Warm and welcoming staff. Clean and comfortable. Great wifi. About 15 minute walk from the the Old Town. We liked being able to get away from the masses of people inside the walls. Very peaceful location. Villa Katarina is (like a lot of places in Dubrovnik) on a pedestrian only walkway with stairs. Close to several mini-markets that carry the essentials.

Our hostess, Katarina herself, made us feel very welcomed in her home. The individual apartment rooms were clean and satisfactory for our needs. A lovely terrace in the sun to have happy hour and Katarina graciously gifted us some local wine, beer and oranges right off her trees in the yard. Beautiful garden. We had an easy walk down to Old Town.

Very sweet and friendly host. Comfortable accommodation with nice view from the window. The only issue is that this place is listed as Villa KatErina on Google. Villa KatArina is at a different location about 5 km away. I went there first and had to pay extra for my taxi. I did inform the owner of this.

For people who take airport shuttle, I want to provide a community service here by describing how to walk the one mile distance to the apartment from the drop-off point at Ploce Gate. Because, Google map doesn’t help you how to cover vertical distances. You can take a taxi from the Ploce gate, but it is quite expensive for 20 Euro for a small distance. Besides, cars could not go into the street where the apartment is located. The street is a long stair with apartments on both sides, so whether you walk or take a taxi (Uber), be prepared to carry your bags and climb a stair that is about 150 -200 yards long. There are flat sections to stop and catch your breath though.
Now, put away the Google map and follow this direction instead. After getting off the shuttle at the Ploce Gate, walk west on the left most sidewalk along the old town walls (it looks quite obvious, because no other viable sidewalks there). After about 150 yards, you will reach another entrance to the old town. Follow the people coming out of the old town, turn right, pass thru the short hallway and take the stairs to an upper level road. When you get out of the stairs, you will find yourself at the sidewalk of a road. Stay on the sidewalk and walk towards northwest for about 1 km until You get to a roundabout where 2 roads merges and splits again. Keep walking for another 50 yards and cross the street on the marked pedestrian crossing by the traffic light,then take another pedestrian crossing to right.stair it

In general, in Dubrovnik, maybe elsewhere, 10 a.m. checkout and 15.30 checkin is too wide a gap (5 hours 1/2) is very impractical for customers - almost abusive.

Really enjoyed my stay here for a bit of a working vacation. The couple that runs Villa Katarina are lovely. The double room was clean with plenty of space, I made good use of the little fridge and kettle and dining table that had a nice view, as well as the terrace, and the aircon came in handy with the hot days! It's conveniently located to a bakery and many little corner stores, and only a 15 minute walk to Old Town. Beware that just like most of Dubrovnik there are a few steps to get up to the location.

Room with a view

Reasonably comfortable room with a nice water view and a tiny kitchenette. It's set in a pretty garden with a large patio. If you book, double check the address on arrival as there are two Villa Katarinas in Dubrovnik. We went to the wrong one first, unfortunately. When I tried to call the owner, I was repeatedly hung up on (her children, she said). The property is a bit hard to find as it's on an alley/sidewalk quite a few steps up from the street level. The proprietor was quite pleasant once we finally found the place. It's a fairly easy downhill walk into the old town of Dubrovnik (uphill on the way back, of course). There is a mini-market and several restaurants within a couple of blocks without walking back down into the old city. I don't recommend this place if you are driving a car. Our Uber experiences in Dubrovnik were uniformly good.

We had an amazing experience staying at villa Katarina in Dubrovnik! Katarina was incredibly kind, welcoming, and accommodating. From check-in to check-out, they went above and beyond to make sure we were comfortable and had everything we needed. The space was clean, well equipped, and perfectly located.

I would absolutely recommend this villa to anyone visiting Dubrovnik. It made our trip even more special, and we’re so grateful for the warm hospitality.

Property nice but room was terrible

Ok this is complicated. Good location, nice property and nice but noisy outdoor area with distant sea views between buildings, lovely couple who own the business.

The room however was poor and we got a much smaller room than we expected. We were so disappointed with the decor. Old, secondhand, impractical, uncomfortable furnishings. It was like it was filled with leftover, unwanted furniture. You can’t sit in bed and read due to a weird cupboard/bedhead (banged my head and arms every night), the sitting chairs were uncomfortable, the mattress was lumpy, towels were super thin, too many decor/comfort issues to mention (even an oddly placed Marvin the Martian figurine). The room needs an investment to modernise it and make it more welcoming and comfortable. Perhaps a new bed, couch and coffee table with some coordinated decor.

As stated, everything else was good but the actual room comfort and decor was a huge, huge disappointment. I booked it so it’s on me but I was embarrassed when I walked in with my wife. This is not expensive accommodation but in its current state, it’s not worth the price.

I’ve learned from this booking that I can’t trust the traveller ratings. So many 8, 9, & 10 ratings but this is one of our most disappointing bookings ever.

Good location-walkable to city

The location of this property is really good and walkable to the old city center. There is no need for a car if staying within the city. Near there is a bakery and a pizza delivery spot. My friend and I slept comfortably, the place has A/C. Bathroom is a bit uncomfortable is on the small side.
There are a few stairs to get to the property, so be aware of accessibility needs. There is no parking at the property either if you are renting a car, either have to pay privately or meter parking in the street (which we did, because it was cheaper). Overall is served the purpose, we felt safe, place was clean and quiet to rest.

Katarina gave us a really warm welcome and was so friendly and accommodating. The place was spotless and the terrace was lovely to sit out on in the evenings. The property was really conveniently located in walking distance of the beach and the Old Town, there is also a handy supermarket just 5mins walk away. Would happily return and recommend to a friend.

We had problems finding the place but after that it was great. Maybe location should say the stairs to access the place is near the Mazda car place. We found our room to be quiet and very comfortable. Pretty garden. The location was about 15-20min walk to the old city with lots of stairs. The owner was so kind and generous. Bottle of water in the fridge, tea and coffee. Very helpful and anything you need just ask. We loved Dubrovnik and had a great stay here. Thank you

It’s the excellent seaside view. The sunset was just beautiful. The air conditioner saved our energy. A little kitchen with a refrigerator was handy. The room space was good to ‘live’. We loved Karina’s welcome cake and juice! She could also arrange a reliable taxi driver to the airport. We will come back here at her villa.

日本人の清潔感覚を満たしたレベルに部屋は保たれており、日本のスタジオルームのように、小さなキッチンがあります。近くにスーパーがあるので外食回数も減らせます。ヴィラ自体は車が入れないエリアですが、近くにバス停があるので、そこでタクシーやバスも使えます。Uberドライバーとは車が停められるバス停で待ち合わせました。イメージ的には、広島の尾道のように坂が多い町ですが、オールドシティまで徒歩15分もかかりません(途中の景色も美しく、猫達もご挨拶)。カリナのウェルカム・ケーキも美味しかったです。おすすめします！

The owner of the apartment made us feel very welcome on arrival, providing drinks and fruit and gave us fresh fruit from her garden during our stay. The apartment was small but was as advertised and perfect for a short break, close to the tourist attractions in a quiet residential area, with a couple of bars and a supermarket close by. We thoroughly enjoyed our stay in Dubrovnik, a beautiful place, enhanced by the charm of staying at an authentic, welcoming apartment.

We have been traveling for some time now and Katarina was just what we needed. It is quiet, very close to old town (8 -10 minute walk) on bus routes to all of Dubrovnik. But most of all it was Katarina and er family hat make this the perfect place. Katarina arranged our day trip to Montenegro and her son drove us to the airport to catch the early flight!
Highly recommend Villa Katarina if you want to have a Dubrovnik family supporting you without being intrusive.

A great room. Katarina was extremely friendly and helpful - you couldn't ask for a better host. Location is excellent - only a 10min walk from the old city. My partner and I thought this was a really excellent place and we had a great time. Be warned that it could be challenging for anyone with mobility or health issues - as there are a lot of stairs to get up and down to reach old city despite it being only 10mins away. The apartment also has a number of stairs to climb up from the main street.

Personal and convinient!

This guesthouse is really nice. Katarina, the hostess is super friendly and knowledgefull and gives you tips for whatever you need! Se has a map and travelinfo, not only for Dubrovnik, but also neighbour towns:)

She provides cofee, tea and juice. There are a fridge in the room, and several supermarkets close by, so you can buy your own breakfast to enjoy on the lovely balcony!

The rooms are clean, with some storage place, and some have a nice view too! All rooms have aircon😀

The enterence is on a side street with a few steps, so a car will only be able to take you to a spot 1 min from the door. Keep that in mind if you carry alot of luggage 😏

You can walk down to old Dubrovnik in 10 minutes, and a busstation is 1 minute away.

We enjoyed our stay very much, and would definately come back here for the personal feel, and clean and convinient rooms!!

Our stay wad AMAZING. Katarina baked us cookies, her husband dropped us off at the bus station. They printed out bus tickets off for us. It was like staying with a friend. The apartment was immaculate and exactly as advertised. An easy 10 minute walk to the old town, a 2 minute walk to a mini supermarket, its location eas fantastic for the price. We'd absolutely stay there again :)

Comfortable studio

Really comfortable little studio 15 minutes away from the old town of Dubrovnik (longer on the way back up the hill). The property is managed by an agency who sent me an email stating I hadn't paid for my stay. I emailed them back and they quickly told me it was sent automatically and everything was fine. Upon my arrival, nobody was there to meet me, but I called the agency who got in touch with the owner and they were soon with me. So although it felt a little impersonal, they were actually really good at communication. The owner lives on site and I met her on my final day. She's really lovely and friendly. There are a couple of shops close by to stock the fridge and the apartment has a kettle, plates, cutlery, and washing up stuff. There wasn't a stove to make anything. This isn't an accessible apartment for wheelchair users or those who cannot climb steps. But then again, Dubrovnik isn't either! Overall, had a great stay and would recommend.

Ideal for sightseeing in the old town (10 mins walk to Pile Gate). Easier downhill but quite enjoyed the walk back up the steps after food/drinks.

Katarina a great host (provided cake, welcome drinks and helpful of any assistance required).

Room clean and had a fridge which meant we could put a few drinks in to cool while we explored Dubrovnik.

Incredible value for money. Will stay here again if back in Dubrovnik.

Lovely room close to the old city.

We had a one-night stay in Dubrovnik. Villa Katarina was within easy walking distance of the Old City, and our hosts were friendly and helpful. The room was very clean and had a lovely view of the Adriatic across the rooftops of the city. Overall a very enjoyable stay and we wished we could have stayed another day or two.

p,s, If you enter \"Villa Katerina\" into your GPS you will end up at the wrong property. You must enter the street address. Also note, the room is located on a street that is really a stairway - i.e. walkable only. If you have a car you will need to park on an adjacent street.

I had a short but sweet visit at Villa Katarina. Apartement had plenty of space and was in a good location, an 11 minute walk to the old town. You do have to walk up some stairs to get to the front door but it's not really too much of an issue. Would re-book if I were to go back to Dubrovnik.

I had a great stay at Villa Katarina, but it is best to take the No, 8 bus from the main bus station. I took the bus to Pile Gate and then walked with my luggage (not a good idea.) It is a 30 min walk down to the main bus station, all down hill. Walking to Pile Gate without luggage was only about 10mins, all down hill. There are shops only a few mins away so cooking meals was easy. The view was ok but the wifi was great.

The good...the location was great. It is a quick walk to the old town and there are a couple of markets nearby to pick up drinks and food. The bad...Do Not stay in a room on the ground floor. The rooms are part of the owners apartment and in the evening you can hear, very clearly, the family interacting including speaking very loudly and kids crying. It was very loud and uncomfortable. The triple room also has water issues in the bathroom and it smells very musty. The first night I stayed in a room upstairs and it was fine.
My last concern is that the owner asked me the first day if I had paid in advance. I told her I had. She then asked me this again the second day. I told her I did but she didn't seem to believe me so I told her I would email venere to confirm. They did. I spoke to someone else staying there and the owner did the same to them. I am not sure if she has really bad records or if she is trying to get paid twice. Either way it wasn't OK.

A good value of money

My girlfriend and I stayed in this villa for three nights and in overall I do recommend. We had a triple room and it was very clean when we checked in and cleaned also everyday by the hotel staff. I would rate the room itself as above average, but nothing extraordinary. It had air conditioning, a small TV, a refrigerator and some kitchen supplies. The location is good. It gets a bit exhausting to go up from the old town to the hotel because it is in the uphill, but that is totally normal due to the nature of Dubrovnik. Katrina herself is a very nice lady, she always had a smile on her face. The check-in process went fast. I would rebook this hotel in the future.

Very welcoming, helpful hosts. We enjoyed the Villa very much. Quiet, quite good view, clean, good shower with warm water supply, good wifi.

A small supermarket and a bakery nearby. Good location: Old town is within walking distance, like 15-20 minutes.(We walked slowly)

The drawback is: no electricity socket by the bed.

Overall, l highly recommend this apartment.
