The room was very close to Roma Termini, the main bust station from the airport. There are plenty of shops and restaurants close by. Two things that I scored low on are, check in closed at 6 pm, my plane landed at 7.15,pm, so I had to pay an extra 30 euros for Marco to wait for me to arrive, to get my keys. The second issue is the “ included breakfast” you are given a voucher to visit a cafe about 50 mtrs away, you exchange the voucher for a coffee and a croissant. I was not allowed to take a seat, and was told I had to stand up at the counter to eat my croisssnt, if I wanted a table to sit at, I had to pay extra.i didn’t return the second morning.
This is not a hotel, it is an apartment in a residential apartment block, that has been converted into four en suite rooms. It’s quite tricky to find, but once in I was very pleased with it.

I had arranged to arrive at 4:00 PM on the first day of my stay, but the staff failed to show up to let me in for an hour. There was no one inside the facility to allow me to enter, and so I had to wait outside until 5:00 PM. They advertise that breakfast is included, but I had to stand up at a bar a couple blocks away for a beverage and a croissant.

Excellent customer service. We arrived late and we were still received graciously. The location is excellent , 5 min walk to Roma Termini.
It was very quiet at night and safe to walk at night.
The rooms were very spacious , towels clean and every room had a fridge. A bit chilly inside, but we managed.
Good wifi, excellent water pressure and very hot. We were provided with complimentary tea ( I recommend more herbal tea and maybe a nice Nespresso machine for the future.

We loved being here , I think we were alone in the whole place .

We will return for sure .

The air conditioner was not working properly.
The breakfast was a joke (only 1 hot drink + 1 croissant from a bar 5 minutes walk away).
I wish I could show photos. There were hairs from previous guests, shower head falling apart, night lights everywhere because there are steps on the floor. The property is in an area full of graffiti. Since it is just one of an appointment of a building, the main entry door is locked and no one answered the door until someone leaving so we could go in and tried to locate the unit. Not good, don't go there.

If your looking for a place to sleep only and accessibility to Roma Termini, Then is a great choice. But if you’re planning to walk to tourist spots, it’s ideally not the greatest choice. The 30 minute walk to Coluseeum is convenient, but anything further is harsh because of 30 degree sun will drain you.

Nice for the price!

The accommodations were great for the price! There was a mini refrigerator, electric water kettle, coffee and tea bags, tea cups and sugar, hairdryer, and shower gel provided. The hot water was boiling hot in the shower! The AC was wonderful, in fact I was cold at times. The internet worked well. A free, standing breakfast ( you don't get a table unless you pay 3 euros which I did) every morning at a local restaurant a few minutes away which included one small coffee and a pastry. It was close to the bus station which had a wonderful Central restaurant market with many different types of Italian foods ready to eat. It is about 8 minutes from the train station. The mattress was hard. I was a bit stressed when I was checking in because I got lost due to my fault and was running late to catch my tour. The manager remained calm and was very helpful showed me everything and called the taxi for me so that I could make my tour.

Perfect location.

Great for 1 person or couple who will spend their day all out and economical. Easy to catch the train in Termini and caught the bus back to the airport. The busses are easy to catch at the beginning of the Terminal and go to each atteaction or catch the Greenlight bus or Hop on Bus. Lots of shoppibg retail or food at Termini. Also the trains take you to other destinations.

I didn't like noise heard from other rooms. internet connection wasn't stable, poor continental breakfast small bun and small cup of coffee and you have to go to aner caffe which even not allow to sit there to eat your poor breakfast. To have a sit you need to pay 3 EUR. It would be better to say 'breakfast not included' in description of hotel. Otherwise room was clean and bed was comfortable.

Check in was terrible. I called the person responsible many, many times and never got a response. I was lucky to get in the building because someone else was going in. The area around the property is sketchy, dirty and dangerous. Breakfast is not in the premises. They give you a coupon to go elsewhere. The bar they send you too has nothing to offer but a coffee, premade croissant or a donut.

Sent email about street lights being out and feeling unsafe, was told they can't control lights. Breakfast was a joke..walk 3 blocks get a croissant and coffee but you will be told immediately, \"you can not seat unless you pay 2 euros each!\". Not a friendly experience. I would not recommend this place.

It doesnt have a 24 hour desk, uou can whatsapp the owners who arent gearly responsive, Arrival poor, had to wiat at property which is not well signed.

SAfe intsrucitons poor nad not explaine don arrival. Fride on but useless. Airconditiong is very good though.

on the go breakfast is off site at a lovely wee cafe 200m away form the propoerty and very limited. Decided to pay for a decent breakfast (which was worth it to be fair) ended up doig different places each day.

If you're going to take the metro around- this is a great location.
The location is very convenient and close to restaurants and mini markets.
It says breakfast is included- yes and no. Breakfast is a coupon for coffee and a croissant and you are not allowed to sit in the resteraunt.
There arent ammenities like shampoo or soap so bring those with you if you're staying here.

It should have been made clear that this is an air b & b type of setup not a hotel.
We had trouble finding it. A picture of the front of the building showing it’s not a hotel and which apartment button you push would have been helpful.
We’re 2 seniors and had to drag all our luggage for a 2 week cruise up a flight of stairs because the elevator doesn’t go to the ground floor.
Breakfast is not on sight but at a restaurant a few blocks away.
Although the room itself was fine I feel I was misled.

I booked a 4 night stay, I messaged to say I would arrive around 8pm and a lovely gentleman was there to greet me with very clear instructions on checkout and use of the room.
The room itself is within a large building but extremely secure.
It was immaculately clean, a very large and really comfortable bed. Lovely large shower.
The location was great, 5 mins from the main train station, a 15/20 mins walk to the Colosseum and other attractions. There are plenty of restaurants and shops within 5 mins walk.
Overall a fantastic experience and would 100% recommend

The toilet is not clean. Poop stain when i arrived still visible. Only 1 tissue paper for days of stay. They say they have room cleaners but with my whole stay nobody clean or change towels. Breakfast is also not good. You need to go to a cafe nearby and eat standing up in the counter. Only good thing is that it is close to Termini station but it is very loud at night

Although there were dozens of tv stations, we couldn't find one in English, or English closed captioning. 2 pillows, not one for me would have helped with my neck pain.(Usually hotels provide 2 pillows per person. The safe was locked, and so I couldn't use it to store our money or passports. Couldn't figure out how the fridge worked. It was plugged in but never got cool. Overall the hotel was good value, with minor issues.

To be expected by a major train station, but if you're travelling alone, please be aware. The location is convenient for trains, buses and metro. Convenient location close to Termini. The area is not the prettiest in Rome (dirty) but inside the building and in particular the room was quite clean. I have travelled 30 days around Italy and this camera offered the simplest breakfast of all I have had (although it was communicated at check in): one coffee and one croissant, served at the counter in a shop three blocks from the room. Massimo did an effort to make our stay comfortable allowing another internet connection (since the standard was not working in our room) and getting us extra shower gel sachets (since inly one sachet was available in the room for two persons at check in)

This was a great little quaint room for reasonable price for the length of our stay. Very easy walking distance from Roma termini even with luggage. The area has a lot of graffiti, but we felt safe over there. Breakfast at Santa Maria Osteria was good and staff there friendly. Power to the small refrigerator was cut each time. We had to leave the room because a key card is required to enable the power to the room. That is only downside of our stay as we had food that should have been kept cold.

Avoid it !

All negatives unfortunately. Check in starts at 10 according to website, when informed I would be arriving at 11 the guy replies at 12 it's easier for me. I told him I have a meeting at 12 and he never replied. I had to call to say I must go at 11 and he accepted. The building is in a dodgy are but I knew that so it's fine. The room was quite poor, duvet dirty. 2 tiny shower gel envelopes and a quarter roll of toilet paper. Noises all night from upstairs and buzzer keept on ringing until 2 in the morning. Next day no room serviced even though i left the sign after 10 as was asked, just went out to get the breakfast includes in a nearby bar. The rude waiter told me you have to have it standing ! More, WiFi did not work at all, ideal for a busines trip! Also the tap on hit kept closing by itself so took cold showers with the hand soap considering the aumonut of shower gel provided. There could be honestly be more to say....but I'll stop just avoid it

Very conveniently located. Beds are comfortable and overall very clean. The only thing is that the electric circuit in the room somehow buzzes nonstop. The buzzing sound was quite loud all night. Probably not a difficult fix but it’s nothing we could do when we stayed there.

The location is good, across from the Roma Terimi train station and near restaurants. What wasn’t good was we had an issue, the light went out in the bathroom and couldn’t get a hold of anyone. We called the number on the website/ card they gave us, reached out via email and Expedia and didn’t hear back. Our family had to shower in the dark which is a huge safety issue. I was very disappointed that the owners didn’t take our safety seriously or respond to us. I doubt I’d stay here again

Amazing place across Rome Términi station

The place was renovated and clean. It was across the street from the Rome Términi station so it's very convenient to and from all the airports in Rome. The AC was cool so it definitely made my stay comfortable with temperatures of 28°C outside. The place is in the 4th floor of an old building but there's a lift so it's all good. I don't have anything negative to say. The experience was actually greatee than I expected.

The room itself is quite nice, very clean and spacious. The location is excellent. One thing that wasn't acceptable was the lack of WIFI service. Their wifi network was very limited and it did not even reach my room. I kept talking to their \"reception\" about it and they didn't do anything. A basic amenity like wifi should be properly provided, and if they have technical issues, they should fix them. Unfortunately, I ended up having to use data on my phone because I was working online. I had to pay extra data charges because this place lacked wifi. Very disappointing. Everything we do nowadays requires internet access, and this place could not even facilitate that in their room.

Good: nice place: clean, very spacious, walking distance to most interesting things i was interested in. A good deal overall. I enjoyed it.

Bad:
1- check out time it s ridiculous early, never seen that before. max ,9:30 when the housekeeping it s coming to the door
2- i had to call and wait for someone for check in like 20 minutes. It s easy to send a message in advance and let the traveler know that we have to say arrival time or call in advance, not let people wait in front of the building with luggages
3- Bad/ not existing internet. They have WiFi, which probably it s very far away, maybe on another floor. I tried to connect from 2 phones and 1 laptop, impossible. Don't count on that. Appears low singnal/ dissapeard in seconds. I m sure they can afford to get a better option.

Walked past it a couple of times as it's not that well signposted. Not wheelchair friendly as it's on the 4th floor of the building and you can't fit a wheelchair in the lift. Had to ring the guy to come and let me in as reception is not manned and the front door is locked. Room was a good size and the bed was comfy. You get breakfast included which you have to go down the street for but it is nice and easy to get to and you can either sit in the cafe and have it or takeaway. Rooms are cleaned every day if you want them to be. Situated near the train station and there's buses that run from there too. Overall, a good experience.

This place was a real surprise! Usually I think of the area around Termini Station as being chaotic and sort of unsafe. It looks like Rome has really taken control of the litter and petty crimes in the area. Anyway, the room was immaculately clean (and I have high standards). It was a big room with a king bed (unfortunately not at all comfy) and a day bed alongside the king bed. The floors are ceramic tile and quite beautiful and the linens look like my old Italian grandmother just put them on. The staff do not speak much English, though, so better to have a translation program in your phone. What they lacked in language skills, they made up for in accommodation. Marco was very easy going and really wanted me to have a nice visit. No one bothered me the entire time I was there. As a matter of fact, I never found any staff there in the evening or even after 15:00. Even with the lumpy bed, I would stay there again, because the pricing was very affordable and I even got a voucher for breakfast at the nearby restaurant. It was for a pastry and hot drink, which is a typical Italian commuter's breakfast.

Clean/spacious room but horrible service. I messaged the owner Marco multiple times without a reply. He gave me his phone number, but what’s the use of that in another country.

Hot water shuts off between probably midnight and some time in the morning, which I was not made aware of and is not a thing in Rome.

The cleaning lady kept rearranging my belongings despite me telling her via the “do not disturb” sign and in person. She even unplugged my charger and tried to jam the USB into the wrong port- luckily nothing was broken. In this COVID era, people really need to respect your belongings and not touch every article of clothing in sight (she even capped my toothbrush, ie touched the bristles part!)

Would not stay again.

Not bad to choose

It was an apartment converted to 4 rooms hotel. It was clean and quiet. No receptions or lobby. I didn't like the heating system which was provided by an air conditioner(It was too loudy). There was a very ancient elevator. The good thing is just 3-4 minutes walk to Rome Termini train station.
