The most important thing to me about a hotel is the bed. My bed was extremely uncomfortable - springs poking at me. The thermostat is not controllable from the room. It’s controlled by reception. It was very warm, and by the time it was resolved, it was check out time. There’s more that was wrong, but I’ll stop here. On the plus side, the staff was friendly and the pool was nice.

Lovely but could be better

The staff are all very kind and friendly. The food portions are huge! The drinks all come in glass bottles which is great for the environment.
However the cons the air-con wouldn’t go below 21 degrees it was 36 degrees one day and the room just wasn’t cool enough. They didn’t have any fans either.
The pool, wow the fight for the sunbeds! People are out there putting towels on the beds 6am them wouldn’t sit on them until midday or would go to the beach!!
The hotel is in a great location 15 minute walk from bus station one way and 20 minutes into old town.
All in we enjoyed our stay but probably wouldn’t book again as we booked for easy access to the pool in the heat. Something needs to be done about the sun bed hogging!

We liked the hotel but two issues need to be fixed.
1. The hot water was not stable .when you take a shower sometimes you get hot water sometime cold water. Also water is circulating continuously in the toilet
2. Air condition is a disaster . It need to be fixed

Good beach location. Nearby Fontana restaurant provides quality dining options albeit a bit on the pricey side. Old Town about 17 min walk. WiFi was spotty in our room first three days, I had to use a hotel office in lobby for work meeting to ensure a good connection: But staff very helpful and kind from check in staff to cleaning staff.

Probably our favorite stay during our time in Croatia! A stone's throw away from the beach, and perfect walking distance not only too some great restaurants, but also old town/city center is only 10 minutes maximum! Amazing swimming and beach area in the backyard, along with a couple beach-side bars. We loved it so much, we wound up getting engaged at the imperial fountain just down the beach! Can't recommend this place enough, amazing rooms with spacious bathrooms, great poolbar area and incredible food. Love you Kolovare, see you again soon! <3

The Hotel Kolovare is not a 4 star hotel, its 2 1/2 stars at best. The room cost was way overpriced to way we received. While the hotel is quiet and the staff are great, it does not outweigh that the room we had was quite small, the lighting was poor and the beds were old and need of replacing.

The property is located very close to the sea and is 10 minute walk from old town. It's condition is average, with a strange mid level design that you have to carry luggages for a few steps. My room ran out of water to flush toilet. I requested a room change and was switched to a much smaller one. The in room air condition did not seem to work, and neither was the bathroom exhaustion fan.

This is definitely not a 4 star hotel. It has good bones and nice balconies, but it is a property that has not been kept up. It is not what travelers have come to expect from Croatia. It is in need of a deep cleaning and spruce up. The furniture in the lobby was dirty. They need to replace all the artificial plants with real plants. The carpet in the room was filthy and the edges of the carpeting is coming undone. There were marks and dirt all over the walls in the room and hair on the bed. The restaurant feels more like a cafeteria. One good thing is the pool area. Very nice.

Loved the proximity to the beach and it was an easy walk to the old town. I didn’t swim but the pool was beautiful and the breakfast offered a great variety. Stayed originally for the parking but would definitely stay here again.

The room was too hot (23c) and the hotel said they were not able to turn the temp down/air con on. Opened the door for cooler air and the mosquitos attacked. Rooms are quite dated and property is fairly run down. Staff was lovely and great location.

Good location for beach - shame pool wasn’t open yet as weather (for Brits at least) is definitely hot enough! Room was a great size and comfy bed. Toilet was a little temperamental with flushing. When needed anything staff were helpful. Unfortunately, the heating was on / controlled by hotel - it was so hot in room and the reception said there was nothing they could do. Constant 22 degrees in room during night so would have to wake up to open door for some air.

Disappointing experience

The front desk staff were very quick and helpful. However the hotel looks run down in some areas. The room was very dark, the carpet was dingy and the bed was quite hard. Overall, not good value for the money.

Great location - only 10mins walk to the old town. The hotel style was obviously built in 70’s/80’s but looks to have been recently refurbished. Plenty of loungers around the pool and access to the beach. Pool Towels provided which is great if travelling light as well as toiletries in bathroom. Room size is fine though the sliding door between en-suite is a bit heavy. In the bathroom the shower is over the bath which is quite a deep step into and could be difficult for anyone with mobility issues but I stayed in a 5* hotel recently in the old town which was just the same. The staff were very friendly and helpful. Dining room is functional and clean. Good choice at buffet breakfast - continental, hot, breads, pastries, fruit. Overall excellent value for money and I would stay again

Great location and 10-12 min walk to old town. Old property! The pool was the hi-light of the property (and even that was old). Room was dated, small and dingy. There was a used water bottle under our bed and hair strands in the tub, carpet stained.

Positives - Great location, walkable to Old Town Zadar and opposite public beach. Large room (we had a suite). Good plentiful breakfast. Nice area around the pool with sun loungers (but people put towels down early so be aware to get there early).

Could do better - Air conditioning is centrally controlled so room tended to be too cool for us. Have to ask reception to change temperature in room. Pool ok, but could do with being upgraded.

The lobby is not as big as in the photo. The rooms are rather small but clean.. Bathrooms are average. They charged 5E per day for parking, but it could be free if you used right reservation method. Check. Try to go directly thru hotel.
Strengths are the great buffet breakfast in a huge room included in price and good quality lunch and dinner also. We ate a few dinners in the hotel for under 15 euros and they were good. Not as great as wonderful restaurants in Zadar, but good. Hotel has a big pool with drink service. Beach is right in back of hotel and nice walk in 15 min to walled center of the city. They called cabs for us quicklly. Front desk was very responsive. The hotel is very quiet for sleeping. Price is reasonable. I would return for sure.

Absolutely beautiful. Rooms are small but the amenities are so good, you literally just need to room for sleeping. The only thing was the temperature control air conditioning wasn’t as cool as we needed. We did get hot in the middle of the night. But otherwise the place was beautiful. Definitely recommend staying here. It’s walking distance into town with plenty of restaurants around to choose from.

Large hotel 10 to 15 min from center

Large resort hotel with swimming pool and access to beach, saw lots of families. I chose it for the free parking but it was a 10 to 15 min walk to the center. Very spacious room with plenty of mirrors, toiletry amenities.

Hotel itself is conveniently located close to the centre of Zadar. Pool area nicer than pictures show in that big enough and clean. Room has everything you need but it feels quite dark and basic. It does have all you need though but room is small. The dinig area has a school canteen sort of look - breakfast ok. If this hotel was modernised a little, it would be great as it is agreat location and plunging into the pool on a hot day was most welcome and even in july - not too busy

Check in was fast with no queue. We just had the expected tourist tax outstanding on our bill which I knew needed to be paid on departure: the staff kindly explained this in person.
The room was comfortable (my partner would like a mattress fit for a princess, I found it very comfortable). The little toiletries included moisturiser which was ideal as we’d not managed to pack any!
The air con was very good and necessary.
The hotel is regularly used for conferences, there were back to back conferences during our stay. These did not detract from our stay at all. There was always a pair of sun beds available by the pool whenever we looked (with plenty of parasols to go around). Breakfast had a great selection: your classic English brekkie, a continental selection with meats and cheese and pastries and cereals, and a selection of more Mediterranean feel items such as polenta cake, aubergine slices and cheese filo parcels. The winner was scotch pancakes next to a jar of Nutella! Plenty of coffee machines so barely ever a queue (even if we misjudged our breakfast times and came across the entire delegation getting breakfast at the same moment).
The back gate from the pool straight out to the road above the beach was ideal. Super easy to nip down for a sea swim and then come back to relax on a sun lounger. The bar staff were lovely and I’m still laughing that local wine is cheaper than a bottle of water. A good walk to the town, but a certain ride sharing app is excellent.

I was quite surprised at the exterior of the property - the signage looks quite dated and the balconies are covered and unattractive, however inside is lovely, as is the pool area. Housekeeping was excellent (although noisy chatting in the hallways early in morning) and everything I requested was dealt with immediately - including a slip mat which I required after a fall getting out of the over-bath shower. If this is not in your room I suggest you ask for one. Location was quiet with a few beach bars in front. The beds are EXCEPTIONALLY comfortable. I would stay here again.

Loved the pool area plenty of sunbeds and towels.
Breakfast was great with lots of choice. Coffee not great though, was from a machine only. Take your own tea bags as well as only herbal ones there!
Great position on Kolovare beach with nice beach bars very reasonably priced. We loved Zadar and will definately return.

The room was lovely as was the hotel. The pool was great, it had a great location and was kitted out to a high standard. I had 2 very very good nights and I enjoyed the pool and enjoyed laying next to it! Whilst the staff won’t win any customer service awards, it was a slightly above average stay.

The breakfast buffet was great, location was very good as well.

I think the swimming pool was ok but we aren't into pools at all, didn't use it. Proximity to the beach couldn't be better, it is a busy beach though ... Again depends on your preference.

Overall we were very happy with our night booked on short notice. Huge room, comfortable beds, nice soaker bathtub. It was a bit more expensive than we would like but still happy!

No Guest Control Over AC in the Room

We stayed in early July. It was hot. We tried to adjust the AC in our room. It was unresponsive. We told the front desk, who informed us that the AC was controlled by them. They said they would lower the AC, but it was never cool. We asked repeatedly and had no way to do this except to go down to the lobby, as there is no direct line to phone the front desk. We slept without any covers and woke up in the middle of the night hot, as the AC seemed to come and go.

Toilet leaked all night forcing the tank to make noise frequently as it was refilling; Bed springs poked through mattress (2nd worst night in 31 days of travel), room was noisy because walls are thin, ceiling above is thin, and room door did not seal, balcony patio view was obstructed by decorative concrete wall. Bed comforter does not cover two people. You will need to ask for another blanket.
HORRIBLE ROOM!!! Maybe a 1 star but certainly not a 3 or 4 star hotel.

Traditional 1970-built european 4-star hotel ! Well kept with upscale service ! All meals are 10 € each - very good value even if food is an okay buffet-style ! Pool-side and beach on the Adriatic less than 5 minutes walk ! Half-way between the center of Zadar and its bus station (even though most clients have cars) !

The hotel is a little dated but it is clean and the staff are nice and courteous. The wifi works well and the beds are comfortable. It is close to the main bus station, 5 minute walk and very close to the beach, 2 minute walk. I have stayed here a couple times in the last 8 weeks and will continue to do so whilst in Zadar.

It's a newly refurbished hotel, with very nice rooms, but the breakfast room was really old, with no outdoor sitting area. The price of the room was expensive and we were quite disappointed to see a lot of groupes arriving in coaches. There was no one at our arrival to help us with the suicases. And the pool was too small for the size of the hotel.
