The apartment is in a great location, and a safe place also, to a walkable distance of the city center. The walls need painting but it was very clean. Also I suggest better instructions to reach the area by car (no taxi)

The apartment was okay, and the staff were nice. I didn't like the electronic key that required access from your phone every time you opened or closed the door. All the windows were tinted, so I had no view of the outside unless I opened the window. The apartment is situated on the sidewalk, which is very busy. The bars on the window made me feel as if I were in prison. The noise was constant, and I never got a good night's sleep because of it. I do not recommend this apartment.

Perfect location!!! We were in Valencia for 2 nights doing straight tourist things and Downtown 13 was perfect, huge room, comfortable bed and absolute ideal location to walk to all the things, it worked beauty for us. Greatly appreciate the office holding bags and the ease of check in, check out. There was noise from the street, especially Saturday night, but that is what we were there for so didn’t bother us! Highly recommend!

Ok but Choose a Different Place if You Need WIFI.
The room was nice and comfortable but the WIFI did not work well - many times not at all - and I was not able to get my work done there. I picked the room because it seemed like it would be a good place to stay and get caught up on work at night. But that was not the case. I complained about the WIFI two times and the importance for me in getting my work done but they never responded or did anything to make it better.

The apartment itself is in a great neighborhood. Easily walkable to many areas. It was fairly clean inside, although the hallways and elevator regularly smelled like rotting garbage. We were really disappointed in the communications, however. I messaged both through Expedia and through the WhatsApp they sent to communicate with. I asked if it was going to be an issue getting a taxi at 3am for the airport. I messaged them four days before the end of our trip - and never heard back. When we stopped by their office to speak to someone, I was told to WhatsApp them. I confirmed that I had - and he said he would message us about the taxi the next day. The day before we left we still didn’t receive any communication from them, so we ended up checking out early in order to find a hotel closer to the airport. We travel often and are fairly forgiving when it comes to accomodations, but unfortunately this place had a few issues that we weren’t as comfortable with.

Often AirB&B have Ikea furniture which are quite comfortable. While this place was not an AirB&B, but a 'hotel', i would have expected at least Ikea comfort level (bed, seats, sofa). Sad surprise. A couple of coffee capsules to get started would have been welcome too.

This is an issue as i was asked to upload sensitive details from an initial communication on whatsapp with no sign of invoice or booking number. Please make sure that your initial contact is via Expedia or I will not answer - it is too much of a security risk.
Secondly - there was no communication with regards to the electrical system. The whole power shorted out at 12am at night, and we didnt know why. Thank goodness the accomodation managers were able to let me know how to fix it, but if we had known, we would have avoided this issue.
Thirdly - the hot water is limited. Dont take three showers in a row, unless you are in there for a short time only.
Fourthly- the jettle needs descaling. It is caked up inside, and could be cleaned.

Comfortable and Convenient
Simple accommodations in a great location. We loved being so close to the Valencia Silk Exchange and the cathedral. Valencia is a wonderful city and we look forward to visiting again. The apartment was comfortable, and we were glad to be able to wash our clothes! The staff was very helpful and brought over a laundry detergent pod so we didn't have to go out and buy a whole lot more than we needed.

The accommodation were clean and comfortable. The young name that we met at office to get info to get into room was very help. Walked us over and helped us set the spot to open door. He was very patient with us older non technical adults. I looked myself out and was able to get immediate assistance to get back into my room. I highly recommend for anyone visiting Valencia Every close to so many sites

A few items in the advertising were not present. Windows did not close entirely as screws were missing. But a fine stay at a good price. Only AC was in living room so bedroom was stuffy.

It is my understanding that this company manages sevral properties. The room we received is grossly misrepresented by the pictures shown, i believe there was one picture hidden in the back of there 40plus picture album. Im sure most of there rooms are up to scratch but this one is not. Had dark and barred up windows on the street level, very dirty veiw is of graffiti. Soundproofing advertisited was sub-standard if not an outright lie. The widow frames are very old and wooden and have gaps you could pass notes through when close to people walking by outside. Road is shared with bars and restaurants so noise kept us up til 2 when they shut. Also advertisited queen size bed which was not the case bed was a double at best. The furnishings where made up of the family hand me downs that kids would get for there first flat. Dented and rusting fridge, table with more chips than paint, toaster that is partially melted and crushed lampshades to complete the look. Room was a complete baot and switch while to have a good rating the majority of there rooms must be fine but be aware that you a rolling the dice booking at this location and we also booked months in advance. You can not convince me that they are aware of exactly what they are doing when lumping this room in with the rest of there stock.

Overall property was what it described. Great location. The main issue is the air conditioner did not cover the entire apartment so it was hot in the rooms and we had to ask for fans. They were very responsive but if they would invest in better HVAC system it would make the stay more pleasant especially in the warmer months.

The property actually exceeded my expectations. I assumed that the extra sleeping was only on a pullout sofa, which would’ve been terrible… But there was a loft with two beds above, so our unit could sleep easily for people comfortably and maybe a fifth. There was not a toaster oven, which was a disappointment. But otherwise there was the typical small European shower and kitchenette.

In 2024, WIFI shouldn’t be an issue to be mentioned. Very, very Poor WIFI. Condition of room was so, so…not upgraded. We love old buildings, here it was about the esthétique…not very appealing. Zero amenities, not even to make coffee. It was OK at best. The only good, it’s the location.

The apartment was perfect for the price. Generally quiet, but did find it noisy on Friday/Saturday. Firm bed in awkward position in room. Fine for us, but if someone has mobility issues this would be a concern. Perhaps, not all suites are the same.

The location of the property is fantastic. The pictures of the property are deceiving since it is run down. Curtains broken at the edges, towels in need of replacement. Needs TLC! Dryer advertised as available and it is not, all they had was a hair dryer…

cockroaches in the apartment! I don't even know where to begin! Myself, my husband and our 4 year old toddler couldn't stay in the apartment for more than one night. Upon entering the apartment I could right away tell that the pictures on Expedia for this apartment were taken quite few years ago as there were stains on the sofa, marking all over the walls and the furniture looked very beat up. But it got much worse as when we turned on the aircon a huge cockroach came out and then another one appeared in the bathroom during the night. There were also strange insect trails inside kitchen drawers and the sink and tap area. So for obvious reasons I booked another hotel in the morning and contacted the property by what's up (as this is how the got in touch) and via Expedia chat. I explained the property very politely that there was an obvious issue at the apartment and we couldn't stay another night as we have booked two nights. The property manger told us that us we have booked via Expedia directly they couldn't provide a refund directly and that we should contact Expedia first and make arrangements. After a few weeks of waiting Expedia got in touch to say that the property had denied our request for compensation for the night we didn't stay! Awful experience and customer service on both sides!

False advertisement. Said there was a washer AND dryer. Room only had a washer and we had to deal with wet clothes. Also air conditioning was broken as if wires had been cut. Shower was also extremely small.

A newly modernised old building located just behind the school of Art and near the Torre de Quart as well as Main Market. It's located in an upcoming area within the old town, everything can be done on foot within 10 mn walk. There is a mixture of old dilapidated buildings and newly renovated ones with small paved roads. Plenty of place to eat around many various squares. On the map it may look far but we had no problems taking the metro from airport and getting off at Xativa and from there walk10 mn through town. First time could be a bit confusing to find because we are not used to so many narrow streets - It's quite normal for appartments to have a graffitis closed up shutters at the bottom of the buildings and if you look up , the flats are up there ! Most of the flats on location in Valencia are like that, unobtrusive with giant wooden door as entrance.

Scaldabagno pochi litri che si riusciva a fare solo una doccia e poi bisognava aspettare che si riscaldasse l’acqua..bagno a dir poco vergognoso senza finestra e senza aeratore (o meglio c’era ma non funzionante) ho chiesto che mi cambiassero appartamento e per fortuna lo hanno fatto..bagno leggermente più decoroso ma sempre senza areazione. Onestamente di buono ha la posizione per il resto non mi sento di consigliarlo

De locatie was perfect alleen ik had mij de accommodatie wel wat anders voorgesteld. Klein bed, badkamer was aan vervanging toe te grote bank voor de kamer en verder erg onlogisch ingedeeld . Helaas zaten we op de eerste verdieping en geen balkon. Het inchecken ging prima en ook fijn dat je je bagage daar kan laten staan.

Apartment was really worn out, not like in the pictures. Kitchen had for example only one small spoon, so not very well equiped. Windows let through all the noise from the streets, so it was difficult to sleep allthough our apartment was on the 2nd floor. Worst was the constant smell of sewer in the toilet spreading to the apartment. Loved Valencia, but wouldn't stay in this place again.
