This a really nice place to stay but while I was there the air conditioner struggled to to keep the room at a sleepable temperature. We had two issues. Our last night the power went out in our room only and it got very uncomfortable. The second was part of the roof fell onto the sidewalk just in front of the door and there was only one entrance/exit. This may not be the perfect place for July or August due to the A/C issues but still a wonderful location and the rooms are very clean and tidy.

The property location is excellent! A mere 5 minute walk to the Forum and Colosseum. Great restaurants and very cool bars in the area. Guest house manager Alessandro made check-in so easy and was extremely flexible with our arrival time that took longer than expected. He even gave us recommendations for a restaurant to make our anniversary special. Beautiful building, great housekeeping, and fantastic customer service. Everything you need for a wonderful stay in the Eternal City.

This was an excellent choice for my wife and I. We stayed here 3 days and it was great. Apartment had a balcony, updated room, with a great bathroom w/ high pressure shower. Very close to the Colosseum and at least 5 great restaurants with-in 3 minute walk. The Delizie & Sapori Pizzeria (red carpet outside) was the best lasagna we have ever had and the service, English speaking was amazing.

Here! Stay Here! This is the place you want!

Allesandro and Eduardo were easy to communicate with, and very accommodating. The room was sparkling clean. The air conditioning was very good. I highly recommend the blue room if available, the balcony view is worth it! If you're worried about staying in a guest house instead of a hotel, this is a good place to change that feeling.

The Coliseum, all of the forums, Trajan's market, Trajan's column, Vittoriano, the Capitoline museum, and others are all a walkable distance even for a couple of overweight Americans (like us).

There's also food of moderate to WOW quality, a convenience store, and souvenir shops steps from the front doors.

The only negative was that the wifi was a bit slow. Since I wasn't there to work or play online games from tthe eternal city, it wasn't an issue for me.

Great valuefor the money!!!!!

Hidden old world gem.

If you want new and glitzy this is not for you. If you like old world charm ‘‘tis is for you. An old world guesthouse. 15 ft ceilings, new bathroom and a 2 suitcase one person elevator. Call 72 hours ahead to be met for check in. Buzz at big wood doors, go up to second floor for greeting. Get 4 sets of keys to get in. Fantastic location. Will stay again. Common room with coffee and kitchen. Great internet.

It isn’t a hotel, it is much like a B&B without the breakfast. It is a wonderfully ‘immersive’ experience in that it’s more like staying in an apartment. Location was a 7 minute walk from the Coliseum. Plenty of wonderful restaurants in the area. Overall, a great choice for us!

Clean and comfortable.

Even though we arrived earlier than expected, Alessandro was already there waiting to greet us. The room was exactly as it appeared in the photos and was very clean. The bed, shower, aircon and mini fridge were great.
We really were just steps from the Roman Forum...which meant that the restaurants in the immediate vicinity were a bit pricey, but just walk a street or two back and they are far more reasonable. We found it easy to walk into Centro Storico and would recommend going after dark to see the buildings and piazzas lit up.
The journey from the airport was simple. We bought FR1 tickets (with the help of friendly officials), travelled to Roma Ostiense station and transferred to the metro. The accommodation is just a minute's walk from Cavour metro station.
We thoroughly enjoyed our time in Rome and would recommend Al 325 Rooms ai Fori to anyone looking for a clean and comfortable base from which to explore.

Don't book a transfer through them

I chose this place due to the location, price, and appeal of the photos. Overall the stay was fine. My biggest complaint was that I booked a transfer through the owner of these rooms (this is not a hotel). The price was comparable to if you were to book a taxi on your own and I was told that there would be sign with my name on it at the arrivals area. There was no sign. I waited for 10 minutes, even going up to a couple of people and asking if they were waiting to pick someone up. I finally got my own transfer. 20 minutes later, I received a phone call from the owner saying that he was going to have to pay for the transfer that I did not take (implying I should pay twice). When I refused to pay for two transfers, the whole stay became awkward. The bathroom also smelled like smoke and I wasn't told that there was a kitchen with complimentary espresso (found out the last day).
This is actually a good property with an owner that seems to care. There were just several things that led to a negative experience for me personally.

My boyfriend and I had a wonderful time staying here. The man who runs the facility, Alessandro, is kind and accessible. Rooms are spacious and clean and there is free coffee in a common area accessible to guests. I cannot say enough good things about my experience. This place is not to be missed!

Immaculate room close to the Forum and Colesseum

Our room was very clean, quiet and comfortable. The unlocking of 4 doors is required to enter your room so it was very safe. You have to walk up a few steps to reach the lift. When you book you are given instructions on how to access the rooms, follow them carefully and you will be rewarded. The doorway is among a few restaurants but has the number 325 above it and an intercom to the RH side. Your host is excellent and promptly answered my emails. The Forum and Colosseum are a few minutes stroll away and there are many, many restaurants nearby. We ate our breakfasts at ‘Miscele & Fuoco’ near the front door as they made lovely soy coffees as well as nice omelettes, and went to La Traverna Madonna de Monti for dinner. They had many Gluten free options. We certainly recommend Al 325 rooms ai Fori and will stay there again if we visit Rome again.

Alessandro is friendly and helpful. He recommended us places to eat. This is not a hotel, this is guest house! Everything was great about it. Clean, close to the train station, restaurants and main places in Rome. Will definitely come back!

This is an excellent guest house located close to major tourism attractions. You can walk anywhere in Rome from this location. It is also close to public transportation. The common breakfast room provides a full kitchen and dining area. The room was comfortable and clean. Check in was a little difficult as you need to coordinate your arrival time with the manager. My train was late and the manager expressed his irritation with me for being late. However, I would definitely recommend this guest house and would stay there again.

Location, location, location-no, no, no

Once you check in, you probably won't see hide nor hair of service or management. I suppose it's to be expected because the rooms are apartments and not hotel rooms. The price is certainly attractive, but there are some drawbacks to staying in these clean, well, maintained rooms, such as four keys and fifty four steps to gain entrance.
Relative to the area the hotel is located in, it is city central close to all the \"old stuff\". On the surface that seems ideal, but only if you are enamored of street vendors, restaurant shills, crowded, littered streets, and the most God awful, overpriced restaurant food imaginable. After two days I couldn't even face eating in an area restaurant. My advice would be to get a hotel away from the \"tourist inquisition\" so you can escape to sanity after your day of sight seeing near the tourist sights.

Excellent Location, great accommodation

Easy to find and situated between Cavour & Collesium metros this place is a perfect location!
The rooms were airy, spacious, clean & bright. There’s a kitchen with more or less everything you need and stocked with teas & coffees for the coffee/ tea making machine.
There was also cake and croissants. The bathroom looked recently refurbed and the shower was big and powerful with an overhead and hand held shower/ hose. Perfect temperature. The towels were changed, bathroom cleaned and our bed was made each day.
Just a 2 minute walk to the Colleseum. The apartments are a superb location and the Main Street was lined with many coffee shops, bars and restaurants. The cobbled street behind the hotel seemed to come alive at night also.
We received a prompt and very friendly welcome when we arrived. Everything was explained to us and we left to get on with it..... spot on 👍
If I were to go to Rome again I’d definitely and without a doubt head back here to stay.
5 rooms available to rent on the 2nd floor with a further 3 B & B on the 3rd floor.

Would definitely stay here again!

Such a great place to stay! We were able to check in early and settle in easily. The room is huge and very clean. We had a beautiful balcony with a view of part of the Roman forum. The location of this place can't be beat! It is literally about a block from the Colosseum and the Roman forum, and about a 10-15 minute walk to so many more popular sites and attractions. So many great restaurants downstairs and across the street and around the corner, it was hard to choose! There is a little mini mart down stairs we frequented to get bottled water and snacks. Alessandro set up a black car service to get us back to the airport for 50 euro which was only 2 more than a regular taxi and much more convenient. We stayed in the triple room with a balcony which we LOVED, however if you are sensitive to noise this room might not be for you. It is a street view room and got a little noisy at times, but for us the good outweighed the bad.

Wonderul Rome experience

I couldn't say enough about how nice the A1 325 Rooms was to stay. The location was clean, safe, and super convenient to Colosseum, Forum, and a Metro station. Alessandro was great with communication before our arrival and super nice when we arrived. This in not an American chain hotel service (pool, 24 hr. front desk, ice or vending machine). I knew that going in and living like a local Rome resident was fantastic and easy to adapt. Other tourists and locals were all helpful and spoke English. As noted on another review, finding the entrance upon arrival was a bit of a challenge. Look for the last very tall 15 ft. brown doors on the right if you are heading towards the Forum. Depending on the time of day they may even be open. I would suggest scoping it out on Google Maps Street View. Ask Alessandro in advance on which button to press to call up. Once we were checked in and had keys, this was no longer a problem. A few blocks down and one block over is Via Urbania with plenty of quaint cafés and restaurants. If I visit Rome again, I would definitely stay there.

Had an excelllent time. The weather was fantastic. The room was very clean and comfortable. The locations was very convenient for the Colesium, Forum, Pantheon, Piazza Navone, lots of restaurants. It was a little noisy on the street but I would still stay there again.

Our room was clean and perfect for a 3 night stay in Rome. I'd definitely recommend this apartment to anyone traveling to Rome.

Amazing room in the heart of the city

We've had an amazing stay in Rome!

Initially hadn't realised this was a guest house rather than a hotel but was so pleasantly surprised.

Dealt with alessandro who organised for us to check in earlier than expected due to an early flight and were greeted at the guest house (even earlier than expected) by Sergio who was more than welcoming!!

You have to pay city tax per night - we paid around €30 for four nights, two people. This has to be paid on the first day and in cash which we were not told about but Sergio kindly let us go downstairs to get cash out.

The room was amazing we had a lovely view of the roman forum from our balcony and was a 5 minute walk to the colosseum, and 15 minute walk to trevi fountain and surrounding areas! We walked everywhere apart from to the Vatican.

The bathroom was clean and modern and the cleaner was a lovely lady who made everything tidy for us (thank you very much)! Air con worked perfectly and there was a television in our room.

Also they provide a communal area of a kitchen which has a fridge, toaster, coffee machine and they provide bread and crossiants which you can take as you wish. We were told to not worry about tidying up as they will tidy up for us.

At the end of the trip they allowed us to leave our suitcases in the reception area for a couple of hours before we had to leave for the airport.

We've had the most amazing stay, thank you soooo much!!! We will hopefully be returning!

Great location!!!

Love this place! It was a walking distance to all the sights we wanted to see in Roma! Food places available once you're out of the hotel, walking distance from Roma Termini. We got in very late since our train was delayed a few hours from Florence but the gentleman who helped check us in was very nice, and didn't charge us a late check in fee. It was our mistake since we didn't call ahead to let them know of the delay but we're grateful for your niceness, sir. The hotel is not manned by reception staff and hence, if you get in late, it can be a bit of a deal unless you communicate ahead of time with the management.
All in all, we are very happy with this place and would surely recommend it to friends and strangers who would like to visit Rome for the first time. They even have a little kitchen with a coffee machine, have some biscuits or their wonderful croissants.

My stay in Rome

This hotel is very close to alot of the major attractions. Alessandro was very helpful on what things to look out for while in Rome and how to get to all the attractions. Keep in mind the Coliseum is literally right down the street and not to mention that the train station was near by as well. The room i had which i called the green room was beautiful had a great restroom and i even had a balcony looking out the street. My time here was amazing and would do it again.

Arrived on time which we'd previously notified Alessandro of as requested. When we arrived at the main entrance we had no idea how to enter the property; luckily we managed to get through the front door as someone was leaving. After about 20 minutes we were getting annoyed as we had no idea how to check-in. We were then rudely greeted by a gentleman who argued that we should of buzzed up to room 7 to check-in & who was adamant we'd received full instructions to do so, even when I presented all evidence of correspondence which showed otherwise. I can not put into words how rude & arrogant this man was toward me and my girlfriend. Later in our stay we briefly met Alessandro who seemed very nice & friendly and who apologised for not sending us information on how to check-in. Great location, modern room with all essentials! Only 2 bad points were toilet paper & shower gel not replaced when low & floor was a little dusty. Would definitely recommend & use again, great value for money!! If the review seems a little negative it's more to do with the rude man who greeted us than the location/facilities, I'd certainly recommend to friends & family.

Where to start? Our room was beautiful! It was in a great location and such a great price! The manager was amazing. We were contacted in advance about how to get to them and asked what time we would be arriving so they can make sure we were properly greeted. Great comfortable secure place

Great place, easy to find if you do your homework on street view. Good clear contact with Alessandro prior to arrival. Taxi dropped us off at the huge external door. Press the telecom as directed by Alessandro and he will let you in to the buildings entrance hall walk to the left through another security door and either use the caged lift or walk up two flights of stairs. We were met and greeted at the door to the guest house by Alessandro who introduced himself and showed us to our room. Rooms were exceptionally clean with good facilities, comfortable furniture and big tv. The shared kitchen had coffee facilities but if you choose the room next to this then you could get disturbed by other guests if they are up early and chatting. The room echoes a bit. You are provided with a set of keys for all the doors and your allocared room. We did not have a view as we were facing out the back although I believe 3 out of the 5 rooms face the road (via cavour). Room payment and city tax were payable on arrival and the receipt put in the room the next day. Towels were changed on a daily basis.

Spacious hotel near Colosseum

Hotel met all of our basic requirements. Spacious, clean, comfortable bed with 1 mattress, not two pushed together, roomy bathroom walk-in shower, close enough to all sites to walk from (for people used to walking), and good restaurants and shopping all around. View of the Colosseum only 1 block away. Our room faced the busy street and was very noisy at times with the window open but it added to the Rome life atmosphere. Closing the window removed the noise element well. The small balcony was fun too.

Modern guest house close to everything!!!

Guest house was extremely close to main tourist sites as it is at the end of Via Cavour. Alessandro was graciously accommodating when answering questions online and by phone, replying immediately. I was running the Rome Marathon and this was a perfect location to stay at. Cleaning everyday at approx 11am. Very well kept. Climb to 2nd floor but elevator available. Four doors to enter; very safe! Would definitely return.
