I had a wonderful stay at this hotel in Patong. The location was perfect close to the beach, restaurants, and nightlife, but still quiet enough to relax comfortably. The room was very clean, spacious, and well maintained with a beautiful view.

The staff were extremely friendly, helpful, and always smiling. They made the whole experience feel welcoming and enjoyable. The breakfast had many delicious options, and the pool area was amazing for relaxing after a long day.

Overall, this hotel exceeded my expectations and offered excellent value for money. I would definitely stay here again and highly recommend it to anyone visiting Patong.

Overall the hotel is a 3.5 star hotel when looking on pictures online the rooms seemed a lot bigger than reality that is fine to a degree. The breakfast selection could have been slightly bigger but was good..

We will put in the side building, not the main building where breakfast, gym, bar, pool are located

Upon arrival/check in they ask you for two thousand baht as a security deposit. which was definitely unexpected. They were also low on towels so we only received two bathing towels, They did not have anything else to provide. This place is also far walking distance from all the main streets/ bangla road.

Room was clean, staff were friendly, pool/pool area is really pretty (small but it's nice). It's a bit far from the main Patong beach area. Highlight was the breakfast, the breakfast was a buffet with so much variety, and it was flavorful. Overall, it is well worth the price.

AVOIDE AT ALL COSTS!! RUDE AND STEAL!
Receptionists are absolutely useless and told us to go through the doors straight to the lift to floor 4 so after waiting 10 minutes at the lift and finally getting to floor 4 we realised the room number wasn't on floor 4 like they said and after looking around on different floors and finally bumping into another staff member they showed us our room on floor 3 in a completely different building! As imaginable we were not pleased after a travelling day in 30 degree heat. When checking out we left our bags in the designated area for 4 hours to find out when leaving that someone had gone through our bags moved them and stole my purse with all my money in it! Worst experience ever. Staff did not care whatsoever. WOULD NOT RECOMMEND STAYING HERE TO ANYONE!! THEY WILL NOT ONLY BE RUDE AND CARELESS BUT STEAL BELONGINGS!

The location is inaccurately described. Although advertised as a 15–20 minute walk from the beach, restaurants, and cafés, the route involves constant busy traffic with no pavements, making it unsafe for pedestrians.

Service was poor from the beginning. On our first night, we ordered room service and waited over an hour, only to be told the kitchen was closed. Throughout our stay, staff were unfriendly, unwelcoming, and unprofessional.

We were accused of “spoiling furniture” over a very small sauce stain on the duvet and threatened with a fine, despite staff admitting the item had not yet been washed and there was no proof the stain was permanent.

The most unacceptable incident occurred at checkout, when we were falsely accused of smoking in the room and our deposit was withheld. We do not smoke indoors. The accusation was based solely on a photo of a small amount of loose tobacco from rolling cigarettes before using the outdoor smoking area. Staff searched our room, found no evidence, and only then reluctantly returned our deposit.

We were also extremely uncomfortable to learn that staff entered our room and took photographs while we were not present, which felt like a serious breach of privacy.

To make matters worse, staff did not even acknowledge that we had checked out three days earlier due to the poor service.

Overall, this was a very stressful and disappointing stay. I would not recommend this property based on our experience.

We stayed at this hotel for one night, and unfortunately, I’m glad it wasn’t longer. The room was not very clean — the bathroom had stains on the tiles and discolored grout on both the walls and floor. The balcony door also did not lock, which was concerning. While nothing happened, it would have been reassuring to know the room was secure.

The staff were friendly but not very responsive. We called the front desk for assistance and were told someone would come within 10–15 minutes, but no one ever showed up.

Another issue was the noise. There’s a mosque located just a few minutes’ walk from the hotel. While I completely respect religious practices, the call to prayer was extremely loud and could be clearly heard from inside the room, even with the windows and doors closed. There was about 4 calls I heard that day at various times. The early morning call was before 5 a.m. and was particularly disruptive to sleep.

Additionally, there is only one small elevator, so expect longer wait times if the hotel is busy.
Overall, the staff were pleasant, but the cleanliness, maintenance issues, and noise made for a disappointing stay. I would not choose to stay here again nor would I recommend this hotel.

When we arrived, the young male receptionist failed to assist us in finding our room. We had to ask random guests and cleaners(who took us to the correct lift) for assistance. We spoke to reception about late checkout, and they provided us with a rate for each additional hour on the second day of our stay. The night before we left, we wanted to lock it in, and the night receptionist quoted a high price. We told him we had confirmed the rate before, and he conceded to the original price. The breakfast in the morning, you had guests pick up pastries and putting them back to touch another one. A few times, food was dropped and placed back on the plate for someone else to pick up. At checkout, we were told that I had a 450 baht credit from Expedia for food, but at this point, it's too late, we need to leave for our flight. The place had so much potential, but I won't be staying here again

This is a very affordable option while in Phuket that puts you within walking distance (15 mins) of Jungceylon a huge mall, night markets, and the walking street. The staff is kind and responsive. Book it and see for yourself.

We arrivaed at midnight. When we got there it was a really smooth check in & the staff kindly saw us to our rooms & explained everything to us. Breakfast was really nice, lots to choose from including eggs to order. The poolside is very nice and great for the kids to have a splash. 24 hour reception which made us feel safe and the staff will go above & beyond. Anything you need just let them know & they'll be happy to help. Loved my stay here & an additional bonus was we got the 2 rooms for a really good price. Room service is daily with fresh towels. 5* from me. Defo recommend!!

We stayed here for 17 nights with our young children (5 months and 3yr). The rooms were clean, spacious, and everything was in working order throughout our stay. We rented the family rooms, which had 2 bedrooms and a small loving room and kitchenette (without any kitchenware). The staff were truly lovely—especially with our kids—and always made us feel welcome.

The location is not too far from the beach and great local restaurants, including halal options, but it's on a busy street that's not ideal for walking with small children or strollers. We ended up renting a car to get around after we heard that there were a lot of motor cycle accidents in our area.

Unfortunately, our experience was overshadowed by a disagreement over a damaged sofa. We were initially asked to pay a very high amount (21,000 THB) for a piece of furniture that was visibly worn and available for much less online. While the issue was eventually resolved through negotiation, it caused a lot of stress and took away from what was otherwise a lovely stay.

This place is great for couples or solo travelers. Families with small kids may want to plan transport and be mindful of hotel policies on damages. But also the pool had sharp edges and my son had wounded/bruised himself on numerous occassions.

Patong Bay Residence is a budget-friendly find with super clean, modern rooms and zero noise, just be ready for a 25-minute trek to the beach and some spotty service.

•Location & Access: Tucked away in a quieter part of Patong, you’ll get total peace no late-night street noise or mosque calls. Just know that Patong Beach and Bangla Road are about a 25-minute walk away (or a quick tuk-tuk ride).
•Rooms & Cleanliness: The rooms are spacious, fully renovated, and spotless. Everything feels brand-new, from the sleek bathroom tiles to the comfy bed linens.
•Service & Staff: It’s self-service here—there’s no porter to carry your bags, and small requests (like borrowing an adapter) can take a lot of prodding. If you don’t mind doing a little extra yourself, you’ll be fine.
•Breakfast & Value: Breakfast is simple but decent, and given the low nightly rate, this place offers terrific bang for your buck.

The hotel was very very bad to visit first of all the food is bad if you eat there you will go to the hospital like what happened to me my visit to Phuket was not good because of them with that very annoying sounds everywhere
An employee comes to my room while I'm sleeping to ask for a 100 baht tip because he gave me juice.
Christ was not clean. My skin turned red with pimples because of a swimming pool with bugs.
The worst hotel in the world. If you rented a hotel for $1, it would be better than this hotel.

Didn't like that needed to keep asking for them to spray & get rid of those tiny little almost invisible bugs..
Also the checkout girl tried scamming me into not giving me back my full cash deposit from check-in. (They don't take cc) I got my full deposit back. She was super rude too!! Don't need nice, just somewhat polite!!!!
No hooks anywhere in the room which is very inconvenient.
Other than that- everything else was great. I had everything I needed!

What can I say, I loved the staff at the hotel, the rooms are very nice, a little smaller than expected but no issues at all with the space. Everyone makes you feel welcome and they are always smiling. The pool isn’t very accommodating for too many people though so don’t make that your only chance for sun - though nice, it’s a bit small and not enough lounges - especially when the families show up. The restaurant is wonderful too. Will stay here again for sure

Overall poor experience for a 4 star, I would say it it’s a 3 star hotel. Reception staff is rude and unhelpful. The walls a really thin so you can hear loud neighbours. The cleaners also wake you up by talking loudly in the morning when cleaning rooms. Breakfast option was really poor, and I wouldn’t recommend it.

Overall a good property to stay at away from the crowds but close enough to walk to the beach and the walking street for the party scene. Breakfast was excellent. Lots of choices and the staff there were great. Staff at the front desk seemed to be in training or perhaps a language barrier as one day we were told to sign out towels for our tour at the front desk. The next day the rules changed and we were told to take towels from our room. Also would be great to see more smiles and greetings from the front desk staff. Hospitality training would help. The kitchenette in our room was great but not really useful as all he cupboards were empty. No cookware, dishes or utensils. Lots of restaurant options nearby so all was good.

On arriving to this hotel it seemed to definitely be on the higher end of what we had been staying in. The room was nice with nice worktops and a nicely designed room. The only snag was the bed had a timber door structure that was built around which didn’t leave enough room to walk down the bottom of the bed at night on toilet runs.

We went for an evening meal and ordered mango drinks and a chicken burger with fries.

The juice was more than 50% full of ice.

The chicken burger was the cheapest processed chicken man can buy with lumps of gristle in most bites. The chips initially tasted nice but after a handful tasted so greasy.

Me and my son ordered the same and both had the same experience.

We decided to share a pancake as we didn’t enjoy the food but thought this would come better.

The pancakes tasted dry and warmed up out of a packet. They were that disappointing we couldn’t even finish them.

This place overall for quality in the premises is good but they need to sort their chef out or their cooking skills/menu. This let the stay down big time for us.

I would not consider this to be a 5 star hotel as advertised however for the price we paid it was definitely good level of quality.
However it does miss the beat when I comes to 5 Star amenities.
The hotel room doesn’t have a mini bar and there is a kitchen with no cooking utensils (no cutlery nor pots and pans)
My one main issue was the soundproofing of the windows and balcony door, the hotel is situated next to a road which you can clearly hear all night, even on the 8th floor which was a slight down side to the hotel.
There was also a large LED billboard across the road which our curtains failed to stop brightening our room up through the night.
Everything is ok, but it does feel a little economic.
More of a motel than a 5 star hotel.
However as mentioned for the price you can certainly overlook some of these with ease.
Also when we checked out we had to wait in the lobby while the attendant took the lift to our room to make sure it was ok, which we felt was a bit odd.
Overall everything is fine and is better than other places at this price point. But compared to other 5 stars we stayed at during this trip it simply didn’t compare.

The amenities clearly state for this hotel the kitchenette area has \"Cookware, dishware and utensils\" in the room, but there are NONE!!! I took this up with reception and got absolutely no where, just fobbed off with pathetic excuses. Apparently none of the rooms have Cookware, dishware and utensils in them but they just don't care. I then took my issue up with Hotels.com (who were very professional) where I booked and they also got nowhere with the hotel. I was going to cook a meal for friends on my stay here but it was made impossible by miss-leading hotel information. Even 2 weeks on from my complaint this is still clearly offered on their listing.
I then took a close look at the rest of this hotel and made the following observations.....the breakfast was just basic food, the supposed hot dishes were always lukewarm, the food was of the lowest tasteless quality, no fresh breads, rolls, pastries, croissant, pastries, cakes, yoghurt, just 2 fresh fruit choices, often no coffee, no choice of cooked egg, no tablecloths or linen serviettes, no food description labels on self serve dishes, basic toliteries and cheap toilet paper. This is NOT what I am used to in so say 4* hotels, more 2*! I will admit the this is a beautiful new building but the management CLEARLY are running it on a shoestring budget and we are paying 4* prices.
Please DONT BOOK AT THIS POORLY MANAGED, UNTRUSTWORTHY HOTEL

I asked several times for an iron and board, and deaf ears. No one could fine one, one time I believe they forgot and so on. Secondly, could not get a change of towels. As someone who lives in a freezing tundra, the heat of Thailand was unbearable at times, which let me to take a shower, up to 3 times a day, and staff refused to give me a new set of towels for the morning when I used the ones they gave when the room was cleaned. One huge problem, was that there is no such thing as a queen or king bed, what ever it was, it was just two single beds joined in the middle, kept falling through the crack in the middle. But I mean for a cheap 3 start hotel, suppose I really can’t conplain much. Expected.

A Very Bad Experience with the hotel!
Firstly I ask for a late check out but they are unable to give and we were charged an extra of 1050 baht for an extra 3 hrs. I do not have such an issue with other hotels for a late check out.
Secondly, they wanted us to pay a dirty floor mat which they have gave us a stained floor mat instead. Thirdly, they do not allow us to take away their bed room slippers and wanted to charge us money as well if we are unable to return the bedroom slippers. This is my first time in my life that i have experience this. And they should have put a notice on their recep desk or rooms to inform guest of such rules.
Lastly, breakfast was not up to standard too.
Never will i come back to stay in this hotel again. Im sure there are many better quality, service and standard in other hotels in Phuket.

The hotel is new so it's very clean. However, showers do not drain. We had 2 rooms, one on the 2nd floor and the other on the 3rd. Breakfast is very basic, not suitable for a long stay as some days we couldn't even eat it except for the fruit. Staff are friendly and helpful.

Checked in and had problems with the room straight away, aircon not working, 2 single beds, balcony door wouldnt close properly, and no chairs on balcony. Rang reception about these issues in the room and her reply was it's not her problem and hung up. I went down to reception to ask for a refund as I no longer wanted to stay in this hotel due to issues in the room and the manners of staff. They didnt try to resolve this issue as they said I couldn't have a refund even though I had paid cash upfront about 20 mins prior to this.
We left this hotel and checked into another even though we lost out on money

This property was very nice! Very cleanly and the staff was very helpful. They give you free water everyday which is a nice touch. However, it was not as close to the beach as we thought it would be. It also is in a very noisy area so be aware of that as well when booking if that will be an issue for you!

The breakfast was decent. The pool was nice, on the smaller side though, the personal was really nice! We had a familyroom with lots of space. But there were no utensils as mentioned by other, we didnt need it since we ate out. But if you are planning to cook food home there is an added fee for using the cookplate and no utensils that we could find.
The location is decent. A 12 min walk to the beach. Lots of food on the qay and close to minimart and 7/11.
Overall it was very enjoyable!
