Room was clean but generally low quality across the board. No soap dish or shelf so shampoos and other items must be placed on the shower floor, show drain was bent with sharp edge that would hurt/cut a foot if unaware. holes in the wall were present, curtain dirty and stained. Very thin walls and sound transfers between units so you can hear your neighbors as if they're in your room Overall an okay, lower budget travel destination.

Great location and ambiance. Access to beach was great. 3 bedroom ocean view unit rooms were large and nicely decorated, but show a bit of wear and tear. Each room was keyed separately, and one lock was hard to use (rusted up maybe?). But was just a minor inconvenience. Absolutely would stay again!

The location is excellent: on the beach and in the heart of Placentia. We had a condo: large rooms, very clean and light, large balcony., but no view of the water or the beach, which I had thought I had arranged. Furnishings were substandard - No comfortable chairs, lighting was inadequate for reading, closet space was inadequate, there was inadequate drawer space. Lighting in the kitchen area was lacking. Staff was very friendly but not very effective at responding to requests. There is no pool and no comfortable place to mingle with other guests, although there is a pleasant Tiki bar at the resort next door. The beach slopes steeply down to the waters edge and during our week there I did not see anyone in the water. Plenty of white sand, several thatched palapas and beach chaises, but overall not an inviting beach environment. It did not live up to the on line pictures or descriptions. An adequate place to stay but not quite a resort. I would not return.

The condo was beautiful, clean, convenient to everything in town, and the staff was wonderful. We also loved the meals at the resort. On warmer days, enjoy direct beach access and sea kayaks, and bikes were also available. The concierge also set up and personally guided one of the best snorkeling days ,with local area knowledge. Our stay ended with a very comfortable, included ride to the municipal airport. 10/10 would stay here again.

We had a 2-bedroom condo (5A and B), right on the beach. It was very comfortable, and I especially appreciated the fluffy blanket and fantastic AC. We felt very secure, and the staff was extremely competent and helpful.

Both bathrooms had a strange issue, in that the toilets would make noise at random times - possibly when the top floor flushed? - but while they flushed/drained slowly, they never backed up. It was a little eerie though.

this place had a total baiting switch. They charged us for the premium room that we chose and then gave us a lesser room and refused to compensate us for the difference. Which was $100. They had zero Wi-Fi. And when we came home, we have found additional charges on our credit card from this hotel that we did not authorize. It’s a scam and we really want our money back.

The big problem was the glass door in the bedroom that leads to the outside. It let in so much light in the night with 2 bright lights outside the door and we couldn't sleep.

Stayed at Brisa Oceano Resort and had a great experience. The staff were friendly, easy to talk to, and always willing to help with anything I needed, from recommendations to getting around town.

The rooms were clean, comfortable, and well taken care of. Housekeeping did a solid job the whole time I was there, which definitely matters after long days out in the sun or on an excursion.

Location is hard to beat. Close to the beach, food, and bars, but still quiet when you want to relax. You can walk pretty much everywhere without hassle.

Overall, it was a smooth comfortable stay with great service and zero issues. If you’re heading to Placencia and want a no-stress place with a good location, I’d recommend Brisa Oceano Resort.

This is our second consecutive summer staying at this property, and we absolutely love it. It's the ideal hotel for anyone wanting to feel truly connected to Placencia village life. We enjoy our morning routine of jogging, then picking up fresh fruits and vegetables from the local markets—all just a five-minute walk away. The numerous nearby restaurants are also a huge plus. The staff consistently provides exceptional service, with Kendra at the front desk being particularly outstanding. When I accidentally left my passport in our room, she immediately took charge of the situation. She arranged for a driver who was already heading to Belize to turn around, retrieve my passport, and deliver it to me in Belize City. We're already planning to return next summer.

When we arrived to Brisa we were escorted to our room by staff and given a quick tour of the room. We quickly noticed that we did not have a pull out couch (we booked the 2 bedroom with 3 beds beach access) and when one of my guests went to inform staff and initially received an attitude that we “did not rent the cot as we were supposed to”. I then had to go and speak with staff myself which I believe I spoke with a manager who was then quick to remedy the situation as we did indeed book 3 beds, not a cot. They went and swapped out the couch with another room that did have the pull out bed which was appreciated. We also inquired about our VIP welcome cocktails, which staff went to go get more supplies to make those for us.

Beach was ten steps away from our room and several steps away from “the boardwalk” which leads through the town with shops and other hotels and restaurants. Room stayed cold, size of rooms were great, technically 2 balconies with our room. This easy access also allows almost anyone to walk through or on the property, so just something to be aware of.

We were aware the Sargassum was an issue, but we were upset about the lack of trying to clean up at least the garbage stuck within the sargassum on the beach, it was really dirty, we’ve posted pictures. We were unable to swim far enough out to have clear water. Towards the right of the property in the corner of the beach seemed to be better. Property next door has a small pool and bar they allowed us to use

A late check in of a guest #3 and #4 at 12:13 AM kept both my daughter and I up till 2 AM. We had to arise at 6 AM to meet our ground transportation, and I just have never banged on someone's door asking 'Can we just keep it down a little?' I wished I had..

Do not stay here!

Our reservation was for December 28th. We arrived early and called to see if we could check in, but they said no, which was fine. However, when we arrived at 3 PM, the scheduled check-in time, we were told we’d have to wait another hour.

When we finally got to the room, it was set up for two people, despite my reservation clearly stating it was for four. I showed them my receipt, but they insisted I only reserved for two. The room only had a loveseat, and when I complained, they brought in another loveseat instead of resolving the issue properly. My adult children couldn’t fit on them, so my son had to sleep on the floor. No refunds or discounts were offered.

To make matters worse, the previous guests of our room walked in with a key they still had. Housekeeping also entered our room twice without knocking. We felt unsafe the entire time.

Other issues:

Wi-Fi didn’t work for two of three days.

The bathroom door didn’t close.

There was a used tampon in the trash when we arrived.

The sliding glass door leaked, leaving a puddle by my bed.

The staff took no accountability and dismissed my concerns, despite how much I paid for this trip. This was one of the worst experiences I’ve ever had. I wouldn’t recommend this place to anyone.

The rooms at Brisa were very clean. The staff was very nice and answered any questions we had. I was curious why we were given an upstairs room (my mother is 75) when there were few people staying at the hotel and the other was available directly below us. My only complaint was about the distance of the hotel from the water. It's no short walk down to the beach, compared to other properties.

The property is far removed from the main street with a long dark path to the room. We had a bad encounter with the security gaurd closing the gate one evening and disappearing from the site. We searched all around and he wasno where to be found. We were stuck outside the property for over an hour and unable to get back to our room. So dangerous and irresponsible. I would not stay here again.

The most important thing about this hotel is staff. They are always willing to help and very friendly.
The rooms were very spacious but the mattress is hard. I preferred a softer mattress.
The only issue, I had with the hotel is on the main and a lot of people walk their dogs and don’t pick up the poop.
The location is great, everything is in walking distance.

Unit had unfinished wall patches all around and our room out of 2 bedroom unit had no hot water for showers etc... maintenance came out and we had hot water once after that then no hot water ever after that and wasnt worth our waste of time to sit around for maintenance to come back and sit around for service when we could be out spending time around town.on our short stay! Also we had our room get slightly flooded on a heavy rain storm because patio slider had a gap in door jam when fully closed!

Way overrated, especially for the cost

We were really excited to stay here based on the pictures and description. Then we arrived. They did not and would not give us the room type we’d booked, and made no attempt to resolve or provide any customer service. Instead the reception was defensive and unempathetic. The room was generally good- with many scratches, dents, cracks, wear, etc though each fairly small. The door to the connecting room had a see-through crack so fortunately other guests weren’t in it! Despite that unit being empty, the AC was left on full blast for nearly a week. What a waste! Yes they have bikes, but they’re in poor condition (chain needs grease, tires nearly flat) and no one in the reception seemed to know or care to fix, let alone be proactive & knowledgeable enough to check when presenting bikes and give working ones. The units are right on the Placencia sidewalk which is convenient- and loud until past midnight. They don’t even bother picking up the trash on their beach. Decent hotel masquerading as a resort. Wouldn’t stay there again- visited multiple better places around town.

Decent location with a nice room. Second and last time to stay here. The management is local and the rules are predatory. They have 30 minute check in policy where if you don’t let them know there is a problem in 30 minutes it doesn’t exist.

WiFi didn’t work on either of my two stays and I was not given maid service in either stay.

I did get a little ink in a pillow case and I was charged $50 after checkout.

We went through Expedia, who did not pass along that we had 6 people, so they didn't have a bed ready for the last two people. They made it sound like our fault but got a pullout couch. They said they had only couch pillows and all pillow cases were in the laundry and we should expect more than that. Not such great customer service. Beware of the Wifi instructions; they had a mis-spelling.

Nice, with a great view of the ocean! Bertha was really sweet and helpful! The property was clean, but you can tell that the previous guests haven’t always taken pride in taking care of it, as there was obvious wear and tear…holes in some walls and some scrapes. Also, the couch needed to be spot cleaned really badly and our bedspread had some really bad stains in it, and could use a good bleaching. These are things that are easily fixable by management, and are things that as a paying customer, I will definitely write a review about. You can tell that at one point, this place used to be really really nice. Overall, my kids had a great time, which is all that really matters!

The rooms are damp. Air conditioning is the only means of dehumidification, but using the air conditioning causes significant condensation on the blinds, which drips onto the floor and forms substantial puddles.

The room was quite small - although this is a pattern in Belize. Its design was notably inefficient, with a lot of space wasted by a hallway / entryway that nominally had a desk in it but wasn't really all that usable.

The location is pretty good - easy walk to lots of restaurants, dive shops, etc.

The room was clean & comfortable, but this was certainly not a \"resort.\" The walk from the office to the rooms was long as well as the walk from room to beach which is not typical for most properties in Placencia. They need to step up their game if they want repeat customers. They need a better path out to the beach, more than 6 beach chairs, a \"no housekeeping\" or \"do not disturb\" sign (we got a knock on our door every morning at 8AM),

We loved our stay! It was right next to the boardwalk and easily accessible to get to and from the beach and bars. Our room was amazing and comfortable. There’s also their own beach area that they keep very clean! Beach chairs and towels were available to use for that as well and there’s a bar right next to it that you can get drinks from!

The only thing that I found was a problem was finding where the main office was. Google maps took us to the actual rooms rather than the office where you check in. The sign was present but we definitely missed it. So if you stay here, the office to check in is on the main road so look for that!

We loved our stay and we would stay again.

We loved staying here. It’s our 5th visit to Pacencia and this resort is one of the best. The suite was comfortable, clean and spacious. The Entire staff were extremely helpful and kind. You can swim in the ocean right in front of the resort or you can use their sister hotel’s pool. It’s near the Main Street as well as right on the famous “narrowest street in the world” according to Guinness book of word records. Very cool place to stay.

I read reviews all over the board on this property, but I found it to be very enjoyable. We had only a few minor issues (our A/C froze and was dropping ice on us in the middle of the night) and a few bugs (but you’re in the tropics, remember..), but all were very quickly attended to and the staff was incredibly pleasant and helpful. Placencia is a quiet, slower pace of life and there is plenty to do within walking distance, including Rumfish y vino, which is a fantastic restaurant right next door. There is NO POOL on premise, but you can be transferred to Placencia Hotel which has the biggest pool (and swim up bar) in the area. The pool is NOT within walking distance, but transportation can be arranged for you. If you rent a car/golf cart, you can just have the front desk notify The Placencia and they will wave you through once you get there. Cute, comfortable, and clean stay at Brisa Oceano.

I do not recommend Brisa Oceano Resort in Placencia. Our room was listed on Expedia as 818 square feet. The room ended up being about 200 square feet. The property manager Juan said \"you booked through a third-party website so we are not responsible for the square footage they list.\"

Our bathroom had severe damage. The hair dryer was ripped off the wall, shelves from the shower were removed and never replaced, and the cabinet under the sink had severe water damage. It was filthy and unsafe because someone left a heavy piece of granite under the sink. I travelled with a toddler and the room was not safe for him to be in.

Juan, the property manager, agreed to have his maintenance team repair the bathroom. But I was forced out of my room for 2 hours while they completed the repairs. My toddler needed to nap during this time and his entire day was disrupted due to the construction on my room.

I do not recommend staying at Brisa Oceano Resort. We feel really misled from the listing. Brisa Oceano needs to take better care of their rooms and complete repairs before guests arrive. Make sure you sleep with ear plugs because you will hear your neighboring guests through the walls.

The staff was very helpful and friendly. They acted like a concierge and helped with cabs; Covid testing; tours. Their attention was 5 star. The rooms were clean and nicely decorated. Location was convenient to restaurants; laundry; small supermarket. Definitely recommend staying here. Excellent value in Belize.

Property is right on the beach in the town of Placencia. It is significantly upscale from many of the other hotels in the town. They have a system where they give you a wrist band at the Belize City Airport and they let the hotel know and have a car waiting for you when your plane arrives at the Placencia airport. It was really nice to know there wouldnt be any hassle getting to the hotel. This too, is upscale service for this part of the world. Very appreciated.
