Second stay here, and that says everything. Once again, the experience was excellent. The level of service is consistently high, attentive, professional, and genuinely welcoming without being intrusive. Rooms are spotless, well maintained, and clearly looked after with care.

A real standout is the rooftop space: beautifully designed, calm, and perfect for winding down with a view over the city. It adds real value to the stay, especially in the evenings.

Location is another big win. You’re close to the city centre, yet right by the canal, which gives you the best of both worlds, easy access and a relaxed, authentic atmosphere.

Reliable quality, great comfort, and a location that just works. I’ll be back again, without hesitation.

Unfortunately the property was not worth the price.
That is with no fault of the staff, who were absolutely lovely and willing to help where they could. The restaurant is also excellent.

In terms of the negatives, it is incredibly loud in the area - fireworks, fire crackers, parties, loud music - even on weeknights. I would not stay here if I was a light sleeper. Even with earplugs it was still audible.

The rooms are incredibly warm and there is limited air circulation, if you room window does not open it will be an uncomfortable stay.
The housekeeping is not the best, in a newer hotel there was already mould in the grout of the showers and the silicon was coming away. Additionally there were stains all over the flooring in our room.

The location around the hotel is dirty, and there are limited restaurants or cafes worth visiting. There is not a lot to do and if you are a visitor to Milan unfortunately I think you’ll often find yourself on a tram or car leaving the area.

It is handy that they provide luggage storage.

Sorry to say I will not stay again, and I cannot reiterate enough that the staff are fantastic and none of this is their fault.

The breakfast is delicious and the niche touches of sweets and water in reception and the complimentary minibar for night one are a memorable touch. We had a fabulous experience at this beautiful and fun hotel. We used it as our \"base camp\" while traveling in northern Italy and we came back to it three times in 2 weeks. The facilities are amazing, especially the rooftop pool, the rooftop restaurant, the outdoor space off the lobby and the lobby itself. The best part by far was the staff, who went above and beyond on everything. They were friendly, helpful and knowledgable. They helped us with metro/tram instructions etc. One evening when we got back late, they kept the restaurant open to serve us dinner. On our 3rd time back to the hotel they had welcome back surprises ready for us! Oh, and it was a pleasure waking up to the fabulous breakfast every day. The candy in the lobby was a fun added touch. Also, appreciated the overall environmental conciousness of the hotel. We would definitely retun to this hotel and would highly recommemd!

The hotel is nicely located - within walkable distance (20-30 min) to major historical attractions and shopping district. Nice roof top with the beautiful view, pool, good lunch, and good evening bar. Also nice inner yard and plenty of spaces for work of business. Room was superficially cleaned, all shelves were covered with layers of dust. Bathroom spacious and clean. Mattress and bed absolutely horrible - noisy and uncomfortable. Every night we had unbearable noise across the canal - night club right under hotel front. Decent breakfast, helpful and friendly stuff. Definitely needs some improvements.

Beware the bar across the canal!!!

Do not stay in a room fro ting the canal. There is a bar across the street where kids hang out and talk very loudly until 4am!
Staff and hotel is wonderful otherwise!
Would stay again but only in the back side of the hotel.

It is not very often I leave a review, but this hotel was incredible!!

The staff fantastic, we arrived early and we were able to leave our cases. Breakfast was included in the rate for the next day, but we were offered breakfast on our arrival. The suitcases also brought to our room

The hotel itself is well decorated, has a good chilled vibe, the garden on the ground floor and the rooftop terrace both great areas to sit and enjoy.

Our room was clean, bed comfortable and a decent size space with some welcome treats, including snacks and water.

The neighbour hood surronding the hotel was lively, its a good walk 25-30 minutes to the Duomo but there is a tram and metro near by.

The only downside is that we only had one night there, if we ever visit Milan again this is definitely where we will be staying.

Not the most comfortable but right in the action, so can be noisey, nothing a set of earplugs didnt sort out.

Reception staff super kind and helpful bar staff during aperitivo somewhat thought they were the centre of attention,which Milan is becoming known for unfortunately.

Can be busy with functions down in the lobby, but that didn’t translate to extra noise.

The breakfast was a good choice and had a good selection for all. The restaurant was average at best and expensive for their offerings, room service was terrible and not worth the money.

Some polishing is required to make it a true 4 star.

First time in Milan and wasn’t too sure in areas to stay. Hotel was in a great location, near lots of bars and restaurants and the metro. The staff were brilliant from the moment we checked in and during our stay, they were friendly and efficient- they could not do enough for us. The breakfast buffet is amazing, lots of choice and so fresh.

Will definitely be back to Milan again soon and can’t wait to stay here again, it’s a really good base.

The hotel is located next to a canal. There are a lot on nearby restaurants taking advantage of the proximity to water. Beware that mosquitos can be bothersome in this area, so consider using bug repellant

The hotel is spotless. The staff were very friendly there is a nice rooftop swimming pool with a bar nearby. There is a rooftop fresh air restaurant open for lunch and cocktails at night.

Coffee is complimentary in the lobby. There is a large courtyard for smokers and nonsmokers, with comfortable seating and a foosball table.

There is an Uber/taxi stop outside the entrance.

I enjoyed my stay and would recommend this hotel to any traveler to Milan

The staff is incredibly nice and helpful. Our rooms were clean and modern and very well maintained. We loved the vibe of the hotel with good music in the lobby and good energy as many entrepreneurs come there to work during the day - which was not distracting or inconvenient. There is always candy and treats in the lobby and the first round in the mini bar is free along with snacks in your room There were like 93 restaurants within a 10 minute walk. Other than Italian - we had some amazing sushi - Haruka Sushi - only 8 mins walk and great Mediterranean too - Due Tradizione - same distance. Note - Navigli is a very lively area so it does stay loud outside into the early morning - but the earplugs they provide made this no issue for me whatsoever. It was actually kind of fun just watching and listening to how vibrant this area is. We felt safe at all times. We will absolutely stay here again.

Excellent service throughout our entire hotel experience. Great check-in with Paolo! The bar tenders were excellent at the Roof top pool and bar throughout the week. The same can also be said about the wait staff at the breakfast buffet downstairs everyday! The neighborhood is phenomenal and so easy to access along the two canals just outside and around the corner.

This is a hip place to stay with mostly European travelers. The hotel staff is incredibly nice and helpful. The breakfast is incredible. The location is a bit off the beaten path of Milan, e.g. far from the central train station and Duomo area but the neighborhood is funky and interesting. The room is ok; nothing to write home about. The bed is vaguely comfy, mattress probably needs replacing soon. The common areas are really nice — inside and the courtyard. Overall an excellent place to stay.

We had a lovely couples weekend in Milan. The hotel was in a great location and is very modern and stylish, however some key things are missing - information on parking rates was incorrect, minibar consisted of water and 1 coke, which was highly disappointing, as they made such a song and dance about it, nothing more than I would expect in a 1 star hotel. Pool was nice, but way too cold to swim, despite 30 degrees heat and no sun loungers or umbrellas and not enough seats, so our sunbathing and swimming day didn't happen at all, which was disappointing and the main reason we booked the hotel. Breakfast was good, nice choice, but some produce not up to standard - baked beans hard and sour, bacon hard and fatty, salmon very fishy / inedible. Overall a mixed bag, wanted to love it, but come away feeling a bit ripped off - at 270 euro / night I expect a lot more and unfortunately don't feel it lived up to it's 4 star rating...

21 House of Stories Navigli is an interesting and very nice hotel. Definitely worth a stay. You are near everything. The front desk was professional and knowledgeable about the area. We left our baggage and checked in before we went to go walking around. They put our baggage in our room for us. Super nice! Ask for a room away from the canal with the bars. It could be noisy. If that happens, don't hesitate to call the front desk and they will quiet it down. Our room was clean and there were actual free snacks and drinks! Lots of interesting information about this hotel/restaurant group throughout the room. The breakfast was delicious and freshly made. They have a restaurant on site and treats awaiting you in the lobby. We enjoyed our stay. Easy transportation is available.

Nice hotel and facilities but it is very noisy at night. The bars nearby are very loud until about 430am even on weeknights which made it very hard to sleep.
Also the loft rooms have very impractical stairs not suitable for children or using in the night as there are no stair lights.
Wouldn’t recommend if you need a good nights sleep

One week stay for work, asked for and received a room facing the courtyard so it was beautifully quiet at night, staff were very friendly and professional. Place put me in mind of a 'Moxy' type hotel only a load better, great location on the canal but the less busy one. Access to public transport was easy and breakfast was nice.

Disappointing financial

Even when you pre-pay your accommodation they put a block on your bank account of €100 per night, so €300 for my stay. Then when you check out they charge you again for anything you had during your stay and one week later the block on my account has still not been released.
This is a shame because this otherwise modern and progressive hotel does a great job.

Lovely hotel all around. However, we were not supplied with complimentary toothpaste/toothbrushes and body wash until we asked for it. Room is clean and bed was comfortable. If you are a light sleeper I would skip this hotel though as it sits right outside a few bars which have loud music and people partying making noise. Otherwise, location was good and right next to trams and metro.
