solace being proximity to Vic Falls.After staying in Avani at Bentota in Sri Lanka, this was a huge disappointment.

Knocking on Victoria Falls' door

Our stay at Avani over Valentine's Day was great. The hotel staff couldn't have been more helpful and friendly. The fact that it's at the door of Victoria Falls is just great. One can hear the falls' fury from the room and from the property grounds. Live music, great pool, delicious food and drinks. The funny monkeys in the morning and the guards chasing them away from the bar area is so cool to see... Very funny seeing the guards running after the monkeys but they never even get close. LOL What really made our stay though is the warm, friendly staff of the hotel. The bed comfort, the small sofa in the room and TV programming can improve though.

Great potential with some spiffing up

This is a beautiful hotel that just needs a good manager to tell the staff to clean up the zebra droppings off the lawn, rake the dead branches and leaves, get the breakfast area open and running on time, pick up the room service plates the same day they're left, etc. It's a gorgeous hotel and room and its sister hotel (Livingstone) next door is even better. Note: you can use their services while staying at the cheaper Avani. The pool area is very pretty and little used and there are extensive grounds for walking. Plus the Zambia side of Vic Falls is nearby and there's no entrance fee for hotel guests (it's $30pp on the Zimbabwe side). Lots of animals wander the grounds and, oddly, there are hotel employees with leaf blowers, Segways, electric carts everywhere.

Great hotel, close to Vic Falls.

Loved the hotel. Everything you need. Very special to have animals grazing within touching distance and without fear of humans. Friendly and helpful staff. All speak very good English. Will definitely return.
