Great location close to restaurants and the boardwalk. Accommodations were fair. The photos look much better than what you get. If you want something for a few nights on the cheap, this will do. It's the bare minimum.

You get what you pay for

Location good, but you sacrifice for it. Can’t even open room door half way because it hits the bed. Have to turn sideways just to move in bathroom because it is so tiny. A/C is in the bathroom. Have to keep bathroom door open to get air. If you open bathroom door it covers the TV. Not exaggerating. There was no bulb in bathroom light because prio bulb was broken off and jammed. Had to keep tv on just to have a light at night.Bulb socket wide open in a bathroom. If someone is coming out front door when you are trying to come in, the landing is so narrow you could knock someone Down a flight of cement stairs to the sidewalk. Stay if you have tolerance and good medical insurance. I fractured a toe just getting in the tiny shower because there was an 8” piece of wood across the threashold

We enjoyed the porch area, but it needs better furniture which was dirty, some and some pieces had damage. The ceiling in our bathroom was missing a tile and the scary looking old lath exposed above was unappealing!!

We liked the location with respect to the beach and boardwalk.

The staff was really polite and helpful. But the room was a little dirty and the bed felt like it had a grim feeling but wasn’t a big deal since we knew to bring sheets. Would stay there again but 100% recommend bring your own sheets and blankets.

The property did its purpose. Everything was actually good except for the shower. The pressure is to high and the shower head can not be adjusted. I have to wet my body then step away from the stream to soap up and scrub then strp back into the stream to Rinse off. I would do a night or two but anything longer get a better hotel. The dtaff is really friendly and it is convenient to the beach and shopping.

Our tv did not work ! We told the desk they said they fixed it they did not . Also the bathroom was running the whole time and the ceiling above the staircase to the third floor was leaking heavily . Our group had a fine stay at the Blue Water Inn. We chose the property because it was inexpensive even at the peak of the season and centrally located. The room was clean and cold. We enjoyed using the covered porch area for dinner and games.

Downsides were: the climb to our room, which was on the 3rd floor after a steep flight of stairs to the lobby/front desk - not the most pleasant after a long hot day on the beach or walking around the island. The pool is small and located past the dumpsters in the parking lot of the hotel next door.

Again, the price was right for this stay and in my younger days I might not have minded the pool and stairs, but I think us middle aged ladies will shell out the extra money for a more comfortable stay on our next visit.

My stay that the Blue Water Inn was pretty good. I didn’t read the reviews until after I booked, so I was a bit worried that it was going to be a nightmare. My experience, however, was good! The room was clean, the contactless check in was great. When I needed help finding my room, the front desk person was so helpful. Overall, it’s obviously not a 5 star hotel, but for a 1 night trip to OC, you’re not gonna beat this price.

AC did not work properly--barely cooled room enough to sleep. Toilet tended to backup with slow water flow--several flushes needed. We did get clean towels as needed--apparently there was a minimal room service. Floors were clean. Frig and microwave worked. Several electric outlets were nonfunctional. Not at all as depicted in online materials.

You get what you pay for

Because of the low cost, there were pretty much mostly teens and young adults that were drunk and high and very noisy until after 2:00am. The parking situation is quite odd as you have 1 long parking spot that 2 cars fit in, so if someone parks behind you, you have to hope they left their keys with the front desk or that they can be reached if you have to get your car out. The pool was nice and relaxing. It is a very old building, that while the charm from that is cool, it badly needs to be updated.

wow, definitely not as pictures on website suggested...no lamp? cracked restroom fixture...first time to the 'room' key didn't even fit into the lock, much less open the door...this was third floor, by the way...window unit noisy, blinds broken...was informed after check in that my credit card to hotels.com was declined...not having a way to immediately check this, of course I proffered the same card, being in hearshot of other guests during this interaction...turns out, not declined and even charged 29.00 more than paid to hotels.com...

It was a boarding room with a 3 ft bathroom and no windows. At all. We had to sleep one up one down to fit in the bed when I requested the room with 2 beds. Then the fire alarm went off in the morning and we had to evacuate. No staff was on site to talk to the police and fire dept.

The man who checked us in was very nice. The pool/pool area was nice and clean.

Cons:
This hotel room was filthy. The bathroom was grimy and definitely had bodily fluid stains around
The toilet. Slanted floors. No furniture was attached to the walls, which made me a little nervous as we travelled with two toddlers. Electronic cords hanging around. There was a huge hole above the shower and I could see into the ceiling. Broken blinds. Yikes. Big yikes.

It was only a few blocks to the boardwalk. Besides that, I feel like everytime I left the room, I heard another guest complaining about the condition of their room. Ours had a slanted floor and broken bed. If you plan spending zero time in the hotel, I guess the price was ok.

Never Again!!!

The room was so tiny that you couldn't even open the door the whole way until it hit the bed. The A/C unit was in the bathroom, so if you wanted to keep your room cool, you needed to keep the bathroom door open. But when the bathroom door was open it blocked the TV. So you couldn't even sit in bed and watch TV without being hot! There were literally only 15 inches to squeeze thru between the sink and the wall to get into the shower! The floors were so uneven, that there was a 3-4 inch gap at the door just to make the door swing open. The only place to put luggage was at the foot of the bed, but when you put even a small duffle bag there on the floor, then there wasn't room to walk between the luggage and the bed. Room had a microwave sitting on top of the refrigerator but the cord wasn't long enough to reach any outlets, so you had to move the microwave and set it on the floor to be able to use it. The refigerator and microwave were under the small garment rack so then you couldn't even hang anything on the rack (but there weren't any hangers to use!) 3 Flights of stairs going up to our room were very steep.... but the railings were so dirty and sticky that I didn't want to touch them. No one at the desk when we arrived at 7:30 PM - just a handwritten note with our key (that anyone could have picked up and used before we arrived!)

This place was a rip off. No phone in the room, no tissues, just a single already opened roll of toilet paper. The room smelled way better than it looked. The pictures are worth 1000 words. This place it 75.00/night at best.

This place is a ripoff and even more of a ripoff booking though Expedia because of all the extra fees they charge. The bathroom was moldy and disgusting. There were no staff available to help us when our room got locked by the code lock even though we were given a regular key. There are no elevators in the building so it’s super inconvenient. The common areas are gross. The beds are horrific. The room furniture is cheap and falling apart. Not worth the money. Spend more and enjoy your stay elsewhere.

I wasn't expecting 5-star luxury, but I was expecting at least a little effort. Why management decided not to invest in anything resembling a quality mattress is beyond me. A decent foam mattress would make all the difference in the world. Instead, I'm left with a cheap flea bag motel type of impression and the need to visit my Chiro. BTW...it wasn't a cheap room; they are making money here.

I’m not sure if the following is true for every room but ours was a nightmare. Water damage in the bathroom, broken blinds, moldy faucet. We actually wore shoes everywhere- even in the shower because is just felt unclean. Extremely uncomfortable bed - the list could go on and on. The only Pro was the location.

The hotel was okay. When I arrived I was worried because reviews were not good. The main entrance stairway was very sandy and had not been vacuumed for a while. There was a used medical glove on the stairs. This disappeared by the time I got my car parked and came back up the stairs. My main complaint was that they asked me for my drivers license and credit card, which is normal but then they made copies of them and kept them in a shoe box size file box out on the desk behind the counter. The counter was open to the public...in other words you could walk behind it ...no locked gate. When I was checking out I asked for the copies of my credit card to be destroyed or at least given back to me. They refused because it had to be kept with my paper file. I think this is dangerous because it was not secured and I had paid up front with my reservation. I would never go back because of the check-in and checkout procedure. I will always be worried someone with get my credit card and have a copy of my license.

Sad to say this was not a pleasant experience. The building is falling apart and clearly is breaking some sort of building code. I stayed on the third floor in a room that the floors were literally slanted because it appears the building is beginning to fall. The toilet didn’t fully flush, and the shower floor was broken. There was black mold on the ceiling , the tv barely worked. The mini fridge was not plugged into the wall but the electrical strip that looked older than myself, and had a strange odor. The ac unit in the window worked well enough but was plugged into a broken outlet that touched the bed and was definitely a fire hazard. My partner and I went out to buy cheap sheets and a blanket because the bed looked gross and stained. I barely slept through the night because I was so nervous I was going through the floor. And there was no staff there at night to even complain to. We only had to be here for a single night and even that was too much. The walk to the pier was the only positive note about this place because it was so close.

This was our second stay. The room we stayed in (23) was horrible. Upon entering each day, we were greeted with a distinct mildew smell. It was gross and unmistakable. The bed linens were not clean and the tv was incredibly difficult to operate. For what OC properties are charging, this property is in desperate need of updating. Under no circumstances should a room smell like mildew and I should not see brown ceiling tiles.

Blue Water Inn is dated and needs improvements, but its best aspect is that it is close to the Boardwalk where there is shopping and eateries. It is an older building. The lobby was nice and the desk help and cleaning lady were nice and helpful. Beds were a little hard. The price was a plus compared to other properties. We could see using it again- especially if the owner did some needed improvements to the rooms and hallways. Room closing hooks added would be a plus addition. It was clean and doable since most of the time you are out and about.

We have stayed here every year for the past 4 years. The staff was very kind and courteous. But the facility is not very well maintained. Never any paper towels in restrooms. We have always stayed here becuase of the staff and the perks. But now all the benefits of staying here has changed. You now only get 2 beach passes to borrow per room,and they must be returned the daybyou check put so yoi cant borrow them for the last day. And parking pass is only good.whule checked in it is no longer good once you check out. Unfortunately these are very big factors so next year we will be looking for a new place to stay

As a college student I love this place. They aren’t strict and allow you to have fun unless you start destroying the place. The room we got was great and got the job done. It’s all perfect location and is really close to the boardwalk. Had a fantastic stay other than the fact we accidentally lost 3 of our beach tags and had to pay a $120 fee.

Room had a noticable odor when you walked in. Bathroom was dirty, shower was never cleaned, noted mold. Very outdated, needs a ton of repairs. When I went to check in no one was there. I had to call a number listed on the desk to get ahold of someone, the girl who answered was very unprofessional. I ended up handing my keys and beach tags right back in and booked at another hotel. When we arrived, we were told there was a $20 “resort fee” that Expedia did not charge us. The lady at the front desk only wanted that $20 in cash, would not take a card. Then placed the cash in an envelope with my name on it. It was extremely odd.

There were a few hairs in the bathroom and on the bedding. The beds were not comfortable when we sat on them. When my son and I sat on one end, the other end of the mattress popped up like a seesaw. The mattresses were not typical and were lightweight somehow?!? So weird! Did not investigate further once we stopped to read reviews and bedbugs were mentioned. Immediately checked out.

Pictures on Expedia are not an accurate representation of the room we had at all. The entire experience was disappointing.

The pictures are very outdated. The rooms are extremely outdated. The layouts are very awkward as well. We got a family room with 2 queen beds and bunk bed and the queen size beds are in separate rooms. The bunk beds are in a separate room with a sink in it. The bathroom is super tiny. The mini blinds on the windows are all broken up. The tiles in the ceiling are falling apart and disgusting. The deadbolt on the door was hanging off the wall with nails hanging out. The room didn’t look like it was vacuumed. There was a layer of dust on everything. The fridge had stuff splattered all over it. It took about 15 minutes for the water to warm up. There were no towels in the room at all. When I went downstairs to ask for more I got 2 for my family of 4 to share.
Thankfully my family and I only stayed one night because I couldn’t of stayed more then that. If you’re looking for somewhere “cute” to stay at that’s close to the beach, DO NOT stay here!

The blinds in the bathroom were too short for the windows so you could see into it from outside. The overall cleanliness was just not as good as it should have been.

Check in was at 3pm.. i came af 4pm and they gave me my 1st room . I walked into a DISASTER! Room not made and a mess no sheets on bed. Went down and let them know. They said no problem. We will gibe you another room I agreed thinking it was a simple mistake. They give me another room SAME THING A DISASTER! Had to wait an hour for them to clean the room. Wasting my time that i DO NOT HAVE!
The sheets had stains pillow xases had blood. Besides all that it was ok.

The staff was very nice. My main complaint was the parking. It just didn't make sense and not enough space. Very tiny. The room was comfy and clean but our 2nd night there I was trying to find staff for me bath towels and couldn't find anyone. Overall, nice place and great location.

I’ve been coming to Blue Water Inn for a few years in a row with my son, and we’ve always had a very good experience. We’ve never needed the fancy amenities that other places offer. Just a bed, a shower, and being close to the beach. This inn has always had that, and the staff was always friendly…until this year.
I personally think the front desk staff are the ones who give the initial impression of your stay, and this is the first year where I felt unwelcome and uncomfortable. From the moment we walked in to check in, I was given attitude. I was laughed at and told “no way” when asked if I could see a transaction that was made in the previous year, like I’m expected to know their policies on bookkeeping. Asking even one question is looked as an inconvenience. Walking by the front desk was even uncomfortable, because you barely got a smile, and not once were you asked how your day is or if you need anything.
I’m not sure what has happened with management since our stay last year, but it is poor service and poor attitude. I’m happy to say I will not return. Do yourself a favor and research, because you can find more affordable places that are better quality and have better service.

Place was great but wish it had broom in unit to sweep floors from all sand and dust on hardwood. Parking was nightmare not enough spaces per rooms. Went to store to come back and be told find parking on ocean or waverly bc there free and there’s not enough Parker spots per room while they are booked. I have a 1 yr old and my mother with bad knees with me walking that far was not ok. Otherwise stay was pleasant

Bathroom floor needs to be replaced. Shower wall, where it meets the floor was moldy. There was no way to ensure the door could not be opened from outside. No chain lock on the door. Parking lot is inadequate. We had to park blocks away. No elevator to reach third fooor rooms. I would not stay there again.

The propertyhas a great localtion, but the back dumpsterwas overflowing trash that yoh had to go around to get to some parking. The advertised pool was in the parking lot behind a fence. Super odd location, i wouldnt want to go in.

This is one of our favorite locations because it's so close to the best part of the boardwalk and beach and it also has a pool, which my kids love. The hotel is older and hasn't been updated but the space is very clean and the staff is great. I also like how they let you use the amenities before and after check out to extend your stay just a little bit. They used to have breakfast pre-covid and that was a nice perk. I hope they bring that back :)

The room was dirty, not old, just dirty. Brown smears on doorways, a condom wrapper under my kids' bed ong with other debris. Holes in screens, many hairs on sheets and pillows, broken beds, etc. This was our vacation and we were very excited to stay here. We did not even stay 1 night.

It was clean and that is important. It was quiet e en though they were at capacity. The building is really old which is kind of cool and they have done their best to keep it nice. It was bare bones, no pictures or any personality. Towels were clean but management needs to give them some attention. Hand towels were missing.

The hotel room was very disappointing but the location was perfect. The room honestly didn’t really matter because we were at the beach and boardwalk the entire time. Also the lobby and porch area in front of the building were great areas to hang out.
