This hotel is undergoing upgrade and the completed areas look great. E. G. Breakfast room on 8th floor with great views of the beach. Reception and lobby bar all look good and nice new furniture. Disappointed that the bar wasn’t open so apart from breakfast there was no access to refreshments while sitting at the nice clean and comfortable pool area. Supermarket is a short walk to the riviera hotel centre to stock up on snacks and refreshments. The square behind the hotel has a lovely selection of cafes and the locals are there too. The underpass makes beach access easy as it’s opposite the hotel to the right. Beach is fabulous. Check which room you are allocated as the end rooms do not have a sea view. All had comfortable bed and plenty of storage. Super clean bathroom. We changed after one night and had to pay an extra 10euros per night. Definitely a convenient hotel for Lisbon, airport, Cascais and sintra. Local Ubers were great and train station was a short walk.

A Disappointing Stay in a Severely Outdated Hotel
I typically try to find the positives in any place I stay, but unfortunately, my experience at this hotel was overwhelmingly negative. From the moment I walked in, it was clear that this building—while historic at 108 years old—has not been maintained properly or updated in what feels like decades.
The room had a strong, musty odor that never went away. The carpet was stained and reeked of mildew, and there was visible mold growing on the ceiling—a serious health concern. The air conditioning didn’t work, and with no proper ventilation, the room felt stuffy and uncomfortable at all times.
Basic amenities were either broken or missing: the hairdryer was non-functional, the door lock was damaged, making it hard to feel safe, and the elevator was out of order, which meant lugging bags up several flights of stairs. The bathroom was rusty, outdated, and honestly felt unhygienic.
The pool was dirty and uninviting, and clearly not maintained. Common areas felt neglected, and the entire building shows its age—badly. Old can be charming, but this place is simply falling apart. It needs a major, major renovation from top to bottom.
Sadly, the photos online were misleading, and this was not the relaxing or comfortable stay I had hoped for. I would not recommend this hotel until significant improvements are made.

The hotel was a short walk from the beach, and has a lot of nearby restaurants to chose from. The room was clean and tidy. The breakfast was good. The swimming pool was great! I had a lovely relaxing time staying here.

This is a slightly dated hotel however the location is very good and is only a 5 minute walk to the beach. The entrance and main reception areas have been modernised but we had a room overlooking the rear of the hotel and it was in need of renovation and quite basic - definitely not a 4* hotel.

We really enjoyed our stay. (Myself and two children, 14 & 19) We loved being able to walk to the beach or just lie out by the pool. The staff were super sweet and very friendly. Would definitely stay here again.

This lovely hotel is just minutes away from the beach and boasts a lovely pool. While the rooms could use an upgrade, a seaview room offers a great view. There’s a service by the pool, but the restaurant is unfortunately closed due to refurbishment. However, there are plenty of other places to eat nearby.

A great location and only 200m from the beach and many good meal options only around the corner.
Relaxing foyer and a small bar that was very quiet while we were there.
The nearby beach is fabulous and again many meal options, wonderful to walk along and view the offers. Big pool but noone using it whlw we were there.

A hotel with a water view. The room is spacious, even enough for a whole family of 4-5 people. However, One suite has only one double bed, and few low furnitures. Strong recommed adding more beds or tables, Sofa beds, or even a coffee table. Room does not have a coffee machine, and only provide two bottles of water per stay. The hotel is in a tolerable transportation distance, It's easy to take a train or by Uber/Taxi to city center in 25 minutes.

Where to start is the question
The hotel is in very poor condition 😢

I arrived and was unwell. In the evening I asked for a kettle or a way of getting some hot water and was told I could not get any and restaurant was shut. I said I needed a hot drink as I was unwell and the man just said ' go to a pharmacy'. I asked for a blanket as my room was cold and was told there were none. I had to get angry and demand a blanket and was finally given one. It was still quite cold in the room because of wind. they were completely unhelpful.

Old tired property, in very poor shape in every way. Do NOT STAY here, you will hate it. Very aged 60's era hotel. No amenities to speak of, simple basic boring buffet breakfast. Found large cockroaches in the main lobby and halls daily. My window leaked air and whistled at night! A/C unit was noisy and didn't work properly. Damaged walls, cracked concrete balconies outside...pool liner all wrinkled, and the water is ice cold. Just not worth staying here. The property needs to be completely overhauled and modernized.

Não sou muito de deixar comentários negativos pois eu também trabalho em hotel e sei o quanto custa, mas também sei o que os hóspedes esperam de nós!! Tentei fazer conversa quando fiz o check-in, mas tive que fazer todas as perguntas porque o senhor não estava com muita vontade de falar nem explicar nada.
Quando abri a cama para deitar o meu filho os lençóis da cama estavam sujos e manchados, não havia papel higiênico no quarto, tive de ir pedir. Os quartos estão em um estado que nem as gavetas do guarda roupa abrem.
Os dias estavam ventosos e a piscina estava cheia de sujeira e folhas e nenhum funcionário se preocupou em ir limpá-la (apenas uma vez pela manhã às 10h o senhor limpa a piscina) mas à tarde alguém deveria ir buscar as folhas não foi legal ter que nadar ali. SEM FRIGORÍFICO no quarto, embora eles soubessem que eu estava viajando com crianças.
Foi a minha 2 vez e será a última, as meninas brasileiras da recepção são muito amáveis e no bar também.

I got a first floor hotel room without a balcony with a small window with an unappealing view - together with the dated dark décor made it seem dingy. Otherwise it was clean with a nice bath. There's no fridge or kettle so you have to go to the supermarket for drinks. Otherwise a pleasant stay in a very good location. Carcavelos itself is a lot nicer than Lisbon and Cascais as they're not rammed or designed to be catered towards foreign tourists, so you can see locals or Portuguese day trippers doing local things and going to local bars in the evening.

The heating did not work on the third floor, as well as in several rooms on the 1st floor. But the hotel behaved well and put us on the 7th floor. They were of more value than what we paid for our reservation. Very friendly breakfast waiters and very good service. It is a hotel that clearly has difficulties but the service is good and we must support them. I will return.

What we liked best -- bathtub -- powerful shower faucet (which I miss already) and soaker tub - used both daily. Also liked balcony view of beach.

Great breakfast - eggs, breads/pastries, fruit, yoghurt, cereal, cheese, crepes, toppings of chia and seeds, etc.

Helpful staff, especially front desk.

5 minutes walk to beach, restaurants, grocery shops, bank, pharmacy, etc.

What I didn't like -- need to lobby vacuum carpet more frequently, doors jammed (bathroom and balcony) so we just left ajar all the time, tell smokers to stand far away from doors on the outside

Overall, happy and safe experience.

Like staying at grand parents house by the sea

Charming hotel reminding me of summer holidays in my grand parents house by the sea:
A bit dated but comfortable and functional (except air con on first room).
Location is excellent but be prepared to hear the odd speeding car or motorbike during the night as in any property near the Marginal Av unfortunately.
Breakfast had a good selection and the food was fresh, the breakfast room is on the 8th floor and it had amazing views over the ocean and the coast.
We paid a fair price that reflects the condition of the property, only downside was having to change room after the first night due to non functioning air con, second room had a modern air con and it was absolutely fine.

Property is so much older looking than the pictures. The rooms were old fashioned (still with keys, not cards) and even an old sliding lock for the door of the bathroom. Curtain rail in the bathroom kept falling down and was the cheap press on type. Location was fine, but for the price, needs a facelift.

Dated property in disrepair but clean and great location across the road to the best beach in the area and walkable to many dining options and grocery, pharmacy, etc. Great breakfast buffet with spectacular view but restaurant closed the rest of the day. No bar or lounge option on top floor or lobby. No snack bar or bar at pool, shade available around pool. Two of the front doors broken and One elevator down for 1 of the 2 week stay.

Possibly the worst hotel stay ever. Hotels.com should be ashamed of themselves for associating with this property. I want a refund or at minimum a credit for two nights stay elsewhere. Filthy property overall. No pool towels, dirty ring around plastic pool liner, no pool service, no umbrellas, pool lining detached from pool, structural cracks, room not serviced, linens not correct size for bed so bunched up beneath you, shards of glass in tub, door difficult to open every time, no amenities, no bar service at all at pool or elsewhere in hotel, carpet from 1970s and filthy, signage in elevator states times for breakfast, lunch and dinner when in reality only breakfast was available. The only two redeeming qualities was that breakfast was decent and the view from that dining room was nice. The sweet young Brazilian man at the front desk was extremely polite but powerless to do anything about these issues. This hotel, billed as a 4-Star hotel is barely a 1-Star hotel and the pictures online are not representative of the reality. This place is utterly horrible!

Absolutely not recommended to anyone! The room was not clean and the old wardrobe was smelling so bad, no fridge in the room, the tv was old and not working properly! After my complaining they changed my room with some improvements but still not worthy the money they charged for the period.

The staff at the hotel were very helpful in getting us a reservation at a fado and also helped in figuring out what to do with a parking ticket that we received in Cascais. Location close to the beach was nice and the area seemed quiet. The property is a bit dated, the door to our room always took a couple of minutes to open as the lock was finicky. The restaurant on the 8th floor has a wonderful view. We went there for supper as we got there late and didn't want to go out - a bit less than underwhelmed with the luke warm spaghetti buffet that they had going - had to ask them to refill the soup and spaghetti sauce as there was none left, otherwise we would have had luke warm plain spaghetti. Seems like they don't have a lot of people at the restaurant in the evenings. The included breakfast was good though with the same view.

At check in time I was advised that I couldn’t move to a sea view facing room and that there would be an upgrade fee of 15 euros a night . This never happened before so that was disappointing. What happened after was even worse . I returned to the hotel After midnight so the hotel was closed and I had to stand in the cold and ring the bell and wait for someone to come . This tool over ten minutes . When the man did come and I told him I was not happy standing in the cold he said f you. I then started to film him and he ran at me and grabbed my phone. I grabbed it back off him and closed the lift door quickly behind me . The man had dark hair and a beard . Completely outrageous .

O cardapio era okay, varias opções mas senti falta de mais variedade de frutas. Meu quarto não funcionava o ar condicionado e não tinha a vista que o quarto dos meus amigos tinham. Pedi para trocar de quarto e eles foram solicitos. As pessoas são bem simpáticas e solicitas. Fica bem próximo a orla e a praia.
O quarto possui armario. O banheiro era pequeno mas o chuveiro e cama bons. Tinha uma agua que acredito que era de cortesia.
