Once I had the key and had walked to the property, everything was very good and as advertised. The walk from the key pick-up location to the building is about 10 minutes.
The receptionist at the pick-up location finished a long phone call while I waited for his attention, then helped someone who had arrived while I was waiting before attending to me. Not a huge deal but annoying. The apartment was roomy, clean and well equipped. I would stay here again. I felt safe as a single female traveler.

We chose a unit close to the train station but had to drag our luggage 10 minutes farther to get our key and then drag it back to the unit. Very unhappy about that. The apartment had a number of things wrong with it: door to balcony from living room not functional, showerhead defective (sprayed all over or fell down), sheets were scratchy, no hand towels, bathroom sink drain stuck closed, etc. The entrance to the building complex was very poor. We arrived after dark and there was a vagrant in a blanket on the front steps at the entrance. We were very uncomfortable with the neighborhood.

The room was large and clean. The bed was comfortable. There were two cups, two drinking glass and two of each utensils. I thought that more could have been provided. We were also provided with just one towel for each of us.
Check-in was about 10 minutes away from where we stayed but it was an easy walk. Check-in and check-out were very easy.

Receive no messages or email, as where to pick up the keys to enter the property. Have to walk 20 minutes there and back.
The air condition doesn’t work. The drain under the sink overflows on to the floor.
No cleaner at all for the stay and a funny looking washing machine which we didn’t know how to use.

Big choice of shops and restaurants in the adjacent street, two tram lines that connect the city diagonally from the Parliament to the Historic Jewish Centre which is now the lively centre of the city, theatres,the opera is only a short walk as is the Metro Station \"Opera\" on line M1 north-to-south. Parking I didn't inquire. Clean, nicely furnished very spacious room, very comfortable double bed, spotless bed linen and towels, fully equipped kitchen and bathroom

The property (an apartment) is clean and quiet. The office to check in and get the key is located in another location (it is walkable). There are a lot of restaurants and supermarkets nearby. The metro is also within walking distance. There are appliances, utensils to uae for cooking and eating. There is also a fridge. We got the 2-bedroom apartment which is spacious for the 3 of us. The property is pretty safe.

I liked the size and location of the property it was perfect for a short break. The air conditioning was a little noisy. When I collected the key I should have been made aware that the property has 2 entrances and you can access both entrances and that there are different lifts that take you to your block this was very difficult to work out at night when it was so dark

The check in desk was very helpful, friendly and spoke very good English, and also gave me another copy of the code number to get in as I forgot to bring it out with me (I honestly was worried I'd be charged for a new one as you know what some hotels/accommodation are like). The apartment was clean, had good air conditioning, and was a great size for the price. The only issue was the washing machine didn't work, the drum wouldn't spin. However I easily found a laundrette nearby, and I decided to still rate the accommodation 5 stars as everything else was perfect. Thank you, and hopefully will stay again with you in the future!!

The washer did not work, the microwave was not placed at an outlet- couldn't work, the AC never cooled the place down, the shower bar was unable to lock in place, the floorboard into the bathroom was not secured down- No instructions where to empty garbage. Overall I was disappointed and would not stay there again.

It was not a safe area. Also it was an apartment like air B&B. Some were there living in their apartment and some was working such as beauty salon. Air B&B has more facilities. And the garage door was awful. Had to call and after a while some one opens it

Convenient and safe. Difficult getting luggage up steps before elevator could be reached, but amenities such as dishwasher and a wonderful bed made up for that. Helpful, friendly staff. Nice balcony view to courtyard. Water in big courtesy bottle is free for refills at desk, don't have to buy the bottle! Strong secure wifi. LOTS of TV channels, all in HUNGARIAN. Close to great shopping & fine restaurants. Roomy apt could have slept 3.

Generally, a reasonable property to stay at for convenience. Missing a lot of amenities such as toilet paper, garbage bags and standard kitchen supplies were extremely minimal. We had to purchase these basics, plus a few utensils and staples (salt and pepper, etc.) for the kitchen in order to actually cook and eat at the apartment. Also, we didn't appreciate being exposed to the homeless population right outside of the main entrances most of the time.

The property was well heated and quiet. However, the bedroom ceiling light was not working and no soap was in the soap dispenser for showering. It was slightly inconvenient to have to pick up the keys from a different address, and the night concierge mis-billed us for the tourist tax fee by keying in an additional '0' to the total. Fortunately they refunded us very quickily the next day so we could pay the correct amount (€47 instead of €470). It still meant that we had to walk back to that reception ( 8 minutes walk) in the morning to settle that issue, wait for a concierge to turn up, before getting on with our itenarary. Finally, we were short of toilet rolls and had to spurce our own for the final night stay. Although we reported about the lack of soap and the faulty lights on day 2 of our stay, it has not been restify for our entire 6 day stay. Having a washing machine was convenient for our use after the thermal baths, but it would have been thoughtful if a few washing tablets or dishwasher tabets were provided.

Small, very small , basic and poor service

Bedroom super small, fits bed with enough room to shuffle either side only, as a result bumped shins on corner many times and left with huge bruise. Kitchen basic, very few plates or cups. No hanging space hardly just a hall cupboard with cleaning items and a few hangars. Check in dreadful, asked directions as check in not on site and was vaugely sent off in wrong direction and told use gps.. got lost.. long walk aa a result, a little map on checkin slip would have been easy to provide.

Apartment was ok, check in was around a 10-15 minute walk away which wasn’t convenient. Very quiet complex and plenty of shops nearby. Wouldn’t stay here again though due to the check in not being on site.

No reception at the property, very inconvenient.
There was no way to turn on any type of heating.it was pretty cold.
There was a blanket that had blood stains on it and also one of the curtains had blood stains. Other than these 2 items it was clean.
Location is good. Very uncomfortable with luggages, stairs at entrance. No way to get in with a wheelchair.

Apartment had 2 bedrooms with double bed in each, and sofa-bed in the living room / kitchenette. Furniture a bit dated and drawers quite tired and noisy, bed a bit squeaky. Overall average, but location was good, short walk to central attractions like St Stephen’s basilica or 10min walk to parliament building.

Very good, warmly recommended.

Very clean, warm (we visited in December), quiet, conveniently located (only 10 min walking distance from Oktogon and Parliament Building, many grocery stores at hand), all appliances working properly, no issue of any kind.

Apartment was better than I was expecting. Very spacious. Spotlessly clean. Beds were so comfy. Walking distance to most attractions . Good bars and restaurants nearby. Budapest a great city break. I would recommend lord residence to anyone. Good value. Cons: having to pick up the key from another location. There was construction work going on in the courtyard but it didn't cause us any problems. Loo roll I feel should have been provided.

Absolutely one of the worse experiences of my life .. bedding made me sick very difficult to get property mgmt assistance even the new bedding was problematic i am sick from staying there .. too many other issues to list .. exterior common area unsafe and dirty .. plumbing issues, dated run down.. old dirty furniture and thr carpets were disgusting.. how in the world this place has a favorable rating is beyond me it cannot be true

We arrived late due to delay it was good that the reception was open 24 hour but we have problem with the key if you go out you can not lock the door as you cannot take the key out. We went out for a whole day but fortunately mothing was touch in our stuff as the door was unlocked.

The apartment was very clean and nice. Clear instructions on key pickup location initially and for checkout should be done.

fire alarm was just outside our room, and a false alarm went off every night from 3am to around 8-9am. Could not sleep at all. Since no one is at the reception, you cannot contact anyone to turn it off.

Perfect place to stay to enjoy Budapest

The apartment was very clean and spacious. It was very close to groceries stores, restaurants and shopping centres. It is a few minutes away from the old metro and a 20 minute walk to the city along Andrassy street which is place to very high end boutiques. The neighbour hood is safe and there is security to get into the building. The Lord Residence will be the place for us when we return to Budapest. I give it a shiney 5 star review

Hugely mis-sold on the room's air conditioning, despite it staying it had it, it was old, and weak (virtually useless). If we did not have a fan, it would have been unbearable in the 35C+ heat. The property manager / owner did not give a single f**k about sorting the air conditioning. They offered us two day's parking as a refund, but we would have preferred working air conditioning (as this was the reason we spent extra, and choose this place!). The room is old, tired, and broken in many ways. The only thing going for the place is its location, other than that, spend your money elsewhere.

A city break for two

This was our second stay at the lords residence.
Our apartment this time was not as good as our previous stay two years earlier .
This time the apartment we stayed in was a little tired and in need of a refurbishment.
The sofa was awful so hard and uncomfortable it was painful to sit in after even a short while but the bed was probably the best we have ever slept in away from home and the maid service had left no toiletries at all which was very inconvenient seeing as we arrived on a public holiday and everywhere was closed that day .
The tv was very old and the Wi-Fi is not that great .
For the amount of money that we paid it was not great value for us .

The apartment was not cleaned well as expected. The floor close to the fridge was too dirty.

The fridge was dirty.

The shower is patched almost broke and needs a new one for sure.

There are many different little stairs for a family with baby and stroller, and it was not mentioned in the description.

Checked in at 7 pm and the man at the reception was great. If I could give him a rating it would be 10out of 10.
HOWEVER!
Before I left I had several communication to Lord residence and had a request. Foolish me, I thought if they are not able to fulfill they will confirm. But no. Bottom line, my request was totally ignored and they didn't had the decency to tell me. As no other choice, I took the room. To my biggest surprise, there were some kind of bugs running around in the bathroom (see pictures). All in all, probably a place I wouldn't go back to but stick with my \"usual\" ones.

Pleasant and very helpful.Apartment 3-2 itself had everything you need and is very homely and clean.However curtains in both lounge and bedroom were hanging off it areas.Noise level from street and other residents did disturb my sleep on both nights but not Hotels fault.

The room was spacious for all 5 of us which is a good thing. The reception staff told me to let him know if there's any problem with the restroom right from the get go. This makes me believe that they are already aware of this problem. The next morning I reported that the sink in the bathroom is clogged and that the washing machine does not appear to be installed well as the water did not go directly to the machine and went straight to the floor the moment we turned it on. When we came back from our tour that day I was expecting that they did something about our concerns. It turned out, nothing was done. The trash are still there. I would not recommend this hotel to anyone.

Perfect place for your Bydapest stay

The apartments complex is in great location, between Opera and Octagon metro stops, off a boulevard with lots of shops, cafes and restaurants around, easy to walk to main attractions or use the public transport, the check in is easy and fast between regular office hours, although out of office hours the front desk is still manned, fast wi fi, quite neighbourhood, safe entrance, immaculate apartment within well presented courtyard, would stay again when back in town

The shower was in an odd place and the tap and sink tap were rusty and old and need replacing.
Our room faced Lovag Utca and it was extremely noise and poor sleep.

A stay at the Lord Residence

Friendly helpful receptionist. Room was spacious, clean and had all the amenities you required except a safe which would be useful to store medication, jewellery and passports. We were on the top floor opposite a strip club and it was noisy late at night.

They were in the process of painting Some areas of the hotel as it is tired in places. On the whole it was good value and close to most of the attractions.

I would definitely stay here again as it was very clean in all areas and was a spacious flat, and walking distance to so many amenities and attractions. Great restaurants nearby. The bed was not great though, as it was actually just a futon and gave me a very sore back, and the pillows were lumpy as heck. Maid never cleaned the flat, just brought towels and toilet paper every two days and emptied garbage. Staff was very friendly though, and their English was excellent. Felt safe and well looked after here, including with the private airport shuttle we arranged thru them. I would recommend this to friends for sure.

We were touring Europe by Car and chose this property as it had an underground Car Park. The car never moved as we were able to walk around Budapest easily from this location. The apartment was roomy, air conditioned and included everything we needed from fridge, micro, ironing board to washing machine.
Very friendly and helpful reception staff and security.
Room was cleaned properly each day.
Thanks again for looking after us during our stay!

The location is very good. It is right in the centre. There are many bars/restaurants near us. Lovely scenery. Many shops and Lidl is just up the road which was very handy. The apartment was situated in an inner courtyard.It consisted of 3 rooms(bedroom,bathroom and kitchen/sitting room).It was very clean and spacious.The kitchen had everything the you needed to live.The bedroom had a bed and a bedside cabinet.The bathroom had a small washing machine in it.Which l found very helpful!
The only negative thing with the apartment was the internet.It wasn't the best! But,it could of been down to the heat (36 degrees C).I found the staff very friendly and helpful.I would be happy stay here again.

We staid previously in Lord Residence and liked it, but this time got a flat with significantly lower standards. The air conditioning was a ridiculous and noisy box, improvised to send hot air through a tube that actually heated the room. The shower could not be attached to the wall since the fixture was broken and there was no shelf for shampoo etc. In short: room C 3.2 was fine while room C 4.2 was substandard and at a higher price with extra beds that we did not need. Ask to see the place before moving in!

There were a few kinks in the apartment, like the countertop in the kitchen was damaged, as well as the sink in the bathroom, the microwave oven had issues, etc. so that was a bit off putting, but overall it was a nice stay. The apartment was very spacious and comfortable despite the damages, and really close to pretty much everything; sights, markets, and night life. Staff was very friendly and welcoming. Would definitely stay here next time we visit Budapest.

Convierte location. Apartment rented as hotel with no dayli services. Old and unclean carpets,and furniture. Not recommended for foreigners.

No air conditioning. Asked the office she said there's a remote that controls it but she can't find the remote. I'm sure she made it up because there's no air conditioning unit in the apartment. There is however a strip club across the street where people stay out late and make a lot of noise which comes in very clear in the apartment.

A little difficult to find. The staff was great and very helpful. We appreciated their English! There are many good restaurants nearby within walking distance. Public transportation also very convenient. It's an older hotel, but our room was great. It had a huge living area, bedroom, and balcony. Very good value.

This place gave me comfort for the two days I spent. Everything was ready. I was able to make a simple dish in the kitchen and drink wine while watching a movie on a spacious sofa. The bed was comfortable enough to take a good night's sleep. There was not enough amenity. The reception closes at 6 o'clock.
