We really enjoyed our stay at ONCE, loved the well appointed room and daily breakfasts and wonderful staff. The hotel is well located within the old city, walking distance to everything including a great pottery place 2 mins down the street.

We LOVED this place! It is super cute and only has 6 rooms so you get a very personalized experience. The staff knows who you are and are very friendly. The breakfast here is amazing! They make it fresh when you come down each morning just for you. One morning we had to leave super early for an activity, so they packed us a breakfast to go. It was my brother-in-law’s birthday while we stayed there and we asked if they could do something special - while we were gone for the day they hung up a happy birthday sign in his room, left him a birthday note and a special piece of cake in the fridge for no extra charge! It was very sweet of them!

The location of the hotel is also very convenient since it is within Old City. All of the activities we booked provided transportation and they picked us up from the hotel. You can also easily get a cab here by using the GRAB app. There is a 7-Eleven down the street which was really convenient when we needed things, especially alcoholic drinks to bring back to the hotel.

Great hotel with kind staff!

We loved our stay here! The hotel is located within walking distance to everything in the Old City and the rooms are simple and beautiful. The breakfast each morning was very good, with homemade scones and lots of fresh fruit. Everyone who worked there was kind and helpful, especially Kennedy who was there in the afternoon! Even though our room was on the ground floor, it was very quiet because the hotel is on a quiet street. We will definitely stay here again when we come back to Chiang Mai!

A Gem in the Heart of Chiang Mai

If I could give Once [Upon a Time] more than 5 stars I would. I HIGHLY recommend staying here if you're ever in Chiang Mai.

Once [Upon a Time] was wonderful from start to end. The staff was super friendly and wanted to make our stay as enjoyable as possible. They were always curious to know if there was anything we needed or ready to offer a suggestion to make our visit to Chiang Mai even better.

The décor and ambiance of Once [Upon a Time] was one of my favorite things about staying there. Every little detail from the lobby to the room made the place comfortable and unique. From the fresh flowers they have on each table, to the customized wooden placards they use as do not disturb signs, and all the little details you can discover in between. I would live here if I could.

The breakfast, oh the yummy yummy breakfast. The staff cooks in the small kitchen in the lobby area and serves you the most delicious breakfast every morning you're there. My favorite was the scones and the banana cream pie in a cup. I considered taking them home to cook me breakfast every morning.

There was only one minor complaint I had about the place, you're not able to flush any paper down the toilet. If you're a super sanitary person who doesn't like the idea of bagging things up after you do your business this may not be the place for you. This is a common thing in lesser developed areas and didn't take away from my experience overall.

Amazing staff and location

This was a beautiful boutique hotel. The staff were exceptionally friendly and welcoming.Although not able to check in earlier than our check in time, they allowed us to leave our luggage with them while we explored the city. I was a little concerned that it was not locked away, but I need not have worried as we had no issues with leaving it there as it was not compromised. The room was lavish and large, very traditionally decorated with complimentary water and tea and coffee. We had to leave before breakfast on the two mornings we were there and they generously provided us with a packed breakfast on both days for us that we were able to takeaway with us. They were also able to book us a tour with one of the local Elephant Sanctuaries, which gave us a great deal of peace of mind as they were able to give our location details and arrange a pick up from the hotel for the tour. They even gave us towels to take on our excursion. They also booked a very early morning taxi to the airport when we left which again, was another task we didn't have to worry about.

Beautiful Boutique Hotel in the old city.

Simple elegance of this boutique hotel made for a relaxed comfortable stay. The central location made it easy to access everything in the city. The staff were very friendly and accomadating from the beautiful breakfasts in the morning to helping with helping with our tour arrangements. Always greated with a smile and warmth at all times of the day. We will be staying here again in the future.

Home away from home

We absolutely loved our time at ONCE. Truly a home away from home, it made our time in Chiang Mai really special. We love the design of the guesthouse, the beautiful tiles, vintage style interior, spacious room and delicious breakfasts.

Our room had the sleeping area on a mezzanine level and it was great to have a spacious living area to come back to after exploring the temples, markets and cafes the old city had to offer.

Special thanks to Pug , Mind ,Ging and P' Yutt who made our stay relaxed and so enjoyable. We hope to stay again if ever we are back in Chiang Mai.

Beautifully renovated and quality furnishings.

Not sure what this building used to be (even after asking around) but doesn't matter. This is a quaint, boutique (only 8 rooms) hotel on the edge of but inside the old town of Chiang Mai. Good sized bedroom and bathroom. Breakfast is one of 4 set menus but they are huge and tasty.

I only stayed here for about 12 hours but I wish I could've for longer! It's so cute and comfortable. I had to leave quickly in the morning, but they still made me a full breakfast and even packed me these delicious mini cakes to go. Service was excellent, and everything was thoughtful. Would love to come back and stay here!

Charming boutique hotel with wonderful staff

We arrived at ONCE in the dark and were a bit concerned about its location - down a very narrow street. This concern proved to be unfounded, and we walked everywhere - to all the major sites in the old city. The hotel is a renovated Thai house, very tastefully done in Thai style - the bed was a comfortable mattress on the floor. In our room, the bedroom was in a loft accessed up 13 stairs. You have to remember what is upstairs, and what is down!
The breakfast choices (4 each day) are freshly prepared for you, with ample servings.
The location was easily found by tour shuttles that we booked. The hotel is close to the airport, and the hotel arranged arrival and departure shuttles.
We recommend ONCE highly - the staff is friendly and beyond gracious, and extremely accommodating.

Quietly tucked away down a small soi in the old city, this small hotel is ideally located for exploring the many beautiful temples in the area.

The staff are extremely friendly and always happy to answer your questions with an ever present smile.

We stayed at both Tamarind Resort and Once on our recent visit to Chiang Mai. Both were excellent but our favorite was Once. It was quiet and clean, nice location away from the busier east side of the old town and a little less touristy. Breakfast was very nice and the little restaurant across from the hotel was great for lunch, free bicycles were available for touring around town and they were fuctional mechanically. A/C unit was relatively quiet and wasn't blasting directly at the bed which was an exception to most hotels.

Lovely.....but

There was a warm welcome from friendly staff in this quaint, traditional Thai house. It was clean, well presented and the breakfast was very good.....however...my husband and I are in our 60s with back injuries plus he is 2 metres tall. The only seating in the lounge area is a very firm futon on the floor with no back support. Up some very narrow greased wooden stairs (not good for his size 47 feet) was another very firm futon on the floor. So after a very uncomfortable night during which we were blasted with noise from motorbikes, tuk tuks and aeroplanes through the single glazed windows we awoke with pains in places we didn't know we had. After breakfast we walked to the nearby beautiful park and had very thorough massages to undo the knots. Then we found another hotel. So it looks like tradition is wasted on us and that at our age we need comfort more.

We enjoyed staying here, its right off a main street and just a 2 minute walk from where they held the annual flower festival in the park. Close drive to the Airport Mall or downtown. It took us 15-20 minutes to walk to the moat street where lots of good restaurants are. The hotel was advertised as very quiet, but I don't agree. Even though we were on a back alley street the motorcycles driving through were very very loud and seemed to drive in our area late into the night. However, the breakfast we had each morning was amazing and way more food than we could eat! Very delicious! Beds were comfortable and hotel staff were very kind and spoke good English. If you don't mind some loud noises at night this is a great place to stay. We'd recommend it and would stay here again.

There are only about 6 rooms at the Once Upon a Time. We stayed in room 5. The room itself had 2 levels. The bathroom and living room area were at the bottom and then there were stairs that led to the bedroom. It was just so cute. The lobby/dining area was very old fashioned, but still modern. I could live here. The breakfast was delicious - there were 4 options to choose from. The staff were very friendly and helpful. We didn't have a map of Chiang Mai and the woman went out to look for one for us. Loved loved loved it!

Awesome small boutique hotel. Beautiful building with only 6 rooms. Staff at the hotel are so nice and accommodating, they really made staying there such a great experience. Breakfast was great, you get the option of four items. Located in old Chaing Mai so we did end up taking taxis quite a bit to get places, but it wasn't more that 60 baht a person to get anywhere we wanted to go. Would definitely stay here again.

A gem in Chiang Mai

My husband and I had a very pleasant stay at this boutique hotel. We were impressed by the ambience and interior design.
Superb customer service given by the staff, we could always see smiley faces on them.
Homemade bfast was freshly made to order; surely that's such a great way to start our days during the trip.
Hotel is located at a quiet soi but easily accessible to major tourist areas.
Will definitely recommend this place to friends.

Cozy and clean, definitely will be back

Once Upon A Time was a cozy, little place set within walking distance to the ancient city. A few minutes walk is needed but thanks to the location, the neighbourhood is quiet in comparison to the other boutique hotels in the Prasingh area. We were totally happy with the homemade breakfast made from organic greens and fruits. The owners are just oh so friendly, and we will definitely be back.

Excellent place to be!

This place was very well decorated with homestyled vibe. The room was very interesting and although it wasn't as clean as I would have liked it to be, it was cleaner than most. Breakfast was cooked as you sat down and it was delicious. The staff understood English and was very friendly. The location is a bit hard to find but it wasn't a big problem. It's close to the Saturday market and other big attractions around Chiangmai.

The room is great in overall. The hotel is new, while the sound-proofing brought down the rating a bit. If you are easy to be waken up by the car noise, probably you would have missed this lovely hotel. The service of the hotel is wonderful, not professional; you would feel like this is your family taking care you. We checked out by 4:30 a.m., while the taxi driver didn't show up, the owner drove us to the airport. Special thanks to him.

This is my home !!

I'm satisfied with everything. I've traveled to many places, but this is the first hotel that gives guests such family-like comfort. Especially, the check-out on the last day was at 6:00 in the morning, but they prepared tuna sandwiches for us checking out at dawn. I was really impressed. I highly recommend it to others.

기억에 남을 치앙마이 여행

처음 공항에서 택시타고 도착했을때 어느 시골 골목 같은 곳에 있어서 좀 그랬는데,
아침에 자고 일어나서 메인거리까지 걸어보니 5~10분정도라 괜찮았어요.
또한 직원분들 전부 친절합니다. 비록 제가 영어를 못해서 그렇지. 제가 이해하도록 열심히 설명해 주시더라구요
조식이 너무 맛있습니다. 투어일정 때문에 조식 못 먹는다고하니 샌드위치포장까지해주시고,
너무 좋았습니다.

# 장점: (1) 편의점이 가까운 곳에 있고 숙소 근처 환경이 양호함
(2) 조식 정성스럽고 깔끔함 (샌드위치 추천)
(3) 스탭들 상냥하고 친절함 (우산, 자전거 빌려줌, 단 자전거 잃어버리면 3천 밧인가 내야함)
(4) 건물 외관이 예쁨. 이 곳은 비지니스 호텔과 같은 특유의 정숙성, 안락함을 버리고 그냥 예쁨을 추구하는 곳임. 그럴수밖에 없는게 창문을 한국식 삼중창 샷시로 바꾸면 이 분위기가 날 수가 없음.
비 오는 날 운치 죽임.

# 단점: (1) 샤워기 수압이 많이 약함 (2층 첫번째 방) (2) 목조 건물이기 때문에 방음이 취약함 (밤 - 개 짖는 소리, 도마뱀 소리 / 아침 - 출근시간 오토바이 소리)
(3) 냉방이 아쉬움 (에어컨이 문제인것 같기도 하고 목조주택이라서 단열 문제 같기도 함)

# 총평: 강력히 추천 함. 치앙마이에서 저렴한 가격으로 이 정도면 훌륭하다고 생각함.

작고 예쁜 부티크 호텔입니다. 로비가 아주아주 예쁜 카페처럼 꾸며져 있어서 사진찍기 좋고, 조식은 전날에 주문한 것으로 만들어주는데 플레이팅이 매우 예쁩니다. 과일샐러드와 튜나에그샌드위치를 추천드려요. 단지 1층 로비 구역은 창문과 문이 모두 열려있어서 모기가 많습니다. 덥기도 하구요. 사진 재빨리 찍고 조식 빨리 드셔야해요. 물과 쿠키 등은 무료여서 편리했습니다. 객실이 꽤 넓고, 단층인줄 알았는데 복층이어서 놀랐어요. 그래서 윗층이 침대매트리스가 있고 아래에서 씻고 짐풀고 공간이 분리되는 점이 쾌적했습니다. 욕실도 꽤 넓은데, 제가 랩핑된 컵과 컵받침을 풀다가 컵받침을 깨는바람에 욕실바닥을 닦아내면서 알았습니다만, 아주 깨끗하지는 않아요. 신발은 로비에서 벗고 들어가게 돼있는데, 맨발로 다니실거면 객실 욕실 바닥 좀 닦으셔야해요. 참고로 세면대에 뜨거운물 안나옵니다. 샤워기에는 온수기가 달려있기는 한데 작동하지 않았어요. 고작 이틀 자는데 고쳐달라 하기도 애매하고, 물이 처음엔 차다가 한참 지나면 씻을수는 있는 정도로 조금 미지근해져서 그냥 계속 애매한채로 사용했네요. 거슬리고 애매하고 괜찮기도 하고 해서 ...그것때문에 평가 좀 낮게 합니다. 뜨거운물 안나온 것만 빼면 전반적으로 괜찮았어요. 위치는 올드시티 외곽이라 좀 걸어나가야 밥먹을 곳들이 나옵니다. 그리고 골목길은 밤에 안다니시는게 좋아요. 근처 골목길에 대형견 여러마리를 줄도 없이 그냥 풀어놓은 집이 있어요. 밤에 지나가다가 대형견 세마리정도가 뛰쳐나와서 미친듯이 짖어대면서 물어뜯을 기세이길래, 욕하면서 완전 빙 둘러서 돌아 들어갔습니다. 골목이 어둡고 위치가 외곽이기도 하니, 밤에는 택시타고 들어가시길 바랍니다.

it is wonderful time. best location for travel and healing. it is close to sunday market but not crowded.
it offers fantastic breakfast and has real chiangmai atmosphere!

올드타운내에 있어서 조용하고 호텔이 일본식목조건물과도 같아서 무척이나 예쁘고 직원분들고 무척 친절하고 배려심이 가득했습니다. 한달살기 한다면 강추요.~~^^
