Breakfast at the Bella Vista is definite a highlight of the day. Captain of the Restaurant is a phenomenal woman named Jazmin Sous who runs an incredible team of servers and I’ll just name a few Luis Angel, Martin, Adolfo Armando, Clara, Ricardo, Ismael, Yasmin, Lilliana, Cesar and Baltasar. Their whole mission is to make your vacation as wonderful as they possibly can and it’s an incredible way to start the day and then it’s off to the beach where you run into another incredible group of servers that are there to elevate your beach day. Alberto runs a team including Margarito, Xavier,Sergio, David, Jose Juan, Edwin, Emanuel, Ivan, and Nefali and they are at your service the entire day. The rooms are clean, crisp with gorgeous views. The hotel lobby is beautiful. My husband and I have been going here for many many years and the beauty of the hotel and the kindness of the staff is what brings us back every year.

Very clean rooms and beautiful property. Beach is gorgeous and pools were decent. Didn't have to play the towel game which I appreciate. Lots of chairs available. Lots of shade huts on beach - they could use more at pool.

The food is so very average. As a Canadian who generally chooses 4+ star all inclusive resorts, this is a 3. Think glorified Best Western breakfast. Very few items to choose from. Poor quality pastries and basic muffins. Cut up hot dogs - no bacon or sausage available. Heating trays are luke warm.
Same for lunch. Very basic and not much selection. We opted to pay for breakfast only and eat off the resort for all dinners. The lunches were way overpriced if you weren't on the all/in plan.

Staff was very friendly.

Lots of stairs - we knew that going in. But it does make for long trips back to the room if you need to get something.

I visited this hotel 20 years ago - my recollection was that it was much higher end back then.

If a 3 star basic needs hotel is what you're looking for, it will meet your needs.
I wont return. I will spend a bit more to have much better food.

This is supposed to be a top rated resort in Ixtapa. We paid for the All-Inclusive and it was a disappointing. The resort only has 4 restaurants where you can have dinner and 3 of those are considered “specialty”. We were only allowed to dine once at each of the restaurants during our 7 day stay. The quality of the food overall was not good. And you couldn’t eat poolside, like what? Also, my bed was hard as a rock. They did put a topper on the mattress after I complained. The walk to the pool was long and the pools themselves were not very inviting. They were all 5ft deep, with no place to lounge. Overall, I would not stay here again.

The junior suit we stayed in was a large up charge while the doors would not fully lock, the decking was peeling up so bad it would cut your foot if you weren’t careful. The main stairs from the pool to the beach were completely unlit and slippery. The pool was full of leaves and the food at the breakfast was frequently not really edible. We have stayed here many times but this will be our last.

We love this hotel, we’ve come back every year for 15 years. Every room has an ocean view and the sunsets are fabulous. The only problem is it is not very handicap accessible. They need more handrails on the steps.

Had an accident while there (no fault of resort) and they were extremely helpful, accommodating, and empathetic. They went above and beyond to make sure we got to and from hospital, and to the airport to go home for surgery.

The facilities of the hotel are poorly located with elevators serving all floors on the one side only and amenities on the opposite sides.
Restaurants served good food with exception of bread which were stale and dry at every sitting. The local wine prices are expensive more than $80 for a bottle of local Merlot.
English is a struggle throughout the facility.
Room conditions are not maintained to the expectation of the name. Our room air conditioner functioned poorly the entire stay.
The lobby bar had poor music choice, boring and repetitive. A single entertainer paid to perform in the evenings would have much better results.
We will not be returning. Distances to shopping and entertainment is non existent and taxis are the only means of transport. A hotel shuttle bus would be an much better option.

The property is incredible — I have never seen a place like it before. All the rooms face the ocean and have a terrace where you can relax and enjoy the view. The beach is absolutely beautiful.

The only downside was the food, which was unfortunately of VERY low quality. My partner and I chose the all-inclusive option, but we regretted it because the food was really disappointing.

Aside from this aspect, which unfortunately did affect our overall experience, the property and the beach are fantastic.

A special compliment to all the staff working tirelessly on the beach — they were truly wonderful.

Ocean views from every room, the lobby, pools and buffets. Food was good to very good, and they have menus you can order from in the buffets that are great! Lots of walking and stairs, so not good for people with mobility issues, but very manageable, especially if you use the elevators to minimize the amount of stairs. Waves are rough, but the beach is good. The spa was so relaxing, there's a turtle release on site.

The rooms and the property overall is amazing. The staff overall are friendly with the exception of some of the front desk staff.

The biggest negative is the food included in the all inclusive plan. Not the best. But it's made up for by the cocktails at the beach or the bar watching the sunset.

Hotel and staff exceeded our expectations. Can't wait to go back.

One odd thing is that we bought the All Inclusive option, but they still gave us full checks/bills at every meal and closing out any bar service, showing the full amount \"owing\", which was disconcerting at first. This should have been explained to us upon checkin, and would have avoided confusion and frustration.

Was fine in the end. We were not being charged.

Despite being prime time (Feb 2026), it was not busy. Never had to \"save seats\" anywhere.

Spacious Comfy Bedroom. Each bedroom has a breathtaking view of the ocean and a hammock. Has it's own little beach and gorgeous pools. Ate at the Brisas II and it was soo cute with a breathtaking view and good food. Service was amazing everywhere and everyone was so kind. Loved the continental breakfast and happy hour. Enjoyed different pools, private beach, different restaurants onsite. Close to Zihua and Ixtapa II if you want to explore the area outside the resort. Stayed 10 days and will be back. Great for families and couples alike.

Walking in to this hotel felt like something out of a movie. It felt luxurious and exclusive. The room was the right size and had a beautiful view. We included our breakfast in our stay and it was superb. It was buffet style with great options of food. The pool was a bit of a walk to get to but no complaints cus you enjoy a great view and are surrounded by so many trees. It felt like walking through the jungle to a hidden waterfall.

but food was bad and very limited. It seems that most of the people do not select the “all inclusive “ option resulting in fewer people eating there plus this awkward hybrid system of some people paying and some people on the all inclusive plan. Plus drinks were limited and having to pay for many choices. You cannot even get a coffee or snack outside the restaurant hours

What stood out the most for us was the staff, especially the ladies at the reception desk. Our luggage was delayed and from that moment on we felt they were looking out for us. The food was good ( there needs to be a way to keep the birds away from the food at the lunch buffet ) The staff at the two specialty restaurants were excellent as well. It was sad how some guests abused the Brisas club amenities though.

Very clean resort. Food was just ok. If you are not on inclusive, food and drinks were pretty expensive ($10 small cocktail). Rooms were clean with beautiful views of the ocean and outstanding views of nightly sunsets. A/C in the room was only sub par, would have been nice to have better circulation.
All and all a nice stay off the beaten path. Make sure you bring pesos, US dollars are in e excepted, but pesos are desired by locals.
This is not the best place to come if you don’t speak Spanish, but we made it through our vacation fine.

Staff at the Italian restaurant were very good. Staff at buffet could have been a little more helpful.
This is a beautiful place to stay but if you are physically handicapped it is not the place for you. To get to the morning/evening buffet you have to walk down 33 steps, the specialty restaurants are another 32 steps and the pool/lunch dining requires taking the shuttle or walking about a quarter mile walkway along the beach.

Con: Waited 1 hour in line to check in … waited 2 additional hours to find a room that didn’t need repairs or smell like mildew….. The hotel/room had little to no air and needs updating…Bed was hard…Tv was outdated and couldn’t cast so I had to watch tv in Spanish because no one could fix it … The door to room 1822 barely closed…They didn’t go above and beyond topzpz.Food was just ok which is why ate elsewhere…I wouldn’t stay here again.

We had a nice relaxing stay. I enjoyed the quiet and the chill this resort had to offer. Stall were friendly and helpful. Pickelball court was all ours. Food was good, probably the best food I have had in any other all inclusive I have attended.
Please be aware that there are a lot of stair. The walk into town is 15 minutes. Very doable!!

Death and no help from Expedia nor Las Brisas.
The ugly: It appears neither Expedia nor Las Brisas have a written policy for when a death occurs mid-trip. The policy seems to be lie or don’t respond. I’m sure deaths have happened before, so this is not new. A written clear policy that is available to travelers using the hotel or Expedia should be created.
The Bad: there are a LOT of stairs. Believe them in the hotel write up. There was literally no way to get to a restaurant nor the beach without stairs.
The lobby bar opened at 4:00 p.m. so if a person can’t do stairs to get to a bar, you go thirsty until 4:00. There is no entertainment, not even a piano player.
No gluten free options at the beach bar.
Margaretas are different here. Don’t expect a traditional lovely PV margareta.
The good: room was great, balcony even better, full sliding doors open to the deck which has a hammock. The bed was very comfortable. Lots of pressure and hot water in the shower.
The buffets were very basic but the food I could have (GF) was tasty.
The grounds were lovely and very lush.
Enjoyed the adult pool.
Overall a good hotel, we just had a bad experience and received no support. Both Expedia and Las Brisas should have written refund policies for a death during a trip.

The front desk staff needs to have some training on how to recognize when someone comes to the desk and not to make a reservation on the phone when people are waiting to check in.
We did have interaction with the front desk manager who was very helpful and pleasant. The concierge was not helpful at all.

The bar area is lovely and provides a fantastic view for evening sunset. Breakfast was basic, the “sausage” was basically cut up hot dogs, never any bacon. Older property but had a good one night stay. Loved the coffee shop ( called miscellaneous), great food, service and coffee. Loved sitting in the lobby bar when it was closed , such a nice breeze and very peaceful while we waited to go to the airport. Dinner was not great, ate at Bella vista, fish tacos were really basic and bland. Service was good though. Beach was really nice. Pool area was ok. Lots of kids and families. Adult only pool had loud, annoying people in it. Hallways are kinda sketchy but the room itself was nice with fantastic view and great AC. Bed was comfy but pillows were too puffy. Shower was great but no fan in bathroom was kinda weird. Valet guys were great and got us taxi’s super fast.

The property is great for the staff alone. They really go above and beyond to satisfy their guests. Each room has a wonderful view of the private beach, and the local restaurants serve great food. I do recommend that they start to update the air conditioning systems as it can tend to be a bit warm in certain rooms that have an older system. Otherwise, it is great for couples and families looking to stay at the resort the entire time.

Beds are not comfortable. Way too soft and worn out. Sheets are a bit rough. Air conditioning is ok but not enough to cool the room for a good sleep.
Service is fantastic. Love the beach. Food is good and the cocktails are wonderful too. Enjoy the more rustic vibe. Wish the sleep was better.

The food is mediocre, at best -for really good food you have to go to Zijhauteneo - but the rooms and huge balconies all looking out over the ocean are wonderful and the location is spectacular. The only downside is there are a lot of steps and uneven surfaces, so it can be challenging for people with bad knees or balance issues.

This hotel always exceeds expectations and the beach is worth the stay. Staff is great. Always concerned about the guests experience. The addition of some new dining experiences is a terrific addition.

Stayed for 3 nights. No all inclusive. Its solid 3 star.
Beach club was a good asset. Ala carte restaurants qute ordinary if not poor. Beach was great.
