Location was great apartment had all the necessary things you’d need … very very small apartment & the ac unit didn’t work very well at all … they came to fix it … but it broke again … & for how small it is & on the top floor with no lift & the ac didn’t work … was kinda difficult to sleep at night because of the heat … but it is a great spot location wise & if you are only sleeping there it is perfect. Can’t really cook or make food … way too small of a spot … good for single person or a couple … definitely no more

Very Spacious, updated, comfortable, peaceful & secure. Literally within a few steps from the entrance: a great pastry, bread coffee cafe; cheese & wine shop; even a little grocery & many shops & restaurants all around. A pretty central location, comfortably walkable to some of Paris highlights, but metro is convenient and uber always an option which we frequented. There really are 68 stairs, and they are curved, so prepare. Its a personal challenge, Once you arrive there is an Ahhhhh moment! Unit is large & bright! Plenty of room for the 3 of us. Nice linens, comfortable beds. Love the open windows and the rooftop vine view. A disappointment was the glass roof over the bed was quite dirty so couldn't see the stars. The wi-fi is spotty - we could get connected only on the sofa by the door, and the safe would not work for us. Communication could have been better, but I would not hesitate to stay here.

Location in Marias is excellent. It's very quiet in the patio as far as street noise and you are adjacent to both the old Chinatown (one Street North) and the queer neighborhood which is awesome. My only issue was noise in the early evening of other guests of the Patios. But I suppose that is to be expected in an awesome neighborhood that attracts awesome and fun people.

Unfortunately, our stay at this Paris apartment was disappointing. The main issue was the cleanliness. The apartment did not feel properly cleaned upon arrival, and several areas looked neglected and dusty. The building itself was also confusing because there was no clear sign or name identifying the property, making check in stressful and difficult to find, especially after traveling. The overall maintenance and organization did not match the expectations shown in the listing. Communication was average, and the experience did not feel welcoming or comfortable. I would not stay here again.

Location, reasonable price, unit was exactly as described with kitchenette. I knew it would be semi-automated (ie. not a hotel with a front desk or concierge) but the email communication with codes and instructions to enter were clear and sent on a timely basis. No problems! My only issues were my own responsibility that I didn’t look into beforehand. My unit was four floors up, no elevator. And no air con (heatwave week). But those oversights were on me, they didn’t try to hide those facts :). Overall, it was perfect for my stay. I built some muscle on those stairs !

The location was great and everything was pretty walkable. The apartment was ok, what the listing didn’t show was that the beds were up a ladder and in a loft you couldn’t stand up in. The outdoor sun room was really nice. The other issue was that a mouse or rat climbed into my bag and chewed cloths but also €100 in confectionaries I had gotten as gifts to take home. Multiple items of cloths and all the confectionaries were trashed.

4th floor no elevator. No AC. Was very hot and I asked for windows fan. Never heard from the owner. Tiny outdated room. Booked 11 nights but only stayed one. Had to pay a lot of money to find another place to stay. Asked for the refund but never heard from the owner. Stay away from this property!

Loved the location and neighborhood. Charming and characterful apartment with exposed wooden ceiling beams and French windows opening onto Juliet balconies. There is washing machine but no tumble dryer in this apartment. There is a safe to lock away passports etc which is handy . Overall, great stay and highly recommended.

Check in was a bit confusing. The room was okay. Could have been cleaner. Coffee machine did not work. Other appliances were dusty and greasy. Bed was extremely uncomfortable, shower was small. No maid service for being there for five nights. There was a power outage our last night there, the guy who runs the place ?? was incredibly rude when asked about when the power might be back on. Also on our last night we had someone repeatedly try and punch in their code to get into our room even though we said repeatedly that the room was occupied. This takes you back to the confusing check-in.

Quite cute and whimsy place in a fantastic area for exploring Paris. Room was clean when we arrived, but no additional room service for 5 nights, including no fresh towel and no trash bag for kitchen or bathroom, definetly beyond comfort. We used nespresso maker and water kettle only, but could have warmed up small meals with the dishes available in the kitchen, including a true freezer. The shower is not really functional for anyone less mobile than „excellent „ since entry is over the toilet with less clearance than a size 6 foot. No grab bar to allow the free climb into and out of the shower to become more secure.
The windows open in a courtyard, very nice for quietness, no traffic. It is one of the smoker designated areas and we woke up several times from cigarette smoke in our room.
Last but most important, there is not functional connectivity in the room. A table of possibly available networks is on display, but most were not available in our room, or the provided PW didn’t work, or connection kept dropping out. With T-mobile connectivity abroad we also could not get sufficient data to upload a document or even make a TGV reservation on 3/5 nights. When I called, a very friendly but exasperated employee brought another table of wlans and passwords and we were able to connect more often for long enough to finish booking the rest of our journey.

We were a bit unlucky that we visited Paris at the height of a heatwave in May. With temperatures at 32C outside, our top floor flat was often 36C inside. We were glad of the portable AC unit and the fans. Still, the flat was very very warm. I would not stay here in the summer.
The flat is SMALL. We knew this when we booked, but the mezzanine bedroom has barely enough space for adult to crawl on all-fours. We didn't mind too much, but be aware that this is indeed tiny.
The downstairs portion of the flat was excellent. Lots of clever storage for keeping things out of the way. Was lovely to have a little kitchen area for coffee in the mornings. But I wouldn't cook an entire meal here, especially in the heat!
We loved being right in middle of Le Marais. The green courtyards were a lovely respite from the busy city. We felt very safe in this room, and there was no loud city noise to speak of.
I would stay here again in Spring/Autumn. But, like most of Europe, not set up for the increasingly warm summers.

The instructions to find the room was complicated with 9 digit codes, a mixture of numbers and letters for the room and separate 'door letters'. When you get the hang of it, it's fine. Bit when you first arrive, late and hassled and it's dark and you're tired, the system is a bit overwhelming.

I rarely leave negative reviews, but my stay at Les Patios du Marais in Paris was extremely disappointing.

The overall cleanliness and hygiene standards were far below what should be acceptable for any hotel or accommodation. The garden area had mice and rats running around, which was shocking and very uncomfortable. The room itself appeared only superficially cleaned. The carpet was visibly dirty, and the bathroom was incredibly small and unpleasant.

The worst part was the shower area, which had a terrible smell, almost like vomit or sewage. It made using the bathroom genuinely unpleasant throughout the stay.

The photos online do not reflect the actual condition of the property. While the location is good, the experience itself was one of the worst hotel stays I’ve had in Paris. I would not return and would not recommend this property to anyone expecting basic cleanliness, comfort, or proper maintenance.

The only downside was not having an elevator. Luckily I was in a room on the second floor so it was not too bad. It was also quite loud - not street noise, but noise inside the apartments. A family in the room next to me was so noisy I was not able to sleep. Otherwise I really enjoyed my stay - the suite had everything I needed and more, and the location was excellent. I will absolutely stay again.

This place was a little gem. A really lovely apartment. I loved all the greenery and waking up to bird song. Really good location. It had everything we needed. We had a leak after some very heavy rain and the reception staff were there within 15 minutes of me emailing them and tidied. Would definitely stay here again.

Tidy and clean apartment in Paris, in a building seemingly dedicated to short-term stays. They cram a lot in in a small space, so think carefully before booking the cheapest/smallest-sized units. Only complaint is that there is no dedicated WiFi for each unit; rather there are a series of shared routers. My unit could not receive a consistent signal for the designated routers for which a password was given, although other signals (from different parts of the building) appeared.

The hotel is located on a lively street in the Maurais, with lovely shops of all sorts. The entrance is a bit scruffy...guests use the area for smoking and its poorly lit. I suppose its typical for Paris but the spaces are narrow. My window opened over the smoking area...so just be aware. I was glad i had an eye mask because the motion sensor lights were off and on all night long. The kitchenette was nice to have Probably wouldnt stay there again

Horrible experience. Within one hour of being there (we checked in at 10pm), there were ants all over the floor and spiders everywhere. We tried to reach someone who worked at the property and they were so unresponsive, the Expedia team got involved and helped us out by calling their management team. Finally someone came to our room and they sprayed a toxic fume to kill the bugs all over the place with us still in the room, we ran out coughing and unable to breathe. We ultimately decided to leave as all of the furniture and our luggage’s were sprayed with this toxic spray. The bottle indicated the room should be evacuated for minimum 4 hours and its 12am at this point so where were we supposed to sleep? The hotel did not have any other room available so we had to relocate and find another accommodation at 1am. The member at the hotel said they’d issue a refund and agreed they made a mistake with spraying the room with the toxic spray. Only for the next day, they declined issuing us a refund. Absolutely horrible experience, I wouldn’t recommend staying here even to my worst enemy.

The main concern is the stairs to go to main bed. Extremely dangerous. There is a sofa bed down stairs but is super uncomfortable. Body towels were smelly to cigarettes. And there was a mouse in the kitchen and spiders in the toilet.
I ask the owner if I can cancel second night because it was too dangerous to go upstairs and even worst with a toddler. The solution he gave me was not to go upstairs and use the sofa to sleep. Told him about the smelly towels, and said that i was lying. Definitely not recommending this place. First time that I made bad review on a stay.

Unfortunately, our stay was ruined by bed bugs in our room. In the mornings for our first two nights we had woken up with bites around our bodies, we did not think too much of it and wondered if we had gotten mosquitoes bites or some other insect. However after the third night and continued new bites appearing we went and checked in the bed and found bed bugs crawling around. We notified the host and they offered a refund but we would have to leave the property as they had nothing else available. We decided to sleep on the floor of the room as we were unable to find any other accommodations on such short notice. The disinfectant process for all of our belongings was nothing short of hell. The room and location were great, but ruined for obvious reasons. Do not recommend.

This place is fantastic! So clean and fresh. All the bedding was amazing and clean. The bathroom was fresh and clean. The pullout sofa bed was one of the best beds I’ve slept on. We stayed in a one bedroom unit as a family of 4 and would definitely book it again. The location is perfect. Don’t hesitate. Book it.

The studio accommodation was very small and good for 1 person. I stayed on the 3rd floor and the stairs were very narrow, so be mindful when taking luggage. The location is great, 3 minutes walk from the subway station. Communication with the host was easy and reliable, and the accommodation was clean.

This was our 3rd stay at Les Patios du Marais and the strengths still outweigh the weaknesses for me.
Les Patios du Marais is situated in the Marais and so has a wide variety of central Paris within easy walking distance. We walked to the apartment from Gare du Nord in about 30 minutes and 'Arts et Metiers' metro is quite close by. The shops in the locale are good for the needs of an 'apart-hotel' user with grocers and laundry nearby. The studio apartment, E2GD 'Gold finger', was easy to find and access from the emailed information provided was straightforward. The room was clean and was well provided in terms of cooking and dining equipment. The bed was comfortable and the bedding in good order.
The only issues, and they wouldn't stop me using the apartment again, were: a problem with the wi-fi connectivity (the router worked but wasn't getting an external connection, I guess this is just a temporary issue); there is a bit of a step up into the shower over the lavatory pan, which may be a bit of a challenge if you have mobility issues, we're reasonably fit and healthy mid-60's and managed; we visited in February and it was quite wet, and there is little space to hang up coats to dry off.
For us the strengths are greater than the costs and I'd use the apartment again,

Most of the photos you see online show the fairy garden entrance and walkway with the lights and the foliage. That is certainly the best part. The apartment was ridiculous. It was the top floor, five flights up. Fine, we are used to climbing stairs in Paris. But when we arrived at the top, the suite was incredibly small. The living room was tiny, contained only a sofa and a kitchen chair and TV, but with no room to move about. The kitchenette was tiny but ok. The bathroom was very small, but again it is Paris, so no surprise. The surprise came with the loft bedroom. You climb up a set of stairs to get to the bedroom. As you reach the top you suddenly have to get on your hands and knees and crawl under a roof support beam to reach the bed. You crawl, trying not to hit your head on the beam (you will, often), then you sort of slither up to your bed. You can’t sit up in bed, as the roof is right above you. The bed is actually pretty comfortable, as long as you don’t sit up in the night and whack your head. Now, getting to bed is hard. Getting out of bed and down the stairs is harder. The bed takes up the entire loft, so to go down you have to carefully crawl over your bedmate, get on your knees and go backwards under the beam and down the stairs. I complained to the property. They said I should have known what I was getting with all the pictures online. There are no pictures of the top floor loft, so not a good argument. The other apartments look nice, but ours was awful.

BEWARE: photos of the property are a lie. The property is rundown, filthy, and uncomfortable. Based on the surprisingly positive reviews on Expedia.com, I was enchanted by the quaint photos of LPDM, as well as its location. I was fooled to think I’d have a charming private apt. with the peace of mind of a managed property. However, management of LPDM is an email-driven mechanism of monetization, nothing else.

I paid for a cute studio apartment: as per photos, it featured a double bed and a pullout in the same space, a small balcony, and ample space to move around comfortably. Also, per photos, I expected a decent bathroom. Our unit didn’t have the capacity to house 3 people humanely for 9 days. It felt like squatting. Suffering on a squeaky pull out, storing our luggage on Day 1 & wandering around for 4 hours in 30 degree weather on zero sleep, enduring noise all night due to paper-thin walls, and washing towels every day because there’s no housekeeping, no matter how long you stay, made for a miserable experience. I’m a seasoned traveler but was duped by the deceit and opacity of the description. A loft is not a studio. When I wasn’t tossing all night because of the “bed,” I was worrying my 14-year-old son would break his neck going down the stairs which were a glorified ladder. LPDM should banned until it delivers on its promises and offers a clean, updated, accurately described product and treats clients fairly. Stay away from LPDM! There are better options in Le Marais

1- Access to the shower stall is close to impossible. You have to climb on the toilet. There’s barely space for an infant between both fixtures.
2- The shower is smaller than a cruise cabin one. The accordion door is hard to open from inside because the handle is outside.
3- The shower temperature goes from scorching hot to ice cold and nothing in between. I did not get a decent shower.
4- There were only 2 small towels and 2 supposedly body towels. That’s all you get throughout your stay. Pack extra towels.
5- one of the lights was out. It made the space dim.
6- Do not be fooled by the pictures. The space is really tight.
7- Just a couple of cubbies to store a few small things. We just kept everything on our suitcases and had them upright to walk around the room.
The pros:
The kitchen, although small, had a burner. It looked old and rusty, but it was functional.
There was a Nespresso maker, a tea kettle, a toaster, and a few basics to make a quick simple meal or salad.
There was a window in the room and a tower fan to cool off the room.

Room was nice. Definitely on the smaller side but that is to be expected for that style of stay, just know the pictures are taken well and make it look like it’s slightly bigger than it is. Location is amazing! Food, groceries, pharmacies, public transportation is all within a 10 minute walk. Would recommend staying if traveling in a group 3 or less.

The apartment was delightful. The entrance & central courtyard were so inviting with greenery, cafe tables & gorgeous lights. The beds were very comfy, the shower great & the kitchen facilities were perfect.
The ladder to the loft was steep so probably not suitable for older people, especially getting to the toilet at night. A great place to stay for location too, a short walk to the subway. Would definitely stay again.

We stayed in the Shinning superior apartment. It was a cute little place, little did we know it came with a little roommate too, a mouse (henceforth named Henri). Henri seemed to move into the apartment a day or so after we arrived. We contacted the hosts about this situation and received no reply. We weren’t even that mad, even though Henri was quite loud at night. We were just hoping for some sort of help. Over our whole stay of 5 nights we didn’t get a single response. Other than this situation the actual apartment was nice, and the location was great. There were no signs of bed bugs in this apartment. Only a little mouse named Henri.

The property itself was clean and cute. Check in instructions were not received and had a hard time getting the codes to the apartment which was frustrating. The walls are thin and you hear everything from other apartments which was frustrating as the apartment above us seemed to be up all night listening to loud music.

This aparthotel had everything my family needed. There were kitchen implements to cook, and a washing machine, which was perfect for the last couple of days of our trip.
Whilst tiny, there was enough room and storage for the 3 of us. Being located in the Marais area, there is infinite potential for all cuisines; art and excellent transport links.
Cleanliness, overall, was not spot on. The bathroom could do with a refurb, as mould and dirt was built in the tiles of what might have been a nice bathroom at some point in the past. However, there was hot water and the towel heater worked perfectly, so in spite of not having top notch ventilation, the bathroom was functional.
Mind travelling with elders, as the staircase to get to the flats is minute, so this might be a hazard for them. Communication from the staff, both on e-mail and on the phone was spot on; polite and friendly. Keep in mind cleaning will only happen at the end of your stay, so if staying for a longer time, you'll need to take our the rubbish yourself. Altogether, it was a pleasant stay, and I'd certainly come back to Les Patios for a longer stay.
