Great location for the old city. About 15 minutes walk to main shops and restaurants, in a nice quiet area. Nice small places to eat nearby. Hotel was lovely, really friendly and helpful staff. Room was great, had everything we needed and get clean. Would highly recommend this hotel and would definitely stay again

Great place

Really great place to stay. The woman upon checking in was so lovely and helped us with everything we needed, from renting a scooter, obtaining a taxi to the airport, and extending our stay.
On down side is on the 3rd floor it's quite noisy from the birds on the room (they start at 5am!). Main level room was much better.

We loved this hotel. It's charming, the staff are very kind, and the pool is refreshing. The room is large and very comfortable. Every day a new bottle of water is provided.
Perhaps adding four pillows (2 per side) would make it more comfortable.

Internet was spotty at times, it is not very quite during the day or at night, and the hot water was not great. Other than that the place was as advertised and for the most part I enjoyed my time there. The staff was great. The AC was great! The little neighborhood is nice and in a decent location too. Oh and breakfast is blah...

the staff were friendly and helpful, the cleaners were very nice and efficient.

the only dislikes were not enough sun loungers by the pool due to lack of space, and there was a noisy dog barking at all times of the day and night, the dog was not on the hotel premises

Nice quiet place. Bery friendly staff. Can not beat the price. We had a pool side room. The pool was small but everytime we wanted to swim it was empty. One unique thing about the pool is that the sun shines on it all day which is awsome. A lot of the pools in chiang mai are in the shade all day long. Oni at the front desk was fantastic to deal with. Breakfast was very mediocre but this is just a bonus as breakfast is not included nor advertised in the price. It included watermelon, pinaeapple, coffee amd toast. I stayed in 3 different hotels while in Chiang mai and this one was by far the best and also the cheapest

This a wonderful small, affordable hotel with a helpful staff and great location. We stayed four nights — 2 nights before an overnight at Elephant Nature Park and 2 after. They stored extra bags for us while we were at ENP and called the ENP office to verify our pickup time. Convenient to laundry facilities and a great coffee shop called Baan Bakery.

We stay here every year. The staff are always so friendly! It’s a great location and rooms are clean and comfortable. Noticed the noise from
Birds this year was much much higher. They are roosting under the eaves on top floor and the crowing is endless. (Pidgeons??) some of the smaller touches are gone this year I noticed. Linens are smaller and very tired and there are no longer facecloths in the rooms? Tea kettle and coffee tea are always there and appreciated. Pool small but very clean and refreshing. Fruit and toast in AM are perfect. Good place for the the price paid.

We have stayed at Baan Ratchiangsaen every summer for many years. Noticing a few changes. Linens are getting tired, no more facecloths offered. And the pigeons are out of control. They are roosting under the eaves of the second floor roof and they are LOUD all day long but especially in the morning. I’m not sure what can be done but it’s disturbing the guests. Otherwise everything awesome as usual. Rooms are clean & spacious, kettles provided. Staff very sweet and friendly. Great location with proximity to old city, food massage markets etc

Terrible facilities in the 3rd floor

It was terrible facilities in the 3rd floor, rusty kettle, dirty slippers, not hot water for taking shower. Luckily, they changed us room in the 2nd floor from the 2nd night, it resumes normal. Staffs were really helpful and nice.

The hotel and room itself are quaint and lovely. However, we were placed on the third (top) floor and every morning birds would gather on the roof and make the most incessant, LOUD, \"cooing\" sound. Also, the surrounding area leaves some to be desired for. Other than that, the staff was nice and helpful.

Great boutique hotel, close to everything.

Baan Ratchiangsaen is a great boutique hotel. It doesn't have all of the bells and whistles that 5 star hotels do, but it is very comfortable and in a quiet part of Chiang Mai. Free wifi and simple continental breakfast (toast and fruit) are included. It is close to a local market, good local restaurants (on the adjacent street) and the Chaing Mai gate. Well away from the tourist area surrounding the night bazaar. The biggest problem I had was a shower that flooded the bathroom a couple of times, but otherwise it is very good quality. I'll stay here again.

We weren't expecting a breakfast so it was a lovely touch in the morning that fresh fruit was available to us bread to toast and marmalade or savoury biscuits with coffee this set us up for the day really nice - I really enjoyed this hotel lovely quiet pool with lots of green space in a large city

Overall - a pleasant stay

Stayed in this hotel for 4 days. Staff was very friendly and helpful. Room was clean. Overhead rain shower was not working but there thankfully water heater was working. Room was spacious and clean. Hotel located about 10 minutes away from the ancient Gate walls. Its located in a small housing estate hence you will have to walk out if you looking for public transportation. Most guests either had rental motorcycles or own transportation. There are many laundry shops around which charges 40THB per kg wash. There are two local convenience shops nearby which opens only in the day. For breakfast the hotel provides free toast and coffee/tea. Baan Bakery which is 3 minutes walk provides a more complete breakfast if you require. Freshly baked pastries and good coffee there. As in most boutique hotels there are no elevators hence be prepared to climb the stairs. There is a swimming pool if you want to cool off on hot afternoons. The neighbourhood is quiet at nights (except for the occasional dogs barking) with a lone local pub just across the street. Overall I would grade hotel A. But for location I would grade C as you have to walk out if you looking to dine, massage, night entertainment or shop in Chiang Mai night bazaar area which is quite a distance away.

Nice hotel in a charming district of Chiang Mai.

I wanted to get a good taste of life in Chiang Mai. Baan Ratchiangsaen turned out to be a perfect choice. While being clean and modern, it still was located in one of the most charming, village-like districts of CM, close to one of the night markets, bars, restaurants and wats.

Nice boutique style hotel situated in a quiet area about 6to7 minutes walk to Chiang Mai gate one of the entrances to the old town..It is a small hotel but nice and clean.All staff are very friendly and helpful. The air conditioning was very quiet but very effective.WiFi struggled in my room but was excellent in the foyer.Swimming pool small but nice.Overall a nice stay in a nice hotel no hesitation in recommending this hotel

The hotel is very lovely but it could be even better. The bathroom was a bit dated and the shower head didn't work at all. They were clean just in need of some love. The room was well decorated and also clean. The staff were even more friendly than usual and allowed early check in.

Very energetic helpful staff. Very clean facility. The hotel welcome book does dwell on several pages of potential charges for stains and missing items but our only minor charge was for mistakenly taking the water from the mini bar (my bad) for 60 baht($2.40) which the staff left a bill for on the day of the mistake.They do provide 2 bottles/day on the desk
The hotel is in a fairly quiet street with some chickens roosters and dogs in adjacent yards to tell you when to get up.
The continental? breakfast was comprised of instant coffee, powdered milk, toast, jam, pineapple and watermelon.
We made that acceptable by purchasing sliced ham and cheese slices to put on the toast.There is an excellent breaky /coffee place 1 block away for excellent food (Bloom) also in the Walled city \"Dash\" is fantastic for L+D.
The front staff lock up at 11 pm but are on site for late night partiers through a side door.
A fair price from the airport is 200 baht($8.00) per vehicle but we overpaid on arriving at midnight-400 baht.

Stay elsewhere! Roosters crow all night!!!!

This stay was below average! Roosters crowing all night and early in the morning. Was told I needed to move rooms during my two night reservation, very inconvinent!!! The odd thing about our room move was that the second room was exactly like the first one. Wifi extremely slow. The staff speaks little to English and the front office staff was slightly rude when I asked them to call our tour guide. I was told no! I need to pay them for the call since the tour wasn't booked directly thru them at the hotel.

Location was excellent- a short walk to the old Chiang Mai gate and close to temples, food and shops. Rooms were a good size and everything was tidy. Had laundry service at 40 baht per kilo - very convenient. Most of the staff were very helpful and friendly. On the negatives, toilet seats were wobbly and the shower water somehow flowed outside the shower area (leaving restroom somewhat wet). And a small pet peeve - a few small mildew spots in the shower.

Really cute and nice

The hotel was very nice, clean, big and confy room. The only thing was the AC, it turn off and on and wast as cooler as it should be, besides that it is a perfect hotel! We bookef prívate tour with them, the tour guide was the best and a really gentle man, we booked all tours with him for our whole stay. If you stay at this hotel make sure to visit the little coffe and tea spot one block from there; it was delicious and very cool.

Hotel is authentic,cute, quiet and clean.

We arrived from the chiang mai airport which is about 15 minutes away only and checked in around 3 pm. Everything was in order the hotel staff was already waiting and prepared. Took them 3 minutes max to give us the key and they helped us out with the bags to the first floor since there is no elevator. the room was amazing! Spacious and beautiful interior decorations. The view on the window was so relaxing and tropical green. we had no plans but the guy at the reception helped us almost everyday organize trips and taxi services which were super cheap(below 200 baht). We had an amazing time as everything was a walking distance away and we could rent bicycles to go eat and sight see. There was this awesome tiny restaurant called flower blossom or something just on your way to the main road. Try their food and drinks since the hotel doesnt have any room service the breakfast is as good as non existence. All in all Chiang mai and this hotel were just too awesome in general!

The hotel itself is pretty basic but we really enjoyed the location. Its located next to the Saturday walking market and a lot of cute coffee shops and restaurants. We loved that we did not need to get a taxi to get around in Old City. The hotel is perfect for someone wanting to enjoy a quiet and simple stay while in Chiang Mai.

Really enjoyed our stay in Chiang Mai! This is an excellent small, modern, and very clean hotel. The location is slightly difficult to find at first for some cab drivers, but that is the least of your worries. Once here, you will find that it is excellent location near old city and the night market. Definitely recommend renting scooters to explore.

Hotel staff, Cake, is the \"sweetest\" girl ever! She will go out of her way to make sure your stay in amazing. She gave us directions on numerous occasions, helped when we broke a bottle of water in the room, etc. She is deserving of award or promotion for her dedication to hospitality excellence. Last but not least, very large modern rooms with huge bay windows at a very minimal price! Highly recommended!

A Gem in Chiang Mai

A little gem, this is a charming hotel. I stayed in one room with my two young adult kids. The room was clean, comfortable and all the facilities worked just fine. The free breakfast is very basic, continental, but a nice bonus. The staff is very nice and helpful. We stayed on the first floor and our room opened to the pool. This is a charming, quiet hotel, I would stay again.

Relax hotel! I love it!

Although it takes 5 mins walk to Chiang Mai gate, it's highly recommended for people who wish to stay away from city! The hotel is Lanna style which is beautiful design, however the swimming pool is quite small and just next to other guests' room which made me didn't want to swim on it. The only noise is the sound from the roost outside (a bit like living in countryside)，and there are gecko on the wall. I love this hotel very much as the staff are nice and friendly! There is a cheap food night market in chiang Mai gate, I had dinner there twice during my trip.

Clean & comfortable boutique hotel

The Baan Ratchiangsaen is a lovely small boutique hotel a few blocks from the old city of Chiang Mai. We had a spacious corner room with windows overlooking the surrounding hills. Staff was friendly and arranged transportation to the airport as well as the Tiger Experience. Pool was very small and there are no private balconies, only a terrace on the second floor. Our room rate included complimentary breakfast. Very affordable and convenient.

Nice guesthouse but not great location

The building is new and well-kept, with large rooms which are kept spotlessly clean, and the bed was very comfortable. The location is a pleasantly 'local' neighborhood and is quiet at night. However, it's not the best location for a short visit to Chiang Mai - the areas of interest to tourists in this city are walkable, but this guesthouse is a good 15-20 minutes walk from the centre of the Old City or the night market, which is a long way in the hot, humid weather, and this is not an area in which you will easily find a taxi or tuk-tuk, or restaurants etc.

A bit far but worth to stay

Drivers may not know the location of the hotel as this is NEW! But that's fine, if you show the map with South Gate and Chiang Mai Gate Hotel - that they can locate the hotel very easily. It takes at least 8-10 mins walk to the South Gate, please take a note of that.

The hotel is new, I can still smell the fresh paint in the wardrobe. The design is good, the room is big (You see separately sitting area is not normal even that is in Chiang Mai - still near the city right?). The environment is quite and the facilities are new. (We love that!)

The staff is super nice and helpful. They helped us to call our tour (Not theirs but the others) for travel arrangement and also provide support when we need to communicate with other locals.

Understand that is only simple coffee and tea, and 2-3 kinds of fruit with little biscuits and toasts will be provided as light breakfast - but no worries, it is not hard to find places to eat in Chiang Mai.

Nice air-conditioning; with comfortable bed. Better rent a bike or motorbike to stay in this hotel - that will be much more convenient and we also make this suggestion to the hotel. We picked this hotel in mistake as we thought bike rental is available here (mixed up with another one, possibly...) so we thought that is not a problem to stay a bit far away from the city centre. If you think you can always take tuk-tuk or taxi (which is cheap there), then this place is good for your stay!

This hotel is located outside the old town - just under 10 mins away. The street is quiet but actually has two bakeries, a bar and small food shops. This side of the city seemed a bit quieter which we didn’t mind. It was easy to get everywhere by tuk tuk (usual rate 150 THB).
Our room was on the top floor (3rd) and had a nice view. There is no elevator but the girl at the reception was eager to help with the luggage.
We didn’t end up using the swimming pool but it looked nice and clean.
The staff was very friendly. We had our elephant park experience pre-booked but they still helped when we needed to call and double check the booking etc.
The room was spacious and had everything one needs. The hotel offered some bread and fruit for breakfast but I recommend the Baan Bakery close by.
Definitely recommend this hotel for exploring Chiang Mai.

El hotel y la habitación estuvieron excelentes. El agua caliente en la ducha solo sale por un momento y después deja de salir, el agua se sale y se tira por todo el piso... a excepción de eso todo increíble. La de todos los trabajadores fue de lo mejor, siempre dispuestos a ayudar al maximo y súpe atentos.

El hotel queda realmente cerca de varios templos hermosos.

Petit hôtel très sympa à 5 minutes à pied du centre de Chiang Mai.
La piscine est fraîche mais c'est agréable en fin de journée.
Le service est super, le personnel accueillant et le déjeuner simple mais en quantité suffisante.
