The outside of this place is amazing. There is no pool but that’s ok because the big pool is just steps away. They have plenty of chairs and books that you can borrow. There are a few negatives that we made management aware of.

Property location was good, right on the beach, property itself needs an overhaul, linens were old and stained, furniture old and stained, appliances and cutlery, pots and pans, all old and left in a dirty state when we arrived. Unit just needs a full refresh which would improve this spot massively. Staff were all friendly and communicated well.

Cozy Setting

What can be said about the Beach Place Guesthouses? Cozy! After the big corporate dwellings in Orlando, this was definitely a quiet, relaxing place to wind our vacation down. Private beach access and the ability to make our own meals in the kitchen were priceless. We grilled steaks(and veggie burger patties) right on the beach! Staff was kind and gave you a full explanation of all you had available to you. This is home away from home, truly. Ran by people who have an artistic quality about them and it shows throughout the property! With the back drop of Cocoa Beach, I highly recommend this place for your peaceful getaway!

The Expedia rating was 9.4 which is why we selected these beach view and access apartments. The beach is 200 feet away and very beautiful! The outside patio is wonderful and contains many chairs, rockers, and hammocks. There are plenty of beach chairs, umbrellas, and toys to borrow. The staff is friendly and helpful.
However, the 3-star review is because the apartments are 1950's old. There's been some remodeling but still gives a dated vibe - old tile floors and furniture, poor lighting, dark painted walls, moldy caulking in tub, too much decoration and accessories, etc. The apartment has evidence of water damage and we did have a minor water leak coming from the bathroom.

You couldn’t ask for a better location, really. Steps from the beach with barely anyone in sight most days. Unfortunately those are the only highlights on our stay this time around. The properties are not as clean or well-kept as they have been during our previous stays as well as the staff not being as outgoing and friendly as we remember. Make sure to bring bug spray as the mosquitos will eat you alive and attempt to carry you away - something else we have never experienced here previously. We were disappointed in our stay this time around, checked out 2 nights early and will probably look elsewhere nearby in our future visits.

Rooms were cute and accomodating. Bed was very firm. Property overall was cute and quaint however needs quite a bit of upkeep....paint, wooden deck loose, etc.
The absolute worse part of our trip were the mosquitos. The property was full of them!!

Absolutely loved this place. Was there with my daughter and grandchildren for my birthday. Great place if you have small children because of the location and being right on the beach, you don’t have to drag all of your things very far. The owner Is so friendly and welcoming she definitely makes you want to come back. I thought the price was reasonable. If you going for an overnight or a weekend or a week I think it is a wonderful place to stay.

The beach house was a perfect place to stay on our Florida trip. The room was spacious and clean with everything we needed for our short stay. We were steps away from the beach which made it even more worth our short stay. We brought our 3 young kids and I know they will remember this for a very long time!! The location of this hotel and how close it is to the beach was amazing! We loved that you could walk to the beach and have easy access to come back for snacks and anything you might have forgotten. We used the outdoor eating and hangout areas every day to eat with friends we were staying with. The kitchen had everything we needed to prepare meals and make ourselves feel at home. All the staff was extra friendly and welcoming and came daily to empty our trash and supply any clean towels we needed.

We stayed 3 nights here. The scenery is nice, with a few minute walk to a mostly private and beautiful beach, and plenty of places to sit outside. It was neat to feed the rabbits and see the lizards who live on the property. We appreciated the beach gear provided, including chairs, umbrellas, toys and life vests, and the outdoor shower for getting sand off. Seeing a SpaceX rocket launch from the beach was a great experience. We unfortunately weren’t impressed by our guesthouse. It was very outdated with old appliances and dark lightning. There was no bath tub and the shower did not have a removable shower head, which made it hard with a 5 year old who takes baths. It was also not thoroughly cleaned, with some floors that looked dirty, stains on most towels/washcloths, and many dishes with food/drink residue. The dishwasher had dirty standing water in the bottom. We decided not to cook and bought plastic dishes and utensils because of this. Also housekeeping did not come during our stay, despite the paperwork in the guesthouse stating they come every day to take trash and change towels. We had to walk to the office and ask the assistant manger, Wendy, for anything needed. She was nice and gave us recommendations for local places. This would be the perfect beach side spot to stay at with upgraded guesthouses and better housekeeping services.

I was contacted by Expedia at 10:00am the morning of our arrival. We were informed that our reservation was being cancelled by host property (Beach Place Guesthouses). The reason given was “mechanical/ plumbing issues.” While Expedia tried to help us find similar accommodations, we were not able to find anything similar to our original reservation. This causes considerable disruption to the start of our vacation.

We love the quiet, comfy, and peaceful atmosphere. They had chairs, umbrellas, beach towels for the beach and more. Fire pit and Grill & supplies available. We personally like a firmer bed… it was still comfortable. Love it.

We just stayed here for the third time. We love it! We enjoy the beach, but prefer quiet and a slower pace. We like the shade and all the private, quiet sitting areas where you only hear waves. You can be steps from chaos and feel like you have the place to yourself. We’ve stayed at the large affiliated rental house across the road with our kids a couple times. We were in town for business, so my husband and I stayed in a smaller unit on the ocean side at the resort this time. It was perfect.

It is a lovely little property, but sadly at the time we were there, there was dredging on the beach. They were going to give ma a credit on that, but haven’t seen it yet. Cute rooms and we had the living dining combo with a kitchen. The rooms that are comfortably decorated.
It’s right on the beach, so there is a bit of a musty smell and the room could probably use a good cleaning as you could see dirt on the vents and walls around the vents. I couldn’t use stairs so we were moved to a nice unit on the first floor as the only other 2 bedroom was upstairs and they gave me credit for the downsize. We loved sitting in AAA couple of the areas on property just enjoying the breeze and water views. The woman at check in was so very kind and accommodating.i would go back just for her. Some good restaurants within a half mile. All in all it was a nice stay.

Amazing place to stay.

This place was amazing! The property was so peaceful and laid back. Definitely a good spot if you’re looking for a more quiet vacation. The condo felt very homey and cozy. Staff was also friendly. This will be a place that I will come back to if I’m in the area again.

Things I didn’t like:
1. The air vent in one of the bedrooms is right above where my head is when I sleep.
2. The ac unit is super loud when it’s running.
3. There is no ventilation in the kitchen. It’s a very old building. All they have for ventilation is windows and doors but they say not to open the windows when ac is on. Better shower after you cook.

PRO: it was nice that the facility had a \"beach shed\". the children had fun just grabbing buckets and sand castle building stuff to play with at the beach.
- the lady at the front desk is friendly, easy to talk to, knows the area well.

- close drive to the nearest grocery store

CON: no hangers inside the room. no where to hang wet stuff, aside from the backs for dining room chairs
: no cable.. so if you dont have subscription to streaming services.. you wont have TV


we stayed at cabin 9... the closest room to the washroom... there is no air circulation at night. the ceiling fan doesnt blow air downwards... so it get very stuffy in that room.

Such a cute, quaint property. These are cottages with plenty of room, cute paintings, separate kitchen, living room and bedroom. Pretty well stocked with towels, dishes, soap/sponge/paper towels, coffee, etc..Only note is there is no TV in the bedroom (it's in the living room). The property grounds are really what stood out though. It's so cute with areas to sit, relax, enjoy the scenery and hammocks. It's on the beach (short path to the ocean) with beautiful views. Looked like there might be paddle boards available (we were there off season). The staff are friendly and went out of their way to make sure I got in ok (late arrival). I didn't have time to explore but will be back!

The property was so cute, we could walk right out of our room to the beach in a few minutes, there was tables and chairs set up under lighted covered pavilions so you could sit and eat and see the ocean. They had chairs available to take to the beach no cost. We were minutes from downtown, staff was super nice. Room had a full kitchen, nice tv, air worked great! There were giant beautiful crystals located all over the property there was a library in rec room that we never saw because we were so busy with the beach. this is not like staying at a hotel. This is like staying at a quaint charming little Villa If we ever return to Cocoa Beach, I will absolutely stay there again!!

The rooms are extremely dated and could use some TLC but the actual property is beautiful. The room also had a very strong smell present from a cleaning agent, upon check-in that was horrible and it took me two hours to air out. If you’re sensitive to smells, which I rarely am, this is definitely a concern. I could feel a migraine developing within the first two minutes in the room.

I stayed for one night before leaving on a cruise. I found this property to be nice and clean the unit itself was nice and smelled fresh. The stand out was the ladies that work there I met three of them, including the manager and they were all very sweet and helpful. I would definitely stay here again.

Had an extremely stressful check-in since the office isn't open past 9pm. When we arrived, we found that the sheets on the bed were covered in blood spots and upon further inspection, there were bugs in the mattress. Overall, the place was dirty, as it looked like the floor wasn't even sweeped or vacuumed. A lot of the furniture was dated and stained. The bathroom was in very poor condition. Because of the very apparent bed bug situation, we had to scramble to find a new hotel to stay in that night. The next day, I contacted Expedia to get a full refund and could only get refunded for 1 out of 2 nights. I was very shocked to see that this was the condition of a place with such great reviews. I've completely learned my lesson to only book with big-name hotels for 24 hour customer service and reliable cleanliness.

This is a true gem, the place is beautiful and peaceful. The chairs and hammocks right in front of the water under the shade were perfect to catch a breeze during the hot summer weekend.

Mary Lynn is so nice and definetly gives the place it's personality. She was super helpful receiving and setting up the flowers we sent prior to our arrival so that my mom would have a nice bday surprise.

We will definitely be back!

This is a perfect place if you don't want something new and fancy - expensive. This is a place that you can stay in comfort on the beach, all the beach equipment is provided at no cost, rooms are spacious and comfortable, kitchen is complete, unique and eclectic decor both in rooms and on buildings and in common areas. Excellent location at south end of the beach away from the busy hotels and Port Canaveral. Staff is warm and accommodating. We will return whenever we stay in Cocoa Beach.

Our go to place for a quick getaway.

This place is unique old Fl style. Our (most inexpensive) has a full kitchen and separate bedroom. The property is one of a kind. Great chairs, hammock's, and shade trees to watch the beach/sunrise. Also an entertaining parrot to whistle with! Close to everything.
