The lead up to the property has us thinking we may have been mislead, however we were proven wrong. The room was beautiful, clean, bright and conveniently located to the port for any tours/routes to Positano (which is why we booked) and the main streets of Naples full of shops, places to eat and drink.

1. The hotel is on a7th floor of a discusting building...need to pass a gate, internal building, take a scary elevetor... took us 30 minutes to locate.... it could be better coordinated ahead..
2. The owners: especialy the man, need to learn how to behave with quests.. the impression is like we were bothering him, with each quedtion. The lady was better..
3. Breakfast is minimal, under a higlight \"it's an Italian breafast\"...

Fabulous and modern! Exceeded expectations!

Fabulous, modern hotel with immaculate rooms, attentive owners/management, and an unbeatable location. Do not be alarmed by the somewhat dodgy appearance of the outside of the building and surrounding vicinity; once you enter the hotel you will feel as though you have been transported to an entirely different world. We were delighted by the artful, sleek aesthetics; the attention to detail that was clearly visible in the design and setup of the rooms and public areas; and the incredibly attentive and thoughtful owners and staff who welcomed and treated us as though we were family. The tasteful and brilliantly designed lighting features in our room and bathroom put us in an instantly good mood and made for some fun photo moments. In the evening we enjoyed sitting outside on the balcony sipping wine and listening to music as we savored the spectacular view of the port below. The bed was comfortable, the room had blackout curtains, and the wifi worked perfectly. Out of all the places we have stayed in Europe (too many to count), this was among our favorites.

Great property on the interior! The graffitti all over the building and the fact that the entrance is in an alley is a little off putting, but the place is beautiful inside and updated nicely! The owners are wonderful and very accommodating! It’s quiet and comfortable! FYI a lot of keys and during the Weekdays you must pay to use the elevators. 5 cents or something! It’s a gem that looks a little scary on the outside, but the downtown area of Naples looks like that everywhere! Great food nearby and walking distance from pier!

View + service was great - room for improvement

Check in: simple, language barrier but they say 70-80% of communication is non-verbal so we managed just fine!
If the management could leave instructions in various languages in the room/email, that would be useful.
Cleanliness - not the best but not the worst either.
Everything was in working order (toilet seat needs changing).
Comfort - mattress was basically a V shape (uncomfortable).
Lift was in working order (keep 5 cents handy to operate lift).
View was first class (sunrise was a bonus).
Staff were brilliant and accommodating (should come with a range of adaptors in the room for travellers).
All in all, it was okay but certainly room for improvement.

The owners of this hotel were so kind and friendly. The hotel is very clean although the entrance is a little hard to find (on the right-side of the building). Be aware that you’ll be charged an extra €2/person/night as a ‘city tax’.

Location location. We arrived in Naples by ferry and left the following morning 06:00 to the airport using ALIBUS bus service. Skyhouse is literally across the road opposite the port and the bus stop. Access was simple ( I had looked up the address on Google Maps Street view) . There was a doormen at the street entrance to tell us where to go and give us a 5 cents (euro) coin for the lift. I can imagine that arriving late may be difficult. The staff have zero English but are so friendly . With Google Translate we managed. The room was really cool, large and the shower the best ever.

1. Very hard to communicate. I needed to call them several times (even called hotels.com in USA) to arrange a meeting time to check in. However they say check in is from 8am-9pm they might not be available because there is no front desk.
2. They don’t speak english at all, and the owner of the apartment was shouting to us to speak italian.
3. No private space just the room. The owner stays there as well.
4. Even if we prepaid for a 2 bedroom apartment he told us to stay in the one bedroom apartment since we were only two people but we refused.
5. There was a misunderstanding regarding city tax and the next day we checked in, by the same second we opened the door in the morning there was a REALLY rude lady standing just outside of our door and as we opened the door she came to us really shouting that we didn’t pay the city tax, which by the way was €5. We were shocked because we just woke up and we were going to the breakfast area i even looked back as I thought she was talking to somebody else!! I told her that first of all she needed to say good morning and then we could talk about anything. Anyway long story short, i talked with her son on the phone, which was very polite and speak english, and solve the problem!!

I would not recommend these apartments even though they are nice, because the owner is very rude and you don’t have privacy at all. It’s like renting a room in an old mans house. You eat breakfast with them even if you are not in the mood.

Enzo was great. We had arranged collection from the airport for which they charge €25 but absolutely worth it as it is a little bar to find. Anyway our flight was delayed nearly 90 mins but he was still there waiting with a smile on his face. After a brief check in he asked if we were hungry before bringing us to a wonderful little restaurant 30 seconds around the corner. Next morning he was up waiting for us to prepare breakfast. Breakfast choice is limited but plentiful. Neither Enzo or I could speak the others language but google translate came to the rescue.
Overall, a perfect place to stay if you were planning taking a ferry to one of the islands the next day as it is a 5 min walk to the port.

Very modern, ultra clean convenient place to stay and explore Naples. Super friendly and helpful Manager - we google translate to communicate. Good wifi and interesting view from the balcony.
I recommend the airport pick up if you fly in - it was super convenient and a real bargain at €25 and saves the hassle of trying to find the place.
Great breakfast if a little crammed in a small room but worth it just for the bruschetta.
Only down side is it is a bit noisy and you will hear them setting up for breakfast etc.

Fantastic view over the Bay of Naples. Modern decor. Clean, clean, clean. Very comfortable king (!) size bed. Lovely bathroom w/ shower. Nice breakfast (coffee/tea, juices, hard boiled eggs, yogurt, pastries, toast, bruschetta—Yummm!) Location made it very easy to walk to Molo Beverello to catch our ferry to Ischia. Great value!

Wonderful location, just across the street from a Metro stop, walking distance to the ferry terminal and Castel Nuovo. Clean, newly renovated place with a great view of the port and Vesuvius! Easy to get to Pompeii or Capri, if those are in your plans. Very safe, with lots of levels of security (locked outer doors at street level, another on the 7th floor, and finally the locking door to your room). Some traffic/drunk cruise ship passenger noise does drift up, so wear earplugs if you're a light sleeper. Breakfast was fantastic, with lots of options!

Enzo!!!! We love you! And Rosa was so friendly and accommodating. #1 The beds were so comfortable! #2 the breakfast was so delicious with homemade Bruchetta. Enzo made the coffees fresh to order. It’s a small hotel with maybe 4 rooms, and you have to get to the 7th floor of the building - but those things make it interesting and fun. And they take such good care of you since you are the focus of their attention. Overall we so enjoyed our stay!

Charming B&B in a fabulous location for exploring

We had four nights in the superior, seaview double room, with balcony and Queen Bed. This place is everything that you could want from a B&B in Naples.

Fantastic view over the Bay towards Versuvius.
Comfortable rooms with all amenities.
Friendly hosts who prepare a fresh Italian breakfast (proscuitto, Bruschetta, Bufalo mozzeralla, coffee served in warm cups etc).
Five minute walk to the cruise ships and the local ferries (Capri, Sorrento, etc).
Five minute walk from where the Alibus from Naples airport drops off (getting to and from the airport couldn't have been easier or more convenient)

Things you might be considering:

The Skyhouse is literally opposite the cruise ship terminal - so the port is busy but the soundproofing is first class - we didn't even hear the Symphony of the Seas (apparently the largest cruise ship in the world) turn up overnight.

Even if you don't speak Italian (we do not) the communication via whatsapp and email was very responsive in English. The owners are also friendly and between us we managed to deal with everything.

The area around the hotel feels pretty safe. We had no problem walking back around 10/11pm - no body was hanging around. In fact, when the cruise ships (and taxis) have gone for the evening it is really rather quiet.

The Skyhouse is in a mixed used apartment block so isn't pretty on the outside but is really well decorated once you step in the front door. Don't judge a book by its cover and all that.

The entry of the building was not so nice but once we stepped into the b&b we were completely blown away. It was ultramodern. Everything was very well thought out and upgrades filled every space. From the clothes hangers to the shower with several shower adjustments, it was top notch. The couple that owned it was quite lovely. He spoke very little English but, he tried very hard to help us. We were directly across the street from the port. There were cruise ships and the ferry. It worked out well because we needed to take the ferry to our next destination, Sorrento.

I had a wonderful experience staying here! A few things to know- it’s across from the Port, so very convenient for doing day trips and feels safe. It’s only about a 10/15 min walk to swimming in the sea, seaside restaurants and the historical district. The rooms were very clean with modern amenities- a huge plus in Europe, much less Italy. COLD a/c and awesome shower. The rooms are small, but thoughtfully laid out and feels more spacious than some larger rooms I’ve stayed in. One thing to know, is this is a family, boutique stay and, like most of Naples, they speak ZERO English. If you haven’t traveled abroad much or need more hand holding, a more traditional hotel would be for you, but I would stay here again 1000 times over. Wonderful value, have google translate ready to help (they have free WiFi of course) and a delicious breakfast. Legit the best bruchetta I’ve ever had ever...and this is many visits later to Italy. One suggestion to the staff is to have an English document to better describe the keys and doors. While you might have to rely on google translate, they are a warm, helpful family business!

We had the best stay ever at sky house! Rita and Vincenzo were super friendly and treated us like we were part of the family. The rooms were the cleanest hotel rooms we ever stayed at. It was so clean that you could eat off the floor. The mattresses were very comfortable and the shower was fantastic even provided with jacuzzi!!! It was very relaxing to sit on the deck overlooking the harbor! Perfect location! Not to mention the hugest and yummiest breakfast full of fresh delicatessen like bruschetta, pastries and much more!! We will for sure be back!!!

We arrived late at night, and the first impressions we were a bit unsure, but after we realised our location and what the hotel situation was it was fine.
The hotel is in a block of other hotels with a courtyard, but is quite dingy, however the hotel is very modern and ideal. The guy who works there doesn’t speak much English but he was great and very welcoming.
Breakfast was really good and it was all very clean.
The location was perfect and literally minutes from the ferry port which was great for us.
Would recommend for young couples!

Lovely B&B - just be sure to read the small print!

We stayed at Skyhouse Beverello for one night on our way from Naples to the island of Ischia.

After rather problematic correspondence with Antonino, the manager of the hotel (which i noted had occurred on previous occasions based on the reviews) due to a misunderstanding about additional charges for late check-in, we checked into the hotel. Check-in was actioned by the lovely Enzo who lived on-site, so I still don't know why the charge was necessary.

Please don't let this put you off, and don't be dissuaded by the run-down surrounding area! The hotel is on the 7th floor of a high-rise block, and looks far from salubrious from the outside. However, after getting to the hotel, the room was lovely, as was Enzo! The room was minimal, comfortable and clean, and within 5 minute walking distance to the Molo Beverello ferry port.

The breakfast was also very nice, and there was a broad selection of fruit, pastries, coffee and cakes that really helped set us up for the day.

We wouldn't hesitate to stay again due to the convenience, and the price was competitive, but unfortunately I have to say just be aware of the manager - he's pretty stubborn and doesn't like it if you question charges. I admitted that I hadn't seen the small print about late check-in charges, and asked for a refund so we could stay elsewhere, but he refused. His customer service is the only reason this hotel doesn't get a 5 star review.

Wonderful desk clerk; awful owner/manager

I chose SB for its proximity to Molo Beverello and the Municipio stop. The owner?manager? Antonino emailed 1 day before we arrived (good thing I checked!) to say that due to \"technical problems\" he had to move us to another property, Skyhouse Chiaia. SC is farther from both MB and Municipio. I explained the inconvenience and requested a discount. He seemed offended and in a rude reply said there could be no discount. Also, he insisted I phone (expensive for travelers!) to apprise him of our arrival time, despite our arriving during normal hours.
When we left we needed to print boarding passes. I asked the desk clerk/housekeeper to do so using the hotel computer, but he didn't have the password. I had to call Antonino, who was very unpleasant and argued with me. Instead of enabling someone to use the hotel computer, he told me to print at the tobacco shop up the street. The amazing desk clerk took us to 3 different Tabacchis, all of which refused to print for us. We were resigned to paying 2 50-euro fees to RyanAir when Enzo, another employee, showed up and printed for us. So, the service from employees on-site was stellar; that from Antonino was awful (hence service=neutral).
The decor was cool and modern but things didn't all quite work. The shower didn't drain properly, the hose bracket was installed upside down, and 2 of the 4 spray settings were painful or ineffective. The toilet seat kept slipping off and I had to fix it. The espresso machine at breakfast was great.
