Not great. Decent sized room but for £75 a night I was not impressed. Bathroom was a bit grim. Kitchen didn’t even have 2 of things needed (like plates or bowls or knives!! The area it was in felt a bit intimidating too. I appreciate it’s near the station.

I booked two rooms at this aparthotel. One room was okay, but the other was terrible. The photos online do not match reality — this was honestly my worst experience with an aparthotel. I even had to buy my own cleaning supplies just to continue my stay, which should never happen.

The only positive thing is that it’s close to the train station and the Mercato. However, one of the descriptions said it was close to the Colosseum, and that was a complete lie. If you want to visit the main attractions, you must take a taxi, Uber, or the train.

The area around the property did not feel safe. I even witnessed a fight in the street while walking back, and several drivers warned me to be careful in that neighborhood — which was especially upsetting since I was traveling with my whole family. On top of that, the gate with the lock code stopped working the next day, adding even more stress. I wasn’t able to rest at all.

The room itself was in awful condition:
•Bathroom with mold
•Beds completely messy and poorly maintained

Honestly, they need to fix these apartments and stop allowing guests to stay until they make major improvements. It is not safe in any sense. I was really in shock when I arrived, and I cannot recommend this hotel.

The location is not the best.
The room we had was very spacious, clean and comfortable bed.
The bathrooms is ok although the shower need some maintenance.
The staff when we check in was not very friendly, however the staff when we check out much nicer.
The biggest downside of this place is the location, not the best and lots of street vendors close by so it doesn’t give a safe vibe.

This is not a hotel. The owners are not there from 4PM to 9AM. The gates & doors open to the street are sometimes left propped open which ia a big security hazard. The owner did not send the gate or door code & also would not answer our call. We were then stranded out on the street at check in. We had responded to her email asking what time we would check in. The next day we were locked out of our room because they set the code for 1 day instead of 3. The next day the gate would not work for us or another couple. The owner did not answer for a while every time we called. The rooms were dirty, the fixtures old & broken, there was a leak in the shower & the bathroom smelled of smoke & grime. The last day they said they could lock our bags up for us for a few hours, but instead they were just left in the lobby. The stove was broken, too.

This is definitely a budget property. Walls are paper thin. Lack of outlets so had to charge cell phone away from any tabĺe. And only and device at a time. The lock and key very fussy and could even hear other rooms struggling with their door locks

This was an awful place to stay. Very convenient location for the train station, but it was very dirty, the bathroom had mold on the walls, the bed was hard, and the kitchenette had bugs all over it. I felt so gross staying in the room. The pictures must be either old, edited, or we just got a crappy room.

You never see anyone. Someone gets in touch with you to give you codes to get into place. No elevator. Cleanliness good. Huge room. All amenities. Big problem in getting out though. Electronic gate has no switch I could find to activate lock. Played with an electric wire hanging down to make the unlock work. Breakfast is about a block away from room. Was good, but a tad incovenient.

I rarely saw staff as they are not on property for very long buch such is the way of things in Italy. The shower head was broken when I checked in, which took a couple of days to get replaced. The room was spacious and clean.
overall, I'd stay again despite a couple of short comings

Our room wasn’t clean, there was mould in the shower and dirt on the floors. The bed was incredibly hard and uncomfortable. Our room looked nothing like the photos posted on here. The only positive was that the lady at reception was very welcoming and kind. Security seemed thourough as well because it was not a safe part of the city.

I don't think this should be on Hotels.com considering what you have to go through directly with this property no matter if you are prepaid, etc. To get entry to the \"apartment\" you have to send ID and credit card at least 24 hours ahead so they will send you 3 codes and 7 photo attachments to tell you how to get into the complex and your room. There is only staff on site until 4pm so you are out of luck if your codes don't work but there is a whatsapp number if you need something- ridiculous. No elevator, mini kitchen and if you want a hot shower it will get scalding- as long as you don't turn off the water heater via the light switch looking thing in the bathroom. Spare but clean and close to the train station but I would never stay here again.
Had a little trouble leaving since it was dark and there wasn't much light in the courtyard and the switch to open the gate is 20 feet from it. Bad experience

When we arrived the shower was boiling hot, as in the mixer had absolutely no cold water coming out it was like a just boiled kettle; the aircon wouldn’t turn off so the room was freezing; the bedroom light wouldn’t turn off; and the toilet wouldn’t flush. We raised these things with hotel staff who assured us that maintenance had fixed them but while they had fixed the shower and light, they had just turned off the aircon (now with no way to turn back on) and the toilet still wouldn’t flush. We had no working toilet for the full stay which was very poor for the price paid for the room. The bed was also missing springs on one side of the bed. Onsite parking was helpful. Would not book again and would not recommend.

The staff was not responsive at all. The AC was not working and when we contacted the staff they didnt send anyone to fix it or anything. The sheets had stains and we found bugs on the bed. The bathroom smelled really bad there was mold everyehere and things were broken.

Good place to sleep after a full day of walking in Rome, but don't expect something fancy. Small walk for breakfast in the morning - not a lot of choices. Old AC units. Small bathrooms... No screens on the windows for bugs. Wifi not so good in the rooms due to the stone walls. Complicated with their door code systems. No 24/7 front desk. Nice little terrasse outside.

Read mixed reviews before arriving but hotel was good and met expectations. We had two apartments, they were comfortable and secure. Yes they aren’t perfect but that shouldn’t be your expectation. Good restaurants in the area. Is the area a bit rough? Yes, but no worse than any other major city close to a significant rail terminal, this is Europe and beyond. If you’re Karen from Kansas this isn’t for you. If you are a practical realistic traveller this is a great stay close to all you need.

Reminds me of Alcatraz but you are the one paying to stay rather than being forced too. Luckily I only stayed one night. No hot water and the shower barely works. I would recommend camping instead if you ever stayed in this hotel.

For the money paid this place is NOT good. There is no reception and no personnel available. The place is dark and old (not in a quaint way). No elevator. The \"air conditioner\" is some sort of of world war II contraption that does not cool the room and is noisy. This is some sort of apartment building trying to pass for a hotel. The place is actually too big and that doesn't help trying to cool it down. The bed is not comfortable.

The hotel is located in an unbeatable location, just a block away from Termini, which is really useful for public transportation and airport transfer. The hotel is old but well maintained and clean, rooms were cleaned everyday. The neighborhood is not the nicest in Rome, but it is the price to pay to be close to the terminal. It is a really good property to stay for a few days.

The property is near the main station and when we arrived we felt very unsafe. We asked for a refund as we have two children but they refused. The room was very basic and the bed was terrible. Plastic cracked and very hard. The tv and toilet seat were broken which my husband had to fix. There is no reception or help after 4pm. There are three codes to get to your room. The room was cleaned daily which was a positive. There was no real kitchen items to cook so that made it impossible to make meals. I would not recommend it for families at all and would not stay here ever again.

Not as cheap as we thought, neighborhood questiona

So, we wanted a safe, clean room to crash in that we could arrive late at and leave quickly at the terminal in the morning.
This was technically that, if you don’t mind a graffiti/ unkempt street area with people actively painting graffiti on the wall by the entrance as you arrive. Also the sewer smell from the street vented directly into the shower’s drain, so using bathroom smelled awful. It was supposed to be cheap but we got tagged extra fees.
We were glad to have a place to sleep and didn’t feel unsafe once in the room, but “ courtyard” we were directed to come through was just a back alley with a gate. We have traveled various places and didn’t feel unsafe, but a single person might, we were just disappointed.

The hotel rooms look NOTHING like the pictures. We were put in a basement bedroom that had no windows, no ventilation other than the door. It was very hot in the room and we were told that they do not turn on the AC until beginning of May so we had to keep the door open as long as possible just to help regulate the temperature in the room. The shower was disgusting, with rust marks everywhere. The sofa beds were not comfortable at all. The kitchen is not well equipped. The cleaning staff put our toiletries that we had left on the stool in the bathroom inside the bidet. When we told the front desk staff they didn't think anything wrong with that. The area outside is very dirty, but the only good thing is the location that it is walking distance to a lot of places and so close to the metro station.

It was a very old building so it had no elevator. I had the top floor unit #14 and the front desk mgr, Natalie helped carry my 55# baggage up to 3 flights of stairs. She was very helpful and kind. Housekeeping was always very polite and was good in keeping the rooms clean and towels replaced. The shower was NOT good because the handspray would get the floor all wet because there was no 3rd glass wall to keep the shower contained.

I think this property is a human trafficking spot--they split my family into 2 different buildings, there were ppl taking picture of my family when we arrived..the picture is not what the place look like, we end up leaving the place withing 20 minutes after check in which is virtual check in...I mean Avoid at all cost for your safety--DEMAND A FULL REFUND EXPEDIA you should do better

This was the worst property we’ve stayed at on our italy trip. The floors were dirty and the shower was broken. The worst part was it was in such a sketchy area. There was a group of very loud men just hanging outside one of the hotel entrances all night. It was super loud and we could not sleep. Book anywhere else but here. Hotel room is different than what was shown while booking, however it had all facilities as listed. Room is very old, broken cup board and few kitchen amenities . And there were some odd smell in the wash room. We asked for additional quilt since the heater was not on during our stay and the quilt provided was very small not sufficient for 2 people and the request was denied.
Coming to the location, it is near to termini station but outside the hotel always there are few people having drinks and smoking. Not an ideal place and not safe during the evening or late evening. I would not recommend this place to stay

We picked this hotel because it was near the train station, but the condition of the hotel is poor and neighborhood is sketchy.

Building: no elevator.
Living room: the sofa bed in the living room was pulled out and made for 4 travelers. Since it was just the two of us, we put the sofa bed away. Oh man, it was so disgusting underneath, as if they have never put it away to clean for years.
Bathroom: one roll of toilet paper for 2 travelers to share for 3 nights stays. Sink leaked and slipped on the puddle. One of the window hinges was broken so the window just hung dangerously. No soap/shampoo in shower.
Kitchen: there is a coffee pot but no coffee or coffee mug.

The area has both its pros and cons. It’s a 5 minute walk to the Termini train station which was great. It’s also a sketchy area. The hotel it self felt safe and had no issues. Just wouldn’t recommend on being outside after dark. Our room was big and comfortable. Only complain was that the bed was really squeaky. Couldn’t even move without making loud noises. Overall I would stay there again.

We arrived at 8 PM. There is no staff after 4 PM but they did provide good instructions with the key codes by email beforehand. Their communication was friendly and complete; however, The area and the amenities fell short of the descriptions. The neighbourhood was very disturbing with a lot of garbage and scary people around the sidewalks, which made us feel unsafe. Upon entry to the property, the area was not well lit and there was no lighting at all above the first floor and i used my iPhone to illuminate the hallway to find my door. This was terrible. There's no elevator so we had to find our way up two flights of stairs in the dark. The room itself is basic and old but it appeared to be quite clean. There were ample towels and clean linen on the beds and it was ready for us . Unfortunately, the room door had no additional locking mechanism on the inside to help us feel secure that no one could open the door while we slept. In fact, I had to stack some chairs to block the door just so we felt safe sleeping. This was not what I expected when we booked. Admittedly, I did not read the reviews and was only thinking about the convenience of the location. It is just a very short walk to the train terminal and that was very convenient. The room was too warm and the air conditioning was inadequate. I did not feel like this was good value and I would not stay there again nor recommend it.

The location is good and convenient you are close to the train terminal and can go from there to all tourist places however even tough the rooms are spacious, clean and in general fine (furniture is a bit old) and they are convenient if you travel with several people the streets around the the building are very dirty and in the night there were street people drinking, shouting at each other and fighting in front of the gate, if you arrive late just need to be careful.

You get what you pay for.

This was a budget friendly place i was supriced when i found it. It offered a bedroom with a living room that had a pull out couch and a little kitchen. Was perfect i rented 3 of the little apartments for 8 people. Plenty of room. The place has some low cealings but over all decent. The place felt old but was cleaned daily.

There is not a 24 hour reception desk so most things was done by email. Since we were arriving after hours we had to send them pictures of passports and a cresit card. They emailed you the instructions on how to get into the place.

When we first arrived it was a little hard to find and we had an airport transfer he drove past the place the first time. There was about 20 people arguing in front of the entrance and it clearly looked like they had been drinking it did not make the transfer driver want to stay and made us feel uncomfortable. Doing the day it felt fine to come and go but at night the same thibg happened and my 13 year old son is sure he saw about 5 drug deals go down i saw a few more as well as drug use. This all happened in the 50 meters from the hotel to the first side street. The area past felt safe enough.

The location was nice close to the train station and where all the hop on and hop off busses were.

The property was good, it's just a pity the immediate area outside is very dirty and at night it felt unsafe.

Absolutely terrible

The price of this room is disgraceful, the room is nothing like the photo advertised and the surrounding area is quite scary I would not be walking around after dark and my husband is over 6ft 4. Whilst asked for a more accessible room was told there was only a few stairs to our room there was 3 flights to the first floor. The room was very old and very dated the bathroom was not clean and the shower was moldy and smelt would absolutely not recommend this hotel even if you are only staying overnight to be close to the train station stay somewhere else.

Google street view does not show the reality.
You will be staying in the worst part of Rome highly considered the most unsafe area in the city.
The rooms are not what you see in the description and front desk locks up at 4pm leaving you to fend for yourself against the transients and hoodlums.
This was not disclosed anywhere in the description until we checked. Once we went upstairs, we discovered a barely functioning A/C unit. Attempting to make the best of it, we left our things and went out for a few hours. Upon returning, one of the thugs ripped my son’s necklace off and another yanked 2 bags full of souvenirs from my wife’s hand. There isn’t much you can do considering the block is littered by nearly 50-100 thugs.
When we went inside , we saw the front desk office was caged up and no one to be found. We tried to contact their emergency number, which we were told was good until midnight but were unsuccessful since no one picked up the phone.
Since we were just robbed of our possessions and the hotel was not answering, we gathered our things and checked into another hotel.
I contacted Expedia once I got to the our new hotel and they were also unsuccessful in contacting the hotel management.
Do a simple YouTube search of the street this hotel is on and you’ll be shocked. Again, google street view does not show the updated scenery of this area.

The beds were terrible, we did not like that after 4pm there was no one on site until 9am. The hotel is gated with a nice courtyard but the street which it is situated was not one we felt safe on after dark.

The area is surrounded with homeless, druggies, and gangs. No staff available after 4pm, dark, scary hallways, entrances wide open so that anyone can enter, isolated. This is not a 'resort\"

El hotel resort no tiene nada que ver con las fotos .. es sucio nos dieron un apartamento realmente penoso sucio que la primera noche salieron arañas , pelos en la cama y cucarachas en la mañana
la primera noche habían drogadictos peleando en la calle , frente el hotel se junta mucha gente a tomar y prostitucion
en recepción cierran a las 16:00 y cuesta que te respondan aunque les mandes email o mensajes … hablo italiano y la mujer que me contestó el
teléfono fue muy mal educada y grosera y insistió en hablarme en inglés … cual no fue problema para mi vivo en estados unidos
el apartamento estaba arriba de unos botes de basura y al parecer al lado de un restaurant
aire acondicionado no funciona !!! el baño sucio y todo está a punto de caerse o roto , la primera noche ya nos queríamos ir … nos quedamos 2 noches y nos fuimos si te dan los apartamento donde dice building 21 … mejor busca otra cosa si quieres salvar tus vacaciones
