Hit or miss rooms and building. Some smell like sewer and other when you complain then they give a better room. Hotel staff rude mostly and lazy. Too bad otherwise good location and a few good employees.

We got a one bedroom apt with sea view balcony - a little dated but low season we got a great rate. This hotel is in an excellent location right on the waterfront walkway, and just 10 min max walk into Marbella Old Town. The bedroom was v roomy, beds decent, kitchen was utilitarian: all you need. Two closets a great bonus. Deck was big: nice having tables & chairs out there for a drink or snack. We didn't do the breakfast because we like to walk early - but did check out the location in a nice room at the top of the hotel with sea views.
This hotel is a great value - lots of room even if you don't need the fridge it's nice to have glasses and a deck.

PARKING TIP: parkades are exp in Marbella. However, we easily found parking right next to the hotel: €1.50 for two hours (max you can do). Parking is charged from 9 - 2, free 2-4:30 then charged 4:30-8. We arrived 2 pm on one day, left at noon the 2nd day, paid €9 for the entire time.

This hotel needs an immediate refurbishment it’s rated as four star but definitely not more than a 3 start very old and dirty furnitures inside the rooms which really need to be replaced. Bathroom is smelly. Also, over priced for its condition. Only positive thing is that the staff are friendly and helpful.

Very friendly staff, very helpful and they take the time to help you in all your needs. Paco at the front desk was great! He explained in detailed any question we might have.

Even though hotel is old, they have it in good condition and clean.

I did not give the 5 stars because of the fact they don’t have parking and you have to either park on the street (hard to find a place) or at a parking garage in the side (quite expensive)

Staff was friendly and helpful.
Hotel is dated, and coule use some upgrades. Since it is an older building, there is no sound proofing, so you will hear your neighbours. There are ants, so best to keep all items off the ground. Hotel is close to the boardwalk and amenities. Does not have any beach front lounges, so you have to go to pubic shared spaces(very rocky). Also currently there is construction happening in the building attached, and the noise starts early and made our balcony quite dusty. We did not use our balcony much though, as water view was a very small view to the side of our balcony.
Lots of places to eat close by, old town Marbella is very close walking distance. Location is great.

The property located at the center of Marbella easy to access and walkable distance to shopping, restaurant, beach and so many beach activities you can do, however the property itself it is not good it is very old and as soon as you open the room door a bad smell from the bathroom welcome you and the smell get stronger in the morning, I think there is problem with the sewage smell.
As O mention the location is perfect, they have nice rooftop pool which is nice add.
But over all the hotel didn t meet our expectation. Didn’t worth the money neither the 4 stars

I have been staying here for many years and the location in Marbella cannot be beaten. Easy walk to beautiful old town and right on the beach. The hotel has been recently taken over by the Ona group and the price has increased considerably. Unfortunately there has been no discernible quality improvements to justify the increase. This is a shame …….lets see what happens?

There was building work going on both sides of the hotel and underneath. We were put on the first floor and the noise & disturbance was horrendous. They moved us to the 5th floor but it was still very bad. We have stayed here many times but really the hotel should have notified us how bad it was. Not a pleasant stay this time

There was building work going on next door drilling from 8:30-6 so very noisy (you couldn’t sit on balcony) and walls very thin so could hear neighbours talking & coughing. Reception did not tell us that we had to pay for the safe until we went to say we couldn’t get it to work. In a good position for old town and the front promenade and car park next door.

Rather disappointing that there was no way to grab a bite and a drink in the hotel. We tried to go to the Irish Pub, which we thought was part of the hotel. But after having to go outside of the hotel (in the rain) and up an outside (uncovered) stairway (no elevator or even a ramp) we discovered they were already closed (maybe between 7 and 8:00)! However, if our room was any closer to the water, we would have gotten wet🤗. And the staff was delightful, especially Mercedes😘

I didn't like that the property charged me $3/night for using the safe inside the unit.

Also, if you happen to be driving a car, dropping luggage off at property on such a busy street before knowing where to park can be very challenging.

Having stayed at Princessa several times a year for the last 15 years it is one of Our favourite hotels despite some idiosyncracies. It remains the only hotel I have stayed in around the world that continues to charge to use the room safe! The location is superb.
The hotel has now changed hands and several big changes are planned which will hopefully enhance the property however I hope that it does not lose its current charm and what it does so well.

This property is a great stay if you love to be close to the beach and all the cool restaurants right on the beach for a least a km.You are also close to old Marbella which has cool outdoor restaurants just steps away.These is also a small grocery store right on the same block as the hotel.Make sure for get oceanfront worth the money which is a lot cheaper than hotels nearby.The downside is the parking which is right around the corner after checkin but is 23euros a day.The front desk are hit or miss for English speakers with attitude and advice.Breakfesr is worth the money and is on the top floor with a beautiful view of the ocean which you will definitely love and there is a patio to sit outside and have a coffee and breakfast and the young tall lady that works the breakfast always has a genuine smile,front desk should take note.Good value and location for the price,sorry beds are very hard!

I’d really liked the location of the property and the availability of parking nearby. However, parking was more expensive than listed in the property wasn’t really or nearly even four star. It was more like 2 1/2 three star property with amazing location and very good cleanliness, that being said, I would stay there again and recommend it to others. I would just tell them that the properties not up to par compared how it was rated on Expedia. Also, the Wi-Fi wasn’t working.

Fabulous stay in Ona Princesa Playa. Perfect seafront location. Walking distance to a huge selection of restaurants and old town.
Delicious breakfast included and it is on the roof top with a stunning view.
The pool area is also on the rooftop, small area but it's perfect (just missing umbrellas but maybe that isn't practical on the roof).
Staff very helpful on reception desk.

Highly recommend book through the hotel directly, you save a lot more money and the info will be accurate. The hotel is very nice, staff were amazing both Miguel and Fran. We had a wonderful vacation. Parking was easy in Blanco Zona for free and rooms had kitchen which was a nice surprise. Local grocery stores and nearby shopping and restaurants were very enjoyable. The breakfast was delicious and the staff always welcomed us with a wonderful smile.

The location of this property is excellent , beach , shops, old town and choice of restaurants . The view from the pool is stunning . The staff are very efficient and friendly . We did have breakfast which is adequate with a superb view but expensive for what it is and so many lovely places to go in town but perfect if you like early start as a lot of places don’t open until 10

The aparthotel is in a quiet spot on the sea front, but only a few minutes walk from bars and restaurants on the promenade and to the beautiful Old Town.

Really enjoyed our stay at Apartamentos Princesa Playa
It's location on the seafront was fantastic. The staff were very friendly. The room has everything you needed, kitchenette, power shower even a TV with English terrestrial channels. Just a short walk from seafront restaurants,shops, supermarkets (not Supermarket City Center, who has no prices marked). Of special note is the old town, less than 10 minutes walk, with a beautiful town square and inexpensive restaurants. We visited Málaga and Ronda by local bus and had fantastic days out. Would fully recommend our stay.

Lovely apartment in great location, Overlooking the promenade. The whole hotel is kept spotless clean by the excellent housekeeping staff. Reception area is vey welcoming and the staff are friendly and helpful. Apartment was comfortable with everything required to self cater. The roof top terrace is gorgeous and bar /food prices were very good. The small pool is separate but close to the terrace which was very convenient. Underground car park is right beside the hotel and had a lift to street level

An apart hotel with a grand entrance, lovely rooftop terrace, small swimming pool and all the amenities you'd need. Clean, well laid out, fully equipped studio apartment with a small but functional private balcony. Nice location on the sea front with public underground parking next door at €23 for 24 hours. Staff were very helpful and even tolerated my poor attempts at Spanish.
The room was comfortable and well-appointed.
The location was excellent - and as advertised.
In short, were we to return to Marbella in similar circumstances, I'd re-book without a moment's hesitation.
One minor quibble; why charge for use of a room-safe? This is a common practice but one that annoys me. Yes, it is \"only a few euros\" but that argument cuts both ways. Is the income worth the irritation to , in my case, a tired and grumpy old man, who can't secure vital stuff without going down to reception and paying something extra. Please just factor it into the cost!
