Horrible horrible horrible. Third floor room. Steep stairs NO elevator. No hot water. Safe didn’t work so I had carry all my valuables with me. TV didn’t work. Bathroom light burnt out (one of them). Very dark. Hard and very uncomfortable bed. It says no smoking but i can smell pot all over. No security, anybody can go anywhere. Old style key lock, very easy to break in given the fact nobody at the front desk most of the time. Sorry I do not have a single positive thing to say about this establishment. Also the single front person I saw and complained about all this (tried) spoke almost no English. She told me her boss will come thru Google interpreter but the “boss” never showed!!! This hotel should not be in Expedia.

For a superior room, there was barely room for one person's belingings, nevermind a couple. It was neat, and somewhat comfy. In my bathroom, the shower door was removed, which made the whole bathroom floor a big pudfle of water. I only saw one staff member the whole week. Between her cleaning tooms and the constant running down the stairs to tend to customers...it looked like a long day for her.

Nice enough and well priced.

We liked this hotel, its not in the centre of the tourist area but easy enough to walk. Our room was spacious and comfortable.
The pool is really cold and there aren’t enough pool chairs.
Staff were OK and helpful when we needed them.Overall good value for money.

Choose this charming inner-city oasis if you love to be able to walk and explore. You are in the heart of the city and can get to more restaurants and convenience stores and retail shops and outdoor/indoor markets than you can maybe even absorb. You won’t want for coffee shops or bars, etc. And the un-heated, salt water pool is a welcome refresher in the heat of the day. Rooms are charmingly appointed. Air conditioning worked great in my smaller room. Beds around here tend to be firm. This was no exception. Rainfall shower head is a nice touch for the taller set. Mini fridge keeps the bottled water provided chilled.
Do not stay here if you need silence at night. Hotel is across the street from two bars and a massage parlor. You will hear music and talking until at least midnight. Ear plugs were a saving grace (I brought them).

Lovely, clean property down a quiet soi with a few bars in walking distance. Really close to the evening food market and walkable within 10 minutes to Tha Phae Gate. Staff were also very friendly and helpful. Have stayed here twice and happy both times.

Nice place to park yourself when in chiang mai

I decided to stay on for 2 extra days here as the room is clean, comfortable and central. There is no option for food at the hotel so anyone needing breakfast or other meals will have to look for those in the surrounding areas. The pool is a nice place to have a cool-off dip when you get back from touristing.

Hotel staff were wonderful. They helped book us a mini bus to Pai and made some tour confirmation calls for us. Really good location.

We had a corner room adjacent from the stairs. If you stay here request a different room. The noise from people going up and down stairs kept us up or woke us up. The noise from other guests and the bar across the street was horrible. Had to sleep with ear buds listening to white noise to cancel out all the other noise.

The room it's self was a decent size. However, holes in the cieling from water damage and dirt on the walls makes you wonder who is taking care of this place.

Our room was cleaned on request but some days you would get soaos and other not.some days you would have water restocked and some days not.

Our safe didn't work, but we left our valuables at reception safe and that was Ok!

Overall I would not stay here again.

This is my husband and my 4th stay in this hotel. Yet again it has lived up to the high standard of comfort, friendliness and service for the price range and area that we have come to expect and enjoy. it is in easy access of all tourist activities and restaurants to suit all pockets. Nothing was too much trouble for the staff and the fresh smell on reentering the room each day after being out and about reflected the care taken by the housekeeping team in maintaining the room

Lovely week in Chiang Mai

The hotel was wonderful and in a perfect location. We could walk a block to a street food market. Or a few great restaurants, The Funky Monkey, and next door to that, Mickeys, were just up the block.
The pool was a little chilly and there were only 2 lawn chairs, luckily it was quiet while we were there and got the chairs when wanted. Around the pool they are trying to get grass to grow. When we showed up it was dead, then they re-sodded it which just made for a very muddy poolside. But oh well, just jump in the pool right? Had a wonderful week here and would recommend it.

The hotel itself is not too bad, the rooms are a bit dark but nothing drastic and the pool is nice to have, the WiFi is shockingly bad so if you need to work as I did then this place is a no no. They are also a bit school teacherish about the rules and there are signs everywhere telling you how much you will be fined if you break them, the staff are a bit sad looking but mean well I guess, I wouldn’t stay again as there are a lot better places if you know where to look.

Seriously a great nook in the old city: close to a market for cheap dinners, amazing massage place across the street, vegan smoothies and fresh juices for 40THB next door, walking distance to all the wats and shopping district. The pool was fine: I have no idea what anyone is complaining about. It's enough out of the Frey that you can avoid the obnoxious Pharang parties and close enough that if that's your jam you can go and then still get a quiet nights sleep. Even during Songkran this year it was an oasis. Just a personal note: would LOVE a kettle in the room but otherwise it's all the things.

The hotel looks better in the pictures than in real. The room was small and dark, the only window overlooked the pool, so it had to be curtained. The pool was very poor and small, during our stay and no one was using it. The staff speaks English poorly. The only advantage was the localization - close to the temples and near the night food market.

First 2 days I was in a deluxe room like requested and paid for because it was suppose to be 2 adults in the room. My companion couldn't make it. When I came back 7 days later I booked the exact same type of room. They figured since I was alone they would put me in a much smaller room. The house is nice, good aircon, rooms are good for two person, nice pool, everything is nice for the budget price.
The only thing is noisy, somehow very noisy... the traffic starts very early and till late night... the corridor and the stairs are very noisy when other house guest walk through and chat... maybe the room door and the windows are too thin, i think a thick curtain should make a big difference...
Anyway, with the price, it's a good bargain for the location...
The location is a super plus, a few mins walk to the chiangmai gate food market, saturday night market, wet market, lila massage, super close to airport...
If you can coup with the noise, this is a very good choice.

Chiangmai was in a good location, front desk staff were very helpful. Breakfast was good and served promptly. The down side was the beds were hard and pillows lumpy.
So hard to get a good night sleep. Shower was always Luke warm even when we asked about it. After a four night stay I was so looking forward to a hot shower.
Air conditioning worked good. Traffic outside wad noisy.

The CM Botique house was just perfect! Location is great right inside the old city walls so you could walk to many restaurants and very easy to get a red truck or tuk Tuk to markets or anywhere you need to go. The staff was all very friendly and helpful. Pool nice and cool for morning and evening dips and the breakfast was among the better ones we had all over Thailand! Only small thing to complain about, wifi was terrible except for in main lobby or by the pool. Otherwise, perfect for the price!

No tea & coffee available in the rooms or in the eating area of the hotel.

Weird locking system on bathroom door. Can lock from either side. Our 4year old locked one of us in & closed the room entry door, so poor person locked in bathroom for 30mins without others knowing.

Have stayed here every summer for three years. Won't be returning due to the declining condition of the hotel. Cockroaches on 3 different days. Broken pool loungers, staff's English very limited. Wonderful location, adequate breakfast, coin laundry on second floor a plus.

I have stayed here for a week plus 3 years in a row and I notice a big difference this year in how run down the hotel is getting. There were cockroaches running around my room 3 different days. In 6 years of coming to Thailand I have never had a cockroach in my room. Only 1 of the 3 deck chairs isn't broken. No hot water in my shower. The location is great of course and the pool is refreshing. Hotel staff has limited English so be prepared for that.

The hotel was clean and the room was spacious. It was in the middle of town and very easy to get to anywhere. We walked to the markets and the main temples and found it safe to walk at night. The hotel staff are friendly enough but don't offer valuable info (such as a map and where we are on the map and which way to markets)unless you ask them. The hotel has a pool as well but we didn't end up using it.

Nice Hotel in Old Chiang Mai

It took me a while to warm up to the Chiang Mai Boutique House. First, I love the colors and the look of the place. The hotel is near the Chiang Mai Gate so you are really close to the Walking Street Markets on Saturday and Sunday night - a huge attraction. Go around 4:00pm to avoid the largest crowds. That said, being in the old city on those days means that it can be noisy. Usually you are so tired and the beds are comfortable so it isn't much of a problem. Be advised, guests climb stairs to get to the rooms and carry their own bags. There is a coin-operated washer you can use but you can't use the dryer. There are racks to dry your clothes. Great food choices in walking distance. We had two problems while we were there: a leak in the one bathroom and in the other room a dripping air conditioner. The first was fixed the next day and neither problem was horrible. It has a pool but this is a place to stay if you want to be out and around in Old Chiang Mai and come back for a good night sleep in a clean, comfortable bed.

If you like noise....

If you enjoy falling asleep to the sound of street noise, you'll love this place! I initially picked this small hotel because it's on a side street. That side street, even though it's one way & narrow, has to be one of the busiest streets in Chiang Mai. To made matters worse, my room was one of those right over this side street. This noise condition could be greatly improved by replacing the single paned windows with sound proofing glass. The breakfast is also very minimal. I stayed here two nights before giving up and moving to something better, for my remaining four nights in Chiang Mai. There is lots to choose from, I suggest choosing elsewhere.

This hotel is in a good location in terms of being able to walk to the Sunday market, Saturday night market and the Night Bazaar. The not so good part of it was it was noisy since it was right off the street. There's something in the hotel that was going on almost all night every night that sounded like construction work (we think maybe it's a generator). We can hear pigeons outside the bathroom window. There were spider webs and a couple of dead insects (maybe moths) on the walls. We noticed the last two nights there were ants on the bed near the headboard. The mattress is uncomfortable. I was disappointed with the breakfast which was included in the room price because it was an American breakfast. There was a safe in the room that did not work and they did offer use another room but we would have to wait another day. We would not go back to this hotel again.

I spent a week and the hotel was ok. The breakfast was ok. Only variety was way eggs were cooked and a different juice everyday. The location is a bit away from main entertainment area but not too far of a walk. Chiang Mai is a bit expensive to get around using public transportation as most of the streets are one way and you get taken for a ride.

If you like Chiang Mai you'll love this hotel.

This is considered a \"budget hotel\" but its way more than that. It is inexpensive but it has everything you'd expect from a bigger more expensive hotel but maybe smaller.

The pool is small but when it 40 c in Chiang Mai any pool is fantastic and this one was spot on.

Our fellow guests were a mixture of back packers and middle aged (like us). Everything is spotless and we got a junior suite which is a great idea because the rooms are small. The breakfast is adequate but I wouldn't write home about it. My wife loved the imperial leather soap after a sweaty day riding elephants and mountain bikes. The staff are lovely and the 40 bat beer is ice cold and great value. This There are 4 PCs with Internet and free wifi. place is a gem.

don't be misled by first impressions

Had an enjoyable 4 nights at chiang mai boutique hotel. The hotel itself is small but quaint and when first arriving the smallness of the pool (by reception) and the rooms may disappoint, however after settling you begin to appreciate the uniqueness and location of the hotel, which is in the heart of the old city and close to many temples, small eating places and the very worthwhile saturday night market. Breakfast becomes a bit boring - eggs, toast and fruit, coffee, tea and fruit juice but it is enough to start the day. The restaurant over the road is very good selling thai and european food, with friendlly staff - try the 'chocolate lava' dessert! The road running parallel has several temples on the left hand side, the first with a pond with large fish which you can feed, and also free food and drink for wary travellers. Further down there is a spectacular temple with ruins behind, well worth a look. I feel perhaps that the rooms maybe overpriced but if you get a bargain, it is worth staying and during the hot season the pool is a must.

The Chiang Mai Boutique House was very clean and comfortable. THe staff was very helpful in booking Excursions. The pool is lovely. The location of the hotel is good as it is fairly close to the airport, walking distance to Restaurants and easy to get Tuk Tuks right out front. Breakfast leaves a little to be desired, but this is a minor thing to me. I felt very safe there.

Good location to see the sights of the old city.

The Hotel was very convenient for walking around the walled city. It was easy to walk to most sights and to catch a son taw if you got tired of walking. The pool was a nice addition for cooling off. The breakfast was adequate and the staff were very courteous and helpful. Recommend going to the \"Love at First Bite\" and Fern Garden restaurants.

good for value, not much else

We liked staying here for the low price, and the location (it's very close to the weekend/night markets, still inside the old city walls, and in a less touristy location than near the East gate.) However, the hotel failed to impress. We thought most of the staff were either complacent or rude. They said they could mail postcards for us and our family never received them. The room was unimpressive, the hot water was off and it took two days to get it figured out, and the bed was ROCK hard. The hotel has an attractive swimming pool that seemed cold, so we never used it. If I were ever in Chiang Mai again, I'd probably try a new place before coming back here.

Nice hotel and well placed for main attractions

They arranged airport transfer for 300 BHT, cheaper to taxi at airport but it was worth the extra 100-150 BHT for the ease of having someone waiting for us. Hotel is about 20-25 mins away from airport. Nice hotel just within the 'old' city square. Close to all main attractions. We stayed in Deluxe Prenium room which was nice, clean but a little small to find room to place suitcases. Room was quiet and we didnt get any road noise. Laundry area on 2nd floor if you need it. I mentioned to them we was there on our 25th wedding anniversary and they laid flowers and heart shaped poem on the bed on arrival which was a nice touch. Pool is at front of hotel so you dont get privacy as such (if thats what you want) however water was cold (even to cool down after a long hot day). Breakfast was ok though you get the same menu each day with different fruit. Night staff was very helpful and pleasant, I found the day staff little less friendly/helpful. Good value for the money. You can get much cheaper hotels but i suspect these are much more for the 'back packer'. We walked within the old city and near by markets. Taxis (red ones) are cheap at approx 20 BHT each for travel within the old city square if you dont want to walk (you just hail them and if they going your way agree price and jump in). Temples, street markets and street food stalls nearby. Very cheap spa/ massage just 200 yards up the road (turn right outside hotel) with full 1 hour massage for 180 BHT (we had one every day)!

Hotel as advertised if not better

The staff was very helpful and friendly. From the front desk , the cleaning stall where really nice and did a great job of cleaning the room. I was not sure based on some of the reviews that I read but I can say some where way off base. Like I said earlier the staff and condition where great and the breakfast service was also excellent . Would not hesitate to recommend this hotel for the money. Nice quite location

don't use the laundry!

General hotel appearance is smart and clean. Hotel room is good but small with little storage. Aircon worked well. Breakfast ok but monotonous. Nice cold pool but watch the slippery tiles. A few issues spoilt our stay. Tried the self service laundry but clothes came out dirtier than when they went in. Lots of road noise even though the hotel is not on the main road.

Server our needs for a cheap hotel

The hotel is right next to a main road for Chiang Mai traffic, and it was very noisy. In addition, the other guests who used the pool after 900 PM were loud. I asked the guests to be quiet, but the noise continued. The front desk did not help. The rooms are small and practical. The shower had hot water and was quite large for such a small hotel room. The mattress was very hard on the body, but there are massage places very close to cure those pains! All in all for the price, the hotel was fine and it served our needs. There is so much to see and do in Chiang Mai, you are not going to want to stay in your room.

Good Location, Great Service, Lots of Noise

This modern hotel is located just within the walls of the old city, making it easy to see the sites. The staff are very friendly and helpful. The room was very clean and comfortable. There's a cheap self-serve laundry as well. Great hotel. However, all rooms are centred around the pool/courtyard. If you require a quiet place to sleep, look elsewhere. You'll hear every person returning in the early hours of the night. The walls are quite thin as well. I booked in for 4 nights and had to leave after 3 due to lack of sleep.

Inside Old City at a Great Price

Nice hotel, especially at the price. Very pleased with the decor and the location inside the old city walls. My spouse observed our room small, but I preferred to think of it as cozy and intimate. My chief concerns were no headboard with a rough stucco wall behind the bed, and a safe that was too small for my 15\" laptop. Other than that I was very pleased with my experience. Room repair and cleanliness seemed to be very good.

Must uncomfortable, back braking bed ever!

The first night we got there, we got to the hotel at around 12am and were extremely first having come all the way from cambodia. My girlfriend and I immediately tried to go to bed when I noticed that the bed was frickin rock hard. I've traveled all over the world and have stay in hotels and hostels that range from $700 to $6 a night and never layed on a bed like this. It was like trying to sleep on the spring box without the mattress! I tried to deal with it and suck it up, but I could not sleep! Finally at around 5:30am, I went and told the front desk and the employee told me that they would do something about it at 7:00am when the staff arrived. When 7:00am came around no one ever came to my room to help with the problem. I went back to remind the guy that I need some help and notice that his English was very limited and that what I had told him might not have been understood. Eventually I just went up to the maid and asked her if she could put 2 bed cover under the sheet and she did which made a world of difference. I was so happy that I tipped her for making my stay so much easier. Another thing that the hotel needs to work on is their staff. Most of the staff there doesn't speak go English like in all the other hotel we stayed at thoughout Sout East Asia.

Great location

Excellent location, 5min walk to the Saturday and Sunday night walking markets. Lots of bars and restaurants nearby but area was not noisy, our favourite was the Tuk-Tuk Cocktail Bar (car) 100m up street. Nice having a swimming pool in hotel, breakfast was adequate (juice/toast/fruit/coffee) but a little repetitive. Reception staff could be more approachable but their English was OK. Only problem we had was with taxi to airport when we left, booked it the day before but it didn't turned up so ended up in a high speed tuk-tuk ride.

Decent is the word. We had the largest room which was pretty okay, lot of room to install but extremely hard mattress that left us aching every single morning, had a lot of noise from the street which, fair since it was around the new year's. The bathroom was just okay too, big shower but there was a horrid smell all around, I think it might've been because water went everywhere on the floor because there was no shower curtain or door, thus causing mold. The hot water also never gets hot, just lukewarm. Location is pretty good though, walking distance from all the important landmarks, good restaurants and laundromats but know the street is very busy and loud at any time of the day. Pool was absolutely frigid at all times as the sunlight never enters the inner courtyard as well as there being birds bathing and their feathers in the pool sometimes. Finally I have to say the reception service is something they could work on, between the absence of any staff (sometimes even in the middle of the day) to them not understanding even a word of English, we felt we weren't really understood. The man present in the evening was very helpful though, placing another wi-fi router closer to the room as the regular one was incredibly slow. Overall good for a short trip if you want to be in the city center but don't expect too much.
