This was my second time staying here and it has become a go to place for me when I need to be in this part of town. Both times i have stayed in a 1 bed apartment which are great. I dont know what the studio rooms are like. Staff are helpful and friendly. Close to tube stations and a supermarket.

Its close to Covent Garden and public transport and there are plenty of places to get food nearby and whilst our room had cooking facilities, it didn't have a washing machine. No problem, there is a laundry on site for use by hotel guests at no cost. Would we stay here again? Absolutely

They tried to tell us at the reception (a man) that we did not pay for the sofa bed. Well we did and I confirmed before we left that the sofa bed would either be made up or have bedsheets, pillows etc. The suite was nice and the location was fantastic. But a very dissapointing experience checking in. They said it was a Hotels.com issue and that you guys had not paid them.

Front desk daytime staff are wonderfully kind and welcoming. Housekeeping leaves a lot to be desired: dirty bathroom glasses when we arrived, found our room door propped open when we arrived at end of day, then every light in room on when we got back the next day. Room is very small with workable space for only one suitcase on floor--no luggage rack and I'm 80 years old. Paid for room with kitchen, wife's suitcase had to be on floor in front of \"kitchen\" sink, so couldn't use sink or get to trash (other option was to put it on the sofa). Expensive room, but definitely not worth it.

NOTE: The washroom is in the bedroom.....so teen had to sneak to the washroom thr9ough our bedroom in the night. No big deal...just something to be aware of. Nespresso and fridge was great to have. Close the Tube and Bus Stops. 10 min walk to Covent Gardens. Our bed was great, Teens not so much (pull out sofa). Recommend for people looking for the extra space/privacy.

We loved this hotel we had a one bedroom suite with a large bathroom and a kitchenette. We made breakfast every day and had our lunches and dinners out. Location is terrific and it truly was soundproof!!! We did not have a view but we really didn’t care. Our sleeps were uninterrupted by street noise or sirens and the bed was perfect! A decent hotel but it has no amenities. The location is great with lots of shopping and restaurants nearby. One bottle of water for a suite with four adults was all we were provided for 3 nights. The streets are pretty noisy in London with lots of loud bikes and cars making it a distraction at night. The room had a great kitchen area but none of the plugs were useful in the bathroom for the blowdryer or iron. Instead, you have no mirrors and end of blowdrying/styling at the dining table area. The front staff was very kind and polite.

Lincoln Suites has a lot going for it — the location is excellent, within walking distance of key attractions and transport links, and the amenities are modern and well-maintained. On the surface, it’s a solid property.
However, I have a major issue with how the rooms are marketed and described. I booked standard rooms for a larger family trip (4 rooms, 4–5 days), but upon arrival, all the rooms were in fact accessible rooms — something not clearly disclosed at booking. The small print on Hotels.com refers to “wheelchair-accessible doors,” and there’s a distant photo of what looks like a stylish wet room. In reality, the bathroom includes a very low toilet, a sink placed on top of the toilet tank, and a mirror positioned around 2–4 feet from the floor — completely impractical for most adults (I’m 6ft tall).
When I raised this with the hotel, they pointed to the listing on Hotels.com and refused to move or assist. Hotels.com offered a $150 voucher — which, frankly, doesn’t come close to compensating for the inconvenience of staying in the wrong type of room across multiple bookings.
My low rating is not because this is a bad hotel — it’s about transparency and accuracy. These rooms should be clearly labeled as accessible rooms so guests can make an informed decision. A good hotel with a poor experience due to misleading labeling and poor customer service when it mattered.

Location was fantastic and staff at the reception were friendly. Unfortunately the cleanliness of the unit was lacking. There were poo/skid marks in the toilet bowl and overall cleanliness was lacking. The shower with the shower curtain didn’t work well and caused the entire toilet area to be wet every time a shower was taken.

The rooms stink of a mixture of chlorine and drains.
The furniture is old and stained and cheap. Hopefully you can see from the pictures I have submitted.

The staff were great and very friendly. The location was very convenient, as it’s just a short walk to Covent Garden. Kingsway is very busy and a little loud, but the windows do a great job of insulating against the noise.

We thoroughly enjoyed our stay. The apartment is more spacious than a typical hotel room, very clean, and well maintained. The staff are exceptionally friendly and helpful. Having a free laundry facility is a major plus for us since we've being traveling for awhile. The only downside is some traffic noise at night, though not enough to disrupt sleep.

Starting with the negatives: traffic noise, very limited kitchen equipment (no salt and pepper, limited number of plates and cutlery), very small dining table (we had to eat one at a time), very limited clothes storage (one small hanging space in the bedroom), room very warm even after we worked out how to turn all heating off, housekeeping minimal (stayed a week and only had service once, when asked to come and empty the kitchen bin nothing happened). On the plus side bed was comfy, bathroom spacious and plenty of shelf space, overall condition was good. Best of all is the location, very convenient for transport, a few minutes from Covent Garden and all the restaurants and shops so pretty good overall but could be better.

This is the third or fourth time we have stayed at The Lincoln Suites, and to be honest I cannot see us ever choosing another hotel for our stays in London. Everything about it is perfect for our needs. It is one of cleanest and most well-maintained hotels I have stayed at.
