Unsafe, dirty, poorly fitted out and maintained

This villa is unsafe for children!!!!
Unorganised staff and unhelpful management!
No sound isolation at all- you can hear your neighbours every word when they party at 4am.
Poor quality fittings. Not very clean.
One of the worst hotel experiences I have had. Their system didn’t recognise our booking so they weren’t ready for us at 8pm. So we dragged our kids to a restaurant and waited until 9pm to get into our room.
The 2 bedroom villa is actually and a 1 bedroom villa with a studio bedroom- and these are separated by a pool. The walkway between the bedrooms is literally a gappy bridge across the pool. This is completely unsafe for a 3 year old to stay in a room without parents as they could easily slip into the pool.
We had to stay the one night due to the late arrival. This was awful due to the noise from next door (including setting off fireworks at 2am). Then Kanishka refused to let us check out a day early. Happy to pay for the night we stayed- but just want to leave and refund the 2nd night.
Luckily hotels.com stepped in and refunded us. The hotels.com help desk was amazing and we are very grateful to them.
Absolutely horrible stay- so much so it’s almost comical. One shower didn’t work and the toilet leaked at the bottom. The list just goes on and on.
I just don’t see how any parent could possibly feel comfortable with the bedroom setup for small children. We had to split up the adults so one stayed in each bedroom with a kid- not at all what you intend for a holiday!

The place is close from any amendities and in the heart of Seminyak; it is really convenient. Moreover, the jaccuzi of the room was broken so they cahnge us from villa with a good jaccuzi. The only point which is difficult is that some of the staff at the front desk doesn't speak very well English but thay always find a solution to be understood and to understand you. Very good product!

Please don’t book ! Very unclean. bedding disgusti

booked this villa based on its rating on trip advisor. It is absolutely not worth the money paid. The villa is tired and aged. Furnishings are worn. Mattress is lumpy, pillows stunk so bad they must be damp or musty inside and desperately need replacing.
Thé robe in the wardrobe was musty and smelly as though it had been used many times by others and never washed. This is not what you call a luxury escape away.
The bathroom had a terrible smell which I think is the chemical used to seal the flooring. It’s a strong chemical smell. The shower was mouldy. I felt dirty taking a shower there. Again this isn’t what you expect when paying so much for a hotel. There are so many options in Bali. Don’t waste your money.
Lastly, I upgraded to a pool villa before arrival and I was told we would receive a 10 min welcome massage upon arrival , we were never offered anything like that.
The food is mediocre. The pool was nice but the experience was let down by the tardiness of the furnishings and the cleanliness.
I believe the owners need to invest some money in upgrading the villas. It’s just not up to standard, with so many competitors around. I wish I’d gone back to some of the other villas I’ve stayed at before or booked a 5*hotel.
This villa is a 2 star property at best.
Probably the most poorly furnished property I’ve stayed at in Bali .

The villa was very nice and clean. Had all the amenities. The breakfast delivered and setup in the room was fantastic. I was in one of the small villas with a hot tub. It was the perfect size for 1 or 2 people. It was centrally located and secure.

The shower has mold. Our first morning I go to shower and there was no hot water. We called reception and they said we have to wait 2 hours for hot water! To top that out shower head was spraying water all over the places. If I could share that video I certainly would. The pictures on the their website are deceiving.

The included breakfast is another issue. They do not have a restaurant area. So they bring your breakfast to you in your room: here’s the problem, when you order an omelette at 9:30 am and decide to sleep till 10;15 am then say goodbye to that omelette.

Another Villa in Seminyak

The villa is well situated on a small road near the Bali Deli, easy walking distance to restaurants and shops. The living area is great with a big dinning table & comfortable seating. Air-con is very good. Kitchen has a microwave, gas hob and fridge/freezer.

The staff were friendly and helpful. Breakfast is delivered to your villa at requested time but was always cold by the time you get it but is very tasty.

The rest of the villa is, as always for Bali, in need of a bit of repair. There were visible holes in the roof in the bedroom, the pool deck needed some repair. The pool is a good size but as the pool area is surrounded by buildings it only gets minimal sun and is cold so not a pool for lazing in but great for a quick dip to cool off. The bathroom is open to the outside and has a big bath which is very comfortable.

Apart from the cold pool the thing that we found most disappointing was that we had booked a private villa but there was an upstairs apartment that had windows which overlooked our pool area. While the windows were frosted it completely ruined the sense of privacy. With the number of villas in Seminyak this isn't one we'd come to again.

Beautiful Villas in an excellent location. Perfect for couples traveling together, heaps of space and good facilities.
negatives were that they were not very sound proof. we could hear full conversations from the Villa next to us as the roof was not sealed off between villas. This got quite noisy at times, to the point where we thought someone was in our villa.

Great Location and Good Accommodation

Staying at this villa was a pleasant experience. It was within walking distance to many things and a short scooter ride to many others. Room was clean and well kept. Breakfast was truly satisfying as they have many choices and will deliver to your room. Staff was very helpful and arranged scooter rental for us. The one point of feedback is that the air conditioning unit blows right on your face which can make it a little dry in the room. Overall a great experience and I would recommend.

The villas are quote well located, there is a mini mart just outside and lot's of restaurants around it. There is also Queen's Tandoor (Indian Restaurant) just 350m away.
The villas are quite well maintained but the cleanliness and housekeeping was quite erratic. We got complimentary fruit plate on day 1, which remained there till end of our stay in-spite of fungus developing on it.
Staff is very courteous and friendly.
They can arrange any tour/visits within Bali you are looking for.
Overall it was a good stay, however not value for money.

We stayed at these villas two years ago and had an absolutely lovey stay, so much so that we booked again for our honeymoon. This stay was unfortunately so terrible we only stayed one night out of the seven booked! The room was full of extremely smelly mould and the power kept on failing so no air-con in the hottest time of year in Bali!!!!

But over priced.
Worn out toilet seat. Flush takes ages to refill.
No buffet breakfast. Have to pre order the set menu breakfast on the previous night.
No gym on site
Located in the busy area of Seminyak and bit far to the beach. Need a scooter to move around.
The lounge area is too tiny and no other common amenities on site.
Access path to the villas not classy and too narrow.
Overall max 3*** rating only.

Our stay at Kanishka villas was good. Overall the villa was in a need of a renovation; the jacuzzi was not really functioning, outdoor shower head was not working properly with 100% pressure, pressure for the indoors shower and bath fluctuated, and some of the tables and chairs look a little dated. Having said that, the service was amazing, and the shuttle to anywhere in Seminyak was really really good. The outdoor bathroom area was an interesting experience, not one I was used to but they made it as comfortable as possible with mosquito coils and lots of repellants.

Cold shower, no sunlight

There was no sunlight in villa 1, it was completely blocked by trees. There was no hot water in the shower. The shower only had a partial screen, allowing bugs to enter from outisde. The wifi connection was terrible and often I could not connect at all.

Stayed at Kanishka Villas for 2 nights in a jetting tub room - room was lovely and spacious and had an outdoor bathroom which was fun! Lovely balcony was a real sun trap - breakfast was delivered to our room every morning and it was nice to eat on the balcony in the sun. Staff were fab, cleaning the room twice a day (once after breakfast and once in the afternoon). Only way it could have been better is if the room was slightly better maintained - few bits of paint peeling off, plug didn't work etc. Also there was building works going on opposite our villa which was slightly annoying as we got woken up at 7.30 both mornings but not the fault of Kanishka :) would stay again.

Nice villa with large rooms

We stayed in the 2 bedroom villa, it was very big with large rooms. Private pool is kinda useless since it's so small, but nice if you like to just jump in the water for a bit. Breakfast service was impeccable. Not the closest to the shops, but it's nice place to sleep in at night. We took a taxi every day so location wasn't a big deal to us.

Big disappointment unfortunately.

We stayed in seminyak for the last part of our trip. We understood that seminyak was more expensive in comparison to other places across Bali, but we were extremely disappointed with what we got for the money we paid.
EXTREMELY tired.. all furniture had marks and stains, walls cracked, art work faded and wonky, rusty bathroom appliances, bathroom smelt of drainage and damp.. we moved rooms to not a great deal of improvement as there was a clear insense stick smell to cover up the sewage smell. Poor wifi connection throughout the stay too.
Location is ok.. best part of the hotel being the free shuttle that takes you anywhere in seminyak.. although unfortunately, even that seemed an effort for the staff members.
Unless you're booking a whole villa, I wouldn't recommend this hotel unfortunately, unless a big renovation takes place soon.

We have traveled to Bali many times and have looked at staying at Kanishka Villas and this time we did. Unfortunately we were very disappointed. The Villas would have been wonderful years ago as the floor plan is great but we didn't get one of the renovated rooms and this was evident. The wooden floor had lifted on my side of the bed so every time you walked on it the bedside table moved so i had to put the lamp on the floor so it would fall off.The toilet was fixed once but the new button still didn't work, one of the sink taps moved so freely if you did use it the water missed the sink. The decor and cabinetry was tired and in need of maintenance and the decking was lifting in many places making you watch your step continually. The mattress was hard so sleep did not come easily.

Not worth the money

We stayed for 4 nights at a supposedly 5 star villa. Paid a very decent price especially for Bali standards. We were extremely disappointed. Everything was so dirty, the room, the cutlery, glasses, fridge, spa, bathroom and sheets. Yes even our sheets were filthy - we had to request they be replaced. The spa was full of water and dirty. When we removed the plug it would not drain.
We immediately told the reception staff who were courteous at best. We very nearly forfeited our full fee we paid for the room to go to another property but couldnt afford the change.
The set up of the villas is fantastic and would have been wonderful when they were new. Now they need a massive spring clean. I would never recommend this place to anyone and would never stay again.

terrible stay for a vacation

Firstly, villa is very warm despite the airconditioning was turned on 24/7 at 16 degrees. Breakfast was asked to be served at 9.30 yet at 8.30am, the staff came to villa and sent the breakfast at the outdoor table which attracted thousands of red ants so I cant eat when I woke up at 9.30am. Although the villa has a shuttle service to send guests around seminyak, I have to wait 30mins for a ride. Therefore I rather walked as I will reach the place faster than waiting for the ride. Tissue and amenties not top up even though housekeeping comes knocking at the villa everyday. Renovation work as starts at 8am, how do guest enjoy their vacation with that noise.

Nice hotel, but extreme bed bug problem!

We stayed 5 nights at Kanishka in the one bedroom suite with jacuzzi. On the first night we experienced bugs in the bed. At first we thought it was coming from outside as portions of the room (bathroom in particular) is open to the outside. A couple more nights in, this persisted. My partner and I had to wake up every so often to kill the bugs that were crawling on the bed and pillows.
We complained about this and was moved to what looked like an upgraded room. Fully closed. Nothing exposed to the outside. However, my partner continued to have bites the next day. I thought I was lucky as I only noticed a few on me.
We've been back home for two days now and my bites have just started to take form and I've actually been bitten the most. They're mostly all over my back, and down my arms. I live in a hot country and now I have to wear long sleeves because in all honestly it looks disgusting. They bite in clusters! The itching I can handle, but with what it looks like, it's awful and embarrassing.

I'm only writing this review so that no one else goes through this.

P.S. what a shame, because the hotel was nice. And the staff were accommodating and friendly. But we'd never go back.

We once again enjoyed our stay at Kanishka Villas located near to the Bali Deli where it is easy to change money and top up with supermarket type supplies. Good value restaurants and the main road to access the main areas of Seminyak were just 5 minutes walk away. The entire Kanishka property was sprayed regularly for mosquitoes.

The villas are close to a main road with plenty of shops and restaurants! The main road is hard to cross though if you're on foot esp during peak hour! The hotel staff have exceptional customer service and came to check up on us and bring us medicine when we were sick. Some speak English better than others.
The villa has an outdoor jacuzzi which was nice but it wasn't as clean as the other places we'd stayed in. If you're not that fussed over cleanliness then you'd enjoy your stay here more.
The staff were what made this place enjoyable for us. And if you shop at the minimart on the main road for supplies which is next to a pharmacy make sure you add up the total. They always rip you off if you're not ontop of the total. ;)

the villa i stay at was very beautiful. nature like environment. peaceful and tranquil and very spacious. an excellent place for a honeymoon. check in and check out also take less than a minute. very quick. staff gave full attention on your need when called upon. always smiling and helpful. also 15 minutes walk to the beach. all positives from me and my wife stay there. would recommend the place to friends and families.

This place is absolute luxury. Private pool is brilliant and is so close to shops and the beach. Could not recommend highly enough. WiFi is good, albeit not great. Shuttle bus will take you to nearby Seminyak which is very handy. Food is very good, particularly the fried rice. Breakfast delivered fast and efficiently.

Overall coming to bali for the first time Kanishka was amazing to stay at but make sure you bring your insect repellent bc theres heaps of mozzies. Great location close to a main shopping strip and restaurants. Wifi and tv pretty low quality. The hotel food wasnt the best either breakfast yummy though. I guess depends how picky you are we didnt mind and enjoyed our stay. The staff were great also there drop off anywhere (no pickup) service shuttle was great advantage since it was our first time coming bali. I would also recommend the italian restaurant on the same rd as the hotel. And because its out in the open expect bugs lizards and stuff. We got use to it felt like we were bonding with nature.

Splurge on the one bedroom pool villa

My boyfriend and I stayed in the jacuzzi room (without pool) in October. Kanishka has beautiful villas and the staff are incredibly lovely and accommodating.

We stayed in the jacuzzi room without a pool and realised pretty quickly that that was a mistake. We assumed Seminyak beach would be our swimming spot for our stay but it was not a tempting spot to enter the water. So we found ourselves without a body of water to swim in. There was a resort nearby (The Breezes Bali) that we found on the second last day that allowed us to use the pool for $100000 ($10AUD) and that was a life saver.

So if you can afford the one bedroom pool villa I highly recommend that you do! But Kanishka was a wonderful place to stay. Definitely make use of the complimentary shuttle that will take you to destinations in the Seminyak area. They offer the shuttle to the airport for $200000 but a metered taxi will cost you half.

Good area, lots of restaurants and bars on the main stretch to the beach.
Room is very clean and the turndown service every day was wonderful to come home to.

Spoiled!

After a very long day of traveling, I was looking forward to my stay at Kanishka Villas. I was blown away the moment I entered the 1 bedroom villa (with pool). The layout of the villa is sublime and the decor is very tasteful. My pool had sun until about 1p. There were a lot of mosquitos (even with bug spray and the villa's spray down each night) but it is a small price to pay to have an open air villa. The bedroom is completely enclosed with an open air bathroom attached. The staff were incredibly friendly. I would recommend putting the \"do not disturb\" sign out if you want to have quiet mornings; otherwise, your doorbell will ring two or three times (cleaning + removal of breakfast). (A pain when you're in the pool to answer the door.) Location is also great. Several great restaurants, spas, and shops near the villas. I wish I had spent more than three nights here because it was so peaceful, quiet, and close to some amazing shops. I will definitely stay here again when I return to Bali.

Beautiful, exquisite villa within a 15 minute walking distance to Seminyak beach and town centre. The staff were friendly and met our every need. Breakfast provided every morning was delicious. Housekeeping service everyday was excellent. Would definitely recommend Kanishka Villas!

Stayed with extended family post our wedding. Our jetted room was lovely, Layed out well but my new wife's brother got the same room but it was fair inferior to ours... Just luck of the draw.
Suppose to Received tea cakes every afternoon but was hit and miss where you go them. Mosquito man came every night to lite citronella candles.
Our room had no windows at the bathroom door so woken up early. Parents stayed in a 2 bedroom pool villa - gorgeous!! Only problem they rarely went in the pool because it never got sunlight and was freezing.
Overall worth it.

The staff were very friendly. I found the beds very uncomfortable, there were also stains on the linen which was a little off putting.

Also the breakfast is advertised as a buffet breakfast on their website. However the hotel does not offer a buffet.
The Mini bar was not replenished at all during my stay, also they offered free bottled water which they did not replenish.

Overall i was very dissapointed with my stay at this villa.

One bedroom villa with pool

Loved the comfortable bed and the plunge pool. Breakfast was delivered to the room and was really good (Included in our package). They even delivered it before the start time one morning as we were going on an early tour. Staff were always friendly helpful and smiling. Getting things fixed was a bit of a problem, but generally happy with our stay.
Would be nice for a honeymoon/romantic getaway.

Stunning slice of paradise.

Stayed 1 night in jacuzzi suite on arrival, and moved into 2 bedroom villa for the rest of the week. Both rooms were stunning. Beautiful furniture and amenities. The private pool was amazing. Only negatives are the mosquitoes (they do come in and spray every day and light coils but they still get in) and the internet connectivity is a bit haphazard. Apart from that, absolutely amazing and couldn't be happier. The staff are very friendly and happy to help. We will definitely be back.

Food was terrible service was terrible ordered room service dinner the first night at 630 pm I was told I can't order dinner till after 8 pm when I spoke to another person the food arrived in our room and terrible the worst Caesar salad ever wanted in house massage i was told it was too late As it was 430 pm when the room brochure it was advertised till 7 pm the shower kept overflowing and we were standing in dirty water the whole time

We enjoyed our stay very much. Two disappointments, 1 the spa was broken & could not use it for the first night & day. 2. We would have appreciated having airport shuttle to the Villas. We were charged $200,000 by the 'taksi' from airport to the villa.

Beautiful villa with wonderful privacy

Kanishka Villas were incredibly beautiful, the room was extremely romantic and the staff were lovely. Breakfast every morning was an absolute hit with awesome choices from eggs on toast to nasi goreng. We unfortunately didn't have a private pool but a cool jacuzzi we lazed in everyday so if you want a private pool in your villa, ensure you have requested one and are paying for it! A superb experience.

Stayed for 2 nights at jacuzzi room and my first impression saw my room was amazed with the room design. The room was clean and the air condition is cold enough. I must give a 10 for their staff services and fast respond when ran out of hot water for my room. Breakfast was brought to our room with newspaper. I disappointed with the small water to fill jacuzzi took more than 1 hour and not enough hot water.

great staff and service.

when we arrived at the kanishka we had booked into a 1 bedroom with spa. the room we were given was nothing like the photos we had seen online so we complained. luckily the only room they had left was a 2 bedroom private pool villa which they upgraded us too! it was great. the breakfast every morning was wonderful and the staff were always friendly and helpful. there was a lot of mosquitos however the staff were doing all they could and would light mosquito coils every evening on turn down. the location was ok but over all a good experience.

Best convenient location.

1. 2 minutes walk out to the shops, restaurants and massage parlours.
2. Convenient to travel to Seminak Square, Potato Heads and Galleria Centre
3. Villa Staffs rendered excellent services. Smiles, Friendly and obliging
4. The only downfall is the villa massage, apart from the high costs, they displayed inefficient and uncompromising.
5. There is some languages barrier as one or two of the receptionist seems to unable to speak or understand english
6. Security is in question. I didnt see a security guard at the door. All staffs were chatting away in their staff room
7. Villa respect the quests' privacy
8. Over-rall I would certainly highly recommend to anyone and I will return to this villa again for its convenient location.

Some rooms appear better maintained than others. We had a 1 bedrom pool villa which was ok but could have been better maintained. The hotel was very kind to let us freshen up in a jacuzzi room (we checked out but had a later flight so asked if we could use shower facilities), which looked much better than the one we stayed in. But overall staff were friendly and helpful. Breakfast was disappointing.

Perfect location for us, however a few mishaps.

Quality I am rating a 4 because though the villa was modern, we met a couple while dicing and visited their villa which was enormous with a pool and very spacious bedrooms and wonderful bath room for only $20 more a night then what we pay for no bath tub and no pool and 1/4 the size. In addition the house keeping kept turning off the AC when we left in the morning and we would come back after a long day in the heat wither diving or roaming around to sit in a hot room for an hour while it cools off. Condition and maintenance of the villas I rate a 3, due to the sliding doors to the bath room were not installed properly and kept rubbing up on each other causing the door to stop inches from being closed. We had to pull back on one door to close the doors completely. We notified staff but they seem to not have cared much. Cleanliness of our room up keep was mediocre at best. Seemed as if they came to make the bed and just tidy up at the most. Comfort of the room was a 3 because that bed was a rock. Also the room was circled all the way around the entrance sliding doors and huge window with large dark curtains There were no curtains covering the sliding doors to the naturally lit bathroom that would shine light to the bed. We were woken unpleasantly every morning by 5am from the light shining through straight into our faces. Convenience of location was absolutely perfect for us because it was just a few minutes away from shopping.

The room is clean but nitty gritty details that annoys me is that the mattress is not up to hotel standard and not having a good sleep on holidays is really disappointing. The whole room is full of blackout curtains except for the bathroom door and the sun shines right at the bed at 6am. The so called hotel butler is not willing to walk 200m to the pharmacy to get the charcoal pills I requested for when I am sick for 2 days.
