The room was as basic as it gets. There was no in-room coffee or tea. Coffee was served out of a big cylindrical coffee maker in the lobby. No morning breakfast. The website said they had memory foam mattresses but my room was a spring mattress…..and this is really weird, the spring bed mattress was turned upside down so that you would be laying on the unpadded bottom. Why would they do that? The room was also just marginally clean. The best things about the room was the off-season price and the proximity to Arapahoe Basin ski area.

The location and price here are excellent. The service is not.

The front desk staff were absent more often than not - I had to wait around for close to an hour and call multiple times before I could check in, and after I got to my room and discovered there was no toilet paper or soap to be found, the front desk employees had vanished. The room also had a strange odor and several areas that clearly had not been cleaned after the last guest. The hotel lobby had numerous messes that hadn't been cleaned up, and had music blasting constantly almost all day (yet the employees were quick to give guests a lecture about making too much noise in their rooms - hypocrisy much?).

The front desk staff were rarely available for help, and when they were around constantly cracked dumb, unfunny jokes - \"that'll cost you $20!, ha ha ha!\" - in response to being asked to fulfill the tiniest of requests. Moreover, when they did decide to be present, they routinely made unsolicited rude comments to guests.

Overall I'm still reasonably satisfied - again, the location and price here are incredible - but next time I go on vacation, I'll gladly pay more or get a room further from the ski lifts if it means the place is run with anything resembling professionalism.

When we got to our room, there was a stain on the bed, no toilet paper anywhere to be found, the carpet didn't look like it had been vacuumed, cushions on the chairs were hanging off. Overall, it felt like a very dirty room. We were supposed to spend 4 nights at the lodge and we ended up spending 30 minutes there and leaving to book a room at the hotel down the road for 4 nights instead.

It's cheap, but some rooms are in major need of TLC. My room had a broken toilet handle, nails sticking out of the carpet, trash in the corner, a broken lamp, and a shower rod that barely staid up. I did poke my head into new rooms which were much nicer. Hot tub is nice and friendly staff @ front desk.

The front staff were rarely there. I was first shown a room that didn't have the two beds that I'd reserved. Moving to the appropriate sized room, I popped back to the front desk to ask for toiletries, as there were none. The desk staff said the individual shampoos were still to be delivered, and no soap other than 1 bar was in the place. He handed me the only full, family-sized bar of soap.

The coffee is central in the lobby. Anyone who desires creamer uses a spoon in a Costco-sized communal creamer container. Anyone with a sense of hygiene should think to stay elsewhere than in a hotel that runs out of the soap bars adequate for all rooms. The hotel shouldn't pass regulations if it requires all guests reach into the same creamer container as the unwashed hands of guests who weren't given out any soap.

3 Peaks is an OK place to crash. My most recent stay was disappointing. The bathroom in my room did not have a usable light fixture. The room was also not stocked with standard toiletries (soap, shampoo, lotion).

Location is great. Previous stays were better.

The property could definitely use some TLC, especially considering they charge a 'Property Fee'. This property fee certainly does not get reinvested in maintaining the building.

Happy to adjust this review if the property makes amends for the lack of bathroom lighting during my stay.

I would say it was an acceptable stay for the price in Summit County but left a lot to be desired. Many things broken in room: smoke detector had battery removed, drains in both shower and sink missing. Furniture worn out and damaged, stains on carpet, blood stain on one of pillow cases.

All that said, location is excellent and price is decent. While I'm cost-driven, I probably won't stay again. I'd rather drive further or pay a bit more.

We arrived on a Sunday night after a busy weekend (they got a dump of snow). Our room was cleaned, but not well. Floor had some remnants of pervious visitor and some left over hairs in the tub.

The location would be great for skiing at keystone, A-Bay, or Copper. We only stayed the planned 1 night before our week on resort at Copper. Didn't check out the hot tub or other things.

Coffee in the lobby was fine. It was quiet (Sunday night). Rooms were spacious. Beds were fine.

Walked in to check in and the front desk kid was high as a kite and had just set off a can of bear mace in the lobby. My wife and I smelled and felt it immediately. My wife got nauseas and started choking, we couldnt stop coughing for hours, and our eyes were burning. Submitted complaint to owner via expedia and no response.

Great place to stay. Its 1 minute from Keystones River Run parking lot and a 2 minute walk to some great eateries. The rate is extremely competitive, especially for its location. Kyle was extremely helpful and accommodating upon arrival and gave us some great information for getting around town. I will definitely stay here again.

For the price, this is a decent budget stay very close to keystone. We walked over with our skis each day and it was about 8 mins walk. Very good, free coffee!

Bed was not great. Mattress was really saggy in the middle. Hopefully the other rooms have better beds.

We tried to use the hot tub during the posted hours but it was locked. No one was at the front desk or could answer when we called the phone. This was a bit disappointing because we really wanted to use it and it was open at that time just the day before. :(

Overall Convenient to get to & from i70 and the shopping areas. Would stay again if we had to.

We have been staying in this hotel because the location is perfect.It is within walking distance to the lift, the Snowdance ski rental, Pizza 101, and a Mexican restaurant. Our room was somewhat renovated, but the Wi-Fi stopped working. The hotel used to have breakfast, but not anymore. They only have coffee.

We paid about $220/night and this was easily one of the worst hotel experiences I’ve had.

We arrived late and had called ahead to confirm someone would be there. We were told yes. No one was at the front desk. It took about 15 minutes to reach someone to check us in. When he arrived, the desk clerk seemed annoyed that we had bothered him — especially when we had to come back down about the disgusting first room.

That first room looked like it hadn’t been cleaned at all. There were literal soiled maxi pads on the walls, beer bottles everywhere, and a filthy bathroom. Thankfully they had another room available or we would’ve been stuck there.

The second room was “clean,” but for the price I’d give it 2 stars at best. Beds were shaky and felt like cardboard. No hairdryer, no WiFi info, TV remote only controlled volume, and the TV was plugged into a too-short power strip hanging mid-air. The toilet felt unstable, the bathroom was dingy, the sink is in the main room with almost no counter space, and there was no soap.

The kids above us were jumping for hours after 9pm.

Keycards disable if placed near your phone — something they don’t tell you. On checkout morning, no one was at the desk.

Only positive: location across from Keystone. Severely overpriced. Would not return.

The room had a very funky smell immediately as we walked in and turned out to be the mini fridge that was not turned on. The floors didn’t look vacuumed and the bunk beds were completely unmade. The hot tub didn’t look clean and the pictures online made it look so much nicer than it really was. The front desk guy checking us in gave us very little info and just seemed to not care at all. Just a very below average hotel that we paid way too much for!

This is not the Grand Hyatt or Sheraton, so don't expect it. But once you realize this, it is an amazing place for the purpose of coming to ski in Keystone. The place and room are clean, beds are comfortable, plenty of parking, and great staff. It is the best bang for your buck in that area.

We would definitely stay here again when coming for a ski weekend

The room smelled moldy. We opened the fridge and it was unplugged and reeked of mold. It made the whole room smell worse. The microwave didn’t work either. The change machine didn’t work for the laundry. So 3 amenities we needed and paid for were not accessible. The hot tub looked cool but the room also smelled like mold. Carpets had stains and paint all over them. It just felt dirty.

I had a disappointing experience during my stay. One of the chairs in the room was broken, and when I sat on it, it collapsed and caused me to fall. This was quite unsafe and concerning.

Additionally, the bed frame felt unstable and wobbled noticeably with movement, which made it difficult to sleep comfortably.

I hope the hotel will inspect and maintain the furniture more carefully to ensure guest safety.

Definitely no frills, one of the lamps in our room didn’t work, there was crumbs on the floor, five of the pillowcases had hair on them so I changed them all. When I went downstairs to ask about new pillowcases, no apology or anything just OK. Here’s some new pillowcases. no towels for the hot tub. When I asked for towels I was told I’m busy. I’ll have to get that later. 30 minutes later, still no towels. No apology, just I’m still busy. Two of the three table chairs in our room Had legs broken on them, but not just broken seriously falling off. I did mention this to the front desk. Their response was oh, Ok. No “do not disturb sign”. Our towels in the bathroom had holes in them big enough. I could stick my finger through. It’s just not a well kept place.

The housekeeping/ employees knocked on my door at 1030pm, 630 am and 730 am even though I put the do not disturb on the door. The hotel was very run down and smelled like mold. I turned the shower on and almost pulled the knob out of the wall. The temperature did not get cool enough to sleep and was very hot even though I put the a/c on.

I was very dissapointed in the experience at this hotel with all of the issues and do not care to repeat my stay.

The location is great. You are right across the street from the slopes. However- this property need MAJOR upgrades. The hot tub was cloudy and brown water. Only one jet was working. The sauna was broken. We even used the reset button and couldn’t get it on. There was no front desk or anything like that to help with assistance- we tried checking at various times. The coffee and tea are out, but the coffee wasn’t replaced from the day before. The curtains had stains all over them as well as the carpet. The chair in the room was broken and there was hair in the tub. I rated this a 3 star instead of a one star based on location and price alone. Beware

The room was very basic and definitely been used and abused by dogs but that is what we expected. There was no extra blankets for the pull out couch which makes no sense so bring what you need for that.
Also a neighbor was smoking something in their room so the fire alarm was set off around 11pm but the staff did work hard to get it turned off quickly.
Coffee in the lobby is awful. Nice to have vending machines and water/ice down there though.
Location you can’t beat, good options for food close by and we love going to the bar at the goat.
Overall it’s exactly what we expected for the price we paid.

This place was gross. And poorly run. I arrived and was sent to a room that hadn’t been made up- bed bare, random cleaning supplies strewn about- and it was after 5pm, not like this was first thing in the morning. I went back to the front desk, and the secondvroo. The employee checked to put me in was also not cleaned. It took a third try and I was put in a room that was reserved for someone else, but they hadn’t checked in yet, so I went there while staff scrambled to get rooms cleaned. The room I did end up in, was still barely cleaned. The bathroom had trash in the corners, hair on the floor, smears on the wall by the toilet paper roll, and the bath had soap residue all over the rim. The bed skirt had a disgusting brown something smeared on it, and there were gross brown smears on the wall by the outlets. All the furniture was badly scratched, the bathroom door had a hole in one side and one painting on the wall was water damaged with mold inside the frame. Hotel amenities listed a hot tub and sauna- but the hot tub water was so cloudy you couldn’t see the bottom, and the sauna was out of order- has been for a while, and staff have no idea when it will be fixed. This was absolutely gross.

While the property is older and lower priced and there should be an expectation of that, the location is unbeatable and it's nice to have the market and Dos Locos Mexican Restaurant right across the street. They upgraded our room which was a big win for our family of four. Will come back.

For the price I paid, wasn’t worth $200/night. Only pro: proximity to Keystone and allows pets.

Locally owned but capital expenditure upkeep wasn’t there… looks its age (at least 30 years). If a place allows pets, need to have LVP/tile throughout and not carpet.

Couldn’t sleep 2/3 nights due to noise coming from upstairs unit. Heating/cooling unit was either too warm or too cold.

Front desk guy wasn’t the most welcoming either. I recommend someplace else for the value.

I cannot warn you enough: DO NOT STAY HERE. My experience at this property was nothing short of a disaster. The room was completely uninhabitable. Upon arrival, I found the sheets were visibly filthy, covered in stains and hair, making it clear they hadn't been changed since the previous guest. The lack of hygiene didn't stop at the bed; the entire property is neglected, grimey, and clearly unmaintained.

To make matters worse, the management is non-existent. I attempted to speak with the front desk multiple times during their posted business hours, but the desk was abandoned and no one ever showed up. I have since tried reaching out to the property via phone and email to resolve these issues, but I have received zero response.

This place is a health hazard and the service is shameful. Save your money and your health—book literally anywhere else.

Got there at midnight no one was at the front desk. The keys were not out when I got to the room. There was no sheets no bedding. The bed was 4 feet up in the air on one side and sitting on the ground on the other side I waited for an hour to get this room. It was 2:00 AM by this time told to step away from the counter 5 times1 of the worst experiences I’ve ever had ever in my life. I can’t believe these people have a job to how people over the night. Front desk guy were really nice and helpful but when he gave us our key room, he gives us directions where the room is located and mentioned the room number. Weird. We reserved a Queen size bed room, but we got a two size bed room instead. We decided not to say something anymore because know they are probably booked for that night. The room was decently alright, I think they don’t change the bed sheets because they’re was some hair strands on some of the pillows still even before we decided to on down on it and a few couple of dust debris under the blankets. Bathroom was very clean, they gave enough towels to use. The ventilator in the bathroom was very loud if you decide to use it. Microwave was also clean and convenient. Overall you pay what you get for paying a cheap room. This place can be better but definitely there’s room for improvement.

There was old food left in the fridge that was forgotten to be removed.
The shower/ bath towels are really tiny.
The curtain on the window was completely wrinkly.
Hair dryer was missing from the hair dryer bag.
The toilet clogged and I couldn't flush it again because I was afraid it would overflow.
