We had a great time. Enjoyed the ocean right below our deck and hearing the crashing waves. Spent most of our time out on the deck. The place was clean and very nicely decorated. The only negative was there was no hot water for our showers. But it I still give it an excellent rating.

We have been here now a couple of times and love it. A couple things you need to know if you're reading the other comments:
Elite apartment is the only one that has the south balcony over the ocean (it is rentable and not the owners suite). The other two say resort view as you can't see the ocean from your apartment but can right outside your door on your deckbetween the buildings.
The wall switches control the BOTTOM outlets. If the lamps are plugged into those, the switches work.
The bed is super comfy and the rest of the inside furniture, well, is not. It is furniture that a college kid brought home. But who the heck is sitting inside when you have a balcony over the ocean. Have yet to turn on the tv when we have been here.
Malibu Farms is amazing. The 3.9 is because no one appreciates the unisual menu but if you try it... and is within walking distance.
Go to Ralphs a mile and a half west for supplies when you get here and then you are coming east on PCH to get into the property.
Yes, high tide makes the beach unwalkable sometimes. You are right on the beach, it happens.
Love this place for a peaceful getaway.

Pictures show apartment sliders to an ocean view … not true. Be clear that I have a side apartment with pictures of that apartment. Poor communication with management. Property in disrepair, stepping in rat poop in the kitchen in the morning. A large stack of rodent sticky traps under the sink. Shower barely functioning. Uncomfortable couch and chairs. The bedroom was comfortable.

This was the most ideal stay in Malibu… the property was perfect, the view absolutely divine. We couldn’t have asked for anything more! Only thing missing was a washer and dryer but that wasn’t a make or break, just pack accordingly. The view from the room and the room’s deck is unmatched!! I wish I could’ve stayed forever!!

You're gonna feel relaxed

I went to see friends in the area. I was happy with my stay, however, there is some up keep needed such as the windows not all locked or were needing to ne replaced. I felt safe so that wasn't a concern. Getting to the water wasn't easy-going. A better pathway diwn would be nice. I use to live in the area so my review reflects being not just a guest but a former local.

This cute little apartment has everything you need to enjoy time at the beach, from a corkscrew to a coffee pot. The ocean views are amazing! The deck has many chairs and tables available for hanging out when not at the beach. You are close enough to walk to the pier and several restaurants. The beach here is pretty small and only at low tide. This is a great little apartment and I would stay here again.

The use of bleach to clean is overwhelming and not safe and I would recommend using less bleach and more vinegar. The windows need fixing and the a/c didn't work.
Lastly, I had to reach out to the team to get my instructions on getting into the apt the next day.

Do not stay here, fraudulent ad and owners.

The owners listing is not accurate and is fraudulent. I booked, and paid for, a 1 bedroom and I received a studio. When I brought this to the owners attention, they became rude and hung up on me. Hotels.com will do nothing about this other than ask the listings owner for a refund, which of course they said no to! My next step to to hire an attorney and sue both Hotels.com and the owners. It is also dirty, rust in multiple locations, jetted tub isn't working, and overall a extremely run-down apartment. Hotels.com will not stand behind it's renters, so buyer beware.

OLD. WORN. OUTDATED. Impossibly LOUD.

DO NOT expect to sleep a wink at this apartment. The waves crashing UNDERNEATH the property are hard and LOUD. They never let up. Some of them actually cause the place to SHAKE. Not relaxing, not fun, you'll leave sleep deprived.

The apartment is OLD. WORN. OUTDATED. Seriously in need of maintenance and attention. Rust everywhere outside. One slider door won't open. Furnishings and kitchen supplies literally look like leftovers from a garage sale.

Manager is not helpful, accommodating or even kind. In fact, I would describe him as rude.

Spend your money elsewhere.

Beautiful studio, very clean and welcoming decor. I honestly want to know what scent they used for the room spray!
The deck has an amazing view. At high tide the waves crash just before the deck and wash under the house. At low tide, the and in the beach is ideal for walking.

You'll find extra pillows and blankets in the closet. Bring your firestick or log in to the smart TV if you are foolish enough to stay inside for a moment.

The shower has good pressure and the water heats quickly. I didn't test the bath, but it appeared to have spa jets.

My only note is to use caution descending to the beach. The bottom paver step is offset and a bit slippery due to the high water. There are no lights on the beach access side of the house. This might not be ideal for those with physical limitations. Of course, this is to be expected at the location... but if you are looking for a paved or all- ability accessible beach, this isn't ideal.

Coded entry at parking, to the building, the unit, and for beach access. Very safe!

This was, hands down, the nicest beach I've visited, and a thoroughly enjoyable stay. Thank you!

With private beach access I expected an actual beach front, but there were nothing but boulders. Also the security door didn’t have a keypad even though they disclosed a code for it. The overall state of the property looked far off from the pictures posted. I’ll never stay here again.

We stayed at The Malibu Beach Paradise Apartments in mid-August 2022 for 3 days, and unfortunately it was a bit of a disappointment. For starters, the gate at the property's entrance was broken and unsecured so that anyone off the street could enter onto the property (and they did just that, along with their dogs that pooped everywhere). The outside parking lot / courtyard area was dirty and unkempt; there were lots of overgrown trees blocking visibility and making it difficult to park; and, the garbage bins were full to capacity. The property's interior was clean but had outdated decor and furnishings. The bathroom had no hooks to hang up the towels or clothing which was very inconvenient. On the bright side, we arrived early at the property and were able to meet the staff who were very nice, charming, and helpful. We just wish the rest of the stay provided a lasting positive impact, but it did not. Rating: 2.5 out of 5 stars.

The view alone is worth the price. The instructions sent prior to our arrival were clear and simple. The apartment itself is simple, which is not a bad thing. Lovely open floor plan let’s you enjoy the view even from bed. Speaking of the bed, super comfortable and huge. A couple small issues: the internet went out during our stay. I contacted one of the two hosts and never received a response. I had to contact the second host a few hours later before it was resolved. There is a jacuzzi tub but it doesn’t work. Very small issues overall. Had a amazing time and would highly recommend to anyone

I really loved this place. Booked room B. It was clean, spacious, and exactly what I was hoping it would be! If you’re looking for the Hilton this is not it. But if you’re looking for a cozy beach front property within walking distance of everything you could possibly need then this is for you. I’ve always stayed in beachside places when vacationing and this was by far the biggest apartment I’ve stayed in! This is definitely a more homey place, which on my opinion just added to the charm. Room C is the ocean view one, so I’ll try to get that one next time I stay, but B was just fine. While you are up against the water there’s no actual beach in front of the property. Maybe for a small part of the day during low tide but it’s mostly rocks, but still beautiful! There’s a beach like 3 minutes away on foot. The bed was huge and comfy, and the room had everything you could need. Loved the heater on the bathroom after my shower! You hear the sound of the waves no matter where you are on the property and it was amazing! At night when the ocean was really choppy the waves were massive and we loved watching them from the deck! Parking spaces are tight but that’s to be expected. Loved not having to park on the street I will say that! I wouldn’t call this place run down in the very least, it’s very typical of a beach side place; again it’s not the Hilton but in comparison to a lot of other places I’ve stayed all along the coast this one is my favorite. It was safe, comfortable, & coZy

The room itself was very nice and the location is great. However, I paid more expecting to have our window face the ocean. It definitely didn’t. The room that faces the ocean is a private residence and you aren’t even allowed to walk on that part of the deck. Very misleading!!! So no matter what room you are paying for, just know that it will not face the ocean or walk out towards the ocean.

It’s a great little simple get away! Location can’t be beat!
Some towel hooks in the bathroom would be extremely helpful, as would a vacuum for the sand. There is a broom, but a floor vac would be better.

My boyfriend and I enjoyed our stay here. We were sent check in instructions a few days before our stay and had no trouble accessing the property or apartment when we arrived in Malibu. The apartment was clean and the space was nice. We were in apartment A, no ocean views unless you peaked out the bedroom window, but there is a deck outside with beach access. You can hear the ocean when you sit in the apartment, but know you will also hear traffic from the highway during the day since you are on pacific coast highway. You are walking distance from the pier with restaurants, and we walked 1 mile to the Whole Foods to grab groceries. Overall we really enjoyed our stay and would stay again.

Please carefully read the other reviews — the property owner Joseph is running a “bait and switch” operation (there’s a reason why all the images are nearly identical for different units). What you see in the pictures and what is described is NOT what you will receive. Also, don’t expect timely or respectful communication from the owner.

Besides the dishonest/fraudulent business practices, the decor and appliances look and smell about twenty years old.

In short, save yourself the headache and book elsewhere.

We were right on the beach the location is like no other! The only downside was the construction that was going on in the complex at 7 AM! I’m not trying to hear an electric saw first thing in the morning when I’m trying to relax but with all that being said it still was a very magical place.

Dishonest management, dirty & noisy property

My girlfriend and I went for a 2 night stay to get away in December '20, but the experience was so bad we left after 1 night. They wouldn't refund anything to us, despite them not providing the service they offered.

The floors were dirty and there were moths and bugs throughout the unit we were in, which was disgusting on its own. It got worse. The construction with drills, power saws, workers in boots walking above us all started at 7am on a Saturday in a vacation spot. See the picture below: obviously it'd be going on for awhile (and still is as of March based on other reviews), but they didn't warn us at all.

It continued throughout the morning. The managers didn't respond to phone calls or emails, so we left and had to pay for another place.

It ruined our first getaway in months. Couldn't be more disappointed. They know what they're doing and don't care about their guests, just about being greedy.

Waste off money I was woken up at 8 am by workers hammering and a sawing. Worker walking back and forth when I’m try to lay on the sun deck so I couldn’t relax with men just walking back and forth in and out the gate at times leaving gate open which is unsafe The unit above us was having a bathroom installed. I had to ask them to keep it down because it was really loud. So loud we couldn’t sleep or relax They didnt stop so I moved to the living room big mistake the sofa was nasty. I emailed the host and they didn’t respond they didn’t even apologize for the noise. They shouldn’t be able to rent out the unit when making repairs and they should have to tell you so you can decide to stay or not. I want a refund this was the worst vacation ever. I’m tell you don’t stay here. The owner doesnt care they don’t even respond or just apologize. I have pictures just nasty

Wonderful Beachfront Location

If you're looking to be on the water in Malibu, this is the place. Tucked between the world famous Nobu restaurant and Malibu Beach pier this beach front location was perfection.

The view from the apartment cannot be beat as you open up four doors and see nothing but water. Start and end your days with beautiful ocean views on the private patio directly outside your doors.

The building itself is well maintained. They were doing construction in the unit above, which was a bit distracting, but not enough to ruin the view. The unit itself was clean, but fresh paint couldn't hide the fact some aspects (bathroom, furniture, etc.) are a bit out dated. Also, we had trouble with the Wi-Fi constantly dropping in and out. And, let's just say the shared bedroom wall is \"thin\", as we could easily hear our neighbors. But, ultimately everything was provided and worked as advertised.

You're definitely paying (a premium) for location, location, location! Snatch this place up if your looking for a peaceful oceanfront hideaway.

I received an email with instructions to enter the property. When I arrived the code to the entry gate was wrong. I was told I was staying in Apartment B, when I finally reached someone they told me I was in Apartment A. Nobody notified me of the change. When we did finally get inside, the heater did not work. I called the number given, we had terrible reception so I text him. We went back and forth for quite ome time, I even sent pics, and he argued with me that the heater worked fine even though I showed pics of a thermostat with no power. It got worse, this place is a safety hazard. I was told I would get refunded my money because we left and went to stay elsewhere. It has been 4 days, no refund, and they are ignoring my requests. HORRIBLE PLACE!

The beach is literally your back yard! The apartment has EVERYTHING you could need to enjoy your stay. We picked up some groceries at Ralph's & ordered take out to maximize our time spent on the beach. Also there's a high end cannabis shop right across the street! 💚

Just to add on to the NO towel racks in the bathroom complaint. The hot water is extremely hot. The trees in the parking lot are overgrown and parking is tight. This place is CLEAN CLEAN CLEAN. The second I walked in my nerves were at ease with Covid. We stayed in A. At first I was disappointed that they don’t mention that not all units face the water. you can feel the waves crashing on the beach. A full kitchen that I didn’t take advantage of. There is no need to hide any cost of fees. I did have a horrible experience at Mastro’s. The Italian place across the street and down the road is amazing. It’s a tiny place and the name starts with a T.... I wish I could remember. It was so good I gave my first ever yelp review.

Not very clean

Excellent location and good beds, but kitchen and bathroom were outdated. While the apartment was superficially clean, many of the kitchen tools were not (microwave, pots and pans, old roll of paper towel with stains). We had to start our stay with doing dishes and wiping everything down since we were unsure about the cleaning process during the pandemic. The bathroom is different from the one in the photos and much smaller. There was no battery in one of the smoke detectors. There was no information book / guest book in contrast to what was told in the check in email, so we had to figure some things out by ourselves. While we still enjoyed our stay because we were at the beach most of the time, I feel that the listing was more promising than reality.

Weekend birthday getaway

Easy to find and book. Great location, great view, nice and quiet. I was looking to get a cozy beach front room to spend my daughter’s birthday and found exactly that! We had a wonderful time! Overall a wonderful experience! Thank you!
