Very nice, clean room with a perfect view of the seaside and a lovely little balcony. The bathroom is spacious and well-equipped with plenty of amenities. There are many restaurants nearby, and the train station is just a 20-minute walk away. Highly recommended, with friendly staff.

This hotel is in a great location with a lovely view from the room, It also provides a nice breakfast, the staff were very helpful throughout and particularly accommodating regarding a late check out due to the bad weather which was much appreciated. I would recommend for a short stay!

The accommodations we received were not as advertised on the website:

The pictures displayed online are misleading and do not reflect the actual condition of the property nor the room provided.

Several amenities were broken, there was mold, water damage, debris, and the overall state of the room was far below the standard represented online.

I have attached photos documenting the condition of the room to illustrate the discrepancies.

Brilliant location, we maintained and tastefully designed. We were in the fsmily suite, which was modren with a big sea facing balcony, just as we expected.
Promanade and lots of dining options with 5 min walk. Staff was superb!

FIRSTLY All the staff were amazing, friendly & helpful. Rooms were clean. Beds were very comfortable & i recommend booking sea view, balcony rooms - waking up to sea views & able to be out on balcony morning & night, adds to the experience of Cote De Azur visit;) Food in a&E restaurant was actually amazing with great service & views - highly recommend (it’s not just another “hotel” restaurant). Location wise is perfect - right between Nice & Antibes. Avoiding both very busy beaches & town. Lovely & beautiful beach clubs in walking distance. I would definitely return if i have to come back to Nice. Only con is that the bathroom sometimes (due to drainage system & AC, i guess) had very strong damp smell - but leaving balcony door open during day helped👌

Never again. No Hot water!!!!! Stayed 5 nights, what a mistake, unclean shower area, noisy street noises included with a sea view, and no hot water for the whole time!!! No effort to compensate. Staff indifferent to this issue. Lots of better options. Breakfast ok, never bothered to have dinner here.

The apartment we stayed in looked like it had been recently renovated. The AC worked well. We only stayed one night. The beds were comfortable. The reception staff was great. Very close to the airport but better than staying right at the airport.
Areas for improvement included:
No soap or shampoo in the room. All dispensers were empty.
No hot water in the shower. So cold shower without soap:(
Shower bottom area was gross.
No elevator in the building we stayed in.
Breakfast was sad. Not worth the money.

This could be a good hotel if they put more effort into the breakfast and housekeeping service.

The overall location is great, right in front of the ocean with good restaurants around. But the hotel itself was very dirty. The shower had hairs from previous guests, there was no toilet paper, no soap for the sink, and there were smears all over the steel parts in the bathroom. The room was covered in dust and the carpet seems to not be cleaned. When we arrived we noticed the shutters did not close and people could see inside the bathroom. When we told the staff, a lady said “I don’t see the problem” did not try to fix the situation. Bugs flying everywhere in the room and in the restaurant.

The location was perfect for walking the boardwalk and shopping and dining. The property was very quiet. I rated lower because of the condition of one of our rooms. The roof began dripping very soon after we checked in which is weird since neither of our rooms had hot water in the showers or sinks. The hot water was restored after a couple of hours. We were offered the chance to shower in another building down the street but we refused. The roof leak however only got worse and eventually became a solid stream of water. A repair man came with a ladder and tore open a big hole to see where the water was coming from. We were eventually moved to another room and the rest of our stay was uneventful. The property does need some attention as tiles were loose on the floors and faucets were leaking.

No idea how they get away with calling themselves a 4 star hotel. It barely feels like 3 stars. The bathroom floods when you shower, the rooms are very small, the walls are losing their color, and the wifi is patchy, not to mention some rooms are in a separate building.

The room was so small. We reserved a queen bed but they gave us two single beds and when we requested to change our room, they did not accept. Toilet was separate from the bathroom. One night the AC was not working and it was so hot.

This property is right across from the beach, it's quieter than central Nice, but it's only a couple miles away. After visiting Nice Ville, I'm extra glad we chose this apot. Nice view, lots of places to eat nearby, easy to get to every place you want to go. Clean rooms, lovely breakfast. Most of the staff were very friendly. Would definitely stay here again and recommend this location.

The Hotel Royalmar is perfectly positioned for quiet beach holiday in proximity to Nice, but without the big city hassle. Cagnes sur Mer is a perfect option for access to the sea, promenade walking and some excellent local restaurants.

The hotel is generally well maintained, but showing some signs of needing improvement in the rooms. The furniture (sofa) was care-worn and not very comfortable and all the furniture was too dark.

We had a problem one morning with the lack of hot water and were told that we could either change rooms to a smaller room (we were in the only available suite) or wait 3 or 4 hours for the water to be made available......we waited. However, the staff were very profesional and concerned about this situation.

Overall the staff were excellent and the restaurant staff were very nice and welcoming. The restaurant food was good and reasonably priced........eggs & bacon at breakfast is very unusual in France.....but also very welcome!

On a eut une chambre au 4eme étage sans ascenseur qui sentait les égouts. On a pu avoir une autre chambre. Qui mérite sérieusement un rafraîchissement mais correcte. Mais le demain matin, on nous a demandé de libérer la chambre pour changer à nouveau de chambre. Mais pour une chambre dont les clients n’était pas encore partis. On s’est retrouvé sans chambre quelques heures. La nouvelle chambre était bien sauf le fait que la nuit on avait beaucoup de lumière car un éclairage extérieur de la façade donnait sur une fenêtre de notre chambre qui n’était pas complètement occultée. Expérience très décevante pour cet hôtel 4* moins bien que la plupart des 3* où nous avons séjournés.

1er mauvaise surprise le parking est payant 19 euros la nuit … 2eme, un carreau cassé juste devant la salle de bain de quoi se blesser, d'autre part la commande de douche en mode italienne cassée , chambre propre sinon et pour finir le jour du check out , j'avais prolonger d'une nuit avec le collaborateur du responsable le soir , avec petit déjeuner inclus, le lendemain matin le responsable m'indique que nous devons payés en plus 40 euros par personne (80eur à 2 pour les petits déjeuners) et que c'était indiqué sur l'ordinateur me prenant pour un crétin au passage ce qui était un peu insultant, méthode commerciale très très discutable . endroit à fuir , je recommande pas du tout

En résumé il faudra améliorer beaucoup de choses pour attendre le niveau du 4 étoiles

L’hôtel est en travaux, le restaurant est fermé sauf pour le petit déjeuner (correct, mais très cher pour ce qu’il est), et il y a plein de petits détails qui ne sont pas dignes d’un « 4 étoiles » (portail de la cour qui ne ferme pas, pas d’éclairage au dessus du miroir de la salle de bain, impossible d’entrouvrir le hublot de la salle d’eau pour aérer, volets et rideaux mais pas de voilage aux fenêtres de la chambre alors qu’on est au rez-de-chaussée visible depuis la rue si bien qu’il faut choisir entre lumière du jour ou intimité, poussières sur les lampes de chevet, pile de sommiers entassés, brouettes et gravats ici et là dans la cour, etc.).
Au final, on a la désagréable impression d’être un pigeon qui paie pour financer un service dont d’autres clients pourront (peut-être…) bénéficier un jour, plus tard, quand les travaux seront terminés.

Par ou commencer ... un hotel avec en réalité deux batiments dont un plus vetuste et forcement notre chambre est dans celui la .... peinture degradee , moisisure autour des la fenêtre, volet qui ne s'ouvre pas, taches sur les meubles, et le pire pas de clim!!! Cette derniere a etait reparee que le lendemain donc passer la nuit avec 28° dans la chambre ! En debut d'après-midi meme chose clim hs et remise en route 3h apres.... a notre retour de soiree de nouveau clim en panne la reception nous donne une autre chambre dans le batiment plus recent et la bonne surprise enfin limpression d'être dans un 4 etoiles .... notre sejour a etait gache par le manque d'entretien et la reactivite de cet hotel !
Par ailleurs le parking reserve a l'hôtel est payant 19€ par jour alors que sur le site est notifié stationnemnt libre .....
Pour finir a 9h au petit dejeuner plus viennoiserie !!!!
Une honte pour un 4 etoiles !
