Yes parking and staff were ok food was poor i saw multiple customers complaining about the food. Property condition very very tired windows were boarded up up stairs, not being able to have breakfast until 9:00a.m is an issue so for those reasons i wont be staying again, shame cos its a great location for visiting customers in Portland

Friendly staff make such a difference. They were amazing. We had a cosy afternoon/evening relaxing by the open fire, enjoying a few drinks and nibbles. The room was was great. Although the door was a little hard to open and close. Will definitely stay there again

Lovely location, friendly staff and a fantastic room that doesnt feel like a hotel. It was nice and comfy and the bed was good. Nice shower, very clean place.
Only issue for me what that the big cupboard near my head seems to hold a boiler or water tank, at 4am it sounded like someone had turned on a shower next to me, and that was on and off for the next 2.5hrs. Some people probably could slee through it but im a light sleeper so it proved a problem for me.
I dont want that to detract from what is a lovely place, but its worth mentioning as it did rather change the quality of my stay and maybe people havent mentioned it before.

Needs a refresh

We spent four nights at the Kings Arms on a recent trip to visit family. We’ve stayed there previously but, unfortunately, the rooms are looking a little shabby. First off, there was no wifi in the room; the repeater didn’t work. The rooms need a re-fresh: We stayed in the Jurassic suite and the mattresses and pillows were from that era. Also, the room needed a deep clean; the upholstery was badly stained. Despite all this, it’s a lovely place to stay. The cleaning staff were pleasant and helpful. The adjoining pub and breakfasts were great. The place has character but needs some TLC.

Lovely weekend stay

The room was clean and spacious. The bed was large and comfortable. The pillows could be better (quite flat). The bathroom was adequate. We loved how quiet/silent it was in the room.
We really enjoyed having food and drinks at the pub. The breakfast at the local farmshop was ok (they were out of some options both days).
Easy/quick drive to Weymouth.

No sign of clock radio as described or Cowshed toiletries - they were generic.
Bathroom was in need of a good scrub and the curtains dragged on the floor so the bottom 30cm were filthy.

We did choose the hottest day to stay so the room was quite hot !

Die Unterkunft zu bewerten ist leider etwas schwierig, weil das Zimmer war eigentlich wirklich toll, aber es gibt ein ganz großes aber wir hatten einen Boiler im Zimmer, der bei jedem waschgang angegangen ist, auch aus den anderen beiden Zimmer, dass war wirklich schrecklich, es war so laut plötzlich, das hat das schöne einfach kaputt gemacht. Dieses Zimmer kann man so eigentlich nicht vermieten, weil das ein untragbarer Zustand war.

Not worth a visit

On arrival not overly welcome reception (in bar). Room window open hence room damp and cold had to ask for extra heater to get rid of dampness, also asked for blanket for bed as duvet considered inadequate due to conditions, we were questioned why we wanted blanket, they reluctantly provided a single duvet as no blankets available. Biggest gripe was that breakfast is served remote location, cafe round the corner (250 yards approx) in the rain not pleasant experience. food was ok but not as you would expect for hotel breakfast. first morning room servicing bed not made. Location of rooms (not attached to hotel) walk to rooms through section of garden dark under trees rustic steps unlit and dangerous also unlit path to car park there are lights in place but just not switched on. It appears that the hotel is only manned during pub opening hours so if you have any queeries you have wait for pub to open, then they are bar staff who are not sure about hotel problems. Overall a disappointing stay. Hotel is definitely not worthy of the 4 star rating as advertised decor is dated it may have been ok when it was updated in 2014 but that was 10 years ago, i dont think anything has been done since. Once again biggest gripe REMOTE BREAKFAST this is not mention on the web sites we would not have booked if we had known.

Lovely place but choose a different room

Staff very friendly and helpful. Evening meals were very good. Breakfast at nearby cafe (included in price) also good.

The problems were with the Jurassic room we stayed in. The heating didn't work so they gave us a portable heater. The guest wi-fi signal didn't reach the room; even in the main building my laptop kept dropping out because of security issues. The glass shower door was very difficult to open, with no guidance to assist.

First and foremost, the staff on duty were particularly helpful and friendly.
The access to the bedroom was a disaster.
The handrail to the steps was partly rotten, leaning at an angle and did not extend to the top step.
The concrete steps were uneven, broken in places and irregular.
Neither the steps or pathway was lit.
My wife fell on the steps and injured her arm quite badly on the rotten hand rail. (Accident entered into site accident book).
The room was \"musty\". Black mould in shower, toilet roll holder missing. The toilet seat had been replaced with a seat that was smaller than the pan. Lights were not working in bathroom. (Some lights replaced when we raised it as an issue. The shower light was not replaced while we were there).
The bedroom cupboard was locked but had a pump of some sort located within it that was noisy at unexpected moments
In the eating area of the pub our table was adjacent to an open storm water drain which had water running continually while we were eating.
Breakfast is NOT served in the pub but at a deli located about 150 metres from the pub. Not just next door as we were told. (Across the garden, a public carpark, along a side road and then further along a main road. Particularly an issue when weather is wet and windy as when we stayed. The breakfast facilities were not made clear until after we booked. (The breakfast was very nice).

Only thing I would say is if you are counting on wifi to do a lot of work it was a bit spotty in our room. Other than that an excellent location with good food, good atmosphere and great staff.

Nice big clean room but there was no light in the shower and no instructions of how the shower worked, tried for about 15 minutes but gave up in the end. Had an exceptionally nice meal in the evening and a good nights sleep.

Although pre warned there was no breakfast at the pub and we had to go to a café and farm shop around the corner which wasn't brilliant as we couldn't take the dog inside the café so we had to sit outside, it was bloody cold but thankfully not raining. Everything got cold very quickly and we were made to feel to be an inconvenience and told to wait foe more tea as they were others ahead of us, sorry but we were there before the workmen in their dirty overalls being allowed in. From the car park to the room there were several trees with birds flying around and an unacceptable amount of bird poo on the path. I know its not something they could totally control but a bucket of soapy water and a yard brush every few days would make a huge difference. Had to carry our cases and little dog so they wouldn't get contaminated. A real pity as the room was lovely as was the food and the staff were nice and friendly. Do your own breakfast please.

We were met by a very helpful young man who handed us the room key and carried my wife's bag for her. That was the last we saw of any staff apart from bar staff.
The linen and toilet were clean but the room was dirty. Cobwebs from the ceiling, dirty lampshade, a chair I would not sit on, dirty carpet and mould around the bottom of the ensuite and shower. All photographed in case of dispute.

Great little find for a weekend break.

Lovely village setting for the pub. The accommodation comprises 3 rooms across a single storey extension to the pub. Nice and quiet. Great for a short stay. Breakfast is at the nearby farm shop/cafe just a couple of minutes walk. Food was fresh and tasty. Evening meal in the pub was equally nice. Plenty of inside and outside seating with a large decking area and a lawned area.

The bed was clean and comfortable but the moukd in the bathroom and very poor taps tthat ran a dribble of water were disappointing. The only windows were double glazed and blown and the latch for the window was broken. We had not realised that the access was up steps outside. Breakfast was not served in the pub but at duck farm shop 10 yards away down the road and around tge corner. My husband has mobility issues so we drove there. The breakfast was good. When we checked in we were not told about the brrakfadt issue and it was only later i inquired where breakfast was that i was told. The lady said a note was probably in the room about it but there was no note in the room. A disappointing stay. Not suitable for anyone with mobility issues.

The property is very dated and looking a little tired. The carpets had stains everywhere and there was a distinct smell of mold and damp. The bathroom floor showed signs of water ingress. From.door.and frame rotting and lock not secure. Door could easily be forced open if a theif was to visit! On a possitove, the pub was lovely, good food and the breakfast shop in the morning was excellent. Overall disappinted given the cost of £270 for 2 nights, bit it was a necessity. Would be unlikely to visit again.

The Kings Arms, Portesham

We booked this dog-friendly hotel at the last minute. We had asked for feather- free bedding and the staff had gone to the trouble of making sure we had it, before we got there. The 3 bedrooms are in a small annexe next to the pub. There is a little stream flowing past, and a lovely big pine tree close by. After settling in, we had dinner in the main building with our dog. There were others, too. We were told that the menu was changing that night so some things were not available but the meals we chose were very nice. I then asked for Irish Coffee and the staff made a very good one.
There are only 3 bedrooms-ours was “The Jurassic,” which sleeps 4, is roomy and our beds were very comfortable. The bathroom was small but perfectly formed- had everything we needed, and the shower was good. (Cowshed toiletries). Lots of coffee supplied, but no decaff-luckily we brought our own.
The room price includes breakfast and this is provided at the nearby farm shop, 200 yards away. Really friendly staff. The full breakfast food looked fantastic, but because we had our dog with us, we could not go inside the cafe to eat. It was drizzling outside so we could not sit outside, either. I asked about takeaway sausage baps and coffee and the staff willingly provided them, which was good. However, we were miffed to miss that breakfast, and next time, we either need to stay without the dog, or we make sure the weather is good enough to eat outside!
We would definitely stay again.

Dark, dirty room and inhospitable service.

The room smelled damp and there was no heating on, so it felt cold too. It was very scruffy and in need of some TLC. Not very clean either, there were cobwebs, dust and a biscuit wrapper (made even worse by the fact we didn't get the promised biscuits!) behind the bedside cabinet and cobwebs over the wall (it was also extremely dark as the lighting was so poor, so probably didn't even see the real extent of the dirt!). We had a (complementary) drink in the bar while the 'manager' recleaned the room - quite reluctantly it seemed. This was quite inconvenient after a long day, when we just wanted to relax. my husband said the shower was 'the worst ever', but I did not use it myself.
Sunday evening food menu VERY limited (probably why we were the only people in the pub). My husband had the fish and chips which he enjoyed, I had the roast which was luke warm with very fatty meat, lots of reheated vegetables - it was very unpleasant, I was offered a replacement meal but there was nothing else on the menu offering that I could eat. Although I left most of the meal as it was moreless inedible the 'manager' really couldn't have cared less.
The whole experience was very poor, not helped by very poor, inhospitable service. We really felt very like an unwelcome nuisance. Breakfast at the nearby Deli was very good and and served with a smile.

Enjoyed our stay, loved the pub which was really cosy, very Christmassy, lovely atmosphere, the food was amazing and the barman was lovely!

The room was large with a double and 2 single beds, plenty of space for a family! The lighting was poor so the room felt a bit dull, nice bathroom and the bed was comfy!

The breakfast at the farm shop around the corner was absolutely delicious!

However, did not sleep at all well, the rooms are in an annex to the side of the pub directly facing out onto the beer garden so no security, we were woken up with someone trying to get into our room!, The first time they tried the lock and handle but then left, the 2nd time they actually opened the door and started to walk in… we think someone from the pub gave them a key without checking it was their room!
However the whole thing left me shaking and scared to sleep, we were awake for hours, and unfortunately the pub seemed shut so no one to talk to about it the next morning!
Otherwise we enjoyed our stay!

Located in the bear garden of a pub in a village, the rooms are accessible via their own front doors. Plenty of on site free parking. Pet friendly. Beds where comfortable. Breakfast is served in a farm shop cafe about 500 yards down the road. Eat in or tables outside if you have a dog. Good quality freshly cooked items. About 30mins drive from Chesil Beach and Weymouth. The pub does good food in the evenings and there’s even a mobile chip shop van that visits the village on Wednesday evenings.

The breakfast was provided by the establishment next door the staff were polite and friendly however when ordering a full english breakfast no sausages were available but the family next to us who arrived 5 minutes after us were able to have some, they supplemented the sausage for bacon when it arrived it was served on a small side dish if it wasnt for the fact we had been camping the last two days before and were realy looking forward to a hearty breakfast our stay would have been perfect. Wed happily wait for 5 minutes if it was an option for others but not us

A True Find!

The Kings Arms was fantastic. We stayed in the family room (“Jurassic”) and cant fault it. It was comfy, impeccably clean, well equipped and nicely decorated esp the bathroom. The staff were friendly and helpful, and can’t fault any aspect of the stay.

Potentially good but a way to go.

Good welcome, nice big room but very dark. Dining stater excellent, main course both pork and steak very chewey. At night almost constant noise from the plumbing. Then on check out when I came to pay the bill I was given the meal bill bill from the previous evening with the comment \"walked out without paying\" written on it. I thought the idea of checking out was to settle all bills, never before have I received such a comment from an overnight stay.
The breakfast was excellent. However in view of the comment on the bill would not recommend.

We really enjoyed our stay. The room was very nice and we loved the bathroom with the blue glowing lights. The glass shower door was so spotless that our daughter walked into it. Very friendly and accomodating welcome, staff arranged on arrival for a breakfast hamper to be delivered to my room as I was leaving early the next morning - very nice hamper it was too!
Great pub in idyllic surroundings with a large, relaxing beer garden, great choice of lagers and gins in the pub too. Food was excellent.
Modern, spacious room in an annex building, extremely quiet and comfortable nights sleep.
I'm loooking forward to staying again when i'm back in the area in a couple of weeks time!

Nice friendly team of staff.

When we arrived to check in to our room it was around 7:30pm and the room was not ready. The staff then offered us drinks at the bar and insisted that they would take our bags to the room. Befor checking out the room we were then offered food, that was nice as we were hungry.
After food we headed to our room to discover it was not the family room I had booked??? But a much smaller double room?
Apart from that it's a nice place and would probably stay again. Food was fantastic also.

GOOD,EXCELLENT BREAKFASTS BUT POOR WIFI

Very pleasant room 1 of only 3 but nicely appointed, clean warm and cosy but the WIFI was an issue throughout and when you travel from overseas to have no WIFI for one complete day and off and on at other times was disappointing.

Highlight was the breakfast next door at the Ducks Cafe where the fare could not be faulted and the breakfast choice was very good and the service was very pleasant and professional

I would happily return when next in the UK but only if the WIFI issue was addressed with a booster or an updated system as it was obviously a long standing issue as the staff acknowledged.

Nice but needs ventilation

The room was very nicely decorated to a modern style. But unfortunately there is no ventilation in the bathroom so this makes the whole room smell a little damp and in the long terms could make the room mouldy. The only window you can open is a large window by the front door so you can't even leave the window open while you go out. Wifi was intermittent.
