If other hotels had been available, we absolutely would not have stayed here. The room was unlivable — there was visible mold throughout, including in the air vents, and the entire space smelled strongly of mildew. It felt unsafe to breathe, let alone sleep in.
We raised our concerns directly with the owner but were refused a refund, despite the clear health and cleanliness issues. We reached out to Expedia for help, but the property wouldn’t budge.
Very disappointed by both the condition of the room and the lack of accountability. I would not recommend staying here.

Villa Acini is about 5 minutes’ away from the train station. It takes about 20 minutes to reach the center of town, as you walk along the beach boardwalk. I would recommend Villa Acini as it was quiet, safe, easily accessible and clean. The breakfast buffet is beautiful and varied, but arrive early as there are limited number of tables indoors (many outdoor tables available when it is not rainy). Only complaint is that the wifi was inconsistent and appear to turn off at times. Otherwise, we would return to the Villa .

Very nice house with friendly and helpful staff. Its a up hill walk of a medium distance. A bit difficult if you have baggage. Breakfast is not included. But just a 5 minute walk to the beach and Monterroso's esplanade. Old town is about 15 minutes walk along the sea. Plenty of eateries starting from the moment you come down the hill.

Great place to stay, awesome breakfast! The walk up the hill was a slight challenge… but good training for the rest of the walking in Cinque Terre. Monterosso al Mare was a wonderful spot. 1) Know ahead of time that the entrance to the hotel is up a very dark driveway that lacks large obvious signage. If you're arriving for the first time after dark and in the rain as I was, it will help knowing that you're on a bit of a treasure hunt!
2) The staff, and especially the shy but charming Caesar, were all very friendly and helpful.
3) It would be a joy to stay here in high season; a very short walk to the beach, with a really lovely terrace that it would be so easy to spend mornings and evenings on.
4) The optional breakfast is well-worth it! The selections were many, and the staff attending to guests was very warm and friendly!
5) I stayed 2 nights in a room on the first floor, just off the reception area. It was large enough for a solo traveler; including a wardrobe and small desk. The bed was generally comfortable, but very badly needed to be flipped and rotated; there was a notable indent on the most accessible side of the mattress.
6) The room was clean, but in need of refreshing. All seaside accommodations are faced with the troubles that come with constant humidity. My stay was at the end of the season, so I would hope that during the winter months, attention would be given to some calking in the bathroom that needed replacement, as well as a number of places in the room where the paint had become stained and moldy.

Our stay at Villa Acini was hindered by a few rather unfortunate items. When we arrived for a our 3 night stay, the wifi was not working and it was not available until our 3rd day. We noticed that the climate control in our room was not functioning and the room got quite hot. Soap in the bathroom was dishsoap for both the sink and shower no shampoo was offered. Finally our shower head exploded as it was damaged since the beginning of our stay and we had to wait for it to be repaired before we could shower again. The saving grace here was the staff that attended to our needs and ensured we were comfortable depsite the shortfalls of the property. Be careful when walking up the long driveway at night as it is not well lit and quite dangerous if it has rained. P.s, there is no staff present overnight.

Hotel is walkable distance from train station and main shopping areas in Monterosso. They keep the installation very clean. Rooms need some maintenance and replace beds, quite noisy when you move. We tried to use AC, but apparently this option is not available after summer (we traveled last week of October), we opened the windows and we had a good fresh air, only disadvantage you can hear trains passing frequently. We liked cinque terre, I believe Monterosso is the best town to stay.

This is a nice place to stay and would book again . It is a tad far from the waterfront but the price reflects that. The walk from the train station was easy for us but it could be a problem for anyone with physical issues or out of shape. We did not opt for the breakfast but it looked decent and with unlimited coffee it could be a good deal.

The free parking is tricky to find at first but the friendly hotel staff was quick to help us. We also appreciated the great recommendations for restaurants, etc. Check-in was easy and our 2 double rooms were large, comfortable, and clean. The hotel is a short walk to the beach and train station (in new town) which was amazingly convenient. The hotel itself is very nice and the grounds surrounding the building are lovely. We opted to have the 10 EUR breakfast on the last morning and my picky kids enjoyed it. Would stay here again!

Property is nice but when it states has Air Conditioning is misleading. Yes, it has AC but it is on the property as a whole. You can’t turn on the Air Conditioning for your individual room which is a negative. If the hotel doesn’t turn it on then you don’t have it like in our case. No AC at night is a major negative. The hotel is also not insulated great so you hear noise from other rooms. Plus, the cobble stone angled long walkway is horrible to bring up luggage to the property too.

This is definitely a 3 star property as it states. Location 8/10. Rooms 5/10. The town of Monterosso is older, the room was clean but old. The price was comparable to other hotels who might be slightly more modern/new. So when searching for rooms don’t be misled by price, the cost for this hotel is similar to others. It’s a family owned business which I appreciate, but means if you need to check out early, there might not be anyone at the receptionist desk. Personally, Cinque Terre is an outdoorsy, hiking, type of place, so if you’re down to “rough it” a bit, Villa Accini is adequate! No expectations lead to no disappointments. You’re paying for location, but might able to find something better for the price.

Wow, where do I start. Get ready to drag your luggage up a steep hill with steps (not explained anywhere). Room had mildew was not really clean. Shower head broken. Warm water in shower takes 5 minutes. Pillow was hard and bouncy. Breakfast the worst ever experienced. Room was open to outside, full of flies over the food, especially fruits. Quality was a zero, coffee was ok. People need to know this is a 1 star not any better. Shame on them.

There aren't many hotel options in the Cinque Terre area, so this was one of the few that actually was a hotel and offered breakfast. it's close to the beach in Monterosso and we were able to walk there from the train station (up a pretty steep hill). The building is quite old and hasn't had too many updates so it was very simple. Breakfast was more of a \"continental\" style but it was sufficient. The staff were very friendly.

The hotel is very convenient. The breakfast is good. Parking is not so easy. You must ring bell to let you in gate… which is on a 25 degree angle. Parking brake will not hold you. Then you have to discover where to park. Friendly breakfast bunny. Breakfast starts a little too late … 8:30. I still would recommend. Just know these tidbits beforehand.

Top floor might have good views of the harbor but the bottom does not. AC actually worked great, which is not common in Italy!! Bed and pillow it sounds great, but manageable.

Hotel was clean and renovated. Location description could be improved as well as where to park and that you need a code to even get to the road that leads to the lobby. Thankfully we found a path that lead to the promenade and was able to bypass the steep electric fence. Beach access was given to some patrons and not others, so that was confusing. Told that breakfast was included at check-in but made to pay at check-out. Definitely wouldn't pay 10€ per person per day for the Breakfast with cheaper better options at the beach a short walk away. So the hotel left us disappointed at checkout. Breakfast was cold options only of mostly prepackaged foods or generic salami. Lady who ran the Breakfast was super kind.

PERFECT location! This was the right area to stay in and you’re so close to town but not in the noise. Only issue was the AC didn’t work and when we asked for help they told us how to make it work but that wasn’t a fix either. The hotel confused the dates of our reservation, so my parents and I drove all the way into Monterosso only to find out that we had no place to stay for the next three nights. Everything was booked up in town, so we had to drive somewhere else and blow our budget on a last minute AirBnB.
If you choose to stay here (which I don't recommend), I highly suggest calling to confirm your dates to avoid the terrible situation we ended up in.

Lovely villa just up from the beach at Monterosso al Mare and a fabulous place from which to explore the Cinque Terre. It's very close to the train station which is on the beach front. The beach is lovely with lots of restaurants. Breakfast at Villa Accini was very good and the staff were very helpful.

The area is close to the boardwalk but far enough away to not be crowded. The staff is very kind. The hotel itself feels a little neglected. It could be amazing with a little attention. Walking up to the gate there is no way to get into the property except to call which is inconvenient for international travelers. Once inside the gate there is no sign for where to go. We had to call again. The shower has mold in the tiles and on the inside of the shower door. The railings on our patio were rusty and need some paint. The gardens are filled with roses and weeds. Bed was comfortable though.
