The property ahould state what floor each room is on. We had a 3rd floor walk up! No elevator. There was glass on the floor as well. The tub is really high and my elderly mom had a hard time getting in and out. We only booked here as an emergency

This was our 3rd stay at Les Patios du Marais and the strengths still outweigh the weaknesses for me.
Les Patios du Marais is situated in the Marais and so has a wide variety of central Paris within easy walking distance. We walked to the apartment from Gare du Nord in about 30 minutes and 'Arts et Metiers' metro is quite close by. The shops in the locale are good for the needs of an 'apart-hotel' user with grocers and laundry nearby. The studio apartment, E2GD 'Gold finger', was easy to find and access from the emailed information provided was straightforward. The room was clean and was well provided in terms of cooking and dining equipment. The bed was comfortable and the bedding in good order.
The only issues, and they wouldn't stop me using the apartment again, were: a problem with the wi-fi connectivity (the router worked but wasn't getting an external connection, I guess this is just a temporary issue); there is a bit of a step up into the shower over the lavatory pan, which may be a bit of a challenge if you have mobility issues, we're reasonably fit and healthy mid-60's and managed; we visited in February and it was quite wet, and there is little space to hang up coats to dry off.
For us the strengths are greater than the costs and I'd use the apartment again,

Most of the photos you see online show the fairy garden entrance and walkway with the lights and the foliage. That is certainly the best part. The apartment was ridiculous. It was the top floor, five flights up. Fine, we are used to climbing stairs in Paris. But when we arrived at the top, the suite was incredibly small. The living room was tiny, contained only a sofa and a kitchen chair and TV, but with no room to move about. The kitchenette was tiny but ok. The bathroom was very small, but again it is Paris, so no surprise. The surprise came with the loft bedroom. You climb up a set of stairs to get to the bedroom. As you reach the top you suddenly have to get on your hands and knees and crawl under a roof support beam to reach the bed. You crawl, trying not to hit your head on the beam (you will, often), then you sort of slither up to your bed. You can’t sit up in bed, as the roof is right above you. The bed is actually pretty comfortable, as long as you don’t sit up in the night and whack your head. Now, getting to bed is hard. Getting out of bed and down the stairs is harder. The bed takes up the entire loft, so to go down you have to carefully crawl over your bedmate, get on your knees and go backwards under the beam and down the stairs. I complained to the property. They said I should have known what I was getting with all the pictures online. There are no pictures of the top floor loft, so not a good argument. The other apartments look nice, but ours was awful.

BEWARE: photos of the property are a lie. The property is rundown, filthy, and uncomfortable. Based on the surprisingly positive reviews on Expedia.com, I was enchanted by the quaint photos of LPDM, as well as its location. I was fooled to think I’d have a charming private apt. with the peace of mind of a managed property. However, management of LPDM is an email-driven mechanism of monetization, nothing else.

I paid for a cute studio apartment: as per photos, it featured a double bed and a pullout in the same space, a small balcony, and ample space to move around comfortably. Also, per photos, I expected a decent bathroom. Our unit didn’t have the capacity to house 3 people humanely for 9 days. It felt like squatting. Suffering on a squeaky pull out, storing our luggage on Day 1 & wandering around for 4 hours in 30 degree weather on zero sleep, enduring noise all night due to paper-thin walls, and washing towels every day because there’s no housekeeping, no matter how long you stay, made for a miserable experience. I’m a seasoned traveler but was duped by the deceit and opacity of the description. A loft is not a studio. When I wasn’t tossing all night because of the “bed,” I was worrying my 14-year-old son would break his neck going down the stairs which were a glorified ladder. LPDM should banned until it delivers on its promises and offers a clean, updated, accurately described product and treats clients fairly. Stay away from LPDM! There are better options in Le Marais

The room was spotless for sure. I loved the security aspect. The location is convenient with the only issues of:
1- Access to the shower stall is close to impossible. You have to climb on the toilet. There’s barely space for an infant between both fixtures.
2- The shower is smaller than a cruise cabin one. The accordion door is hard to open from inside because the handle is outside.
3- The shower temperature goes from scorching hot to ice cold and nothing in between. I did not get a decent shower.
4- There were only 2 small towels and 2 supposedly body towels. That’s all you get throughout your stay. Pack extra towels.
5- one of the lights was out. It made the space dim.
6- Do not be fooled by the pictures. The space is really tight.
7- Just a couple of cubbies to store a few small things. We just kept everything on our suitcases and had them upright to walk around the room.
The pros:
The kitchen, although small, had a burner. It looked old and rusty, but it was functional.
There was a Nespresso maker, a tea kettle, a toaster, and a few basics to make a quick simple meal or salad.
There was a window in the room and a tower fan to cool off the room.

Room was nice. Definitely on the smaller side but that is to be expected for that style of stay, just know the pictures are taken well and make it look like it’s slightly bigger than it is. Location is amazing! Food, groceries, pharmacies, public transportation is all within a 10 minute walk. Would recommend staying if traveling in a group 3 or less.

The apartment was delightful. The entrance & central courtyard were so inviting with greenery, cafe tables & gorgeous lights. The beds were very comfy, the shower great & the kitchen facilities were perfect.
The ladder to the loft was steep so probably not suitable for older people, especially getting to the toilet at night. A great place to stay for location too, a short walk to the subway. Would definitely stay again.

We stayed in the Shinning superior apartment. It was a cute little place, little did we know it came with a little roommate too, a mouse (henceforth named Henri). Henri seemed to move into the apartment a day or so after we arrived. We contacted the hosts about this situation and received no reply. We weren’t even that mad, even though Henri was quite loud at night. We were just hoping for some sort of help. Over our whole stay of 5 nights we didn’t get a single response. Other than this situation the actual apartment was nice, and the location was great. There were no signs of bed bugs in this apartment. Only a little mouse named Henri.

This aparthotel had everything my family needed. There were kitchen implements to cook, and a washing machine, which was perfect for the last couple of days of our trip.
Whilst tiny, there was enough room and storage for the 3 of us. Being located in the Marais area, there is infinite potential for all cuisines; art and excellent transport links.
Cleanliness, overall, was not spot on. The bathroom could do with a refurb, as mould and dirt was built in the tiles of what might have been a nice bathroom at some point in the past. However, there was hot water and the towel heater worked perfectly, so in spite of not having top notch ventilation, the bathroom was functional.
Mind travelling with elders, as the staircase to get to the flats is minute, so this might be a hazard for them. Communication from the staff, both on e-mail and on the phone was spot on; polite and friendly. Keep in mind cleaning will only happen at the end of your stay, so if staying for a longer time, you'll need to take our the rubbish yourself. Altogether, it was a pleasant stay, and I'd certainly come back to Les Patios for a longer stay.

Besides the mouse staying in the room with us during our stay, the place was decent. Had all basics needed but I felt the bathroom of the room we stayed in had a bad setup. You have to jump the toilet to go in and it was like 2ftx2ft, tight turning around.
We had a nice patio with our room though.

The duplex we stayed in was clean and a good size. The sofa bed was comfortable. The TV worked and WiFi was decent speed.
The ceiling for the bedroom was extremely low and the upstairs bedroom was good but really impractical to be able to get to the toilet in the night as you had to either climb over the first bed or exit the bedroom to the main door which required code to get in.
There was a mouse in the apartment which we saw droppings of and actually saw the mouse. Only tiny cups which for a cup of English tea was not enough
It is lovely and quiet on a nice side street

We arrived to absolutely NO wifi on premises. Sent off two emails. They kept insisting there was wifi. There was none. Ran into a maid on our second morning who called them in their office. We had no phone number and no way of calling them. Maid was told. No one has wifi on the property. Wifi was down.

Terrible. Went inside snd we couldnt find anybody to help us . This was like an old apartments setting not a hotel. As we walked through the gates we found a very unfriendly lady that wasnt willing to help when we were asking her questions and didnt speak english. We called the property several times and couldnt find anybody. Terrible experience. Dont book this place. We left and booked another hotel. We didnt care about losing around $600+ on this horrible experience.

The pictures online are not accurate. The bathroom is a death trap, shower area is a joke, you have to open the shower door to turn your body. Broken tiles, rust everywhere. Disgusting

Overall we loved the area and the convenience of having an apartment with a full kitchen. We were fortunate enough to be on the second floor which wasn’t that bad with no elevator. I think the descriptions should state what floor they are on. If anything happens it is very hard to get a hold of someone to resolve. We were locked out of the apartment for a while because our electric lock didn’t work. We stayed 8 nights and could have used extra trash bags and a broom. With all this in mind I would consider staying there again.

Nice area - disappointing communication

We stayed in 4th floor apartment with huge skylight over the bed.
Nice kitchen- lots of equipment and utensils.
But - the furniture is old and damaged- the skylight leaked and the internet was down or very slow when working.
The stairs are a hazard - especially with bags.
The communication was awful. I wrote to tell them we would arrive at midnight to be sure we would have no trouble getting into the room. They responded’no problem!’
When we got to the address there was no sign or indication that it is a hotel (it is definitely NOT a hotel with any amenities)
You MUST check in on line to learn that there is no sign for 'patios' on the street, how to enter the courtyard reception area and you won't get your room number or code unless you complete the check in on line in advance of arriving. No where is this mentioned, by the way . . .

The hotel is well located in the Marais area with many cafes and shopping establishment. Easy to walk to Notre Dame Cathedral and other nearby touristic areas. The hotel provided good accommodation and good communication before and after our stay. The metro was accessible within less than a mile from the hotel and the Uber system is as good as the one in the US. The room we stay it was perfect for a couple(Summer switnes) with a double bed, coffee maker, tea machine, refrigerator, microwave and stovetop. Silverware was also provided. The room was clean and comfortable. We will definitely return here.

terrible noise all hours of the night. If you want a good nights sleep forget this place. there is no staff here at night people partying all night. there was blood and other bodily fluids on the comforter on my bed. I had them replace it. the patio is covered in grime and mildew gross. There was some nefarious type people coming and going. no sense of security. they advertised internet but there was NO internet available when asked about it they said ohh it was an outage never got internet. never stay here again for sure

There was no WiFi and no communication from the management even though I reached out to them several times. The place was smaller than expected, shower was super small. Someone who is more than 5’4” would not be able to stand up in the shower. Beds were ok but small..
Good thing is it was a 15 minute walk to Norte Dame and there are several little cafes and restaurants on the street!

Our 2nd time staying at Les Patios, we had a good stay. The location is excellent. We Love the bambooo lined walkways to get to the rooms. The rooms are Paris small, but totally big enough. The mini kitchen works. Everything went smoothly. In the late mornings there Were what we called door ears lol, lots of door slamming, not sure if it was cleaning staff or just people leaving, but it's not a big deal, and not early, like 11am.
Dont expect a 5star with concierge service or something, but for a mini-apartment type room in Paris at this price it's a great little place we would recommend.

Well, the location of the property and the Little community garden is nice. The actual unit was very shabby and in need of updating. The unit was very dusty, we had blood on our sheets, and we found bedbugs in one of the beds. We also were never able to communicate with anyone via email the app or any other way to ask questions or concerns. I have traveled to 53 countries have been to Paris eight times and this was probably my worst experience.

It gives you a feel for the Parisian life style. Very close to the Metro, great dining option nearby as well as supermarkets. We enjoyed our stay tremendously

we spent three nights and four days ar this place for the paris leg of our euro tour. we were shunning the big name hotels, preferring quaint little digs to get closer to the local feel. this fit the bill perfectly. very charming entry and walkway with cobblestone type path that lights up at night to welcome you, witjh hanging plants overhead. the place felt very secure even with the street outside that can get just a bit busy. btw, very nice croissant place just a few steps away. the apartment itself was very nice. there was a narrow spiral staircase which was very manageable for our family even with little kids. door opened with the code provided the day before. there was a queen bed in the only room, but the sofabwd is very useable and our kids like it. another chair can also fold out for smaller kids. there are two coffee tables which were placed end to end to serve as a dining table and it was.set with plates, water and wine glasses, and cutleries. there's a microwave, electric kettle, and a stove if you fancy using them instead of eating out all the time. wonderful basecamp and we'll rememner it with fondness for sure.

The courtyard was lovely and relaxing,the only thing i really liked. The staff was unprofessional,yelling at each other in another language and manager had a rude attitude. When i arrived at 3,room still took another 30 mins to get cleaned. In web,said nothing about floor damage near stairs,i hurt my foot many times getting around. Plus,notbing said about height of ceiling to floor in loft bdrm,im 5ft 3 and had a problem not to hit my head when going up to sleep.

I like the location. The apartment (Four by Four) was ok, but there is a lot of noise all day long, starting around 5 AM with garbage collectors, and ending around 2 AM with loud people walking on the street. Please note that the the apartment faces the street, and there is a bar just outside the windows. Not good for sleeping.

Badly bitten by bedbugs.

I booked three nights. After the first night, I had a few itchy red spots on my body. I thought it was mosquitoe bites. The next morning I woke up with multiple bites and I found out it was bed bug bites. I notified property owner and they said there are no rooms available for me to move and stay the third night. They said if we move out immediately, they would return the money. I wanted to cry. The bites are so itchy that impossible to tolerate. After I come back to Canada, I will contact hotels.com and expect full reimbursement for this torture.

Small humid den well located.

Location is a 5. So is convenience. But our room was way smaller than expected, the kids loft wasn’t tall enough for my 9 yo to sit. The humidity was so high that the fridge is rusted. The smell of humidity mixed with cigarette (only window is on the public space where all guests go to smoke) was eye watering bad. The shower didn’t drain. We texted and asked for assistance to no avail.
