We were very pleased with this small resort. Everyone was so friendly. They had so many fun outdoor events (live music, pool bar, lawn games, outdoor movies and of course a beautiful pool). We loved feeling like we were in the Caribbean at this adorable little spot. Definitely would come back. Bathroom in our room could have used an updated but definitely not a disappointment as it’s a beach hotel. Very clean!

We were staying one night before Cruise and with Grandson in town, he saw the sandpit and pool, Funtime begins. Food and drinks were very good and then breakfast buffet was excellent. Only thing that left sour taste was the food credit via Expedia wasn’t explained by website or Staff, well not correctly. I was told to just charge to room and credit would be automatic. Checked out with zero balance and headed to Cruise Ship, all good until around noon when I was notified of charge from Resort and upon calling was asked if I presented food credit voucher, WHAT VOUCHER nobody mentioned that part. Still waiting for REFUND from Resort as Expedia said they had nothing to do with it !!!!!

The property is one block from the ocean, so there is considerable wear, tear, and rusted surfaces. It could use some replacing of furnishings and paint that ocean air has weathered. The staff members were fantastic, the hot breakfast was good with eggs, sausage, French toast, and good coffee. The pool and lazy river were well maintained and they had a huge movie screen and speakers for kid movies, which occurred regularly. It is a wonderful place for families, and they welcomed my service dog everywhere. Overall, it was a good place to experience Cocoa Beach.

The hotel was not what we expected. It felt like a motel, just very very very basic. It had 2 beds and a tv. The location was good and there were lots of food places across the street but that was the only plus. The staff were very nice though.

This place is a blast, we stay here every time we go on a cruise. The resort is nice, rooms are large, pool is fun, the bar/dining is good and reasonable.

When you book make sure you chose the reservation that gives you the food voucher.

The lazy river was my favorite place to be i could just float relax and rest.the staff was very nice and helpful. The beat place ever i love it. the carts that you can chexk out at yhe front desk for free have 2 chair and an umbrella and the beach is just a hop skip and a jump away. If i could i would live here forever.i tell all my friends and family i can't say enough about how wonderful this place is

Positive: they offer good options for breakfast.

Negative: the hotel is outdated and clearly in need of major upgrades. Parking is difficult, especially for people with disabilities. There is security on site, but there is no monitoring of the pool area. Teenagers jump into the lazy river-style pool, disrupting guests, and some people smoke despite it being prohibited. Basic items or amenities, such as Wi-Fi was not available or at the very least, the internet password was not offered. The final straw was the weekend parties held in a salon next to the reception area. These events take up guest parking, forcing guests to park at nearby businesses and walk back. The live music is extremely loud until 10 p.m., making it very difficult to relax or sleep.

Was here a few years ago, and while it needs a bit of a deep clean of its facade, still lovely, kitchy, and family and solo friendly. Rooms are clean, serviceable and comfortabke. Had the suite and was roomy. Lazy river was my draw to come again. Short walk to beach.

This was a perfect place to stay for proximity to the beach and just the right beach supplies to borrow. Our family loved the pool, lazy river, and the snacks and drinks from the restaurant. Front desk staff were welcoming and gave great information for our stay. We were lucky enough to see a rocket launch from our balcony.

The only bad thing to say about this place is the couch bed! Absolutely awful!! ALL SPRINGS! The people that I was staying with were already sleeping by the time I noticed that I could not find the pillow or the sheets or anything for that couch bed and come to find out it was in the bedroom in the dresser! Why not the closet where they belong??? Had to go sleep in my truck to get any sleep. Oh and the toilet handle was broken. I get it done.

The breakfast was pretty simple, I tried the apple juice, and it tasted like water, same as the orange juice. Staff r really nice tho, the outdoor pool is good, the biggest problem I had was the room clean, they went at my room, and did not cleaned at all, the sheet had some dirty in it, we asked someone to clean, but we only got sheet to do by our self. Because of the room I would not be coming back again, and would not recommended if u really care about cleaning. If u dont, and want something simple, thats a perfect option.

Was charged twice on check in & duty manager was unable to refund as first payment was a ‘pending’ payment & didn’t appear on their records as it wasn’t processed. But funds taken from my account. As long as it stays ‘pending’ it will automatically be refunded in one month… but that’s $1000 I had put aside for vacation spending money so not happy, not happy at all.
On site bar / restaurant was barely open & breakfast choices were limited. Property is bright - the pool area is a highlight - but showing its age. Our bathroom door needed a good shove to open as it repeatedly got stuck in its frame. Air con was inefficient & loud.

The staff was so friendly and helpful. The pool/lazy river was amazing. Clean and so relaxing. Breakfast buffet every day was delicious with many options for everyone. The amenities were great. We used the bikes and had a blast. I would definitely stay here again. The only downside was the rooms. We had to switch from our first room because it was not very clean and some things were broken. The next room was a bit better. They really just need to be updated like the rest of the hotel. They don’t really match the promotional photos. Other than that though are stay was amazing!

The check in and reception staff were lovely. The outside area was clean and had a great family friendly vibe. The hotel was perfect for a night before a cruise. The rooms were mostly clean but a little dated, but for the price we were very happy with the hotel. It’s a 2 minute walk to a Winn Dixie supermarket and a 5 minute walk to the beach. The area felt safe.

It's clean but not clean enough, what I mean from that is it's always sand since there's the beach right there across the street from the hotel. We don't mind on that part. Everything else are clean.
All staffs are amazing and so nice.
We absolutely love the breakfast buffet they have everyday! Delicious!
My kids LOVE the lazy river pool, especially 2 of them are little and they love the 8 inches ledge with little fountains and they like to be able to touch their feet on the bottom, other than being in 6 feet or more deeper. We have been here couple of times and we would most definitely come back when we visit Florida again!

Hotel is 1 block from the beach which has public access. The lazy river is a plus, very clean! Sand area for the little ones. Breakfast buffet was delicious too.

We arrived a couple of hours earlier than check in because our flight was early. The staff was so nice & let us & a few other families put our bags in a holding room while we waited for our room to be cleaned & ready. Also during our waiting time we were allowed to go to the lazy river / pool area & use the hotel amenities. The room was spacious & had a great balcony overlooking the pool. Great location as well. We walked to restaurants (one right on the beach) & to the beach very easily & quickly. They played a movie at night that our kids watched from our balcony but could also be watched from the pool area. Live music. Good breakfast. We only stayed one night because we got on a cruise (again pretty quick drive to the port) but it was a good night’s stay.

This is a prime location for a hotel. This is like a blast from the past, it reminds me of the old 1950’s surfer movies. It gives motel vibes, but has been updated. The rooms themselves were redone at some point in the recent past. The beds were not the most comfortable, but were clean. One bed was very squishy, the other very firm.

When we first checked in, we entered our room to find the AC unit blowing air, but not cool air. It was very humid in the room, so I called the desk to see if they could help us. The nice lady at the desk sent someone over while we went to grab some food. By the time we got back it was very comfortable in the room.

Only real complaint was the shower. My wife refused to get in because it was not the cleanest looking shower. Although the water pressure was phenomenal. The bathroom was not was not quite as updated as the rest of the room.

Overall, this was a decent stay. Breakfast was better than most hotels. The lazy river was nice. And the staff was amazing. With a little updating in the bathroom, this place would be a must stop.

I stayed at this property last year, it was amazing. My stay this year wasn't so great. The rooms were dirty, and one had a bug in the bed and they were at street level, (we are 2 women with young kids) we weren't offered new rooms, or housekeeping. We ended up all sharing one room. Some of the staff were rude and uncaring, too busy to explain the amenities or to pay attention to us. The woman that originally took my call couldn't be bothered to reserve the rooms and told us to book online with a 3rd party. The bartender was more concerned with the drinking customers than with our boys who wanted ice cream. And security was very unfriendly, (yes, security) we were at one point made to feel like criminals. We had a $40 credit from our 3rd party booking, but, when we used 14 of it, they kept the rest. The manager was nice, at the end, and apologized for ALL of the things that went wrong. However, she couldn't fix any of them. If only we had booked directly with them..... Breakfast was OK but there is very little seating. We enjoyed the ocean, it's about 2 blocks walk away thru a wooded walkway. In all, I paid allot of money for 2 rooms and only used one, for credit we couldn't use, boogie boards and chairs that were broken, and no where to sit for breakfast. Oh, I was offered 20% off IF i stay again.

We booked this stay expecting a charming, Florida-style boutique experience, but unfortunately, the reality did not match the $287/night price point. While the property has potential, the room we received felt neglected and significantly outdated.

The Room: Our experience was marred by maintenance and cleanliness issues. The furniture was eroded, and almost every metal fixture in the bathroom showed signs of rust. Most concerning was the cleanliness; we found dark hair on the shower tiles upon arrival (my family is all light-haired), which suggests the bathroom wasn't properly detailed.

Several elements felt stuck in the past, like a \"phone flasher\" and a built-in tissue dispenser that was left empty. Furthermore, the hand soap and body wash dispensers were broken, and the \"2-in-1\" soap concept feels quite outdated for a hotel at this tier.

The Highlights: On a positive note, the outdoor areas are the saving grace of the property. The lazy river is fantastic, and the kids loved the bean bags, sand area, and provided toys. The evening animated movie was a very \"cute\" and thoughtful touch for families.

Verdict: If you are coming solely for the pool and outdoor atmosphere, you’ll enjoy it. However, until the rooms undergo a significant refresh and housekeeping standards are raised, it's hard to justify the current nightly rate.

The property and rooms were very clean! The pool bar/grill drinks and food were delicious. Lazy river is so relaxing. Free daily breakfast buffet from 7-10 was great with many options! The beach is a 5 minute walk with all rentals available from chairs/umbrellas to surf boards and wagons! Within walking distance to everything from Ron Johns to restaurants and Starbucks and the grocery store! The gym you have to drive a mile to an affiliate but it’s nice and has everything!

- Great sandy area for kids to play near the bar.
- Fabulous views (for the suites) of the pool and ocean.
- Friendly cleaning and bar staff.
- Somewhat cheaper than nearby alternatives.
- Amazingly close to the beach, free beach gear rental (umbrellas, chairs, boards, push-cart).

CONS:
- Dirty and unkempt property in need of repairs and maintenance.
- No sound dampening between rooms, could hear detailed conversations between the unused room-sharing doors.
- Front-desk staff were unfriendly and rude. The place was clearly understaffed.
- Beds are old and uncomfortable. Pull-out beds are in desperate need of replacement.
- Only clean rooms by request (but they won't tell you).
- Free breakfast is typical cheap garbage seen at low-budget American hotels (we often skipped, thankfully Starbucks, IHOP, and Waffle House are nearby).

Overall, we had a fabulous week at the hotel despite its issues. Great location and good amenities if you are willing to put up with a clearly dated building and beds that leave your back in pain.

The only good thing was the breakfast. Property very run down. Room was dirty and deteriorating some front desk friendly and some not. Very very disappointed
