Things to improve

Wi-Fi stated on the promotion but at hotel still under upgrading service.
Need to pay parking instead of free parking for hotel guest.
The main door so tied to open and the shower door will disturb the opening and closing of the door during shower.

room to improve, can improve to be better hotel

-room light too limited, this make housekeeping staff not able to spot dust and web on floor n wall.
-notice there is ants on the table making way along to wall too, its time to do some pest control.
-local breakfast not bad, kitchen staff need to always stay alert and top up food when food is running low.
-ventilation fan in toilet malfunction, housekeeping and maintenance staff should always check and report room condition.
-no room wifi and LAN port not working too.

room to improve, can improve to be better hotel with better management to manage operation staff.

The hotel is quite old and although the bedroom is clean, the bed and pillow were not comfortable and there is no WiFi in the room. Breakfast was good. Location is far from city centre- 20min with taxi. Not walking distance.

At first my TV wasnt functioning well, and i was unable to lock my door. Called the receptionist and they upgraded me to a better, bigger room. I would suggest to check everything first before settlingg in.

Its was horrible.. The room is really small.. And dusty.. The pipe is broken.. The light is soo little.. Only the table lamp is working.. And the water heater is not working also.. The room service is suck..!! Not recommended at all..

No wifi vs advertised \"high speed wifi\"...bathroom water no hot at all. Air-cond too cold through out the night, cannot be controlled. Not recommended to stay.

Okay, served its purpose to a certain extent

Room was bad. Asked for a change, was given but the AC didn't work well. Had some men to come and repair it, worked fine for a while but in the middle of the night it was back to not-working-fine. Too lazy to make a fuss out of it. were there for a convention, so to an extent, this hotel served its purpose. Breakfast items could be varied a little more.

Good location for shopping, eating and business BUT how can any hotel owner expect to run a hotel of this size with a skeleton front office staff.? How do they expect to keep the staff happy and avoid a mental breakdown? No customer wants to wait in a long line to check in and out. During my two day stay there was only one person visible in the entrance, foyer and front desk, no security, no bell boy. The dining room is great, breakfast ok, friendly staff but totally addicted to the blaring TV. How about a lovely quiet breakfast experience?

I don not recommend staying here.

This place was absolutely horrible. It was unclean, when I walked into my room there were ants on my table. There was ants in the bathroom as well. The sheets were dirty as if they had not been washed. The table with the water had crumbs all over it.There was no wifi, only in the lobby area. Looks like no one was keeping up with the building. The hallways resemble much of the projects, broken doors and dirty carpet. The service was very poor. On the website it said there was a pool, and there wasn't. There was only five channels on the TV. Late at night I kept feeling like someone was trying to get in my room.

WORST HOTEL EVER!!! BEWARE!

I checked in and after 15 minutes, i found out that the air conditioning was not working. i went back down to the receptionist and after lengthy explanation, they told me to wait for the technician to check the air conditioning. after 30 minutes of standing at the lobby, the technician finally confirmed that the air condition was not working.

i requested for another room, and they comply. BUT again after about an hour or so there was no air flow, i had waited for the air conditioning to warm up, but in actual truth it wasn't even working in the first place.

The receptionist was rude. Not responsive. Lied and worst of all, terrible command of English.

worst stay of my life, even backpackers budget hotel is better.

Great value

A very nice property ... Was pleasantly surprised given the looks of some others on the street. Very safe, helpful staff, comfortable. Decent restaurant with great prices. Movie theatre and bowling within walking distance was a bonus!

worst night ever

room was dimly lit with very poor looking and aging wallpapers. the room's aircond was not as cool though was set to 20C and that has made the room felt stuffy. toilet door was almost unusable. toilet seat was not even attached to the toilet. shower area was dirty and mossy. the bed was not comfortable at all. any slight move by someone in bed can even wake others in it as well. free wifi was only available at the lobby, and there's no free parking for the hotel guest (for future reference of anyone thinking of staying here).

It is an affordable place to stay, however, less security since there is an entrance connected to the mall carpark. On one hand, it is convenient. But anybody can just come in. The dimly lit corridors doesn't help either. The room is small but cozy enough.

I stayed in this hotel for few times for the last two years. This year I was taken by surprised when the hotel charged me for the things i used in the room eg. kettle, pillow, mattress etc despite having paid for the room thru hotel.com. They didnt give me free parking as stated in their website that parking is FREE. So disappointed with this hotel as they cheated on me !! I will never ever go back to this hotel anymore !!

Being cheated by this hotel !!

I have stayed in this hotel few times. This time to my surprise, the hotel cheated on me. I have paid for the room when I booked it a month ago thru hotel.com. When I arrived there, the hotel staff requested me to deposit for all the things I use in the room, i.e. pillow, mattress, kettle, quilt cover etc. I explained to them I have made full payment for the room and why deposit needed for such things ? She explained its a new management policy. Upon checked out, she didnt refund to me the deposit as she said its was charged of whatever I have used in the room ie mattress, pillow, cover, kettle, hair dryer etc !!!!!!! They didnt informed this things in their website !!! and worse the parking which they promised for free was a lied !! They even forced me to buy the season car park even though i dont need the season card!!! I will never go back to this hotel again!!!

What advertised is not true!

What is advertised on the website (pictures) do not reflect the actual condition of the rooms. The overall condition of the room is worn out, old and very badly maintained. The condition of this hotel, ( which I would rather classify as a motel) is very dodgy and unkept.

I do not recommend anyone to stay here at all. You can pay a little bit more for a more comfortable place.

Pay more to stay smaller size room

I was booked Baliness Room from hotels.com and i show the booking receipt to the staff but they put me in Courtyard Room which is lower category than Balinesss Room.I request to change back to Baliness Room but the Baliness Room is smaller than Courtyard Room.And they is no WIFI access in the room.Thier WIFI only available at the lobby floor.

Not much to expect

The hotel is situated at the far left of the mall and it has staircases and exit way which connected into the mall without any security door. If guest were to stay at this hotel, bear in mind your stay is at some higher risk as compare to the other available hotel within the same One Borneo mall. Bear in mind that the restroom's toilet seat is scary with stain and no extra key card from the front desk.

Pleasant enough on a budget.

Hotel location is close to shopping conveniences, as it is located within the shopping mall.
It is rather a distance to Kota Kinabalu city.
The room....is clean due to efficient housekeeping, clean towels and neat bedsheets .
However, lighting is poor. Therefore, in a room where there is no window, reading is difficult.
Breakfast venue is pleasant, open space and airy.
However, coffee and tea were not hot enough.
Food, ok.

I booked a better and bigger room but was given the cheaper room instead. Upon questioning, was told by the hotel staff that they \"purposely put up the photos of the better room to attract more customers\". Will not stay here ever again, coz they are not doing honest business.
