The location is amazing and in a safe area within walking distance of restaurants, pharmacies, etc. The staff was also extremely nice and helpful so props for them!
Room however was very disappointing. Carpet was dirty and the place just had an unclean air to it. The bar next door is very loud as other reviews have pointed out. Would only recommend for very young travelers who don’t mind the loud noises and the subpar cleanliness.

Lovely comfortable room with a gas fireplace and small fridge and kitchen sink. Staff were friendly. But there was no hot water for the first 24 hours. I phoned reception in the evening to let them know there was no hot water and there was still none in the morning so I had a freezing cold shower! Also, the wifi didn’t seem to work. When connected, still showed as offline.

The Madison is a quirky and lovely old building. Our room was immaculate - only problem was toooooo many stairs! As others have said, people around the building were noisy at night, but we were prepared and it didn't interfere with a very good nights sleep!

Found it to be a great location to hop on the subway to get around. Easy walking to a couple museums and restaurants. Room was perfect for a couple and liked that the pub was next door for a bite and a beverage. We enjoyed our stay at the Manor.

Check in was somewhat challenging as the desk is not well staffed. We were in the bar waiting to check in and were asked to move as there was a “private” event. It was pouring outside. They promote a continental breakfast - nothing, and once again no front desk staff.

It’s a very interesting old-style hotel. The manager was very kind and changed our room to a suite because the AC had not been hooked up. The interior design is very beautiful. As a boutique hotel, it’s worth staying here. Note that there is no elevator, so keep that in mind if you have heavy luggage.

First I'll list the good: centraly located to TONS of food choices, walking distance to public transportation, very clean room with gorgeous older furniture and our favorite part - our room had a balcony. They allowed us early check in which was a huge help! The restaurant food was amazing.

Now let's talk about the major flaws.... Number one unforgivable item - we asked to turn on the AC in our room and I quote \"the owner hasn't turned on the building AC yet, so you're SOL for now\". I'm a 47yr old woman going through menopause, I hope you (the genius that made this ruling) get stuck barefoot in a minefield of Legos and have to step on each one!
Other issues - no breakfast on site until after 11am, the bed felt like an air mattress, you kinda had to throw yourself on towards the middle and hope you didn't roll off or bounce the other person out of the bed. Lovely hot water in the shower but zero pressure.

Warning - this place is next to some frat houses and across from an elementary school. Oh and there's construction right across also. All of these were fine with us, but just a heads up if you are looking for a quiet location, this is not it

Our stay was not horrible but I will not be back and I would not recommend to family or friends.

We enjoyed our stay at the Madison very much. The room was spacious with lots of windows and a fireplace. The bed was very comfortable, but they do need some thinner pillows for those of us who prefer them.
The location in the Annex was perfect as our functions were in Yorkville.
We ate at the pub both nights and enjoyed the calamari. Service in the pub was exceptional.
Parking was right behind the building, and we could park the car in the driveway for loading and unloading.
We were woken up at 1:15 in the morning by the music from the fraternity next door, but it did not last long and we were able to go back to sleep.
I would certainly book here again if I return to Toronto.

This is a charming old house. However, our room was very small and pretty tired-looking. There were a lot of steps—don’t stay here if you have any mobility issues. Judging by the fact that there were 2 fans in our room, I’ll bet they don’t have AC either. The woman at the front desk was charming and helpful, and the location near the centre of town, and the subway, was good.

There was no heat in the rooms so I needed two blankets and two comforters. The floor in one of the bathrooms was in need of repair. It was very noisy especially in the basement room. I was able to change room for the last night. The staff is not available all day, so you need to call or go to the pub next door if your key or your heating does not work. The carpets outside and in the hallways are old and dirty, especially in the basement rooms. There was a microwave in one of the rooms but no dishes nor cutlery. There is a nearby cafeteria for meals but I had to find it in my own since the pub restaurant only opens at 11:00 for breakfast. It should not be called a Boutique Hotel. The only good thing is the location close to museums, stores, restaurants and subway.

The good: Nice location. Close to everything.
The not so good:
Parking situation was complicated and pricey.
The room never cooled down lower 73 degrees.
Hotel is next to a Bar, it’s super loud until 2 am, then at least another hour for the staff to clean up.
It’s also located right next to Fraternity Row. Parties were happening all night long, as well.
If you a heavy sleeper, this would be fine. I certainly expected more for the price we paid.

Convenient access to streetcars and two different subway lines. Plenty of options for food and activities within a short walk, including the Royal Ontario Museum! The room was clean, large, and in a beautiful classic style. The hotel pub is a lively spot, with one of the best chess clubs in Toronto on Wednesday evenings. Light sleepers may be annoyed by all the young people partying outside on weekend nights, but that wasn't a problem for us.

The location is next to frat houses, we had a spotlight shining into our window all night. I would highly recommend an eye mask. The noise level wasn’t too bad considering the location. The room and hotel are very clean. The rooms are very dated but there is a lot of character throughout the hotel. Parking is very convenient and directly behind the hotel. Beds were not very comfortable. Price was excellent!

Be prepared for noise at night with the pub on one side and a frat house on the other. We were on the fourth floor and our room was nice. Note that there is no elevator. The desk people were very friendly and helpful.

This is everything a big hotel isn't. It has everything I needed for a comfortable stay with none of the fancy extras I would never use. My room was huge, a little quirky, quiet enough given its location, safe, friendly, and near to lots of the things I came to see or easily accessible from it. Depending on the room, it does require a tolerance for stairs as there is no elevator.

Unfortunately we didn’t read the fine print. The bed was very uncomfortable, the room was not clean, no one was there for check in - the pub manager is your front of desk . The building is connected to a 4 floor party hub for university students so the earplugs in the bathroom came in handy. We made the best of it but not our jam.

Excellent location. Beautiful old house. I felt very safe even though we were in central Toronto. Lots of good restaurants and other amenities around. I ended up in a room in the basement and I could feel/hear the subway going underneath or very nearby on a regular basis. Streetcars after subway hours. It didn't bother me too much, but I did have to wear ear plugs. I think that is the only negative in this great budget friendly hotel.

without adoubt this was the worst experience ever checking into a hotel or its location. We were not able to get into our room. They sent us around back to park and told us the back door would be open. It was quite a distance we had all our luggage and we knocked and knocked. We called the front desk. We called the bar... No one would let us in. We literally were surrounded by kids drunk taunting us while holding luggage. We got in the car and escaped. It was a very scary situation. I need to get a refund. This was absolutely not a place to stay. It’s located next to a frat house and an extremely busy multilevel kids bar is attached. It is shockingly, dangerous and noisy and add to the fact we could not even get into our room we had to go to another hotel in the middle of the night. It was horrific.

I have given a room 101 which is half below the ground level, where even daylight was very poor.
Housekeeping was awful My towels were changed as I want them to change the next day..

There was a big noise coming from I guess compressor of the HVAC system all night long the noise was in the room.

I was told that that is full and no change of room can be possible.

I agreed for this hotel since my daughter was living very close to the hotel therefore not much choice was in the area but my last three days of reservation I couldn’t bear to stand anymore.

I regret to say that this hotel should not be counted as a boutique.

On my day of 10 days I paid Hotels.com the total fee in advance to compensate my claims I am now expecting a part of my payment (of 10 days) to be reimbursed my credit card.

This is a great location. You’re close to the subway and get anywhere you need to easily. The staff was great. The only thing that wasn’t ideal was the WiFi (plan to bring your own hotspot) but aside from that we had a great stay.

nice, clean rooms. great location, easy parking behind the building. only thing is you are right by the frat houses which get super loud over the weekends, their favorite bar is the pub that's connected to this hotel. but whatever, we're not super fancy and dealt with it. just something to note if you have young kids or really need your sleep lol

I loved feeling like a resident of Toronto. I walked up the front steps to my “ home “ for the week. I had a front street view and there is no shortage of activity beside the famous Maddy’s Pub. I needed to be close to U of T campus and the Royal Conservatory of Music. Price was right.

Location is good. I arrived at 9:30 am to drop off my luggage, but there was nobody onsite to let me in. I called several times, but no-one answered the phone. The TV was not working most of the time. No elevator up to third floor, but luckily a kind man there offered to help. WiFi worked.

Stayed for 1 night for Uof T Eng Skule Nite at Hart House Theatre and after event at the Duke of York. Staff was accomodating (early checkin), room clean, nice towels, bed comfortable, heating good, low noise level (at least for my stay, although they provided ear protectors in bathroom). Easy access with proximity access cards. WiFi good for streaming, although it did drop out once for a short period. Short walk to UofT St. George Campus and St. George Subway station. Easy to get around downtown if you get a Presto transit card. I came in on VIA Rail at Union Station, so easy to travel between Union Station and the Madison. Friendly Pub where checkin is located is next door, and serves good breakfast and pub grub (beers on tap, wine liqor, etc.). It's not \"fancy\", but a a good *** hotel at a reasonable price in a convenient downtown location.

I stayed for one night and almost left in the middle of the night. The room was 84 degrees. I tried to turn down the heating but could not. I closed the vents but it made no difference The windows opened onto a driveway full of garbage , old mattresses etc . I did not feel safe with it open. Did not get much sleep .The property is very tired. The toilet / sink and bed were clean. Other areas were not . Under the bed behind drawers very dirty. Doors, blinds etc.

This was a good place to stay for what we needed given that we were out of the room most of the day. It was located close to trains and subway stations to get downtown easily. I didn’t see it mentioned prior to booking but due to the location it is a louder area. The attached pub plays music Friday and Saturday until 2am and you will hear the students and pub goers until they leave for the night. Beyond the noise the place was clean and had what we needed for a 2 night stay. Friendly staff at check in and it was a smooth process.

Parking is easy enough, but not inexpensive although very close. Check in a bit unusual, but pleasant. Room and location are outstanding and I plan to return for the value, space and access to transit. Recommended for sure.

I picked the location due to its easy accessibility to public transit (TTC) and the University of Toronto. I.e., I cannot comment about parking! I was in one of their suites which was extremely comfortable. The hotel is next door to a pub and on the same block as several fraternities and so there could be an issue with noise for some people. I sleep like a proverbial rock and so it did not bother me.

The room and the property were amazing. However, I think it shouldve been advertised that the hotel stands nxt to 2 frat houses and that the pub (a property next to the hotel) would be full of belligerent 19 yr olds pouring into the street, vomiting and breaking glass bottles into the middle of the night. Also the \"on the property parking\" was 100% occupied by the nightlife revelers and we had to park block away. That was a unwelcome inconvenience. It was a beautiful property but I will not be returning

Had a basement room (101) which we took because the original 103, also in the basement was dark, small and uninviting. Good spacious room and we slept well, regardless of the double knifing issue that occurred outside our room at the Madison Pub (frat drinking bar) 30 minutes after we went to our room. In the morning there were police everywhere and the whole hotel area cordoned off. We had to duck under them to exit building.
