We have had several more fraudulent attempts made against our credit card by this company we paid the full amount on arrival plus $100 hold which hasnt been returned as yet. We have now had to cancel our credit card and dispute all the charges against us by \"Reside Navy Yard\" leaving us with no credit card in a foreign country. Ive tried to raise this with them however cannot get a straight answer. On checking out the front desk service person was high on weed and was more interested in his uber eats. We also heard gunshots one night!

The building and room were very clean. Other reviews mentioned noise, but it is general city noise. The hotel provided a white noise/rain sound machine and ear plugs. There was an exterior locked door in addition to the normal room lock. The metro is an easy 10 minute walk and there is a nice grocery store on the way.

This is a great little place about a 15 minute walk from Nats Park and about 8 minutes to Harris Teeter. The exercise room was okay and not great but we were told it is being added to. Some of the staff were less than helpful. Others were very helpful for example when we couldn’t get the washer working (the water had been turned off). It was nice to have a balcony. Noise levels were never a problem. The one bedroom apartment was missing things, like bedside lamps in the bedroom and cushions on the couch. There was only one small couch in the living room — it would be nice to have a chair as well. The kitchen table and chairs took up a lot of room and we were constantly stubbing our toes on the chairs due to their unusual design. The kitchen was well outfitted. There were two closets — a large one in the bedroom and a smaller one at the entry. Both had hangers. It would have been nice to have some drawers in the bedroom closet as well.
All in all, we enjoyed our stay. Our taxi driver who dropped us off the first night told us it was a dangerous area but we never felt unsafe and we walked everywhere. We didn’t go out much after 11 pm though. We have stayed in the navy yard many times but for those of you who haven’t there are great restaurants nearby. Out favourites are Bluejacket and Walters. We also ventured over to the Point where there are nice places on the river.

On hottest day of the year the air conditioning wasnt working and all they could offer was a fan. My family had to drive through the night back home. We were not the only guests to have this issue. The night manager said we should be able to get a refund for the room but we just found out they denied the request. Also be aware that the offstreet parking is a nightmare. June 23,2025-I came to DC for a concert, arrived at the hotel at check in time, was told their system was down, they began checking other guests in, after waiting 20 minutes past my check in time, I inquired if I could be checked yet, I was told the room was not ready, and that I could put my bags in a storage locker and check in after my event, which I ended up doing. Fast forward to 11 pm when I returned, was finally able to check in, and was led to a room in a dirty sub floor area. The room was disgusting. Dirt on the floors, mold in the bathroom, and only pillows and sheets for bedding. This was not the room I booked online at all. I was too tired to walk all the way back to reception to ask why, instead used my hoodie as a blanket. I checked in at 11pm and checked out at 7 the next morning, to find that I had been billed more than the reservation was for, to stay in this crack shack of a room. Then told I could contact them to dispute the charges?? Do not stay here. I will never ever use this hotel branch again.

The property within walking distance of the Navy Yard and restaurants. Despite booking well in advance for a premium 2 bedroom unit, we were given a 1st floor unit next to the elevator which was noisy and there were ants in the unit. View was of a neighboring units wall despite premiere rooms online being represented as having large windows and open spaces. Definitely not like the photos! The management was not helpful and refused to move us to another unit even though we chanced in before other guests arrived which would have given them time to fumigate the room. They also refused to offer a discount on the $400+ room rate for the inconvenience. The bathroom had urine along the wall behind the toilet and hair in the shower and on the floor. Very disappointing and definitely not a 4+ star accommodation. Don't waste your money!

The room was nice and kitchen had all the required utensils. However, I had issues with the bathtub draining slowly and the sink tap water flow was like a thin stream without much pressure. I reported this to front desk and nothing was done for the 3 days of my stay. The TV did not have any instructions to access the standard cable and when I called the front desk person, he seemed to not know how to access it. He said he would come by with another remote in 15 min, but never showed up. Probably, the front desk personnel need some training on the hotel facilities and methods of use. They also probably need some guidance on communication and follow up. Overall , the facility was good other than these issues.

The place was not what I was told or confirmed. It was supposed to be a King suite with a King Bed and a bed in a couch. It was a room with a double bed. It was on the first floor and very noisy due to street noise, noise from the elevator across the hall and loud closing doors from the entrance/exit of the hall. It also did not even have an antenna for the TV (they gave a ROKU) but no cable, no antenna (nothing even attached), some things did not work and they did not clean the place one time in a week. They did not explain how to open the door (which is complicated), nor provide supplies (like clean towels after the first day, cleaning supplies, toilet paper, etc.)

Overall appearance was nice. The toilet in one of the bedroom bathrooms didn't work. Had it fixed twice and after one flushing stop working each time, so I just gave up on calling. The worse part about my stay was that I was charged 5 different times for my stay. Twice upon arrival, then again at checkout as well as 3 different incidental charges. When I asked for clarification and resolution at the front desk, the person was new and couldn't help me. I was referred to managements EMAIL! As far as I'm concerned all but one the charge's are valid and the rest are fraudulent. I will be disputing with my bank. I would only recommend this property if you are willing to be charged extra for your stay. Ridiculous that know one knows why I was charged so many times. Obviously they didn't know what they were doing because if they would have seen that room charges were paid at check-in I shouldn't have had any additional room charges.

The key code provided was not working and I was told no problem, will be back with a new key. 30 minutes later, I can the front desk and end to have someone different who answers me and felt even annoyed telling me to be patient and it will take a few more minutes. 45 minutes later I call again. This time I am told the general manager is the only one who can generate a hew code and she drove home which is 40 minutes from the place. I had to wait again another 15-20 minutes before the guy comes with a new code (which again did not work) then eventually we got the right one. Shall I have been told in the first place that it would take more than an hour, I would have planned differently - false information made me miss a business dinner. Transparency please!

I think the place used to be an apartment or something. Comes with silverware in pencil cups and clear plastic pizza cutter, never seen one of those before. You can see straight into other rooms. Really odd setup. Looked like aliens tried to guess what a human hotel room looks like.
Fold out couch was mangled. Idk if kids were jumping on it or if Norbit spent the night there. They repaired it with whatever material casts for broken arms are made out of. Couldn’t find tv remote. Got one from the front desk guy. Toilet flushed a few times but stopped working the next morning. Shower was super low pressure and leaked from the hose.

Do not stay here! When I checked in on Friday, our room was filthy(pics taken if needed). We asked to be moved to another room, but none available. I was told by the front desk that the manager would comp us because of this and was told that a manager would be in the next day to talk to us. No one ever came to talk to us. On Saturday, I seen on my bank account where I was double charged $532.22, which put my account in the negative. Not a great experience when you're out of town. When I told the front desk about this other issue, I was assured that a manager would get back to be, because this isn't the first time this has happened to someone. The front desk supposedly gave the manager my contact information on Saturday, again I never heard anything. So yesterday(4/21), I called the hotel. The front desk put me on a long 8 min hold to find the manager, then the phone was hung up. Me and my boyfriend called back, with no answer. So a voicemail was sent. This is very unprofessional and you don't mess with someone's money like that or put them in a dirty room, especially with children.The manager ended up calling me that evening and asked for the pictures and that she would call me right back. She never called back. I am very displeased by the service and the overall hotel experience at Reside Navy Yard in Washington DC.

First, the good:
Reside is in a great location and the staff are very kind and helpful, especially Aaliyah at the front desk. Our two-bedroom suite was very large and reasonably clean. The kitchen was well-appointed. It was also great having laundry and a dishwasher in the unit.
The not as good:
I paid extra for early checkin, but the room wasn’t ready when I arrived. When I was able to check in an hour later, the door code didn’t work. Aaliyah had to let me in with a key.
The door code issue was fixed later that afternoon. The next morning, I discovered the shower in my bathroom wasn’t working. Since there are two bathrooms in the suite, this wasn’t the end of the world, but still. I let Aaliyah know and she had someone fix it while I was at work.
That evening, I discovered neither the living room floor lamp nor the TV were working. I also noticed the screws had popped out of the wall for one of the bedside lamps. And, despite there being little signs in both bedrooms instructing us to enjoy a white noise machine, only one bedroom had one. I let Aaliyah know. She said she would look into the issues except for the white noise machine, because that was an extra perk and the unit only comes with one. Reside is in a great location and the staff are very kind and helpful, especially Aaliyah at the front desk. Our two-bedroom suite was very large and reasonably clean. The kitchen was well-appointed. It was also great having laundry and a dishwasher in the unit.
The not as good:
I paid extra for early checkin, but the room wasn’t ready when I arrived. When I was able to check in an hour later, the door code didn’t work. Aaliyah had to let me in with a key.
The door code issue was fixed later that afternoon. The next morning, I discovered the shower in my bathroom wasn’t working. Since there are two bathrooms in the suite, this wasn’t the end of the world, but still. I let Aaliyah know and she had someone fix it while I was at work.
That evening, I discovered neither the living room floor lamp nor the TV were working. I also noticed the screws had popped out of the wall for one of the bedside lamps. And, despite there being little signs in both bedrooms instructing us to enjoy a white noise machine, only one bedroom had one. I let Aaliyah know. She said she would look into the issues except for the white noise machine, because that was an extra perk and the unit only comes with one. Unfortunately, my stay at the Reside Navy Yard was filled with issues from the start. Upon arrival, the hotel refused to honor my prepaid Expedia reservation, and I was forced to pay an additional considerable amount while Expedia attempted to resolve the issue with management. In the end, I was only refunded the original reservation cost, leaving me out the rest with no resolution from the hotel.

There was no stay. I arrived to the property- Reside Navy Yard 10 mins before my check in time. I used the code that was given to me and could not access the building to get to my room after trying the code about 10 times. The number listed for assistance didn’t work properly after calling and following the prompts about 4-5 times. I wasn’t able to get anyone on the phone. Now I have been told by Hotels.com that the Property Manager for Reside Navy Yard will not issue me a refund. I want my money that I spent to be refunded because I wasn’t able to stay at the property and had to make other arrangements. It is unacceptable to have some pay for a room they are not able to access at all

I want to start by saying that I didn't do my research. I didn't realize that Reside was not a typical hotel--but more of an apartment building, I guess? Even with that caveat, it was not a good experience. The staff did their best, but it's clear that this property is not set up for the casual traveler.
Upon first arrival, I couldn't get in the front door. So I stood on the sidewalk calling the number and trying a code that was sent to me. Nothing worked. Eventually someone came out and let me in. I was told I couldn't check in early without an extra fee. I have never heard of this and this was not communicated to me. It was 12:30pm and the hotel was dead. So i decided to go do some meetings and come back. I came back at 5 and my code still didn't work. I was let in and the check in process was quick. However the code to my room didn't work. Then they tried a new code. Then they gave me a new room. 20 minutes later I was in my room.
Asked if there was an ice machine. I was told there would be an ice tray in the freezer in my room. There wasn't.
I told front desk that there is a low battery alarm on a smoke detector in the hallway. They said maintenance doesn't come in until tomorrow morning. So I got to listen to that for 12 hrs.
The room itself was fine & clean. The property is across from a dog kennel so I hope you like the sound of barking dogs.

Sidewalks were blocked by cars and Ice. The main faucet was stuck between two modes and made a very loud sound when in use. The soap dispenser was empty in the bathroom. Since the internet was down I could not change the check-out time, and the front desk could not assist me.
Aside from those minor issues, it was a beautiful location and a mostly pleasant stay.

We got an apartment on the end next to the staircase and it was still very loud. Upon entering the apartment, our door was opened. Very alarming, but the front desk said it must’ve been the housekeeper from earlier. There was dog hair EVERYWHERE! From the closets to the sofa bed. Please be aware. Not sure how much of a deep clean they do before the next person comes in. I won’t stay here again.

Because this is not a hotel, the amenities are sparse. For example, a standard by-the-pot coffee maker was in the apartment, but not actually coffee (except decaf). The gym had only a couple of machines. The desk people, while friendly, could not help too much with services.

The staff were very nice and tried to fix some of the problems for us, so I don’t blame them necessarily but my god this place was awful. Huge noisy parties first night, which staff did eventually deal with but had to call a few times and cost me a few hours of sleep. Pullout couch was filthy and broken (had to be propped up to sleep in). No sheets for it. Stained sheets on the bed. No signs showing where gym is. View from room was rats eating garbage from the Mexican restaurant outside. Didn’t provide wifi password and had to ask for it. Dead bugs on floor. And that’s just some of the issues. Just a comically bad place. Will never stay in a Placemakr again.
