The staff were outstanding! So friendly, so many people work here, alwsys someone near to help out. We had an airconditionning problem and they installed a new one, worked till 9:00 at night to make sure it worked and to make sure we were happy, one day, a small article fell while cleaning our room and the cleaning crew waited for our return to let us know and wanted to make sure we knew about it. That proves their honesty! It impressed us! I highly recommend this hotel, facing the beach far from the noise of Bangala road. There is also a manager on site, she is always checking out the site and makes sure we are happy! I will return!

We booked a superior twin on level 3, which had a balcony and sea view. Our room was great, comfortable and more than adequate for our stay period 25 Dec - 5 Jan 2026. It was very busy in Patong, so we enjoyed the location and distance from the busy section of beach (about a 15-20min walk). Yes the room could do with updating, but it was clean and very well serviced. The staff are extremely friendly, helpful and accessible at all hours. We locked ourselves out at 3am and they were there in minutes to let us in. The pools are great...with 3 to choose from, and for a busy period the pools were not crowded at all. The 7/11 is about a 6-8min walk away (very handy) with restaurants and shops within a 10min walk. We loved our stay here and would definitely go back :)

Fantastic Stay – Highly Recommended!

I recently stayed at this hotel with a group of friends for six nights, and I absolutely loved every moment spent on the property.

Before booking, I came across a few negative reviews regarding maintenance issues, but honestly, given the massive size of the property, occasional hiccups are understandable. That said, the staff were incredibly alert and responsive—resolving any minor issues promptly and with a great attitude.

Room & Housekeeping:
Our room was spotless, spacious, and well-equipped. Housekeeping was top-notch—every day the room was cleaned while we were out for breakfast, and everything was neatly presented on our return. Water bottles and towels were replenished as often as we needed, and each room included a dehumidifier, which made the stay much more comfortable.

Food & Dining:
The breakfast buffet is absolutely worth it—highly recommended when booking your stay. There was a good mix of vegetarian and non-vegetarian options, including fresh fruits, yogurt, bread, juice, a rotating selection of hot items, meats, and a live omelette station.
Room service was consistently fast and impressive. I ordered lunch and dinner a few times (especially loved the Red Curry and Massaman Curry), and the food quality was great every time. If you want more variety, you can also order via Grab app.

We have stayed here 3 times in various grades of rooms. This trip was in a Deluxe Room number 108. A good size room; however, this will need a refresh as the paint is starting to flake on some walls. Apart from that the room is ideally located with super fast WiFi. Point to note. The patio door to the outside is not soundproofed so if there are other guests having a late night party. Prepare to join in. Overall the hotel is great value for the money and in a quiet spot along the road.

I found the hotel to be very clean, the staff were very helpful and friendly nothing seemed to be a problem to them. The hotel is perfectly positioned in the quiet end of the beach road, but literally a 10 minute walk to the busier part of Pa Tong. I've stayed in this area before and the hotel did not disappoint me.

I liked everything in this hotel. Nice location, walkable distance to shopping and restaurants and quiet at the same time. VERY NICE BREAKFAST!!! The building is old but clean! 24 hours reception with English speaking people (they always ready to help). The only one thing we didn’t like- one lady at the bar was asking higher price for drinks and ice cream (the price was lower at the menu)

The property was right across from the bay so there was easy access to the beach. The pool was nice and the food as the breakfast buffet was good. Supposedly we were given an upgrade and our room had a nice little patio at the pool. This was great because I could hardly stand to be in the room - it was damp and musty smelling with lots of little flies. I mentioned the fly problem to the staff and they may have sprayed the room but I really couldn't tell. We finally left the closet light on which seemed to draw them. We had a two night stay before a cruise and I honestly did not know if I could stand a 2nd night. We survived but I would not recommend this hotel based on the room experience.

It was ok.Nothing amazing but it did the job.Upon arrival I was given a welcome drink. But the check in process took forever .It looked like they couldn’t find my booking. Eventually it was found once I showed them my Hotels.com information. I had requested a modern room with a view of the beach / pool and this was granted. The room itself was decent and not too small. Queen bed, TV, luggage and bench space. Bathroom was fine, although shower is in the bath itself. Upon arrival I realised that there were no towels. I went back to reception to request them. When I came back I noticed they had simply dropped off one towel. So I had to go back to reception to request a full set of hand towels,bath towels etc.
Staff were nice enough, but I certainly didn’t experience the “amazing service” that other people have raved about. They really didn't go out of their way at any stage. The pool is large however I found swimming in the evening more enjoyable. Breakfast buffet is great. selection of both Asian and Western food. Fried eggs available,however they can also be made to your specific order. Bacon, Sausages, pancakes, fried bananas, cereals, breads, pastas, rice,noodles. So much to choose! Aircon and wifi works well. Lighting and power outlets in room could be improved.10 min walk to the busy main street. Would I recommend this resort, yes if you can get a good price for it. But I would rate it as 3.5 not a 4.0 It is nothing flash or amazing, but it wasn't terrible either.

The room was dirty. The mini bar had two wine bottles on display. I could write my name in the dust on the bottles. The room had a heavy spray of room deodorizer. I couldn’t stand the smell. Asked to have my room changed. They did so and the second room was much better.
The breakfast was terrific.

Can understand why there is a difference in customer comments. Basically they have new and old rooms. I stayed in an old room, my friends had a wonderful new room (we booked the same room type). My room was dirty - the bathroom in particular. The housekeeping is bad. A room service tray was left for 3 days by housekeeping. Room has a lot of cockroaches due to the uncleanliness. My friends room had no cockroaches. On the bright side the location is good and the bar prices are cheap. Food is ok, nothing special. Would rate as a 2-3star.

Friendly staff, location is ok but there are nearer ones to Bangla road if you want to be in the action, this is a 20 min walk from there.

Rooms were damp and had roaches.

Overall a good place to stay .
Clean ,good breakfast would have been better if there was some fans going in the dining area.
only have about four tv channels and no in house movies which would be nice as a relaxing break .Nice clean pools but a lot of noise from the road from hoons on motor bikes 'but that can't be helped.
A bit of a climb up the stairs to reception with your bags and a few more if you have a room on the second or third floor.
all rooms face the ocean which is good and is a nice walk to the hassle and bustle of the main drag .
We got a taxi out from the airport ,cost Bht 700 around $28 Australian ,but got a mini van bus back for around $13 Aus for 2 people you can book this at the airport or in Patong at one of the tour ,also barter on the price.
As I said overall a nice relaxing stay

Great Place to Stay

One of the great things about Thailand is that for the price of a pretty scungy hotel in Australia, you can get a decent room in what is effectively a resort, and that is the case with the seaview Patong. First of all it is right next to the beach, even though the beach on this part of the island isn’t that flat. There are two pools, though one of the pools is just a sit in a relax type of pool, and they also have a restaurant and complementary breakfast (though with the restaurant they only offer a buffet option). What stood out though were the staff, particularly the manager, who would wander around in the morning greeting all the guests by name, and also reminding them of their itinery for the day. Mind you, it is a little out of the way, but then again it is Patong Beach, so you may not want to be too close to the action.

It was a last minute decision to stay here. We enjoyed the swimming pool. You have to pay for internet in the room. The front staff recommended to visit Paradise beach with free shuttle. We decided to give it a try, we were disappointed. Paradise beach charges you a fee to enter and they take your water away just so you are forced to purchase water from then. There are ants and large crabs on the beach, the water is dirty and the dogs are chasing the swimmers. They charge 500 baht for a chair rental or 100 baht for a small chair. It is NO paradise beach.

The front desk staff are the most useless staff I have every encountered. The room was ok the toilet didn't flush and the shower would go from cold to scolding hot in a matter of seconds and was uncontrollable. The breakfast was very average and the location was just OK. Would not recommend this hotel to anyone.

Convenient location at south end of Patong beach

Very nice natural wood styling. Balconies over look pool and across the street is the ocean with beach access at low tide. This is an older economy hotel with better than average design and fairly well maintained. The internet access is limited by speed and access from room. I was able to use a neighboring hotel. Booking on line is a must for a better price. They expect it and will help. I used Expedia. Their internet is so slow my payment was difficult to make because my computer would \"time out\"
Parking is easy. The night life is close by using local Tuk Tuk service. (small pick up trucks). Must know prices before riding. Overall it worked very well for me and my Thai wife who grew up on Phuket Island.

Great hotel with stunning seaviews

We had a wonderful two weeks at the Seaview Hotel, and if we returned to Patong again we would definitely stay there. It's a beautiful hotel with fabulous views over the sea if you're in a higher floor room. For us, the location was perfect. Situated on the quiet end of the beach but still only minutes from the hustle and bustle. The hotel is next to a couple of bars and restaurants, convenience stores and chemist (great for buying stronger than the UK deet insect spray!). The breakfast was great, plenty of western and Thai foods on offer. As a vegetarian, I ate the vegetarian curries with rice for breakfast. Some of them were absolutely delicious. On a note for other vegetarians – you'll find no problem eating out in Patong. I visited Koh Samui a couple of years back and was fed up of ordering veggie food, only to tuck in and find chicken or seafood…you'll be pleased to know I didn't experience that once. The two hotel pools are perfect. There are plenty of beds and fresh beach towels are provided daily (wish I'd have known before as we packed two each!). The hotel also provides umbrellas in each room, again great for those occasional sudden downpours of rain. We ate in the hotel restaurant on the night we arrived as it was quite late, and a couple of times around the pool. The food can't be faulted, but as expected it's much more expensive than eating out (still cheaper than the UK though). Room service is daily with fresh towels, linen and 4 bottles of water.

We had booked a double room which consisted of 2 beds pushed together which wasn't overly comfy. The beds were then blocking nearly all sockets in the room as the gap should've been in the middle. Where the beds were before had not been cleaned properly as dirt and dust on floor. Beachside bar was closed for our full stay and was not aware of this before we booked which may have effected our decision.

a throw-back to the 1970's

The Hotel is beautifully situated just across the road from the beach. However, the sea view from the bedrooms is almost totally obliterated by electric cables - typical for Thailand. Entrance to the Hotel reception is by way of a steep set of concrete steps and no apparent disabled access or even a handrail to any of the many staircases. The décor and the facilities of the hotel do not appear to have changed since the 1970's and are well overdue to be brought up to modern standards. To take a shower is to risk being scalded because of dated plumbing and lack of balanced temperature mixer taps. Forget also about getting a comfortable night's sleep - the beds are solid and unforgiving! The rooms though are kept spotlessly clean and changed every day.
The hotel restaurant caters for many tastes and many cultures with a wide variety of different foods on offer, mainly at breakfast. However, the cooked food, from my experience and from those of many other guests I spoke with, was truly awful - poorly cooked and poorly presented - such a shame, especially in a country renowned for its love of food.
The one redeeming feature of the hotel were the wonderful staff - always smiling, always polite and helpful, and always willing to try to make your stay a wonderful experience.

Seaview Resort Patong - As good as always

This was my 4th stay at the Seaview Resort Patong and it was up to it's usual good standard. It is a lovely hotel and in a prime position looking out onto Patong Bay. The included breakfasts were very good with a wide choice of food. The staff were as usuall very friendly and obliging.
I will stay there again.

Not many Taxi drivers knows this hotel. hard to find the sign outside. Very old hotel and continuous maintenance is going. Not enough staffs attending the breakfast room. Coffee machine wasn't working one day! Took one hour for them to fix. Out room's air conditioner broke twice during our 3 day stay and finally they shifted us to another room. had to wait 4 hours in hot weather till they could fix the air conditioner.

We had a wonderful experience at this hotel. the staff were always friendly and would stop what they were doing to say hello to you. They were very obliging and sort to satisfy us at every instance.
The hotel is located at the very southern end of Patong Beach. It is still close enough to all of the action but far enough away to not be continuously caught up in the hustle and bustle of Bangla Rd! There is a 7/11 close by as well as a massage shop, waxing and nails, tour booking stalls and beach side bars. Or you could just stay in the hotel! They have everything too! The experiences we booked through the hotel were also great - FantaSea, 1/2 Day Phuket Tour and a Full Day Kayaking & National Park experience. It's great!

The only bad thing I would have to say about this hotel is that you could hear the TV and people talking in the quiet early hours which travelled to our room. Close enough to walk to Bangla Road and shopping. Services were great, massage on site and the pools were clean and refreshing.

The hotel and pool was very nice. The rooms were clean and comfortable. The internet was a bit expensive though. For the pice really can't complain too much. The staff was friendly but other then the front desk staff they didn't speak much english so trying to get assistance with things was complicated. The hotel is all the way at the end of the road which isn't bad if you are willing to walk into \"town\". The food however, was horrible and expensive. DO NOT eat at the restaurant!!

Nice hotel close to the beach

I found this hotel in a great location easy walk to shops and restaurants. I did find the breakfast also cold and not always fresh but other than that is a very nice hotel.

Good location - and great breakfast!

I was only staying 1 night to catch up with friends but the hotel was in a good location close to beach. It was a large complex and very 'touristy'. My room was dusty with some mould in the bathroom and the lights went out when I turned on the hair dryer.

Amazing pools

We had a really nice stay at the Seaview. Staff is friendly and attentive and the pool area is amazing. There's a choice of two. The area is very relaxed. Although I would've preferred to stay a bit closer to the hustle and bustle of Patong centre, it was still only a 15min walk from the bars and clubs. I can imagine this area to be a really nice honeymoon destination. The breakfast had many delicious choices and served almost on the beach (if it was'nt for the road in front of the hotel) The only downside of this lovely establishment is the fact that the rooms and reception don't look as fresh as they do in the pictures. The upholstery of the chairs in the room was dirty and the towels were old. The bathroom seemed dark and cramped. With minor changes to the rooms this could well be one of the best value for money hotels in the area.

best service but the rooms smell like mold

We stayed two nights at this hotel because we saw high reviews.
good: best service ever and they help you with everything and do everything to keep customers satisfied. Descent breakfast. Nice pool.
Bad: we switched three rooms and given up on switching again because it was the middle of the night. All rooms suffered from bad smell of mold wet and dust.
The hotel manager did upgrade us to deluxe room because we complained and indeed were very very nice and patient and gave us cake and fruits. The problem of the smell remained the same but we didn't wanna move again so we had stayed there.
The hotel is somewhat far the main attractions be you do get quietness and peacefulness.
Bottom line: Good hotel to stay if you are not sensitive to smell so definitely yes. Other wise avoid.

The hotel was average. The rooms definitely need an update. Looks like your average motel. The pool on the other hand is great and you are right across the street from the ocean. Bangla street is a 10-15 min walk.

Very good hotel to get away from the craziness on Banglas all night party. I loved the peacefull grounds and yet an easy walk to shopping and fun. Niccola was extemely helpful and friendly. Pool was lovely and the food was yummy. Good breakfast.

Rooms were good but extremely noisy. We could hear furniture moving above and below our room, people walking past with suitcases and the loud traffic on the road all night. Apart from this all was good.

Nice, beach front

The first day boded extremely well. The breakfast buffet is delicious and we were greeted by a member of management that asked if everything was ok in the room and if we wanted to move. Of course we wanted to move! We reserved a superior room and all of the photos we saw included a balcony. Ours did not. We could have done with a lesser room, but since they offered to move us, we took it. Although it was somewhat of an inconvenience. That's about where the service stopped.

We asked to be stocked with extra packets of equal for our coffee; as we cannot consume sugar. That never happened. Every day after our first day, we had to call DAILY either because towels weren't restocked, shampoo/bath gel, weren't restocked, etc...

WI-FI is NOT free. This I can live with. I mean even though 85 to 90% of respectable hotels around the world offer free WI-FI, some charge for it and I get it. We decided to pay 300 Baht for one day towards the end and the service was out for several hours. As we were checking out, other members complained and did not get comped, so we just said, \"forget it.\" I wasn't about to get into a squabble and put me in a negative mood over $10.

What really upset me during our stay was the lack of organization during their New Year's Eve \"Gala\" if you can even call it that. There was massive confusion, it took them over 45 minutes to get us our overpriced drinks and the \"entertainment\" wasn't so entertaining.

Wow... Won't beat Sea View!!!

All I can say is excellent excellent, you know how everyone says very friendly, well at Sea view, they are all extremely friendly but also helpful and seem to go out of their way for guests, for example, I missed one morning breakfast, they rang to check I was okay and did I need any thing bought to the room, they sent up food even though breaky was finished and did not charge me for room delivery. The reception manager named Wanida was just so delightful, every morning she would just float through the breaky area, say hi is every think okay, do they need anything extra, I ask one day for an extra pillow, yep it was in my room that night.
When I checked in I was on the 4th floor with sea view, which was lovely, the next day when Wanida asked was I happy with my room, I said lovely, would love a balcony though, she organised it there and then, within 30 min I was moved to 1st floor with Balcony. Could not ask for any thing more. They seem all well trained in customer service, and all spoke fairly good English, all reception staff their English was excellent, Edward there could even joke with you.

The hotel and the staff were fantastic

We stayed at the Seaview for our honeymoon and the staff could not be better. The upgraded our room, provided complimentary cake and fruit. They were also really helpful with arranging and printing visa for Vietnam. The room was a good size with a bath and shower which was actually hot. The pools were beautiful with waterfalls and I would certainly recommend staying here

Hotel experience overall was very pleasant.

We only stayed for 1 day in the hotel, but we arrived early and the staff was very accommodating to get us into an early check-in and letting us relax around the pool while we were waiting.

The pools are nice and clean with lots of comfortable lounges and towels available, but it is family oriented so there are kids around if that is a concern for you.

The location was good at the end of Patong Beach, it is far enough away to be pretty quiet, but just a 5 minute walk to shopping, restaurants and bars.

Our only issue was on checking out: Do not bother checking out early. We Checked Out early so we could just grab a taxi and go, but the hotel staff held the taxi until they verified that we had paid... This was a very frustrating end to our stay, since we just wanted to head to the airport.

Great family getaway hotel in Patong

Lovely hotel staff who are all very friendly & great with small children. Pool is child friendly also. Buffet breakfast is very nice with enough variety to keep things interesting. Good location at the end of Patong beach.
