Our stay at Regency Grand Suites was better than good but not excellent. The room was very nice and roomy with lots of space to move around and the twin beds were very comfortable. The little kitchen was good but there was no provision to wash the dishes provided, no dishcloth or detergent. The split air-conditioner was great and kept the room nice and cool but unfortunately dripped its water onto the balcony which made it unusable. Internet was great, fast download and good for streaming. Very close to Robinsons mall which was great but the people all over the sidewalk made it hard to navigate to the mall. A good stay, nice and quiet and relaxing.

We had a really nice stay at this hotel. The place was clean and comfortable, and the staff were friendly. What we really liked most was the location — it’s super convenient! It’s just a short walk to the mall, the US Embassy, and even the church we wanted to visit. Everything we needed was within walking distance, which made our trip so much easier. Would definitely stay here again!

The hotel shares with 3 other hotels. So convenient as it's walking distance from the mall.

There were cockroaches everywhere. The staff were lovely and tried their best by spraying the room but it was infested with roaches and you can see them walking everywhere. They're living in the nooks within the rooms.

The pool was so nice since it's not directly under the sun.

Be warned that there's a bar beside the hotel and they're loud during the weekend... ALL night long! Not the hotels fault but something to be aware of.

Front of house can do with a little bit more smile but otherwise, very lovely ☺️.

When I booked my room, I booked a club suite and when I checked in I was hoping for a little bigger room not just a Queen bed. The mattress cover keeps slipping off and they could use a fitted sheet. The staff are all excellent though from the registration all the way to housekeeper and security gate officer. I would definitely stay at this hotel again just need minor details on the property.

I been staying here I think 4 or 5 times already each time I go on vacation to Manila. It's right across Robinson Mall and lots of dining options inside. Also nice to cool off and walk around. At night the front entrance looks so lively with people and is very safe. Nearby is the dolomite beach and also easy access to LRT PEDRO GIL and just a short walk to Rizal Park. They a nice swimming pool on the 9th floor. The gym area is pretty old some equipment broken but it good for a quick workout.

I've stayed at the Regency 10 times in 6 years. I have them on messenger. They have a auto reply but they never responded to my messages, I went to they're website again no response. The front desk staff was short and unempathetic didn't seem to care about my business so they've lost it. Normally when I arrive they would have us wait in the cafe with a complimentary glass of tea while they prepare the paperwork as I'm a returning guest and when I get to the room there will be a dessert plate that says welcome back however this time we got nothing. They said I could not avail my VIP discount because I booked through Expedia. The room we had was a view of vaccant lots and construction. You are allowed to smoke on the lanai, so when we got to our room I went out for a smoke the tenant above us dumped they've dirty laundry water over the rail on my head. I was on the 24th floor. That wasn't the hotels fault but the response was disappointing they sent housekeeping to mop up the water which was good but they didn't have security tell them to stop so while she was cleaning they again dumped laundry water almost hitting the housekeeper. It's illegal to throw things off the porch of a high rise according to the staff on previous visits and it should be reported, so no one will be injured in the streets below. The room was clean but really dated. I love the location right across the street from Robinsons at the left they have a horseshoe bar complex with a live band.

The good: Internet and cable were OK. Hot water and good water pressure. Bed was comfortable.

The bad: Some windows cannot be latched shut and blow open during high winds. Toilet tank takes forever to fill up. Water stains in bathroom floor tile. Room needs a makeover. Not that clean.

I would like to let you know the security guard didn't let me in that night even I showed my reservation. He told me to find another hotel and come back on the next day. They said they didn't accept booking at all. I want my money back after what I been through. Guess what the security guard told me too that is already late at night so just find another hotel.

OK Condominium near Robinson MNL shopping Complex

The check-in was fine, no issues. My booking was a deluxe room a bit small, but due to renovation noise a floor up, transferred to an upper level in a premier larger room which was comfortable with the harbour view. There is a swimming pool only 2 person laps at a time and a gymnasium. The place is well secured by 24 hrs security guards. The wifi worked fine from the room. The check-out was probably the fastest ever experienced, just gave the room and security cards and out.

The downside is minor issues with the previous customer kept safety box locked, couple of kitchen tiles needs attention and door room key did not work at times and the Aircon required gassing.

Was just ok--- bathroom way too small and hard to adjust temperature of shower --- cant move without bumping into sonething ------very cold and coukdnt adjust temp of air con ------- have to be very patient with elevator because it serves at least 3 hotels within the building i think ---- was there 5 days and last couple of days they had a subway like turnstyle you needed to have a separate card to enter elevator area ---- so if you forgot your card in the room you would have to go get it or you coukdnt leave the hotel--- ir was quite bizarre --- nice people working there but woukdnt go there again because of too many negatives

Unrelated to the hotel itself is the deplorable still unresolved elevator problem; imagine four very fast elevators which are NOT synchronized and this triggers elevator wait which can easily exceed 5 minutes! Even longer at times. Location is good for the Ermita/Malate area and so is the view. All in all, far better than a \"standard hotel\" with the same star rating.

The only nice thing is the location

Location was great & views from room 07 on the 32nd floor was great!
1. The smel of cockroaches/sewer below the kitchen sink was terrible
2. The aircon was a small window type which was old, not very effective & made noise to the detriment of my sleep
3. No sump plug in the kitchen sink
4. Ensure you take pics of everything in the room when you move in as proof as they tried to charge me 1000pesos for damage to the freezer door & a crack on the luggage rack. These were already existing and the crack on the luggage rack was old as I proved it to them when I inspected it.....insist on inspecting everything with them when housekeeping is sent to inspect!!
5. The elevator is small and unreliable as there is always a longer than normal wait going up or down and always cramped with people due to not all 4 of the elevators in operation at any one time!
6. The door to the balcony would not shut properly and 1 window had no latch on it
7. The balcony is so small and has enough room for standing only
8. The shower area is small and the hot water needed adjusting regularly as the temperature was inconsistent.
9. The toilet seat needed adjusting as it was not secured properly.
10. The floor is visibly not very clean and could do with a good steam clean.
11. There were ants in the room especially in the kitchen area

In conclusion, this was not what I had expected in comparison to the website pics.
Sadly, I will not be staying here again

Birch tower is in a superb location for the Malate/Ermita area but it has had that \"elevator problem\" which is yet to be resolved. The suites hotel in question offered me a clean, well appointment \"small functional studio\". What you'll get more than a \"standard hotel\" is a microwave, gym&pool and a rather high floor view which will range from good to superb. Staff are for the most helpful and pleasing. I will not hesitate to book this suites hotel again if I feel it is offering good value (as is the case presently).

Awesome Views

As an American who is IN America at my last booking in July, I was able to book a room with RGS through Expedia using my Credit Card. My Filipina who is my Fiancee only had to pay the refundable security deposit. She did NOT have a credit card. This is important if the person paying is unable to go.

This hotel is near the Manila U.S. Embassy and my Fiancee has walked to and from the U.S. Embassy. The awesome views of the Bay is worth a Star by itself. The double beds are actually standard size beds which is convenient if one has a child or teen. It is very convenient to have the kitchenette which allows one to have breakfast or lunch without leaving the room. We have stayed at this hotel over a half a dozen times due to its convenient location for our needs.I would rate this hotel a Four Star, but I added a Star strictly for the awesome view of the Bay. In addition, being located about a short block from Robinson Mall should be worth at least a half of a Star. Based on the view and the mall, I think Five Stars is reasonable.

My Regency Grand Suites Experience

This was my first time staying at the Regency Grand Suites & it certainly won't be my last. The room was comfortable & I had a great view from the 32nd floor. The reception staff were always friendly & cordial with me in my dealings with them. A big shout out to Renz, one of the room cleaners on my floor, in fact all the staff at the Regency Grand Suites were great. From the cleaning staff to the security guys, everyone was helpful & courteous. Thank you all for helping make my stay in Manila a most enjoyable experience. See you all again in my next visit.

Like the ciew from 24 floor from our room. Excellent staff. Clean rooms and fast internet. Just a doorstep from robinson. The only thing you need to pay attention is your wallet and your valuable staff when you go out cause many street / homeless peopke outside the hote. They will asked mobey some times. Theres a security guard and hotel staff who are helpful to guide and protect you though. Thank you. Its a very nice hotel. Nearby to roxas blvd to see manila bayif you like to strolll around

The hotel is located within a residence condo with other hotels located in the building. The elevators during the day is heavily used by all the hotels and its housekeepers. My room was clean and comfortable and wifi was fast and connection was good. It is a 5 min walk away from the mall and there are a lot of bars around the neighborhood

Convenient but frustrating

There is a limit to what 4 elevators in a 50 story building can do. 1 of them was out about 15% of the time. But when divided among 4 hotels and a condo, a big crowd develops at the ground floor, and above the wait is 10 minutes at times. There never seems to be one at each end aloft and lobby. This is further compound ed with being used by staff for one and two floor trips especially JMM and Regency staff, which includes cleaning buggies the size of trucks, along with Robinson personnel and their grocery buggies. Overall a gigant cluster-f***. All else fine except that, and few restaurants outside Robinsons Mall. There were children beggars which to me represented more of a moral outrage in a Christian country, especially compared to Thailand, a Buddhist monarchy, where they are rare. That is not the hotel's fault, but a national one.

Well, first of all, the hotel is in a 49 floor building that has another hotel, as well as condos. There are only 4 small slow elevators, so you spend a lot of time waiting, and waiting. Two of the elevators did not go to the floor I was staying, and when I would press the call button in the lobby, I almost always received one of the two that did not go to my floor.

The room smelled horrible! It must be an older construction, when they did not use gas checks in the drains, and the room smelled like sewage. They had an automatic air freshener near the bathroom door to try and compensate, but it could not completely eradicate the smell. If I left the power in the room on and the bathroom exhaust going, it was OK, but if that was off for any period of time, the smell would build up again.

The included breakfast was a freaking joke! Only a few limited items, and no beverage, and on the third day they started restricting the items even more! This is not a nice hotel, and I will avoid it in the future.

Well, this hotel is one of the worst I have ever stayed in! The building is older, and built poorly. 49 floors, and only 4 small elevators. There are two hotels here, and a bunch of cheap condos, so the waits for the elevators can be extreme!!! It takes longer to get from the room to the lobby than it takes to get across Manila. In addition, the plumbing is substandard, no gas checks, so there is a pervasive sewer gas odor throughout the room. The breakfast which was included, was at first limited to a half dozen items, and after a few days they limited it even further to two items, and these did not include a beverage. I would not recommend this hotel.

There wasn't much done to improve ,everything really needs some updating, i have stayed many times at this hotel since it was new because of the location and mot so far from the airport and shopping, the staff were nice and helpful but it seems that they haven't done much especially the bathroom falling apart and walls are dirty. Less than desirable neighborhood, but a good hotel close to Roberson Mall, the ocean and Intramurous.
On my booking confirmation it stated that a 24 hour airport shuttle was available; it was not. I called the hotel and the person at the hotel tried: \"there is no shuttle\", \"the shuttle is booked\" and \"Hello! Hello! Hello! (faking that the phone line was not working- that is until I said I would take a taxi and charge it to the hotel - then the phone line worked again; its a miracle!). In the end after a delayed flight, late in the evening, I just wanted to get to my hotel; so I took a taxi and paid for it myself.
In the room, it was good, except that the in-room safe was locked shut, and the internet was difficult to log-on that evening.
Overall the staff (other than the person claiming the phone did not work) are pleasant, and the location good (although a bit run-down), ultimately you get what you pay for (i.e., value for money).

Experiencing two times they move in the room due to AC not working properly and the wifi is poor signal. Otherwise the staff was great esp. Reception staff ( L.A).

Great value and great location

Clean and comfortable hotel .... Its not what i call a budget hotel cause its more upscale but its definitely a budget price... Location less than 5 minute walk to major shopping mall...
