The reception lady was so lovely and friendly and helpful, really made a positive difference to our early arrival. We are grateful to her for her rabulous service. Hotel is more of a self catering flats situation. But rooms had everything you needed and nice linens etc. The place is a little 80's and tired. But the pool area is beautiful, location is stunning and its so close to beach and train station. We would definitely come again. Great value for the price in this area.

The hotel is an apartment with no normal convinces. Very utilitarian and not comfortable. I would not recommend for anyone to stay here. The pool maybe the highlight but I was not looking forward to a pool vacation. The receptionist was a delight but could not overcome the run down facility.

THIS PLACE IS A DUMP!! DO NOT BOOK.

Dont be fooled by the pictures.
Not sure why hotels.com is listing them. First it took forever to get into the hotel, no one was at the reception and we had to access a dropbox to get our keys, figure out the room. This looks like a hotel but facilities are worse than a hostel.
No housekeeping. You pick up your trash and dump it at the dumpster. You clean your own room/toilet. You do not get extra towels/sheets, you have to beg for it.
AC/vent unit was dusty and unclean.

They give you a cleaning kit and laundry does not have washer, only dryer. Such an illogical setup.
The desk is not helpful when they are available. You can see them sign when you show up to ask for help or questions.
The pool area was advertised but sealed off and you could not even get a view from this area.

We paid for an extra bunk bed. It was in such a small room that there was no way you could even stand inside the room. You had to just walk in and get into the beds. But because the room was so small that it could hold only the bunk bed, no one slept in that room. so we ended up sleeping on the couch outside.

The bathrooms did not have towel hooks. so you had to keep your stuff including towels on the basin. dated appliances. So very small things that you take for granted, was missing here. It felt that the owners just want to hold on to this property and so they went ahead and decided to offer hotel space.

Horrible experience for a vacation.

Check in was a bit difficult as it was on Sunday, no one there and needed a code that wasn’t working. But the nice guy at the snack bar got it figured out for me and I was able to sit by the pool while waiting. The views from the sea view rooms are unbelievable and the pool is fantastic! I highly recommend the stay, just make sure to get checkin instructions. Beautiful place!

Location ok- but no shops or restaurants around at all.

Poor communication- we arrived late at night by car, no access code provided and one of the guests who spoke french helped us to get the keys to the apartnent.

The apartment was not big enough for 2 people let alone 5.
The bunk beds are literally in the hallway, no space to turn around, no space for clothes.
Very poor hygiene
Pool was good but you have to pay daily
The beach is close down steep steps.

No toilets in the complex, you can only use apartment toilet.
Reception staff very very poor attitude not helpful at all.

Ideal place - easy walk for the beach and the town, would highly recommend. It's not posh, it's not modern, but it's safe, with friendly staff, and a bargain in such an expensive area.
If you're looking for a romantic hotel experience, this isn't for you, but if you're a family, or a group of friends needing a good base - this is for you.

Tiny rooms, car necessary

Don't go in thinking of this as a hotel - it's more like a super-tiny apartment. The rooms are tiny (had to leave the bedroom to have room to get dressed). You can't easily walk anywhere in town (it's on a walled-in road with no sidewalks), which is a particular problem because you'll need to provide your own groceries. On the up side, you can walk down to the beach and there's a beautiful view from the pool area. If you're on a super-tight budget (and have a car!), this is worth it. We left after the first day because we didn't want to spend our whole vacation tripping over each other and worrying about taxis.

As long as you know that (i) you have to Make your own bed (II) clean kitchen area before you leave and (iii) take out the garbage, this no frills hotels/residence is great for families with access to a nice pool and a beach with no waves and some sand. You will need a car as there’s no supermarket close by and the studios are really small, don’t plan to cook anything but the very basics. Despite all of this is was the best value for my family with a 2 year old while we were visiting Nice, Eze and Monaco.

Room could have been cleaner; a vent in the bathroom would be better; apartment is much smaller than it appears in the pictures; beds are also very small; mattresses are not that comfortable.

Most importantly, they should improve their communication with their vendors like hotels.com, etc. as the reception desk is open certain number of hours. I checked in late and then I called hotels.com to connect with them; however, neither hotels.com nor I was able to connect with them. at the number they provided to hotels.com. This caused a serious issue and should not be taken lightly

Location near beach of Villefranche-sur-Mer and nice walk around areas.
I didn’t like the communication with receptionist and it’s not the same room I booked. She told me next time book with us directly and we can give you a room with a view ! .I also had to pay 100 euros for the aircondition remote control, and 48 euros for the safe key!! Also the laundry facility has good machines although expensive and probably no detergent added automatically as claimed, so you pay 9 euros every time and get unclean Clothes. The snack bar is good but you have to book your breakfast if you want one day before. Overall experience is not as I expected. But tell you something Nice and cote azure are a must see destination.

Lovely hotel with stunning views

The hotel was lovely and the staff were really friendly. It was close to the beach and the main area was a short walk away, it was quite steep to walk back, but manageable. There was a bus stop outside to travel to nearby places and also the airport. The rooms were clean and modern and big enough for a family of four with teenagers. The view of the bay was stunning from the balcony. We found the food at the pool side bar reasonable and good quality.

Good value but a little compact in room area

Pros: Beautiful area. Very good car parking ( at least in October anyway). Supermarket, restaurants and beach close by. You really need a car I would recommend though. Beach is a few minutes walk away.

Cons: Hotel staff's English is only basic conversation level (not fluent). Just the basics supplied, not quite enough towels etc, but the apartments are fine for self catering. I would definitely NOT recommend these apartments though for 4 or 5 adults. Far too cramped, but OK for a couple or a family with 2 children.You would need to pay more for space in this 'neck of the woods'.

Dated property with some good facility but NO A/C

The property has some good facility and was in a good location but had no air conditioning in the very small rooms.

There were also no fans, which would have been great given it was so hot and there was no A/C.

Our room backed onto the railway and since we had to sleep with the doors open due to the lack of A/C, we were woken up by the regular trains as well as eaten by mosquitoes.

When booking we were unaware that the rooms were not air conditioned as this was not stated and the listing had photos of rooms with air conditioners in them and no delineation between the available rooms with or without air conditioning, the descriptions were all the same (bar size, beds, etc, but no mention of A/C), so as a basic room facility we were stunned to find the rooms were not air conditioned and consequently had an incredibly uncomfortable, sleepless night.

We felt that there had not been full disclosure of information about the rooms and that we were therefore unable to make a fully informed decision about our stay and were misled about the rooms facility, we requested relocation to a room with A/C (which we were prepared to pay extra for) but none were available so we requested a refund on the residual of our stay so we could find alternative air conditioned accommodation.

We were promised a refund by the Manager Krystina, but a week later are yet to receive this.

Probably best family hotel in Villefranche

Superb location walking distance to 2 beaches and local transport, very good pool and terrace (with a really good snack bar). Studios are quite cramped, but views from most are very good while still maintaining privacy, and reasonably quiet despite the adjoining train line. The complex was probably the height of self-catering family accommodation when it opened in 1987, still well-kept but rather dated now. Staff very helpful when they are there, but reception is closed more often than open. Despite its limitations, this is probably the best place available for a stay of a week or more - we'll be back!

When we got there at 20.30, there was no one at the reception and we could not get in.I had to phone a friend in Paris to speak to a number that was displayed.We got in 2 hours later. Got in the room and it was too small and two single beds.!!
bathroom light flickering, shower head broken and dirty dishes in the dishwasher.I rang Expedia to complain and costing a fortune to be on hold for 20 mins. Nothing was done by you and on the 5 th day I paid an extra 100 Euros to change my room with a double bed. I will never use Expedia again.I had not used you for 5 yrs and my last 2 booking with you were a disaster and costly , let alone the stress.

Wouldn't be rushing back

We arrived quite late, we had been given a code to enter but it was wrong, thankfully there was a resident there to let us in. We were shocked at the size of the studio apartment. We had requested a double bed (which we didn't get) and the room was not air conditioned so it was very stuffy. We had to make up our own beds, they provide sheets and pillow cases but no duvet covers! As the room was so hot we didn't need the duvets. The positives of this residence is that the location is good (between Villefranche and Beaulieu sur mer), the bus for Nice and Monaco stops right outside the grounds and its close to some lovely beaches. It also has a lovely pool area overlooking the bay. There is a small bar which is open until 9 (later if it's anyway busy)serving cans of beer,a selection of spirits and sodas and house wine, they also do food until 4pm. If you are travelling with kids I would suggest you book a much bigger apartment as ours was far too small for 4 of us. Oh and bring your own toilet paper.....they only provide one roll!!!

we used it as a base for my son to participate in the iRONMAN fRANCE. Great for Monaco, Italy even Barcelona for the day. Great little place, Beautiful swimming pool. Not happy with the £2 per day sunbed charge so didn't use one. Had an item break in the room and it was repaired the next morning. would stay there again.

Fine if You're on a Budget

I stayed here two nights with my husband and daughter. We had a beautiful view from our balcony although the room was quite small even though we had a suite. The traffic noise from the road next to the hotel can be quite loud at night. The hotel staff was very helpful we were five hours early to check in due to our flight being so early in the morning and they still allowed us into our room. Free gated private parking was very convenient. The residence's lobby is not manned 24 hours a day so if you need something after 7 PM you're not going to be able to get it from them. Overall this hotel was fine for our first trip to Nice. If you're traveling on a budget and are only staying there a couple of nights it is worth it.

This is a very basic standard of self catering, perfectly adequate for our week long holiday as we just used it for sleeping and breakfast. The location is great; between Villefranche and Beaulieu Sur Mer beaches, so you can choose which beach you prefer. The staff are friendly and helpful. Buses pass regularly and the train is nearby

Wonderful Villefranche,

It was our second visit. Although the apartment is quite small it is perfect for our needs. We love the freedom an apartment gives and, of course, the swimming pool. The pool restaurant staff are very friendly and the food and drink are very good, particularly the cold lager! The apartment block is ideally placed for Villefranche and Beaulieu, and Beaulieu has an excellent supermarket by the station which is not too far to walk to from the apartment block. Beaulieu beach is also very near. From the swimming pool you can see Keith Richards' former home! It is a lovely part of the Cote D'Azur and, although the apartment could perhaps do with a little redecoration & most of the large plates were chipped, it did not detract from how nice it is there and we hope to return there again, perhaps with our grandchildren who will love the pool. The view of the bay from the swimming pool is quite stunning. In a nutshell, we loved the apartment, all its facilities, its location and the reception staff were all very helpful and friendly. Superb.

If you are a US person don't stay at this hotel.

This hotel sucked. We checked in and the clerk handed us sheets to make the beds in our room. We went to take showers that night and we had no towels and of course the front desk closes at 7pm. When they finally opened at 9am the next morning we had to pay 6 euros per towel. The room was small an unimpressive. I would avoid this hotel at all cost. Pay a little more money and stay somewhere else you will regret it if you don't. We should have.

The apartments were in a good location for the beach. Only a 5 minute walk.
The rooms are not air conditioned, which was very uncomfortable. You could hire an air conditioning unit, at an extra costs 100 Euros foir the week.
Very disappointend havuing to hire sun beds around the pool area. 4 Euros per day for each sunbed. This put us off from staying around the pool duting the day.
The canopy for the apaprtment needed a key to operate, but as this was a private apartment, we were told the owners held the key, so we could not use them to provide any shade.
The costs for the air conditioning unit and the costs of hiring sunbeds should be detailed in the accomodation details, as this adds a considerable amount to the costs of the accomodation, and you may choose somewhere else, where tese items are included.

The hotel itself was in a nice location and had a lovely pool. We arrived at 9.30pm to find reception closed each evening at 7pm.....had trouble getting into our room!!!

We found we had to pay 4 euros each day to use the sun loungers by the pool. Also, we were given 3 bath towels and 3 hand towels for 4 people at the beginning of the week, which were to last for the whole week and if you wanted fresh towels you had to pay 9 euros per person for fresh towels!!!

The location and lovely swimming pool was the only good things about this hotel!!!

L’établissement est très bien situé, le cadre est magnifique Il y a un accès direct à la mer à pied, l’accueil est très appréciable et l’établissement possède des places de parking. La vue de notre chambre était magnifique! Cependant le bâtiment est vétuste le système de Clim réversible ne fonctionnait pas et malgré le climat agréable que nous offre la région les soirs il faisait frais, toutefois il semblerait que des travaux soient envisagés ou en cours.
Nous avons tout de même passé un bon séjour. Nous reviendrons certainement mais sur une autre période.

L'établissement est idéalement placé dans la baie de villefranche. Seul bémole: la route et la voie ferrée sont à proximité de la résidence. Certains appartements peuvent être impacté par le bruit (peu de train en circulation).Sinon le logement est conforme à la description sur site.

Die Anlage ist interessant und in Hanglage gebaut. Fantastische Sicht über die Bucht.
Allerdings ist drumherum gar nichts. Selbst zum Brötchen holen braucht man das Auto. Auch Restaurants sind nur über etwas länger Fusswegstrecken erreichbar.
Der Pool ist super. Ausreichend Liegen und Schirme.
Den Strand erreicht man über einen Fussweg bergab und eine Treppe. Tolles Wasser. Badeschuhe nicht vergessen!!!

In der Beschreibung stand, dass das Apartment sauber , auch nach Corona Standart, bezogen wird.
Dem war nicht der Fall. Alles war schmuddelig.
Der Kühlschrank war innen teilweise schimmelig. Das Eisfach war völlig vergammelt und stank.
Im ganzen Wohnraum klebten überall erschlagene Mückenleichen. Am Fernseher, Lampen, Wänden ect. Allein an der Decke waren geschätzt einhundert davon (das ist keine Übertreibung).
Das trübte den Urlaubsgenuss enorm.

La résidence est bien, beau cadre et bien située, proximité de la plage (5 mins à pied) et des gares (15 mins à pied).
Le logement est correct pour 2 mais un peu étroit pour de personnes.
Il y a un snack, ce qui est pratique. Personnel du snack très bien.
Bémols pour la climatisation qui est payante (100€ la semaine, un peu abusé pour le sud de la France de devoir payer pour ça). Si on veut un transat à la piscine, c’est également payant, ce que je ne trouve pas normal.
La personne à l’accueil n’est pas très professionnel.

OK hotel/lejligheder. Flotte omgivelser, OK kvalitet men meget trængt og ingen aircondition. Meget småt og ikke særlig lyst.
MEN elendig service fra personalet!!!
Poolen skal man betale for, vi blev alle dage mødt af en meget sur/irriteret pooldame, som bare gjorde oplevelsen ubehagelig. Vi kom op og diskutere flere gange og endte med bare at være på stranden fordi vi ikke gad være i nærheden af hendes lorte energi.
Reveptionens personale var heller ikke specielt imødekommende og venlige.

Ville ikke anbefale det til nogen.

Lejlighederne er meget lille og meget slidte. Der er mug i badeværelset og køkkenet er ulækkert.

Le stationnement est très apprécié, tout le reste est décevant ,propreté laisse a désirer. Chaisse payante à la piscine ...De plus , pour le prix l'appartement n'est vraiment pas en bonne état !!
Bref, je ne le recommmande pas!!

Mindre rum än på bilderna. Kvinnan som jobbade vid poolen var otroligt otrevlig hela tiden. Allt kostade extra! AC, solstolar, lån av tvättmaskin.

HORRIBLE!!

Horrible hotell! Horrible service!
Had booked a room for 3 nights (pre-paid) and got to the hotel late so the reception was closed. Walked in the dark and found our entrance to our apartment and went inside. Instantly smelled that it was mouldy and damp in the apartment, but after travelling all day we went right to bed. Didnt get no good sleep because we couldn`t breathe properly so the following morning I checked the windows and the edges was covered in black mould/fungus! Went right to the receptionist and explained that they can`t let ANYBODY sleep in those conditions and asked if we could get a different room. The answer was NO! because they were fully booked. Asked for a refund for the 2 remaining nights because it was a health risk to stay another minute in that apartment. They said NO refund and we could leave the key in the reception when we left. We packed our bags and left at once and found us a new hotel with friendly, serviceminded staff.

It’s just 5 minutes walk to the beach... We got the apartment underground -3 , there is a little garden, good for kids, but a little damp. The swinging pool is cool.

Hôtel très bien situé. Ligne de bus à proximité génial pas besoin de voiture. Jolie piscine. Un parking privé. On est en sécurité grâce au badge code à l entrée.

Bon emplacement

Très bien placé, à proximité des commodités et des plages, par contre le ménage laisse à désirer surtout dans la salle de bain. Parking fermé appréciable.
