Love the location of this hotel .. away from hustle & bustle of cbd, great eateries around the cnr on hutt st, can walk to Rundle mall, easy parking out front ( parking meter) hotel is meticulously clean however is getting a bit tired, could do with fresh lick of paint and new carpets. Only disappointment was our booking with Expedia invluded a bottle of wine however reception said ‘ that’s an error and we’ve told Expedia that they are no longer providing wine , guests not informed though, obviously not a deal breaker however hotel should honour booking inclusions

We enjoyed our stay, however, the airconditioning system in all of our 3 rooms doesn't cool the room at all. Everything else works fine and we're still grateful that they allow dogs in the hotel! We will stay again in the future but probably during the cooler months.

Good location, only a 5-10 minute walk to Adelaide Central market and tram line. Another 5 minutes and you’re in the shopping district.
The hotel was clean but the room we were in could do with a coat of paint to freshen it up. Kitchen area available for use by patrons but as we were only there for a few days we visited the local cafes for breakfast.

We were charged 50 dollars for breakfast which was served at a cafe and was much cheaper to be purchased there.

A catalogue of poor service
No one at reception for 15 mins at check in
We understood from Hotels.com site that breakfast was included - it wasnt! Misleading advertising.
A lot of dogs in the hotel - carpets grubby.
We found out via Hotels.com website we were entitled to a bottle of wine - it wasnt offered - we had to ask. The wine was awful.
On day 2 we requested room service, it didnt happen - same on day 3. My wife rang reception to report this, they didnt answer so she had to go down to speak with them. The manager came and offered us a fresh bottle of (better) wine as compensation which we accepted as it was our final evening.
All in all a very poor experience & we feel we should have been offered financial compensation - we paid for services we never got!!

Room was fairly clean. Few minor issue with room but didn’t interfere with the stay (advised reception). Windows rattling were annoying while trying to sleep and can hear noise of other guests leaving rooms or walking in hall way. Would stay again as great location in the city and comfortable room. Bed very nice and cozy. Appreciated the complimentary water and chocolate in room. Nice touch. Towels were also soft and fluffy.

Lady on reception was busy checking in another guest and asked me to take a seat and that she would call me over when she was free. After 20 minutes she did not call me over. And I returned to the desk and she said, \"I forgot about you\". She made me aware that the elevator was not working, but with no offer to help with my bag to my room on the 3rd floor. I was not notified in advance about the elevator being out of order. The room was clean. The bed was comfortable with a soft mattress and pillows. The bathroom had everything that you would need for a few days stay. The TV worked intermittently and it required being turned off and on at the wall to get the channels to change. Unfortunately, there was a lot of noise from another building nearby which meant sleeping was difficult until around 1 AM. As I was only staying for one night, I didn't feel it necessary to notify the staff until check out of the problems mentioned. The value and location of the hotel was good. I was able to leave my bag on the day of checkout and return later in the day for it. Overall, I would stay here again subject to the elevator working.

Initially in room 324, air conditioner stops working. They move us to another room but advise the carpets had been cleaned the day before so the room would be hot to dry the carpets. No problem we thought. Entered the room 311 to be slapped in the face with not the smell of freshly cleaned carpets but with the smell of something that smelt like someone had cleaned the room with liquid fecal matter and urine. The bathroom had not been cleaned. When I alerted the cleaner to this she very quickly came in and took away the rubbish in the bin and gave the toilet a quick spray. We left for the day just after this thinking now that it had been somewhat cleaned the rest would be followed up later and that the horrendous smell would leave, I think hoping that it was caused by the rubbish in the bin.
When we returned later that evening the smell was still there and possibly worse. The reception was closed so could not follow up. The bathroom had not been cleaned black mould all over shower, pink fungus in shower, on tiles and on shower glass it’s vile

upon laying on the bed you soon discovered that under the bed head had been used by someone or something as their personal toilet. I only managed to sleep for an hour and a half that night as I spent most of the night with my head out the window dry reaching on the stench.
We moved rooms again back to 324 and while the aircon didn’t work properly still we did manage to open the window after digging through 5 years of dust.

I called days before my arrival and requested to be prioritised for the early check in. They said no problem. On the day I arrived, nothing was periodised. I had to wait for 4 hours to be let in. Also, The shower water runs hot for a little while, I couldn’t wash my long hair properly. The heating in the room is hard set to 23 degrees and can’t be changed. I was cold throughout.

This is an excellent hotel, very well located, with excellent helpful staff and overall incredible value. We brought our dog along which was great to be able to do (at a cost of course) and had a pet friendly room with plenty of space but no couch (for obvious reasons). The room itself was clean but the bathroom was in need of a good scrubbing around the shower and floors, possibly because it was a pet friendly room.
The staff could not have been more helpful, and it's in a prime walkable location. Would definitely stay again.

Property was within reasonable walking distance to the Botanical gardens, Victoria Square and the Rundle Street Mall.
Loved the beautiful foyer and lounge room with its comfortable lounge furniture.
Also very much appreciated the common kitchen room with hot plates, oven, microwave, fridge, crockery etc.
The staff very friendly and helpful.
Will definitely be recommending to others and will certainly return on my next visit to Adelaide.

Missing information curtailed our enjoyment

We stayed twice at the hotel, on the ground floor on the first occasion, on the third the second time. It is certainly clean, well maintained and the additional lounges on the ground floor are a plus. The rooms are a decent size and comfortable.
However for people like us who do not have QR code functionality, there was a dearth of communication. We could not work out how to use the air con nor get the TV to function, and with Reception having left at 8pm, were stuck.
However the main issue was that we were never told by Reception that on the 2nd and 3rd floors were extensive cooking facilities. We were on the ground floor, so unaware of these. Consequently we had expensive meals out rather than eating in house in what are very well appointed kitchens.
So despite this being prima facie a great hotel, this lack of communication of its facilities meant that for us it wasn't such a great stay.
Next time I'll know, so it will be fine of course.

Good property, clean and tidy. No compaints. Parking is advertised as “on-site” parking available. Parking is limited in front of the hotel. Parking is free from 6pm till 8am, after 8am parking is paid. Property is close to the CBD, walking distance.

A pet-friendly hotel that’s people-friendly too!

The staff were absolutely amazing and very accommodating. Due to a medical incident in which an ambulance was needed on the day of checkout, the staff did their absolute best to assist us, even as we were late checking out by several hours. They were also very friendly whilst we were there; genuinely greeting us as we passed reception each day, and interested as to how our day was—not just lip service. The same can be said for the cleaning staff; genuine, friendly and helpful. One of the most relaxing hotels I’ve stayed in.

Parking is not included and is a bit of a hassle. One either pays to park on the street or pays to park in a parking garage 4-5 blocks away. The hotel does discount the garage parking fee so that’s a plus. Having access to a community kitchen is a plus but supply of sufficient utensils in those kitchens is a bit limited. All in all it’s an okay place.
