Our hostess was incredible! The day of our arrival, we took the wrong bus on a hot day and she greeted us at our room with a carafe of chilled water! She made us feel very welcome throughout our stay, and the breakfast was exceptional. I would highly recommend this property to anyone who is looking for a relaxing vacation in Bellagio.

A beautiful hotel / apartment in Bellagio
We stayed here for 2 nights as a family of 4, with 2 young children. The room was clean, beautiful and spacious. About 25-minute walk to the Bellagio town. There was car parking included in a nearby carpark. A tasty breakfast was included (however, note that breakfast was only from 8am so if you are an early riser you may have to miss this).
There was no iron or kitchen facilities in the room, but a kettle and bar fridge were available.
There were not many restaurants nearby open after 7-8pm (would recommend getting dinner in town prior to coming back to the hotel in the evening if possible).
Overall it was a convenient and wonderful stay.

The staff went far and beyond to provide the best services and assistance. Laura gave us very detailed instructions on how to get around the area. Their rooms are very cute and clean. Breakfast was delicious. Laura even arranged an earlier breakfast for us, so we could catch the early bus/ferry. We really appreciated their assistance and will come back soon.

I can't say enough about this property and the women that run it. It's clean and a close location to Bellagio, but when we got off at the wrong bus stop in pouring rain, Laura arranged for a coworker to come pick us up and bring us to the hotel. She also gave us a ride into Bellagio and helped to get our boat tour to be re-arranged. Amazing! Our room had a fantastic view and the breakfast was the best of our entire week in Europe. Five stars all the way for this place and the amazing Laura.

The location is quiet. There is a ferry location about 150 yards from the hotel and you don’t have to deal with the crowds in Bellagio. Room was clean and the breakfast was great. To get to our room there were 2 flights of steps. Bellagio is about a mile walk from the hotel. Nice quiet location

To be honest I was a little concerned about staying here as I received a message saying if we couldn’t get parking at the bottom of the road, we should park in the next nearest car park and when I looked that car park up it was full of people saying their cars had been broken into within minutes of parking there! However, I need not have been so concerned as we easily got parking within a 100 yards from the property and suffered no damage to our little two seater.
The accommodation itself was very good, the two ladies dealing with everything were very friendly and helpful and breakfast offered a wide range of delights, we didn’t try everything but the cakes and fresh fruit etc were delicious.
I am glad we chose the Bellagio area instead of Como as it was very pretty and much quieter, so we felt safe walking around the streets, while when we drove through Como it was very crowded both with people and vehicles.
My only regrets were that we didn’t have more time as it looked like a lovely place to explore and that there were a limited number of places to eat as the main restaurant on the front was completely closed but we did find a café in a back street so managed to get a slice of pizza, we didn’t venture much further as we are in our 70’s, the roads around the accommodation are really steep and I managed to fall over on a pile of wet leaves that were hiding a camber on the road so damaged my knee.

This was a great, quiet and well appointed apartment. It is about a mile away from the hub of Bellagio, but walkable and a very short drive with lots of parking. The staff was very friendly, and helpful. Very close to the lake too!

Breakfast was good with good choice and staff were all very helpful. Kettle was provided with tea and coffee in room. Good fish restaurant close by and a launderette. Hotel was good value for money. Excellent service especially in helping us find taxis at critical times. Good rooms. But inconvenient location- should not be categorized as a Bellagio hotel when it is 30 min walk away. Transportation quite inconvenient, had to wait for 30-120 minutes to get on to a bus to Como. Also no help in getting luggage up to 3rd floor, it was very difficult to operate without elevator. Taxis very expensive. We should have selected a Bellagio hotel.

The room is clean and spacious. The beds are firm and comfortable, the pillows are a bit too bulky for us but it’s a personal preference. The furniture, in my opinion, look outdated, but again some guests may like the “antique” types of furnishings. The hotel is located in a quiet neighborhood and one block from the lake. There’s a ferry dock with limited service. Breakfast offers fresh fruits, hard boiled eggs, cold meats, cheeses, yogurt, delicious cakes and hot beverages. The hostess, Laura, is extremely helpful, so is her assistant, Giovanna(?)! The place is charming. We enjoyed our stay.

Only downside is if you book the Carmen room, it is an attic that has been converted to a room, so I ended up walking around like a hunch back and banging my head onto the low beams. So just be aware when you book. Otherwise, the ladies were phenomenal and helpful and breakfast was delicious. Definitely would stay there again, in a normal room.

Only stayed one night and found the property with little difficulty. Location is agood walk but short drive to Bellagio. The property is beautiful and comfortable, very clean and well maintained property. The self check- in easy and quick. Parking offsite workable once you learn to navigate area. Road is narrow but fine just be careful. We had a group of 8 and used four rooms. I'd stay here again and recommend highly if you enjoy quality B&Bs.

Perfect location for a long weekend on Lake Como! From the top-story apartment we stayed in, we had spectacular views of the lake and the local church. Laura and her staff were a pleasure to deal with! Breakfast was scrumptious. My stay here was excellent - the woman that greeted us at reception was very friendly and helpful, giving us lots of tips about the area and transport. The town itself (officially San Giovanni) is small and quiet, and it is about 25 - 30 mins walk from the centre of Bellagio. There is a small continental breakfast available which was also a bonus.
It is possible to take a tourist train or bus to Bellagio but you can't do so after 6pm so must either walk or take an Uber/taxi (if it is available - which is unlikely). I personally enjoyed the walk very much but it is important to know this when booking as it does state on the website that it is in Bellagio which is not the case.
The thing I liked about San Giovanni is that it is much quieter and more peaceful than Bellagio. There is a small, very nice beach with a bar which is about a 5 minute walk from the accommodation - I don't think there is any beach in Bellagio (at least not that I saw). We still spent time in Bellagio (which is a gorgeous town), walking around and having dinner but then could escape back to San Giovanni for a more quiet vibe.
If I go back to Lake Como, I'll definitely be booking at Locanda della Maria again!
It is possible to take a tourist train or bus to Bellagio but you can't do so after 6pm so must either walk or take an Uber/taxi (if it is available - which is unlikely). I personally enjoyed the walk very much but it is important to know this when booking as it does state on the website that it is in Bellagio which is not the case.
The thing I liked about San Giovanni is that it is much quieter and more peaceful than Bellagio. This little gem is just outside the main area of Bellagio but is absolutely beautiful. The host Bruno, goes above and beyond to make your stay amazing, he is clearly so passionate about looking after his guests. It only takes about ten minutes to the main area of the town which is a nice break from the hustle and bustle.

We had a lovely stay. The manager, Bruno looked after us very well and was very helpful. The location is good although there is a 20 minute walk to Bellagio. We were happy with this and there is a bus stop nearby so you don't need to walk. The breakfasts were good also. The real bonus for us was the access to use a private beach on the lake with sun beds which was only a short walk away, A great place to stay

Just outside Bellagio, this FULLY updated and remodeled B&B score high on all major points: Location, lake swim access, WiFi signal, shower size and water flow, A/C strength and sound insulation. Checkin was a breeze and Bruno is super nice. He is the owner and you can tell he takes pride in his business. Everything is well executed from design, to quality to breakfast. You won't go wrong staying here. Plus, the lake boat bus as a stop right outside the building, giving you access to ALL the towns on Lago Como

This was a lovely hotel - our room had a view to the lake and mountains, and we woke up to the sound of the birds singing. Everything was spotless. Excellent breakfast and an entertaining host. We had our own car (free parking) - it might be a little far for anyone who had to walk to Bellagio to eat. But the walk was beautiful, especially if you went via the Villa Melzi (ticket good for the whole day so you can walk back the same way). If you like gardens this was already on your list! We were very happy with this accommodation.

Lovely hotel in quiet area
This is a lovely little hotel. The room was very clean and quiet, and the breakfast was excellent. Bruno (owner/manager??) was extremely helpful and friendly. The only negative is that it's about a 25 minute walk from Bellagio along narrow roads which isn't great in the dark, however a taxi only takes a few minutes. There is also a ferry from very near the hotel to Bellagio but it only runs a few times a day. There aren't many restaurants nearby, but if you're looking for a quieter location or have a car this is ideal. The Wifi wasn't very good in the rooms.

This hotel is outside Bellagio so less tourists and hustle and bustle. The room was beautiful and very clean . Bruno the manager speaks very good English and was very helpful . He even drove us into town so we would not miss our ferry! I highly recommend this hotel !

Great hotel - if you have a car
The only drawback to this hotel - and it is a big one if you don't have a car - is that it is a considerable distance from Bellagio. It is at least a half hour walk from the center. There is a ferry stop nearby, but it is a secondary one and not every ferry stops there. Also, there is only a single fish restaurant nearby- no cafes or places to sit and have a glass of wine or a coffee. No laundry. Otherwise it is fantastic. Clean, bright rooms. Delicious breakfast. Wonderful staff, beautiful location near the water. We would recommend it highly to anyone with a car or to anyone who wants a quiet place a distance from town.

Great B&B close to Bellagio
The room was nice, clean and spacious. The bathroom was very clean and big too. We had a great continental breakfast the morning after we checked in. Bruno was an awesome host, help us with our trip back to Milan. He planned and printed out an itinerary that included exact times for ferry, trains and all the connections we needed to make in order to make our flight from Milan Malpensa early in the morning, He did all this while we enjoyed the day in Bellagio,. He even had someone pick us up at 6;00am to drive us to the ferry stop. That was extremely nice of him. Thank you Bruno, for making our short stay in Bellagio an amazing one!! Grazie

Perfect place to stay in Lake Como
Absolutely loved my experience at Locanda Della Maria. During my search for a hotel in Lake Como, I found most of the accommodations to be outdated and super expensive. Locanda Della Maria is not only extremely affordable relative to other options, but it is contemporary and very clean! AC works great and a fantastic breakfast is included (coffee, fruits, cereals, croissants, breads, meats, cheeses, and cakes). It is about a 20 minute walk to Bellagio but you can take a water taxi for under 2 euro to get there and if the timing doesn't work with your schedule, you can take a taxi for 10 euro. The water taxi connects to all of the major towns on the lake so it's a perfect base. Bruno was an excellent host! Kind and helpful with a great sense of humor. I'd recommend Locanda Della Maria to anyone looking for a reasonably priced hotel on Lake Como!

Great location and lovely place to stay
Really good location if you want to be within walking distance of Bellagio town centre (approx a 30 minute walk) but also want some peace and quiet as San Giovanni itself is a lovely, peaceful part of Bellagio. If you visit the Villa Melzi gardens, this gives you a more direct route to the town centre and tickets are valid all day so you can use it as a shortcut back to the hotel (open until 6.30pm, April to October). The hotel itself was fantastic and Bruno was a great host. There's also a good range of food offered at breakfast which we were very happy with. Would definitely stay again.

The hotel is located in a quiet area very close to the beach and to the ferry station, seven minutes away driving to the city center. We stayed three nights, the room was spacious and clean, the breakfast was very good. Bruno,The hotel manager, was very welcoming and helpful. Defiantly I will stay again in this hotel.

Great hotel in San Giovanni, near Bellagio
Locanda della Maria is a great hotel on Lake Como. It is very near the San Giovanni ferry stop, that runs about 4 times per day. If coming from Varenna, save yourself a 10 euro cab ride to the hotel and take the ferry to San Giovanni.
The room was very spacious and clean, the bathroom was good size and Bruno is a very nice host. Breakfast was excellent, and the air conditioning and wifi worked great.
It took about 20 minutes to walk to Bellagio from the hotel, and I would not recommend doing it with bags. The road is pretty narrow in places and the lake is blocked for most of the walk. Definitely do-able though.
There is only 1 restaurant in San Giovanni and it was fully booked the night we arrived, so definitely plan to eat in Bellagio.

Great little B&B
We stayed for only one night and were a little surprised at how difficult it was to gt transport from Bellagio to the hotel! there are no taxis but we subsequently discovered (after getting a lift from a friend of a waiter) that the local tourist road train and the ferry also went to San Giovanni (where the B&B is)! anyway the B&B was very clean, had full A/C, 4 english TV channels, well organised, breakfast was very good and Bruno could not be more attentive or helpful. We would definitely stay again.

Lovely B & B in a quiet location.
We stayed two nights. Bruno is a delightful cheerful host, and an excellent baker of sweet things to boot! The B & B is in San Giovanni just on the outskirts of Bellagio, about 2.2km on foot. There is a water taxi stop right out the front of the hotel which is a lovely way to have a small tour of the closest villages. 15€for an all day ticket.
The facilities were very good (except for the hair dryer which would have taken an hour if I had had the patience). The bed was comfort +, Bruno says the mattresses get renewed every year. The bathroom beautiful, colourful Italian tiles. We had a first floor room, windows are all double glazed so the noise from any traffic on the cobble stones was no problem.

Simply amazing place run by an incredible man named Bruno. He does it all: checks you in; asks what you want to do; connects you to people, places and activities; he sets out a beautiful breakfast and paints landscapes of Bellagio on wine bottles. We had a lovely stay. We arrived in Bellagio after hours, and a wonderful note was left so we could easily access our room. We were starving after a long day of travel and had a bit of a walk to find a restaurant, but the scenery was so beautiful we didn't mind at all. Breakfast in the morning was incredible with homemade apple strudel and other pastries, along with a nice array of other options.
