Very cute bnb, the location is perfect because it’s just a few minutes from the main station by walk. Antonio welcomed me very well. The price is very good compared to others. The room is silent. Arrived around 1:30pm and was accommodated on the check in time which was appreciated. We were only here for a night prior to flying out of Rome the next day, but wish we had stayed here 2 weeks prior when we were in Rome for an extended period of time. Host was very friendly and helpful. There was an issue with the A/C (to be expected, it was 40degress outside) and he was very concerned we would not be comfortable so he offered to refund us at not cost. We ended up staying as it there was still some A/C and we didn’t want to lug our bags again. This cute little place was great! Comfy bed and pillow, clean. Nice croissants, juice and options for coffee in the morning all included. Don’t need anything more for breakfast than that to be honest. It was great! The area at night was debatable…. Probably wouldn’t go out at night to be honest but otherwise I felt safe throughout the day and getting there after dinner.

Good location but unwelcoming stay

We booked this B&B for a two-night stay because it’s close to the train station. Our double room (the green one) was a little tight for two people and two carry-on suitcases but it was manageable for a short stay. However, it’s not really a place you want to hang out in (unless you’re a solo traveler) because it’s small. In addition, there are signs everywhere telling you what you can’t do so it doesn’t feel welcoming—we were terrified of doing something wrong and being charged for it. The only shared space is a room/hallway of sorts that is lined with small tables and chairs for breakfast. Speaking of breakfast, it’s a cornetto (Italian croissant) and coffee (and possibly juice?). You place your order for the type of cornetto you want the day before and all the cornetti are laid out in one big box the next day. For whatever reason, the owner/manager accused us via WhatsApp of taking cornetti we didn’t order not once but two days in a row. It turned out that someone else had taken the wrong cornetti (not hard to do, honestly; this mistake could be prevented by separating the cornetti accordingly or only offer one type of cornetto) but the lengthy exchanges really ruined our short stay. In any case, we will not be staying here again. Though it was affordable, the anxiety and stress we experienced was not worth the savings.

Antonio and his colleague were very friendly and helpful. The bedroom was spacious and simple. The breakfast room and kitchen are cheerful, there was just the right amount of choice for breakfast, we really enjoyed the fresh pastries and nutella croissants

The property is very nice and convenient to a lot of places in walking distance. Also the major termini train station in literally 15 mins walk. The nearest train line is about 4 mins walk and will take you pretty much anywhere you need to go. Very convenient location. Paulo was really helpful and would make us cappuccino in the morning (however, I personally did not like his cappuccino but my husband enjoyed it). Usually for the breakfast it's different kinds of croissants, cereal, milk, coffee, and the basic things but enough to get you going. Overall, would totally recommend to stay here.

Convenient Last-Night Stay in Rome

We stayed one night before departing the next day. Antonio was very accommodating, as he arranged private transfer to the airport at the time we wanted - which was great!! The service was even early and waiting for us. There was a nice little breakfast in the morning hosted by a sweet woman. She prepared cappuccinos, eggs, crissonts, juice, bread, etc. The B&B itself was as pictured, small place with about 4 rooms & no reception desk.The bed was comfortable, but the rooms were a bit run down - though we expected this due to price. A tad inconvenient to have to communicate exact arrival time, as I did not have good cellular reception traveling internationally, though I understood why it was necessary to give an exact time of arrival since Antonio had to be there to let us in. Overall, good value.

Great comfortable stay and friendly service

This is conveniently located near the train station for those arriving in the city via train. It’s walking distance from the colloseum and the metro, tourist bus stop and public bus stop. Room was large, spacious and comfy and clean. Staff were very friendly and keen to ensure all was well with the stay. For the price you pay for this bed and breakfast it’s a great bargain in Europe.

Antonio sent us great directions and met us on arrival. Gave us a map and advised us on places to visit. Room was clean and comfortable. Ignore the graffiti outside the area was fine .
Best thing was breakfast. The lovely lady serving us couldn't stop offering us food and refills of coffee.

Stayed 12 nights at Rhome B&B. The room is exactly as advertised, I see many complaints about the size, you are in Rome expect a small room. It is clean and in a location close to the Metro and bus stop. Antonia or Lucia make a basic Italian breakfast everyday. If you want an American breakfast go and buy it. There are many great places to eat at an affordable rate within walking distance. Very happy with our stay.

The definition of uncomfortable.

I dont know how this place received so many positive reviews. Reviews are important to me in my consideration of a hotel and I felt blindsided by how off they were to my stay. Here are the pros and cons of my stay:

PROs: Wifi, Flexible Check in, Breakfast

CONs: Everything Else! Small room, Uncomfortable bed, Uncomfortable bedding (felt like paper), Very little space to even put my suitcase, Poor Toilets (with signs telling you not to flush toliet paper) - it took 5-10 flushes per go...so uncomfortable , TINY showers (my girlfriend was too tall for the shower head and we both barely fit inside it), weird smell to shared space, rushed check out (check out is at 10am, at 955am I receive knocks that we need to leave now, we need to leave now - when we were about to walk out!), signs everywhere to be quiet and not speak loud which just made me uncomfortable with basic conversation and lastly no proper luggage storage should you need to explore for the day.

I have stayed at budget hostels to five star luxury hotels and this has easily made my top 3 worst stays ever list. I would not recommend. Do not choose to say a few dollars here and risk being uncomfortable - try and check out other options first. We wish we had a way out of staying here - and even tried to look for different hotels so that we can leave. Dont do it.

CONVENIENT, overnight near Termini & Airport Buses

Needed an overnight before flying out next morning. We screwed up arriving after stated check-in hours. Called Hotels.com for help, they contacted the owner, who arrived before I could hang up on Hotels.com. Very helpful, showed us our clean, comfortable, inexpensive digs VERY convenient to Termini AND the buses that go to FCO Airport.

Rhome86 is a lovely B&B in a great location with friendly staff. If you are travelling alone though, you might get the single room near the kitchen area along the hallway. Unfortunately you can hear almost every word and step. Also, cell phone reception in that room doesn't work most of the time and using the internet for calls can be very challenging due to the unreliable bandwidth. Other than that, nice place.

We were able to check in early and were greeted by the friendliest hostess we met on our trip. We were even offered breakfast and we had not even stayed a night. The room was small but all the features were current and comfortable. Our room even had a small efficiency suite which the hostess filled with fresh fruit and fruit juice for us. We were close to bus and metro lines and we were able to easily walk to Rome Termini station. Many restaurants were within a 5 minute walking distance. Website pictures accurately depict the rooms.

Rooms were small but attractively decorated, breakfast not to my taste (sweet pastries but no real bread or cheese or butter), staff pleasant and helpful. Everything was very clean and neat. However, when we returned, after 4 nights in another Italian city, my husband and I were given an even smaller room, fitting as a single, which we thought was not nice, since we had reserved our rooms for both stays 10 months in advance. For this reason, we noted that room comfort was disappointing and would not recommend this b&b to a friend.

We stayed in the blue room, very comfortable bed and great space. There are a few nibbles/drink options in the common area that work on a honestly basis, this was very much appreciated and used daily...might an idea to include a few chocolate bars too though :-). Breakfast is continental, fruit pots and pastries available, there is a toaster but you'd have to purchase your own loaf of bread (not expensive at all though! €1). Antonio was very helpful and polite, spoke clear English so no language barrier. He was knowledgeable about the area and will give recommendations on arrival. When I mixed orange and carrot juice together on the first morning, he went and fetched some ready mixed one for the remainder of my stay which I thought was very sweet. Location was ideally placed to the metro (about 3 minute walk) and only a 10/15 minute walk down a straight road to the colosseum. Termini station is about a 5 minute walk so we caught the bus back to the airport for €12. We used the car service to collect us and that is €45, which we paid as we wanted to just get to the hotel after landing in the evening. The price includes private driver in a nice comfortable car, and he takes you right to the door on the B&B, no tipping required (FYI all drivers are crazy if you're used to an English road system...don't be too afraid of the white knuckle ride if using any taxi). Overall lovely stay, but we went for a week which is just too much in Rome, 4/5 days would have been better.

The keeper was very very friendly! He gave us a map with directions to all the attractions. We were also going to miss the breakfast due to an early flight but he made plans for us to still get food at the time we left! So thoughtful! One bad part was that the account unit in the room kept dripping. Good thing there was a bucket in the room but it made sleeping difficult. Also a scary part to keep in mind we almost got locked in the shared area on our departure. I had left the keys in the room and closed the door for check out. The door to get into the apartment hallway however was locked!!!!!!!! When he showed us this door you didn't need a key to open it to get out but during the night someone had locked it! Well thank goodness we went back to our room and the door never latched otherwise we would have been stuck :/

Owner or manager is a total jerk/ A-hole

Meaneat jerk of a manager. Check out is at 10 when most hotels have a check-out at 12. I was late by 20 minutes and he practically barged in my room as I was dressing yearling at me to leave (keep in my I'm a young single sweet girl). He was scary and such an A-hole. I would say the service was unfeiwndly, mean and somewhat abusive. He was such a jerk from the beginning to end. His rules were very strict.

A very comfortable and inexpensive gem.

Our three night stay was very comfortable and Antonio was the perfect host. Serving a substantial continental breakfast of cereal, yoghurts, fresh danish pastries, meats, cheeses, fresh fruits and hand made cappuccino to set you up before conquering Rome. The area around the B&B is a little rundown but dont let this put you off. The property is very secure, clean and cosy and two minutes from the Metro Station 5 mins from the main train/bus station.

Was looking forward but was disappointed

We've used expedia a lot for travels and, usualy, user rating is a good indicator of the quality of the place. Unfortunately, this was not the case.
First, we had a bad experience with the host. Freshly arrived at his B&B, he started insulting us (many,many names) and yelling at us about why we were ruining his life because we didn't send him an arrival time even though we arrived in the middle of the check-in hour range and there was no mention of doing so in the check-in section. We would have left and gotten a hotel if the stay was not already paid for.
Second, the room would shake about every 5-10mins or so when the tramway would pass. When it wasn't the tramway, it was the upstairs neighbours doing god-knows-what. Earplugs were a must to be able to sleep.
Third, the neighborhood was kind of sketchy to say the least and further that we anyicipated from the main sights in Rome.
We are sure that if you need a place to crash for a day in Rome if you're travelling by train, this place is fine dince it's close to the train station. But, if you plan on visiting Rome for a few days, we can't recommend it.

His emailed map would not print but the tourist information gave me easy to follow directions. Rhome86 is a good place to stay in the heart of Rome. Termini stn is walkable and you have a metro station as well very closeby. Rooms are clean, comfortable bed and a clean bathroom and toilet though small. Breakfast is very average and will start post 8AM which was quite a disappointment as most of us would be leaving early for sight seeing trips or early trains and you don't get a proper breakfast. Moreoverwe had an experience where the host Antonio got very panicky and questioned us on the number of croissants we age as we left early and he thought we most of it without checking the facts. This was very bad as we informed him about the number of breads we took before leaving. Overall an average place to stay provided the host takes care of breakfast timings and his rules on food.

The lady who was working in the morning (unfortunately did not get her name) was wonderful. Travelling with a baby of 8 months she carried her around for something like 10-15 minutes so we could enjoy the very good breakfast. Amazing. Very recommended.

Great Location but not too big

Location, location, location. They say location is everything and this B&B has a great location for Rome sightseeing just a few blocks from the main Termini rail station and easily within walking distance of many of the sites in Rome. (My wife and I are mid 50's and we walked everywhere but the Vatican while we were here.)

Be aware though this is a place to sleep not a place to hang out, the room size is just a little bigger than the bed and closet and the shower left me, at 6 foot 280#, with literally just enough room to clean myself. As my wife said, I didn't need to be concerned about a slip and fall in the shower because there wasn't enough room for me to fall, lol.

There were a number of nice, and highly rated, places nearby to eat and overall we felt like we got a good base of operation for our 3 night stay in Rome

A Gem in the City Centre

Rhome 86 is a Gem! Located around the corner from the Central Train Station, its rooms were very clean and it was surprisingly quiet so that we could enjoy a good night's sleep.

The owner Antonio made us feel very welcome, he immediately supplied us with a map of Rome and jotted down not-to-be-missed sites and eateries that were definitely worth a visit. And his breakfasts every morning were out of this world amazing!

Cant recommend this B&B enough and I know that when I next visit Rome I will definitely be booking my room here again!

Convenience Near Roma Termini

We stayed at Rhome86 on the first and last nights of our trip, as it is within walking distance from the Roma Termini station. This is not a great location for night life or sight-seeing, but it is near access to the metro that can take you to other areas of the city. The service was great! When we first arrived, we were quickly refunded in cash for a double-charge made in error. Our room was not ready upon arrival but was clean and comfortable when we returned later. The small air conditioning unit is powerful and the shower is adequate. Service during breakfast (pastry, eggs, fruit, cereal, yogurt, ham, cheese, cappuccino) was personal and warm. We would definitely stay here again for convenience!

The hotel was an old apartment, but simple and clean. Good to stay for a night's rest. Everything satisfactory, host was kind.

Unfortunately I was ill and had to stay in for two days. The space was large and quite comfortable which made it easier. The breakfast of croissants, figs and cold cuts helped as did great wifi, airconditioning and the desktop computer.

Rhome86 is not a hotel

This is a very minimalistic place to stay. I am not sure if there is more than one guest room on the property. It is in a building with random apartments. The people are nice and the room is clean, but it is hardly a hotel. There is no welcome desk and you need to let them know when you will arrive so they can let you in. Otherwise there is no staff present. I prefer a staffed facility.

Close to train station

Our room in this B and B was very cute, though very small! We had everything we needed. Antonio was good with communication and met us on our arrival. Lucia was a lovely woman who was there in the mornings with breakfast and coffee. She and my mom really hit it off and had a great conversation together.

We stayed here the last night of our Italy trip. The owners put great care into decorating the rooms and common area, that made a tight space more welcoming and comfortable. Other reviewers complained about noise- while you can hear other guests in the hall, they were respectful. The tram made a dull rumble- but it was not disturbing. The hostess made a wonderful breakfast, and pushed food on you making you feel like you are at a family dinner. They were very accomodating. Our showerhead leaked, and you had to hold it in place or it would point at the wall- otherwise everything was well taken care of. The location is very convenient, and I didn't find the neighborhood as objectionable as other reviewers did.

Breakfast was good but the surrounding area was disappointing. A few days before we arrived the owner complained our credit card was no good and did not comply with regulations (whatever they were). There was nothing wrong with the card, but it had security measures in place that meant it would only work if the card-holder was present. He also gave us only a 30-minute window for check-in. Considering we were arriving by plane (which was an hour late) and intending to travel by train from the airport we were forced to use a taxi to arrive on time. The whole experience was unsatisfactory.

Quirky & quaint

This quirky and quaint B&B was a welcome respite for our 6 day stay in Rome. 10 minute walk from Termini and within walking distance of most sites. Close to the Metro and authentic Italian food. If you are looking for something different - where there are no room numbers but coloured doors - this is the place. Antonio and his staff do a great job in making your stay memorable.

Convenient and cozy with great service!

Antonio was a great host, he gave me a quick rundown of everything I needed since I wouldn't see him again before I left. Also gave me some excellent food recommendations for the area, had one of my best meals in Rome as a result. I chose Rhome86 based on the ratings and proximity to the Termini due to my early travel the next day, I would stay again no question. The breakfast and real Italian Coffee were highlights for me. Thanks for the hospitality!

Antonio is Great!

It was a bit difficult to locate-don't expect a sign, you have to look at the list on the door and ring the room from the sidewalk to be buzzed in. There are steps to the lift so pack light. It is on the 1st floor (2nd by US calculations). The entry/breakfast area is very small as was our room but it was clean and comfortable. Antonio does his best to accommodate your needs and runs a nice, clean operation. The location is fine even though Termini has a dicey reputation, this location is fine --only 1 block from subway and on bus line about 1-2 blocks from bus stop. Quiet and safe. Not many good places to eat nearby but an easy walk to Monti neighborhood where good food abounds. Make reservations if you go or go early.

Great B&B near train station. Antonio and Lucia were wonderful hosts. Not luxurious but certainly quaint with basic breakfast and pastries/coffee/cereal in am. Rooms are very comfortable and well appointed. Would certainly go back when next in Rome!

Quaint and comfortable

We only stayed here one night but it was perfect for what we needed...reasonable price and close to the train station. There is a computer there with internet, and the wifi works great. It has a kitchenette stocked with everything you need, and breakfast is included as well. The neighborhood is great, with tons of things to do within a short walking distance. The ONLY negative is that the space is pretty tight, but since everything else met our expectations we didn't mind. It is located in an apartment building which was kind of neat because it gives a glimpse of how real people of Rome live. A great place for the money.

The gentleman who met us was very kind and gracious. The breakfast was good, comprised of freshly baked goods. But the room was fair at best and it was in a more seedy neighborhood. It was not by no means as nice as was indicated by the rating.

Clean, compact b n b handy for station.

Excellent communications and service from Antonio before and during our stay. Room clean, quiet, comfortable and compact with all required facilities. Handy for train station and metro yet within easy walking distance of many attractions. Would recommend and would go back. A little more variety at breakfast would improve the overall experience, otherwise good value for money.

Located at 10 minutes walking to the Central termini, is a big plus if you want to move around, like us that took the train to Florence.

The B & B is Cozy and comfortable, the Owner , Antonio is a very nice and helpful person.

Don't judge a book by its cover

It doesn't look like a hotel from the outside, quite off the beaten path, but really charming on the inside. The rooms are small, but decorated beautifully. It is clean and comfortable.

Decent place near termini station

Cute little place with a kitchenette and nice owner. I am very sensitive to smoke and the minute we walked into the main area I smelled it. Our room had an overwhelming smell of air freshener which I ended up turning off after the first night because it was too intense. But then the smoke from next door came through. The bathroom shower door was broken and the bed was decently comfortable. Breakfast was croissants or you could help yourself to cereal or yogurt. Decent location near the train station and right on the metro line. We stayed two nights and it was fine.

Good value for money

The Hotel is located on the first floor. The rooms are quite spacious and clean. Breakfast selection (pastry, cereals, yoghurt, coffee and tea) was ok as it was included in the room rate. Its about 10 minutes walk from Termini station and or 2 minutes walk to the nearby Metro station. I would definitely consider to stay here again.
