The air conditioning took a long time to cool the room, and the lighting throughout the space was poor. With no true blackout blinds, the room stayed in an odd, dim mood that never felt comfortable.
The bed was the biggest disappointment: extremely low to the ground, overly soft, and difficult to get out of. The comforter was also washed incorrectly, resulting in noticeable pilling.
The bathroom was a good size and included a tub, but the toilet had a strange scent handle that I kept accidentally grabbing.
I booked this room specifically because the listing advertised “luxury amenities.” At the same time, the bottles were once luxury products, Davines. They are clearly refilled with inexpensive, non‑professional products. The shampoo was bright orange, and didnt smell at all, and that's not Davines shampoo. For someone with a lot of hair, this is a dealbreaker. The lotion and countertop items were also basic motel products, not luxury.
The pool area looked nice, though we didn’t use it. I didn’t see an outdoor shower, which would be a valuable addition, ideally one near the entrance as well.
The flooring color is attractive, but it becomes extremely slippery when you walk in with sand on your shoes.

Room was run down and dusty. The “ocean view” is actually just highway view, and the noise is pretty bad. Very thin walls, I could everything going on while walking down the hallway. The pictures online were nice but the rooms look NOTHING like that. Everything just seemed so cheap and dirty.

When i arrived to check in, there was no one to help me at the front desk. I stood waiting for someone for at least 10-15 mins. I then called the hotel number and was sent to voicemail. Shortly after I made the call someone finally came around to help. The curtains in our room were filthy and had brown stains on them. I asked if they could be replaced, which they did but all they did was replace it with a mismatched sheer/see through curtain that let in all light, including the car lights from the street in front of us at night which made it hard to sleep.

We stay here annually. Location is convenient, probably the main reason to book here. Rooms are comfortable. Carpet in the halls could use a cleaning and the AC was a little noisy this year but those are my only real complaints. For first timers, parking is tight so plan for smaller rental vehicle to prevent struggles.

It’s a basic room, like one you might stay in if you were undercover and just needed a spot to sleep before you went out searching for clues. You don’t stay here because you want a vacation. But the bed is clean, the toilet it clean, the shower is clean. It works.

So the hotel says beachfront but it is not actually beachfront it is 2 blocks from then beach and there is a very busy street right in front of hotel. The room was supposed to be ready by 3, however, when we got to the hotel at 3:15 our room was not ready. They gave us a room facing the street and it was very loud and noisy.

The room was like lipstick on a pig. The walls were paper thin. The bed was very lumpy. They charge you for parking, above and beyond your room price. In short I’ve stayed in nicer Motel 6’s. It also seems as though there is not enough parking for all the rooms they have.

In the middle of the night, my bathroom sink begin to fill up with water from the drain upstairs I think. The gurgling bubbles smelled terrible. I sent staff a video. Staff put me into another room that night. This room had a tub with a very slow drain so when we took a shower, we were wading in water. On a positive note staff was very pleasant and professional. Also another positive note was they had chairs for people to use on the beach which was handy. Location was awesome, but I’m not sure I would go back.

The rooms and property were nothing like the photos. The room was run down, floors were dirty as was the furniture and bedsheets. Windows were disgusting and curtains torn. I asked to have my room cleaned and it wasn’t. The doors were wide open last night and wouldn’t close to PC Highway. The quilt was lumpy. The night stands had holes in them and were all scratched up.

It was a good hotel for the price however they charge quite a lot for parking even though the parking lot was completely empty! It was mid week in winter and literally ALL the guest parking spots were empty. I was checking in late so I was tired and then had to go find street parking. I can understand charging so much on weekends or high season but I found this $20 or it might have been $30 for parking a bit ridiculous as it was empty. I am now making sure I double check parking fees on all the hotels I book as it seems the more reasonable prices are not including parking and try to get a little extra when you check in. My fault for not double checking befote booking! I will stay here again for one night as I come down for work but for my longer stays I will look else where.

Across the hwy from the beach was easy enough access. This area is a 45 minute walk or 6 min drive from newport pier where most of the restaurants and shops are. I preferred being slightly away from that while still being able to access Eat Chow, Tide Poole, Vacancy Coffee and Cappy's with short walks.

I stayed here years ago when the hotel was under different management. Unfortunately it is no longer as nice. Room had weird smell and plumbing issues, was awoken to water coming up the sink in the middle of the night. Sad because it was a nice place to stay as guests of the neighborhood residents, but i will be staying elsewhere next time!

Great location near the beach. The room was clean and the bed is extremely comfortable! I especially liked the Davines products from Italy in the shower! The lounge is cute with complimentary coffee. The staff is lovely and Mike upgraded my room to a quieter one, which I appreciated. The area is extremely safe in a residential area. The parking is $30 but free street parking around the area. I would stay again to enjoy the beach and pool.

Overall a good experience. The hotel has restaurants and mini-markets very close with many more options available within 10 minute walk. Beach is a very short walk away. Only issue we had was someone pulled the fire alarm at 5am.

I also was uncomfortable with the security. I returned to the hotel about 1am to my room entry code not working. After 5min they reset the code and asked me to check my email for the new code. After a little back and forth , because i never got an email, they realized they reset the code for another room and sent info to that customer.

First impression made us feel like we made a mistake. You get inside and it was not bad. Staff was limited. I think we seen two different men working the 3 days we were there and we didn't see them all the time or all day. Check in was not a good experience and i was charged twice but got it straightened out once we got home. Comfortable and clean rooms. Building was hot but room was comfortable in temperature. Nice view to the ocean and a super easy stroll over to the beach. Easy and short drive to any establishment one could possibly need. Unless you just want to be at the beach i would recommend a vehicle. Would stay again!

Great place by the beach - 100 steps from your room to the shore. The staff was so pleasant and accommodating they made our visit memorable. Beach chairs and towels available and great coffee/pastry and lunch spot right up the street. Easy walk to the nightlife of Newport Beach pier area. Four day stay and never needed a car.
